Before signing ANYTHING with this company you have the right to know their definition of 'excellent…read moreservice'. Your agency agreement is with Long and Foster, the parent company, not the agent representing you. I was told by a Senior VP that I received an 'excellent' service where my agent was (unbeknownst to me) on provisional status and allowed to represent me without supervision. I was 'required' to sign a 6% agency agreement and if I didn't, Fonville/L&f could not submit my offer. I was not allowed to see the property disclosure statement until I signed this 6% agreement, and when I asked if there was anything I should know, my agent remained silent. (The home's defects were removed from the property disclosure, which she was well aware of). Finally, after making my offer, my agent altered my '10% down payment' to show '80% lvt', thus creating forgery in my name. This review will be up until they employ means to remove it, which is their response to factual reviews.

I can't stress enough~ how amazing DEBRA WYNNE is to work with!!!…read more Here is the story... I am an overly attached (ok - hovering) mom of a wonderful 25-year-old daughter. Last year my daughter decided she was ready to purchase her first home. She met Debra, and being the invasive over-protecting mom I am, I had to meet Debra too. My daughter has been working since the age of 16 and is not going to be Debra's biggest sale of the year... quite the contrary. I am positive she may be one of the smallest commissions. But at no point was Debra dismissive or pushy or anything short of exceptional. You see, 2 months into this, I transferred with my job to California and left my daughter to make one of the biggest life's decisions by herself. But she was not alone- Debra treated my daughter with the care that any person would want their loved ones to be treated. She educated her, she was patient with her, and she listened to what my daughter needed and wanted. My daughter needed to make every dollar count. She didn't have a lot of wiggle room. And Debra always treated her like she mattered. It took a while, because my daughter gave some tough parameters, but as a team - they did it!! My daughter got such a great place!! Great neighborhood, good distance to work and fun, within her budget, and the home just feels like it was meant to be. Because of COVID, I was able to come back and help her get settled in. And as the first few months have passed, there has not only been no buyer's remorse- there has been more and more happiness and validation that this was a great decision. We owe so much to Debra! As a mother, I have actually shed a few tears at how thankful I am to have Debra's kindness, keen knowledge and resounding integrity during this time for my daughter. Not only is Debra wonderful- but all the people in her network as well! The mortgage broker (shout out for Franco and Barb Multari) and the staff at Fonville Morisey (Janee- you rock!) all added to what a wonderful experience this has been. Would HIGHLY suggest any of their services!!!!

With that in mind, Urban Durham Realty was the obvious choice and we are so happy with them, in general, and our agent, Marcelle Thomas, in particular. It was not our first time buying a house, or buying long distance, but it was the first time buying a house in NC, with its unique real estate customs, and Marcelle walked us through it all with patience and grace. She listened carefully to what we were looking for, even as we knew that finding the full package - our unicorn house, we called it - was going to be a long shot. We came up for what we thought would be the first of several weekends house hunting and by the end of that first day had found our new home. Marcelle guided us through the offer, the contract, and the few hiccups with the out-of-state closing and was very responsive whenever we had questions and made sure to keep us up on where things stood at all times. Marcelle was an absolute delight to work and tour houses with. Highly recommended.

Ryan helped me find and buy an amazing house, sight unseen, from across the country (my first…read morehouse!). He was helpful, knowledgeable, and appropriately skeptical as we were picking houses to bid on. He knew how to structure offers that were reasonable but strong, given our situation. He guided us through negotiations around inspections and shoring up loose legal ends, and he even helped us with a raw land opportunity that popped up halfway through our purchase. I'd absolutely work with Ryan again, but it went so well I have no reason to for quite some time.

Ryan is awesome! I highly recommend hiring him to be your real estate agent. When my husband and I…read morewere first looking to move to the area I did a quick search for real estate agents on Yelp, Ryan's paged looked great and since it said he responded to Yelp messages typically within an hour (because who wants to pick up a phone?!) I figured I would reach out to see if he had any last minute availability to show us to a few properties and he did. Although Ryan's office is based in Chapel Hill don't let that deter you, we were only looking in Raleigh. He knows all the ins and outs of the Raleigh neighborhoods and can get here quickly when you need him. We went under contract only two weeks after working with him. He uses Patrick with a local home inspection company to do the inspection and he did a thorough job. After the great inspection Ryan said the only thing left he could think of was a metal detector test of the property, since the house was older and there was a small chance of an underground oil tank. We did the test not thinking much of it and turns out there was an underground tank and it had extensively leaked. Ryan and his assistant Karen headed up making all the appointments and getting the right people out there to deal with the issue. Sadly the seller didn't want to really deal with the issue so away that contract went. Since Ryan knew what we were looking for was kind of niche he sent us a property here and there and we kept our eyes open as well. When a house popped up on the market on a Thursday night we text him if he could meet us there the next morning to take a look. He did and we feel in love. We put an offer in that day and started the process all over again. The second time around we worked with Karen a lot and she is great to work with as well. We successfully closed on this house and love where we ended up. An additional note since Ryan works in a group with a few other real estate agents if you need to see a house in a hurry and he isn't available, he will coordinate with someone in his office who is. Team work for the win!

    Allenton Management

We have been living in a property managed by Allenton for just over a year now, and the folks at…read moreAllenton have just been such a pleasure every step of the way that I need to share this information. So when we were looking for a place to rent here in Durham, we had to fly in from California and only had 3 days to look, and we came in the middle of the weekend. Even though Allenton isn't usually open on the weekend, Jeff spent some time driving around to several different properties with us (a couple other comparable management companies completely blew us off). Unfortunately, none of the properties Allenton had in their portfolio at the time matched what we were looking for in our price range. Well, Jeff did not let that stop him. Apparently, the morning of the day we were to fly back to California, Allenton had gotten a call about a potential new property. The people buying the home wanted a representative of Allenton there during the final inspection, and once Jeff got the details about the property, he called us and asked us to meet him there, as he was sure that it was exactly what we were looking for. He couldn't have been more right. The new owners of the property were very happy with having rented it out before they even actually owned it as well. And even with all this, Allenton stepped it up even more by helping us negotiate a few terms of the lease. But wait!, the excellent service doesn't stop there. Apparently there were a few minor, but important, repairs the house needed which came up during the inspection. As soon as we moved in they set up a time for their handymen to come out and take care of the problems. Not only that, but while they were here they fixed up a couple of fittings for the gate and the doors that were giving us trouble. And it is not just documented necessary repairs that they handle promptly. Every time we have put in a maintenance request, the matter has usually been handled within 48hrs. For example, yesterday I had someone from Time Warner come to wire another cable outlet, but he refused to do the work without written permission from the owner or manager. Well, within no more than 10mins of me calling to ask if someone could fax a signed letter over, BAM! there it was. It was because to this that I decided to write these guys a good review (Time Warner, however, bletch, though the cable guy did show up at the right time) Oh, and did I mention how understanding they are, and how promptly they respond, when you lock yourself out, even after hours? (I can be a bit absentminded) The only problem we had was due to us renting the property before anyone at Allenton really had a chance to get to know the property intimately. No one knew exactly which utilities we needed and which ones needed to be turned on versus just changed into our name, but we should have asked about that prior to the day before we moved. Still, they did make sure the electricity was on and the keys were available to us when we flew in with our cats and a few very large bags in tow at around midnight. It has been a very long time since I have had such a pleasant experience with the people managing the property we were renting. If you are looking to rent in the Durham area, I recommend making sure you check out whatever properties Allenton has available. Oh, and sorry about the novel.

Before even touring a property, I was required to submit extensive personal…read moreinformation and pay a $100 application fee, despite having excellent credit, verified employment as a professor, and a strong rental history. The application process dragged on for over a month due to repeated delays, poor communication, and what appeared to be avoidable administrative errors. I had to repeatedly follow up, resubmit documents, and even contact their screening company myself to resolve issues that should have been handled internally. After providing every document requested, I was eventually told the property had been rented to someone else because my screening was never completed. I lost time, money, and shared sensitive personal information with nothing to show for it. I ultimately renewed my lease elsewhere. If you're considering applying, I'd be cautious about paying the application fee until you're confident the process is being handled efficiently. These company don't know what efficiency is. Stay away from Emily Massey!…read more I rented a property from Massey for two years.Emily seemed so nice and professional at the onset, but as soon as I signed the lease things completely changed. We had an agreement about what items would be completed before I moved in (the yard was so overgrown that it unusable, for instance, and the fence was broken and moldy). It took over a YEAR of emails and calls until finally the homeowner fixed the fence himself. I ended up landscaping the yard at my own expense since I wanted to use it. I finally moved out two months ago after buying a house. I told Emily I was moving out the end of March because I had a conflict with the HOA and had to leave (I purchased a commercial vehicle that apparently wasn't allowed by renters even though the homeowners had them in their driveways). I had pleaded with Massey and the HOA to give me more time to find a house after they gave me notice in December, so was excited in January that I finally found one so soon. Emily was extremely unprofessional in the way she handled this situation, and her response to my giving 60 days notice.. she evicted me and said I had to be out by March 15th. Luckily for me Covid happened and I got an extra week, but it was a scramble to get out in time. Then Emily immediately put a lockbox on the empty house and informed me that my lease isn't up until April 30. Huh?!! Apparently she had trouble finding a renter during covid and was trying to make me pay for it. I, of course, refused. Now it's mid-May and she's still sending me bills for April rent, not returning keys (I left them in the mailbox), not taking care of the yard (seriously?), and of course late fees for not paying April rent. AND she refuses to return my deposit. Now we're getting ready to enter small claims court as soon as covid allows, which I am looking forward to. Emily Massey is the most unprofessional, unscrupulous business person in town. Stay away!!

She would not respond to my emails and avoided my phone calls about a property I was interested in. However, I am glad she ignored my calls since it gave me ample time to find her yelp page.
