UPDATE- My husband reached out to the office asking to speak to Michael as he directed us to below…read more We never heard from him, we did however hear from Rachel our realtor and her "team leader" who both tried reaching out to us via text message. Very strange considering the owner of the company stated below she was "let go". We stand by our review based off our experience. My husband and i used The Perna Team to help us find a rental as we were out of state and wanted help from someone local to the area that could recommend a good area to live in. Rachel was very friendly and knowledgeable in providing potential towns that would be good options, as well as very thorough in providing videos of not only the interior of the spaces as well as the exterior (business of streets, surroundings etc). The unit we settled on still had a tenant living in it when Rachel went to take the initial video of the space. We feel the ball was dropped once the arrangements were settled and EXP Realty got their paycheck. Move in day came, which was our first time ever seeing the property in person and getting the keys from Rachel. Part of the lease agreement we signed was a non refundable cleaning fee - we were told by Rachel the unit would be properly cleaned prior to our arrival and that the rugs would be deep cleaned due to me having a severe cat allergy. Upon entry to the unit the place was filthy- it looked as if the previous tenant had left that morning prior to us getting there. Wet dish sponges, dirty sinks, sticky substances that needed to be physically scrapped off the floor. She also left a ton of her personal items behind. When we reached out to Rachel to rectify the situation she said the solution would be that they would have cleaners come in the following day. I said absolutely not, by this point in the day we already cleaned everything ourselves and we paid for the cleaning to be done prior to our entry and not after. At this point Rachel told us to reach out to our landlord directly and there was nothing she could do, basically washing her hands of the situation. Which i feel like is not a good enough answer. The ball was dropped and the unit should have been inspected by her following the exit of the previous tenant to ensure the unit was in fact cleaned properly.

She walked me through the entire process and was always there to answer any questions. Her primary priority was looking out for my best interests so that I got the home that was right for me in every respect. She was a joy to work with and I highly recommend her!

Condo Associations should stay completely away from Whitehall. I live in Hunters Grove…read moreCondominiums in Canton, MI. I have lived in Hunters Grove for about 25 Years. We have had Whitehall as our property manager since 2020. Property Manager Mark Gamper is not man enough to talk to you on the phone. All correspondence has to be via email and his responses are ridiculous. I have now attempted to contact Gary Steven Jonna, Whitehall President and Founder, and just like Mark, he will not return your phone calls. I have had multiple issues with Whitehall but I am currently going through the worst of the issues. First of September 2025, I found that I had bees which had built a nest in the outer wall (Association Responsibility). I sent in a work order informing them of what was going on and that it needed to be treated as an emergency as I am allergic to bee stings. I informed them of the holes in the outer wall that had to be sealed up to eliminate the root cause of the bees getting into my basement. I went further in stating if the holes were not sealed I would have other rodents and pests. I waited for three days with nothing being done. I sent another email and was finally told RJs Pest would be there in two days (not treated as an emergency as this took 5 days). The pest control came but only sprinkled poison dust outside. One week later I am still killing bees in my basement. I informed them again with nothing done. Waited almost two more weeks, nothing done with me still killing bees in my basement. I email again and Mark finally brings in a legit pest control from Royal Oak. Finally after 25 days I no longer have bees swarming my condo. Then first of October 2025 I find I have mice in my basement which came in from the same holes. The pest control from Royal Oak confirms everything I have stated and sent the report to Mark Gamper at Whitehall. I kill 6 mice in total. I notify Whitehall and discuss further about sealing the walls so no more rodents or pests can come in. I get response that they have forwarded it to the handyman of the association. I then find I am being infested with gnats coming in the same holes in the wall. As of October 30, 2025, still no sign of the holes getting sealed up. Whitehall Management is okay with me living in a condo that I have paid for (never been late in paying my association dues) that has swarming bees, disease infested mice and gnats for now almost two months. This clearly shows they are not concerned with the people or the property they are supposed to manage. Therefore, condo associations should not burden Whitehall with properties to manage. Never use them. I had to give them the 1 Rating but they don't deserve that.

Everyone is so rude, esp the director of the company Christine. She uses the money collected by Dues paying members to use at her own discretion. She has verbally attacked my wife and I on more than one occasion. Their behavior sends nothing but red flags as to what else might be going on there. Read the reviews, check out the BBB rating which is an "F". Everything that is said by others here and else where is the truth about this company. Don't let them near your community. Things are so bad, I fear for ours at the moment.
