Buyer beware! Henry Properties is now charging all renters an extra $36 every month for something they call a 'Renters Benefits Package.' This fee adds up to $432/year for "air filters, rental insurance, and credit building". No matter how they frame it, you are paying $420 extra/year on top of your rent. Other places usually let you choose if you want to pay for extra things, but not here. Read their website. You have literally no choice. It feels predatory, and helped us decide to not renew our property lease. It's an obvious crash grab and highly insulting at that. WARNING: Do NOT apply through their website. In mid-February, I applied through their flimsy online application system (fs17.formsite.com) for one of their rentals. Within 48hrs, one of my credit card companies notifies me that my SSN has leaked to darkweb sites for the first time in the 10+ years they have been monitoring my info. Same morning I put a fraud alert on my credit report and email the owner Deborah to let her know of the vulnerability. I foolishly thought she might be appreciative of my notice and take immediate action. I never received a reply. Days later, I am speaking with her on the phone about a different matter and bring up the issue, asking if she got my e-mail. She did, but she began questioning if it was really her site. Days later, they were still accepting applications through the vulnerable form site with little to no regard for the fallout on their applicants. I threaten to write reviews and let the public know if they don't take action, and the form is finally taken down over a weekend. Days later it is back up, appears unaltered and from the same provider. But I don't want to make any assumptions, so I e-mail Deborah asking if they were able to identify the vulnerability on the servers or what safeguards have been put in place to protect future applicants. No reply. The extreme negligence/incompetence on display is very troubling. Please avoid using their online application system. If you really want one of their properties, go in person and fill out a paper application to save yourself a lot of grief. read more

This property management company's staff were unhelpful and downright dishonest when communicating how they could help us when we needed to end our lease early. First of all, they don't offer rentals for less than 1-year. The lease agreement makes it look like it goes month to month after the first-year lease, but it doesn't. You must sign another year's lease. When I asked if we could sign a shorter lease (in March 2022), I was told they only rent homes in the spring because it's easier to find renters (I find this to be ridiculous given the "hot rental market" and the location of the property in Cary). As the end of 2022 approached, we were asked by the management company to schedule time to let the homeowner come onto the property to put a shingle roof on a back porch. They were in violation with the HOA due to the "tin" roof they had built the porch with the previous year. At that time, I gave them verbal communication that we would be moving out sometime in February and asked if they could do it then. They agreed. In early January, we gave written notice that our last day at the property would be 2/19/23 and the house would be completely cleaned and ready to be rented. Our lease was through 3/31/23. Throughout the early weeks in February, we had asked about the process and what could be expected for getting the property re-rented as soon as possible. We were told that they expected it would rent quickly. As the weekend approached, we spent hours cleaning to make sure it could be a quick turnaround. HPM was closed on our last day of occupancy as it was the President's Day weekend, and we were asked to leave the keys to the house in their drop box. This seemed strange to us as it hadn't been rented yet. Nor had they shown the property to anyone. They said the property had to be completely ready before they could show it to anyone as it rents much better that way (the new roof on the small outside patio needed to be replaced). At one point we asked for the keys back to the house as they were making no attempt to advertise the property on their site. We were told no and that we surrendered the keys to them when we moved out and left them in their box. We are still paying rent and they had done nothing to advertise the property and we felt forced to give them the keys because they made it sound like this was the standard practice of quickly getting the property rented back out. They then took two full weeks after we moved out to advertise the property on their website. Again, telling us mistruths about the process and making us believe we could expect a much quicker turnaround. As the property wouldn't be occupied, we turned the heat down so not to waste money. Our service bill from Duke Energy from 2/8 - 3/8 (29 days) was $35.30. We were informed not to turn off the utilities until they had a new renter in place. They advertised the property the first weekend in March. They chose a renter who wasn't moving in until March 26th. Seriously, we gave you 3+ months' notice and we only get one week out of our lease???? It gets even crazier - today I received my final bill from Duke Energy for 3/9 - 3/26 (15 days) - a non-occupied house cost me $98.19 in Duke Energy costs. No, we would never rent from Henry Property Management again. read more

If I could leave a ZERO Star I would. I signed a lease and paid over $4k deposit. Then I had a family emergency that caused me to make a sudden change in plans and move out of state. I contacted them and they said that they were keeping my full deposit as a cancelation fee. I really do not have the means to fight this in court so the only thing I can do is warn others to STAY AWAY from them. I never took possession of the property. And I do not feel they should have kept my full deposit. I can understand a small fee as allowed by NC law for putting the property back on the market. They are in my opinion THIEVES. read more

The owner knows very little about client relationships. She makes no effort to work with tenants. Any question every asked comes back with a "No". The only reason I gave them a second start is Jenna is amazing and she really does her best to support tenant needs, but unfortunately it seems all decisions are made by the owner. I find them to be proactive, they provided us with more information in the lease process then I have seen in 15 years and many moves with being in the military they are by far the best. After searching unsuccessfully for weeks to find a home to rent in a safe and desirable neighborhood, my husband and I decided on a property listed by Henry Property Management. Showing Agent, Denise provided a tour of two properties that were both beautiful and very well maintained. This was definitely not the case with many of the other properties we had viewed. We appreciated the quick response time after submitting the viewing requests. (Prior to this, we experienced issues with listing agents being very slow to respond or not responding at all.) Overall, it was an absolute pleasure meeting with Denise and we truly enjoyed chatting with her. She was able to address all of our questions and did a great job of explaining the application process. That evening we completed the online application and we were approved by noon the next day. Both Robin and Debbie have been very helpful in answering questions about the application and property. It is refreshing to see how well they all work as a team! read more

They claimed they did a walk through after a tenant left and all was good. We walked in to a property that stunned us and cost several thousand to repair. We rented from Henry Property for 3 years. We were very disappointed in how we were treated when we left our rental- after being good renters for those years. Word of advice, TAKE PICTURES, MAKE SURE YOU DO YOUR WALK THROUGH WHEN YOU MOVE IN AND MOVE OUT WITH HPM and NOTE EVERYTHING! CHECK PLUGS, DRAINS, DOORS, GROUT, CABINETS, BLINDS, IF THEY PAINTED BEFORE YOU ARRIVED MAKE SURE THEY PAINTED WELL. IF YOU NOTICE PAINT ON ANYTHING, TAKE NOTE OF IT. THIS STILL MAY NOT GUARANTEE YOU GET YOUR DEPOSIT BACK, BUT DO NOT TAKE ANYTHING FOR GRANTED. We had our move in document that clearly showed all this was done to the rental BEFORE WE MOVED IN and HPM and the owner chose NOT TO HONOR THAT! They refused despite repeated emails, despite the move in document they provide us and pictures to show that we clearly were not the ones responsible for the items they docked us on. They kept more than half our deposit. We left the house in better shape than we found it, paid extra to have the carpet treated after the renters before us left the carpet reeking of animal urine. Its clear that they care more about the owners than their renters. We don't usually write reviews but feel its important that other people do not lose money on rentals, and keep note if a owner chooses to sell after you've rented it last, take extra precaution here because they hold the deposit, HPM does not. We've rented for years, we were so completely disappointed in how we were treated and hope this helps others so they don't lose out on a deposit when its not justified or fair. We are fair, so I'd like to say that our overall experience with the HPM team was good. When we moved here they were helpful. They took care of us when had issues with the house and followed up when we had questions. Their partners for maintenance issues were always professional and helpful . Also, HPM responded to our emails and requests but again when it came down to it, the owner of the rental denied HPM from giving us the remaining amount of our deposit. I am writing this review after a year of experience of being a tenant for the property managed by the Team Henry. I had selected the house by seeing the pictures even before moving from NJ and the house was exactly in the same condition in which it was promised. Any niggles were sorted very quickly and professionally. They have been amazing at every turn, doing everything possible to assist. The walkthru of the rental agreement was done patiently, the best part was that the clarity on what is expected at the end of the term was well explained in advance. That helped us to return the property in the condition which was expected. Of course, we got full deposit refund. I am spending time to ensure I mention this in my review as I had a wonderful experience being a tenant with Henry Property Management. We owned a house in Apex that was managed by HPM. House was rented for two years, same tenants. We were under the impression that things were going well, as we agreed to all requests for repairs, and tenants were paying rent. Things really went downhill once the lease was close to the end. We requested the ceiling to repaired, and it took them two months, and several emails and phone calls to address the issue. Worst of all, the repairs were very poorly done, we ended up having to hire a private handyman to redo the job, and Debbie still charged us despite all this. Tenants had a large boat in the garage, even though it was clearly stated in the lease that this was not allowed. There was no clear procedure for a move-out inspection - no checklist, nothing. We were appalled by the lack of professionalism. We live out of state, and when we got a chance to take a look at the home after Debbie's final inspection, we were shocked. The carpet had not been cleaned, gutters had not been cleaned, there were several broken/missing items (shower door, swing, blinds,etc) that were not even mentioned by Debbie. And to make things worse, she was quite reluctant to even charge the tenants for carpet and gutter cleaning, which again were clearly stated in the lease. We are not the complaining type, but felt so upset that we decided to write this review to prevent others from getting into this trap. We tried to make things work, and even after all these issues I went to Debbie's office to politely convey my displeasure, which she dismissed.
