Took 3 days and the work was well done, efficient, friendly and respectful of the property. BUT, close to $7K dollars went to fixing an established irrigation system that was unusable. They left it unusable and continue to blame their inability to hook up the lines to the controller on another landscaper. while watering the acre with a 200 foot hose, I paid someone else to hook up the valves which he did in a couple of hours. lastly, we paid $1500 for them to design a section of the yard for a pool and decking etc. We waited a full month for that, and the only communication we got was by us initiating. They did though refund our $1500 design deposit when we complained. It didn't occur to them that our 26 year old controller needed replacing, when suggested they gave us a $1500 estimate. I did it myself in less than an hour. Do not hire them for your irrigation needs. I would not recommend them for your design needs. Recommend for tidying up and clearing brush.

When we finally decided enough was enough we reached out to Darren. He was quick to respond and flexible in meeting with my husband and I after hours. Our property was mismatch of hardscapes, fruit trees and plants. We had a small deck, pavers, bricks and all kinds of different plants. Darren spent a lot of time working with us both on our vision and differing ideas. He was very flexible. His prices are very reasonable, especially for his availability and the high quality job he delivers. We had him design the front and backyards; incorporating a spacious deck, artificial turf, concrete stepping stones, horse troughs for veggies, a new drive way and courtyard and all new low water/ maintenance plants. He drew up a whole planting plan and gave us a lot of options along the way. He also incorporated some steel pieces that we've yet to order yet but plan to do next spring. They were not the cheapest one to bid, but I felt confident that the owner Joe was honest and transparent with his costs. (I feel this is the most crucial element in choosing a contractor). HIs company is family owned and operated, his brothers and sisters stand by their reputation. I did not like they're choice of sub-contractors- particularly their plumbers & floor guys. They should provide alternatives. Looking back I would recommend Floyd Constr. They have smart, considerate foremen willing to work with the howm owner.

PROJECT DESCRIPTION: This was my first remodeling project and I chose David and Builders of Marin after interviewing ~4 different contractors. The project was a to-the-studs renovation and expansion of a ~1,500sqft, 2 bed, 2 bath ranch home into a ~3,500sqft 4 bed, 4.5 bath contemporary home. Complicating the build was (1) that the house was on a steeply sloped, small lot, (2) needed an entirely new foundation, and (3) was on a narrow street with no parking. WORKING WITH DAVID AND BOM: Working with David on this project was a pleasure. I hear friends describe their interactions with contractors and consider myself very lucky that I was able to work with David and his team on my project. If I ever do any remodel I will only do it if I can get David to do the work, and if I ever buy another house I will get David to visit the property with me. In fact, I would probably hire David first and then shop around for an architect. David is highly responsive, detail oriented, and does what he says he will do every time. From a work-style perspective, David is the ultimate high-integrity professional -- which is difficult to find in the construction industry at times. HOW DAVID AND BOM ARE BETTER THAN OTHER CONTRACTORS: David and BOM are better than other contractors based on three very important qualities: estimate accuracy, follow-through and execution, and crew / construction quality. ESTIMATE ACCURACY: One of the most difficult things about a high-end residential construction project is getting anyone to tell you how much anything costs. David will do the work to come up with an accurate quote, and will give you a reasonable, sober estimate as to how much different scope changes will change the budget. He brought our project in on-time (incredibly rare) and on budget (when adjusted for us changing the project scope and adding ~700sqft midway through). He does not over-promise or under quote (as many GCs do), and also doesn't mark-up everything by 30% (as many GCs do). Furthermore, if he finds cost savings midway through the project he will help you realize those. FOLLOW-THROUGH: As mentioned above David is accurate at estimating project costs and timelines. He is able to BE accurate because he has the crews and sub-contractor relationships to get the work done on time. Unlike many GCs who over-extend themselves during good construction markets, David has a number of quality crews with incredible site foremen (Kim was ours -- the best!) and is able to realistically budget their time to avoid delays. Furthermore, David believes in doing what he says he will do and will make the construction personnel be there to get the work done. CREW / CONSTRUCTION QUALITY: David believes in retaining the best people and has been working with many members of his crews for 20+ years. Many of his master carpenters started out as unskilled labor with him decades ago, and he has taught and mentored them up himself. What this has allowed David to build is a team obsessed with construction quality that knows how to do things the right way, and can get things done quickly. Furthermore, he has a deep bench of talent that he can put to work on projects to get them done on time, the right way. The commitment to finish quality from David and his whole crew is maniacal, and they are able to pull-off flawless contemporary designs that require high build quality. I would like to call out Kim, Omar, Jesus and the whole BOM team who worked on my house -- they are all incredible craftsmen and wonderful people to be around. We decided to buy an old house on a large piece of land where we could build our forever home. We…read moreknew the house was old, but we did not realize how bad it was. Little did we know at the time, what a massive undertaking this project would be. After talking to several contractors and on the recommendation of our Architect, we selected Builders of Marin to build our home. We picked David because there was something honest about him. What you see is what you get. Having experienced other contractors in the past, that is a huge positive to us and not something we normally encountered. The original plan was to expand onto the existing house but we realized that everything was rotten after decades of neglect by the previous owner and ended up tearing everything down back to dirt and started over. This turned out to be bigger than we ever planned or budgeted for. Along the way, David was able to guide us though all of it. He stepped in and problem solved a range of issues, including many interior design issues that was not even his responsibility. From the mundane of relocating an outlet, to the life changing "holy sh*t, we are having twins", David we need an extra bedroom, David and his experienced crew, handled it all to made our dream on paper become a reality.

Once we started working with them we became more convinced that we'd made the right choice. The best aspect of working the them was their full transparency, starting from the initial contract through the project completion, which helped us stay within our budget. The communication was excellent in all stages of the project. Of course, there were hiccups and misunderstandings but they all were resolved promptly and to our full satisfaction. We've always felt heard and in the center of their attention even though they had several other projects going on at the same time. The crew was very professional and efficient. All the work was completed according to the schedule and in a few cases slightly ahead of it. The quality was was excellent across the board, including the rough work, finish and the custom-built vanity. Overall we got exactly what we wanted without any headaches and at a pretty good value. I was truly impressed with Greenport's team. They went above and beyond in planning, budgeting, quality, and communication. I cannot recommend them highly enough. They had a uniquely detailed project tracking method that I'm only used to seeing in T&M billing. They produced daily logs I could access from anywhere an while I appreciated the detail, it became a lot to track, so they switched to a weekly report that included accomplishments and upcoming tasks. They also provided a project schedule before starting, which was incredibly helpful. They were flexible about product choices and design. Most importantly, their craftsmanship was top-notch. In my experience, some people lose momentum toward the end of a project, but they stayed committed and finished strong. They created their own punch list that covered everything in mine and then some and walked me through each room to ensure everything met my approval. I did have one issue with a drawer a few weeks after they were gone but they came back and fixed it the next day, which is unusually fast after a contractor has gotten their final check. I have to say, regarding pricing, they aren't cheap. They were the second-highest of the initial estimates I received. They provided the estimate for free but they charged to give me a "fixed-price quote", which was well detailed and clear. I don't know if they do this for every project, but they gave me an agreement for a pre-construction planning budget. I was a little bit nervous about paying for a lot of planning and it did extend the timeline for our intended start date by a couple of weeks but they got through it relatively quickly all things considered. It was eye-opening as to why i've seen other GC's charge so much in change orders. Missing details in the plans can be very expensive, and they might try to find some "change order" to recoup costs. But that extra time the guys at Greenport spent helped to get everything done right the first time, on schedule, and on budget, which is a rare thing in construction.
