I lived here for 4 years and literally these apartments are the Worst!! You can only imagine how many roaches, spiders, ants and more that are here. These apartments are extremely Old, they say it's "updated" but extremely poorly. The residents there are always Loud, fighting and drug dealers make this place unsafe. The leasing agents will directly lie and say that the property is safe. There's been numerous car break in's, the maintenance team is not very bright, plus when you request maintenance it takes forever to hear back. The management team Hope is an absolute disaster and needs to be let go. Her sassy attitude, lack of professionalism and her constant lies really affects the integrity of the property. Oh don't let me forget about the amount of trash, filth All over the property the laundry rooms are extremely dirty, people leave nasty clothing all over the machines and just out right nasty. Don't forget the amount dog poop as well!! Literally the Best decision ever made for leaving for much better. Please Stay Far Away from this disaster of a complex. You can do much better!! The infestation of cock roaches is insane. Outside at night, you literally have to hop scotch to your apartment. Carpet was filthy upon moving in. Repairs wasn't done. Still waiting for my door frame to be repaired. Yes, Jill Roskoski attitude is probably costing the company a great deal of money. She's nice until she gets her commission out of you. I convey to her thar myself along with additional tenants are feeling like the company is scamming us out of our money. It's always that some money is being owed for whatever reason. This lady bantly told me" WE DON'T CARE". I WAS FLABBERGASTED to hear someone, so boldly admit that to an tenant. All the decent individuals are moving out since they are moving ,what seems to be alot of dope heads in. Trash everywhere right at the front entrance. It's embrassing to think of having visitors. Especially, with the cock roaches. Caught mantience walking into my home for no apparent reason. When my underage daughter was home alone. She herself can contest to that. The place looks like straight Section 8 apartments at this point. They received $70.4 million from JEDA for affordable housing. To anybody looking for affordable housing in Greenville - stay FAR, FARRR away from Pelham Place North & Pelham Place South apartments. 1st - To even apply ontop of a app fee you have to pay a $250 "admin" fee. They said if you don't get approved you get it back but if you do it's non refundable for processing the application? Make that make sense. Anyways. 2nd - You CANNOT get anybody on the phone. I got an email saying I was approved - logged into the portal and immediately just went and paid the $200 deposit. I called. Left voicemails. Emails. Nothing for over a week until the manager of both "Rod" calls me back all excited saying oh congrats you got approved i need the deposit now. Uh? I paid it. Whatever. He sends me the lease. I have questions so before signing - I called. Lifted voicemails. Emails. Nothing. So since I was moving alone and this all a red flag I finally email and say hey - I change my mind. I get the admin fee and app fee I can't get back - but I want that deposit back. Mind you - i have proof of all of this. I get an email back quick. They said they would send it and I cant pick it up. Word - got it. 6/7 weeks go by and i'm like wait - i never got a that check. So i called. Left voicemail(s) and email(s). Finally, I get a call back from somebody saying sorry you actually can't get it back since you bypassed the 72 hours to pull out. ????? So I go through the emails, find them. Reply to them being like hey no - right here give it back. Finally "Rod" emails me and is like nope can't do it you by bypassed the time whoever emailed you before was wrong. ???? Homie i never signed a lease. I never remember signing any document for the deposit with a 72 hour rule. The electronic signature on it had my former last name, I had already got it changed? So, Admin fee (250) Application (50) Deposit (200) = $500 out. Which is crazy because if they would have just answered the damn phone - i would have moved in. The leasing agent for one she over talks you and thinks she knows everything, showed us an apartment that wasn't cleaned very dirty, Then denied it was me and my husband his was ok and I had told her I had been a victim of identity thief really I do not think she heard me. She said I had an extinction on me which is was identity thief which I took all my papers from the Federal trade commission plus the VP from the company that said I lived there wrote a lttret with his # saying it was not me. So many things wrong. Dish washer didn't work When I first moved in the apartment wasn't cleaned and when they sent cleaning people in all they brought was a scrubber , paper towels and some spray. Just wiped down the appliances. I could've done that. Shower constantly turns off out of nowhere. They came in once to fix the drain for the shower. Took everything out and left it under my sink. And never fixed it back. The electric box is always buzzing asked maintenance to fix it. Came back home and it still did made the same noise. They left old dishwashers out on the apartment grassy areas. Parking is horrible and weird. Some of my outlets don't even work. read more

This review is my honest opinion of Pelham apartment this apartment complex is located at 230 Pelham road 29615. I was looking to find a cheaper 1-bedroom apartment. I called around the city. Jill was kind and had joy and was willing to help me. I told her my situation and the same day was able to look at a unit. She worked with me in various ways and was able to approve me even though my situation wasn't the best. Her communication was great and she was very resourceful and helpful to get me into my unit. She was friendly and offered advice and kindness. I know Jill has a good heart. But with that being said business is always business. I moved in 2/9/24 with the help of Jill she allowed me to move in early. She has a good heart. and when I initially seen the unit it needed some repairs and some more touching up to be considered move in ready. Upon move in on the date these things that I noticed were still not fixed. She stated that we needed to do a walk through together and we headed over to the unit. she said her keys didn't work and to come back in an hour maintenance was going to change the locks. I came back and got the keys and she did NO walk through with me. Upon doing my own walk through there was a pack of cigarettes left on the bathroom counter with tobacco on the floor. She stated the carpet was just replaced but, in the bedroom, closet had dried old dog turds, coins and debris. The bathroom ceiling still had the hole and crack that needed to be repaired. There is a big bug issue here. This did not discourage me I decided to clean the unit myself which is not a big deal and spray for the roaches with quality spectracide. Bathroom tub fixtures are all leaking and spraying water which is adding to the caving in of the ceiling above. the sink I noticed a bunch of things in the garbage disposal is broken not a big deal either the water was draining at that time, the dish washer is infested with dried maggot larvae. I ran a cycle to see if it worked. the next morning the dishwasher had not cleaned itself. I ran another cycle and it started to work the dishwasher ran for 3 hours and during there was so many bugs coming out and the water was brown it was disgusting. I notice that the water going down the drain had backed up into the disposal sink. Sunday night the water drained onto the floor and backed from the dishwasher. I called, emergency maintenance came in an appropriate time and confirmed the disposal is not working and the dishwasher would need to be replaced. He stated " Richard will stop by tomorrow and change the disposal and we might have to order a dishwasher that can take a little time" .Monday morning, I arrived to the office and let Jill know what the maintenance personal told me. She seemed flustered and irritated that I came to her about my issues she then told me "a clog in the sink is not an emergency, I have a clog in my sink that my husband won't fix, I wish I can put in a work order for him" She also said things like " I told you contractors were in the apartment the cigarettes and dog stuff could be from them" " did you see live bugs, maybe it's coming from the upper neighbors" I told her the issues with the unit and that I was grateful to have a place but the kitchen and bathroom things needed to be fixed because those were my bigger concerns, I really don't care about anything else. She said "they will get done when we can" she showed me the request and that is was marked as in progress. I left the office, my apartment is now cleaned and personally sprayed by self, and have not seen too many more bugs, and I am enjoying the unit minus the sink and dishwasher issues and bathroom. Let's hope in due time that the request is completed with no issues. To end this review, I would say the unit is nice and a great size. I am appreciative of Jill's advice and kindness to work with me and get me situated especially cause my situation at the moment. I will leave a 6-month review to update on this but I can ensure that I make the best of any situation and am most grateful for the little things. read more

this place has been a nightmare. it started out well; nice air, nice weather, overall nice vibe. BUT soon things started crashing down. me and my family moved here late 2020. things started getting bad early may 2021. it started with just seeing an occasional centipede or two. me and my sisters were familiar with them so it didn't bother us as much. but then there were roaches, then spiders. the refrigerator doesn't work. the washer machine doesn't work. the management is not great, the service is distasteful and it just feels disgusting to live here. im sure that everyones got there own thing going on and rents getting higher so it might be a bit hard to keep up with the people that live here but... thats not an excuse to not take care of the people that are PAYING you to live here. all of the money that they've gotten from people and they don't care to clean the place up. its gotten so bad to the point where you can't even sleep without seeing roaches or hear loud noises at night. this is not to be hateful- instead to spread the truth. while living here though, it always seemed like we had a little critter guest to check up on us. i don't recommend staying here! like, at all. i wouldn't wish for anyone to live here- unless if you wish to disrespect yourself. if this is your last option, have at it. but other wise... I've lived at Sterling Pelham for just under a year. The apartment complex is quiet and mostly friendly. We've had a few maintenance issues, but the maintenance team responded quickly and were all friendly. The management office also responds quickly and is courteous. We live in an older apartment that has not been remodeled. I'm sure the remodeled units are wonderful. I have had a few craaazy high power bills (that I'm still trying to figure out). That's my main frustration. Also the speed bumps. They work, but boy do they work. But the apartments are fairly nice and the location is super convenient. read more

This place is forever in my memory of the worst places I have lived. They kicked everyone in my building out because they were unable to control the cockroaches. I lived at Sterling Pelham for only 2.5 months so I know they didn't come from me. Management told me that everyone had to go so they could do something about this "on-going problem". That means they let me go ahead and rent an apt that they knew had a very bad infestation... But let's start from the beginning. On my move in day I had my family in town and my truck loaded up ready to move in. However, I was informed that my apartment was not yet ready. "What do you mean?" Both myself and my family had all taken off work and loaded up everything ready to do a 1 day move. Now I was stuck with all my possessions and no where to sleep for the night. Not only that I had to take another day off work and move all by myself since the front office can't seem to schedule when apartments will be ready. I guess all that money I forked over wasn't enough for management to do their job. Once I finally got into this roach motel, things started to really get bad. I was finding roaches everywhere. Not the large so-called palmetto bugs but the hard to kill german cockroaches that you hear horror stories about. I seriously had to keep a roach spray bottle in every room. It was so bad I never even unpacked my kitchen boxes from the move. There was no way I was going to entice more with eating food in my own apartment. My place was super clean and I still couldn't get rid of them. The office was no help. Looking back the best thing that could have ever happened was for them to terminate our leases so we could move out. They wanted to kick us out with only a 30 day notice, however, a few tenants pointed out they legally have to give us 60 day notices per our lease agreement. (They don't even read their own leases) Probably the saddest part about this whole story is that they kicked us all out during the holidays. I had to miss going home for Thanksgiving because I needed to find another place to live. It has been a few years now since I have lived at Sterling Pelham, but that goes to show you the extent of how bad it is there if I can remember that much detail from that long ago. read more

I could go on and on, but I'll just say this has been a horrible place to live. If we could afford their fees we would break the lease and move. We are extremely clean people. Take out our trash regularly. No food out. Never have dishes in the sink. Clean the counters every time I cook something. Roaches were still coming in the apartment. It takes forever to get maintenance to come out and fix anything. When they do "fix" something it still doesn't work. We called and asked for almost a week for them to fix the bathtub so it would drain. My husband is a landscaper and gets dirty. The bathtub was nasty. When they finally did come to fix it, I would have turned them away since it was the day I had surgery, but we needed it fixed. I needed to use the restroom due to nausea from the surgery, but couldn't because they were in there and had to stay in my bedroom and use a bucket. It was awful. If they had come when we had first called everything would have been fine. What's worse is that it still wouldn't drain after they "fixed" it! My husband just went out and bought draino and a snake and fixed it. Our hot water wasn't working. I had just had a baby and needed to take showers and needed hot water to wash the bottles and such. When they fixed that, they let somekind of tape touch something hot on the heater and filled the apartment with an awful chemical smell. Not good for a newborn! They had to come back and fix that as well. We used the washer and dryer area and my husband's clothes were stolen. He has had several items including a blower and gas cans stolen from his trailer. read more

When I say the maintenance is lazy . Me and my BF a/c stopped working Thursday night . Went over to the office Friday morning because it was 91 degrees !! They told us that we basically had to wait until Monday . We have had to come out of pocket buying fans etc and it's still not working . Worst place ever . I am currently a resident at Sterling Pelham, and I must admit that my stay so far in these apartments have been very satisfactory. The staff who works here are very friendly and are more than happy to help. Whenever we have issues we know we can always call maintenance at ANY HOUR which is always great, and they are extremely fast and efficient with what they do. Of course I cannot vouch for every person who loves here but I personally love my neighbors here. They have actually been very welcoming and that's just not something you seem to find in a community who shuts themselves off from the world and then expect to be greeted with open arms when they themselves do not do the same. As far as some of the features I would definitely give them a high rating, such as the pool, gym, and of course walking areas and park where they keep efficiently clean and tidy regularly. Not to mention it's awesome to have a complex where the pet restrictions are so free! Trying to find a place that will allow a bigger sized dog was a huge hassle and I was glad to find the best fit. The interior of the complexes are up to date and was very clean when we first moved in, and the closets are awesome with plenty of space. And of course having the option to actually rent furniture is an amazing feature they offer, which I highly recommend doing. Now the only reasons why I took a star off of the rating was just because I would like for the laundry facility to be a little bit cleaner, and because paying rent has been a slight hassle at times. I have a roommate and the rules keep changing as to how you could pay, so our very first payment we split it online. From then on we were told that it could only be done for us to split it if we bring in money orders. Now they are saying they can only accept it if we bring the split payments together, and with us having two completely different work schedules that has been rather inconvenient, so if recommend fixing that online feature if at all possible. Otherwise Sterling Pelham has been a great, affordable place to live and I would definitely recommend it to my friends. I love my townhouse here and the location is incredible since you have the mall 5 minutes to the right and downtown is about 10 minutes to the left, with a shopping plaza right across the street that everyone here regularly walks to. read more

This place is an absolute dump! This was my first place on my own, so I did not know what to expect but they always managed to disappoint. I cannot think of anything I liked about their complex. They fail in every area- from safety to maintenance to the amenities. They make no attempt to maintain a safe property. Open drug use is rampant throughout the property and the cops are constantly out there for one reason or another. I cannot tell you how many times I had to walk through marijuana clouds just to get to my apartment. They do not even attempt to maintain the property. I lived on the second floor and spent months telling them about a loose step before it collapsed while I was standing on it! Instead of fixing the steps, they simply nailed the step back and claimed it was fixed until someone else fell through another one had to go to the hospital- and they still needed a week to fix it properly. Unfortunately, the inside of the apartment was just as bad. The appliances are outdated for starters- I moved from a one bedroom into a two bedroom apartment somewhere else and saw my electric bill cut in half. Three of the burners on the stove did not work- but since one did they considered it to be "in working order." Two electric outlets were defective, and almost certainly a fire hazard. Instead of having an electrician come out to fix it, they sent a handyman from their staff who looked at it from across the room and said it should be okay if I did not use it. When I told management the ceiling fan was not secured properly they said it would be fine. It fell on me while I was sleeping, leaving two live wires dangling from the ceiling in the bedroom for weeks. I know they talk constantly about the amenities, but they refuse to maintain them. The pools are almost always closed during the summer due to one issue or another. The limited equipment in the fitness center is usually damaged and unusable. From management to maintenance, this is just an overall horrible place to live. There are plenty of other apartments close by and they cannot be half as bad as this one. I recommend you do yourself a favor and continue your search. read more

Where to start; the cockroaches? The rats? Paper thin walls? Waking up to security IN MY HOME!? This is my second apartment at Sterling Pelham. My first was flooded multiple times, so I moved into the "nicer", more pricey section. 900 month, 2 bedrooms, 1 bathroom with hookups. The leasing agent showed me a floor plan with a porch which my apartment doesn't have. The space is decent at first till you start hearing the neighbors all the time. I've had power issues and unstoppable roaches. I'm hate walking my dog or dropping trash at night due to the legion of rats guarding the dumpster. Then there's the time management suspected me of smoking marijuana at 8 AM and I was awoken by a nice man with a gun in my living room giving me the rundown, no warrent, no permission. By far the worst invasion of privacy I have EVER experienced, for ridiculous accusations at that. I'd move out today, if I hadn't signed my life away on the pile of papers that accompanied my lease. The only thing I like is the location, and their are numerous other apartment complexes on the area. Id recommend 2900 North, Beacon Ridge, or Midtown over Sterling Pelham or Sterling Winchester (same thing). Only 6 months till my lease is up...can't wait read more

I recently renewed my lease with Sterling Pelham Apartments, I absolutely love the community. Its located right in the heart of Greenville and in walking distance to practically everything. The neighborhood is filled with children which is awesome for my daughter, not to mention a safe place to call home where children can ride there bikes and play outside. Definitely enjoy the perks of having a gym in walking distance and a nice pool with newly updated outdoor furniture! The office staff is awesome! They are professional and always friendly, and seek to ensure that the tenants of Sterling Pelham are always happy and satisfied. read more
