I love living here. The amenities are top-notch and the service request are completed within 24 hours!! I've lived in a lot of apartments and this is the first one that actually follows through with services instantly! It is really a great community to live in and the staff goes out of their way to help the residents. The garage parking covers and protect our cars and it is right next to the Palmetto, centrally located to get you to a lot of places within 20 minutes. Lived here for a whole year. Garage gate is always broken and takes months to fix, and then breaks again. There is dog poop DAILY in the hallways. My a/c unit nearly blew up and began smoking. No accommodations or anything were made for the smoke smell that lasted over a month. Also the plastic screw that attaches the toilet seat to the toilet needed to be replaced upon move out. That is something that is supposed to be taken care of at the expense of the building. Yet this $2.69 piece was charged to my security deposit where they charged me $60 for it. I highly recommend anyone moving to the dadeland area to pay extra money to live elsewhere. It will be cheaper in the long run and definitely more sanitary. Only upside to this place is the gym is nice. And even then the amenities are constantly overran by hundreds of outsiders on the weekend. read more

LUXURY LIVING MY ASS. This place is about as luxurious as Flanagan's on a Saturday night. Poop and pee as far as the eyes can see. Your neighbors are absolutely disgusting. An what little the building offers to mitigate those issues and clean is literally the bare minimum. Trash is always all over the place. Nobody is ever held accountable of anything. Unless your miraculously caught by office staff. Which is needless to say rare. The package parcel pending if it's full your packages will be left on the ground for anyone to steal, because no accountability. Poor cleaning methods an neighbors using the parking lot to walk pets, so if you love the smell of dog piss you will love this place. Let's not forget the fact that there's literal animal an human fecal matter everywhere. An will stay there for days until someone comes to do a tour the place won't get cleaned up. The roadside gets packed with traffic all the time. So get ready to hear loud mufflers and people leaning into their horns all the goddamn time. The gym equipment is barely hanging by a thread I've been a resident for 2 years and the cables machine has been broken for 1 an a half of those. The leg lifts seat is broken . An they only stock one wipe station if they ever actually decide to stock them. The office staff is literally more useless than the online portal that is. Virtually useless. Oh an heads-up the make you peel off the transponder which is really difficult. No they will not help you with this. They tell you last minute. So keep a razor handy. If you need to use an elevator you can't use the one by the office an if you want to use one at all you have to reserve it. An you cant move your shit In on the weekend. An they won't let you hold anything on property for too long so you have to get it done during office hours. Getting delivery here sucks ass because people keep getting lost no matter how good direction you give them so have fun with that. The upstairs Terrance is riddles with spiders. This place is so lucky I couldn't upload videos. An that there was a 20 picture limit. Cause I have like a fuckton of proof. To put icing on the cake the water pressure here is trash. You get what you pay for. It is in a nice location but it doesn't make up for all the issues. The garage usually doesn't work, which defeats the purpose of security. Visitor parking sucks. It's "free" but you must renew every 2 hours. If you don't, you are guaranteed to receive a ticket. Neighbors are noisy and inconsiderate, despite quiet hours. Nothing about Pearl Dadeland is luxury.. - No security, broken garage gates ( it's been over a month broken ) and all doors in the garage you are able to open without code so literally anyone could come into this building. - So many homeless people trying to come into the building /hanging around inside. Feels so unsafe living here. - Elevators are always broken. - The hallways don't have AC so it smells like wet dog/weed - dog poop everywhere and no one cleans it. The door to catch the stairs on my floor has literally had poop all over it for weeks now.. - my neighbor had someone trying break into his apartment, thankfully I have a ring camera on my door and noticed/told him. But again nothing was done. - every time you call the office they never answer. I even msged the manger 3 weeks ago and still NO ANSWER!! - the package room is left open with packages on the floor so anyone could steal them - aggressive dog lives in the building/ attacked another dog on my floor almost 3 weeks ago & the manager has yet to send out a email/done anything about like she told me she will. I've been a resident of Pearl Dadeland since March and even though I'm satisfied with the location and some of its amenities, I unfortunately have more complaints that I'd like to: The main elevator from the most crowded tower in the community has issues or is out of service week in and week out. It'd get "fixed" for a couple days and go back out of service for several more. It's almost part of the community's daily routine at this point... Some gym and grill equipment has been broken since the day I moved in and nothing has been done about it. The left side of the Hercules machine inside the gym, for example, is totally broken and at least 2 out of 5 grills are indefinitely out of service. Lastly but more importantly, I was told someone drove into the parking lot gate and "tore it down". It's been over 2 weeks of absolutely no control of who drives into the community or leaves their vehicles overnight. Moreover, the gates connecting the apartments with the parking area are never locked. Meaning anyone can drive up to any floor and freely walk into the residency area. All these issues have been PERSONALLY notified to the management team whose response has always been inconsiderate and unprofessional. Last time I spoke to them I was referred to a manager that wasn't present. Since then, I've been trying to call in order to set up an appointment with him/her and haven't been able to even reach the office. Living here is easily the worst experience I have ever had anywhere I've been and I've been all over the world. I've been in this property less than 3 weeks and I have already had my home illegally entered with no notice while I was sleeping, thus forcing me to make a police report after Maria, the leasing agent, blatantly insulted and mocked me over my basic tenants rights being violated and for having PTSD and a TBI after I tried to explain to her that they scared me and nearly caused a tragic accident. Literally the very next day I had ALL my packages for my business stolen/"missing" in what I suspect was retaliation for simply asking for my rights to be respect, forcing me to make another police complaint not even a full 24 hours later and this has continued unabated since and I suspect it is the leasing staff behind this because they seem to know a little too much about what I am receiving and when. When I tried to reach out and talk to someone about this blatant violation of my basic tenancy rights and the federal crimes concerning mail tampering and theft of mail/parcels a woman named flor once again mocked me, dared me to take legal action or call the police while bragging that I supposedly had no legal recourse, made fun me for having a brain injury, and all while making inappropriate innuendo comments and calling me inappropriate and unprofessional forms of endearment specifically to demean me while speaking in a tone of voice like I am slow after I had already asked her multiple times to stop doing so and to please keep our communications professional and she didn't stop until I pointed out that what she was saying was literally word for word exactly to a t what the department of labor uses as a stereotypical example of what they consider to be sexual harassing behaviors and comments on their webpage on what is considered sexual harassment and how to deal with it. The people who have been hired to run this property are of extremely low moral character and the behaviors they've engaged themselves in are utterly shocking to psychologically normal people with a conscience. It honestly seems that the only way to deal with them is with a lawyer and a police officer present while recording everything yourself so they can't lie and falsely accuse you or anything else. Needless to say I will be looking into taking legal action over this blatantly criminal harassment , discrimination, and retaliation for simply wanting my apartment's privacy and my basic rights as a tenant to be respected so I can leave and go somewhere else, where they will be. read more

DO NOT MOVE HERE!!!!!!! I am a previous tenant at the Pearl and Miami native. I lived there about 1-2 years ago. The apartment itself was great and location is great but I am not sure where the management team finds these people that work at the Pearl. I moved out March of 2020( the prime of the Covid pandemic) and was told we could terminate our lease a few days earlier and not be charged any kind of fees for a few days of April rent( since technically our lease wasn't up until April 7th or 8th).. We weren't really sure where to go so we moved back with my parents for financial/Covid reasons. Fast forward to 2/9/2022- I called the office to get a landlord reference since I am applying for housing elsewhere and was told I cannot get a reference because I have a balance of $600+ when we were told we would not be charged. Look, I have no problem paying what I feel I owe but this is unfair. My boyfriend and I have called and emailed to discuss this further to no avail. Email after email. Call after call. No response. After 2 years, I call and I am told I have a pending balance is truly baffling. Once again, I reached out to the management team over at the Pearl to resolve this issue that I thought was resolved already and was told that someone would get back to me. It is clear that Lisette Davila does not want to speak with me as she is the busiest woman on the planet and in a meeting every hour. Do yourself a favor and move elsewhere to avoid a headache. I had my car STOLEN from the parking garage on the 7th floor!!!! They do not have a single camera in the building or parking garage. I pay over $1800 a month for what? This building is not safe at all. The people who work in the leasing office are BEYOND slow. The residents do not matter to them. I requested info on a storage unit over 7 times and nothing. They have left tickets on my car for "not having decals" even though they put them on themselves. My only recommendation is move anywhere but Pearl Dadeland. Worst experience of my entire life. Loud parties at the pool every weekend, loud music well into the night, the only solution is they will call the police which they have several times but it doesn't seem to resolve the issue. Okay, so I have been living here for four months. So far I love it. The building is kept up - the mulch gets put in every other month the plants kept in great condition. The carpets just got cleaned, looks brand new. Other reviews will say the hallway carpets are stained and dirty, they might need to up the frequency of cleaning but the standard is probably every quarter. The pool is always clean, gym cleaned daily. So as far as that it's all great. The location is a huge plus also. Close to everything you would ever need a walk away. And the palmetto is right there, easy access to US1 also. :) The staff is great, my favorite is Maria. She is honestly super sweet, and always has a great energy. The tenants that live in the building are mostly between 30-45 which is cool with me. Dogs are friendly and people for the most part clean up after their dogs. Any who - if you are looking, Pearl is a great place to live. read more

Let me first start by saying Seriny, Lissette, and Patricia have all been amazing staff members. I first moved into Pearl in October, 2018 from California. My first apartment was a studio apartment located on the 7th floor. I made zero complaints and had no issues at. I then moved into a 2 bedroom apartment on the 1st floor with my now fiancé April, 2019. Pearl was requesting we pay a moving fee of 500 dollars. I can understand a moving fee if I were downgrading apartments but that wasn't the case. I requested at the time it be waived because I was moving into a bigger apartment and extended my lease even further. Thankfully the manager at the time was able to accommodate us and waived it. Now comes the fun part when we moved into our 2 bedroom apartment. No more than a month into our move our neighbor above us would make THE loudest noises all through the night into the early morning. At a certain point I went upstairs as to not involve the management team. When I introduced myself as the neighbors below and if they can keep it quiet after quiet hour 11:00 pm. The rude neighbor a single mother with two kids did not make any effort to fix the issue. We made a complaint to the management team, and they assured us they would take care of it the following day. This is now the 3rd time the neighbor above and her kids were screaming, shouting, and literally banging on the floor above us. I sent more than 5-6 emails the next few weeks with the same complaint. (I have all the emails to prove it). I then requested to talk to the property manager whos name is Michelle. At my first visit I politely asked her if she could fix the issue. She assured me that she would talk to the neighbors above us and fix the issue. Again the following day like clockwork we got ZERO sleep because of the excessive noise. I went to talk to Michelle again, keep in mind we the amount of complaints at this point are 7-8 complaints. Michelle's excuse for us is that this is a he said, she said situation. Angered by this, I took it upon myself to record these noises coming from above us and sent each of these videos to the management team along with the complaint. I got ZERO response! I used the internet to find the corporate number, I found, left them a message and no more than 30 min later I get a call from Michelle wanting to talk about the issues, as if I hadn't talked about these issues for weeks now. Her solution to my fiancé and I were that we can move out and break our lease with no fees. How ridiculous of a response, it should NEVER be the victims that are experiencing the issues that have to move out, it should be the people making the noise. We finally came to an agreement that we could move the 8th floor with 1 month free. Irritated by the solution, and irritated that we have to move out instead of the people making noise, we made the decision just to move to the 8th floor. Michelle being the rude manager that she is and the most unprofessional person I have ever dealt with would never acknowledge myself or fiancé when coming through the leasing office. We moved into the 8th floor apartment in September 2019. Go figure months after we moved out we heard that that the neighbors we had above us had more complaints from the new tenants and were forced to move out. (this is hear say, but I feel like it's not far from the truth.) Thinking we would have no issues on the 8th floor, because there is nobody on top of us this time....WRONG! A new neighbor moved in next door to us on the 8th floor in July 2020. This is the same time when I noticed the building just going down hill. The girl next to us was throwing parties any day of the week. So loud we had to call the cops. With new management they stop doing business with the security company so the only way to make a complaint was to call the non emergency number. I also sent 3 emails with video attached of the excessive noise! Please anyone wanting these videos please just ask and I'll send them. I have been active duty military for 19+ years, I have lived in downtown cities bigger than Miami and I have never, never made one complaint to any office I lived in. Michelle the acting property manager should be reevaluated at her position. We finally moved out of the building last month and let me tell you it has been the best decision ever!! DO NOT MOVE IN HERE! WALLS ARE PAPER THIN, YOU CAN SMELL MARIAJUANA THROUGH THE HALLWAYS, DIRTY WALL, FLOORS, ONLY THREE ELEVATORS, USUALLY ONLY ONE OPERATING BC OF MOVES OR MAINTENANCE, ONCE LEASING OFFICE CLOSES YOU MUST GO DOWN AND GET YOUR GUEST, PARKING GARAGE....DON'T GET ME STARTED WITH THAT, THAT MIGHT HAVE TO BE ANOTHER REVIEW I POST. Below is the timeline of all the unfortunate experience I've endured at Pearl Dadeland (March 29, 2019-September 30, 2020) § While the moving company was waiting to unload, I realized that the unit I leased was not in move-in conditions(pictures can be provided of filthy oven/bathroom, dirty blinds, leaky fridge, elevator not working for storage while the moving company on the clock, etc.) § A few months later (September 2019) I started noticing poor maintenance in the common areas: o Urinated carpets (picture upon request) o Urinated in/by elevator (picture upon request) o Dirty walls (picture upon request) o Garbage on floor o Bucket placed for leaking A/C in hallway and filthy air vents (picture upon request) o Stolen bikes o Stolen fire hydrant in garage o Trash left in the garage o Chipped door borders o Profound smell coming from trash bin in garage o Loud neighbors o Neighbors smoking marijuana on balcony. I can smell it even when balcony door is closed. § After COVID-19 Crisis: o All the above AND videos of leaky AC/taped up wall in hallway, etc. from 09/16/20 upon request o Building facility employee coming into unit without mask, Maintenance crew not wearing masks, Leasing management team not wearing masks o Building workers smoking in my storage unit where I have personal items, photos, paintings o No refills on hand-sanitizers after mentioning it (this is still unresolved 09/16/20) o Wet and filthy carpets when rain comes in on side building entrance - Mold on 6th floor and I'm sure on other floors and much much more read more

She showed me all the great amenities and I was convinced that same day I wanted to live here. I was able to get a great unit with a beautiful view . The team is super helpful and the space itself is really nice - but a lot of young people that definitely do not adhere to the noise restrictions live there. It is more of a dorm than an apartment building. I lived there for two years and my main reason for leaving is A) the noise level and B) people keep on bringing their whole extended family to the pool. There is supposed to be a 2 guest minimum but they don't enforce it, so every Sunday no one could use the pool because people had full on family parties and BBQs there. It wasn't nice that they didn't enforce any of this because I didn't get to take advantage of the amenities when I wanted to. read more

I cannot recommend Pearl Dadeland highly enough! Apartments are spacious with huge closets and kitchens are all updated with loads of cabinet space and washer/dryer. Amenities are all perfect! Beautiful pool with grills, TV's and more. Resort-like rooftop with sofas, cabanas, TV's, tables and grills. beautiful conference room, great gym and more. Location is incredible with Publix literally steps away. Maria and Seriny are just amazing and have gone out of their way to help us with anything we have asked. I would give it 0 stars if I could. Living in Pearl Dadeland has been the worst living experience I've ever had. The residents are the most rude people you will ever come across and the uninformed leasing staff might as well be the ring leaders. The parking garage is a death trap and there are no security cameras so safety is never assured. We had both a car hit and motorcycle stolen from the "secure" garage in less than a year of living there. Beyond that, the residents drive as if it's a race and we and our dog have nearly been hit on multiple occasions. The building is average and the amenities are average. As mentioned, the leasing staff lacks concern and knowledge of most everything. The noise is always an issue as I make at least 5 noise complaints a week, whether it be neighbors that live beside me or constant parties at the pool that carry on significantly past quiet hours. All of these issues and you still pay an astronomical amount. I can't say it loud enough, DO NOT MOVE TO PEARL DADELAND. read more

Trailer park living in downtown Dadeland. Dog feces is found in the hallway with regularity. Dog urine is found in the elevators daily. The garage door is always broken. The back door at ground level in the garage stairs is always propped open. So, anybody can just walk in the building at any time. I tell my wife not to go out of the apartment and even walk in the hallways after 1000 pm alone unless she has to. If you have any problems, don't even bother going to "the management team." Nothing will get done. Since COVID, they stopped maintaining the pool. I'm actually happy they did this. When the pool was nice, residents would invite 10 and 20 people over for pool parties. If you had a pool facing apartment, you would basically have to leave your house on the weekend to get any peace. The location is great and if you're a kid or it's your first place, you might be ok with it. Don't expect much. There's a reason you can live here for 2 months free. If you want to take advantage of the free two months, and you can deal with stupidity, this may be for you. read more

The apartments are newer and nicely appointed. The public space is nice. The downside is that it is built like rental so you can hear noisy neighbors.
