THIS MANAGEMENT COMPANYS NEEDS TO BE INVESTIGATED ASAP AND SHOULD NOT DO BUSINESS WITH ANYON my expeirence with this management company has been horrible i lived in a building that has shared water with a restuant and a ice cream shop down stairs when we moved in the resturant was closed but the ice cream shop just opened and when it opened they started adding 100 dollars to my rent for water some time went by and the resutant opened then all of a suddent it went to 278 a month for water ive done some digging found out that there is 1 water meter for the whole building and the stores DID NOT have commercial water meters noone awnsered the phone noone had awnsers so we just moved out they added 2 grand for maintace fee there was NOTHING wrong with that apartment NOTHING i left some trash and that was it!! these people are SLUM LORDS DO NOT RENT FROM THEM my lawyer will be contacting them AGAIN because when he reached out before because also my heater was OVER WORKKING ITSELF making my peco bill ridicusly high and REFUSED to replacce it my lawyer will be talking to them soon these people do not care this building i lived in had so much problems the walls were leaking water there was NO INSULATION in my apartment at all and they did not care the heater was spitting out black shit and i have newborns they did NOT CARE but want to keep adding money and not explaing why if you still rent from them RUN RUN RUN FAR AWAY from them read more

I would say avoid even looking at any rental listing with these people. I drove 40 minutes to look at a supposed house with an apt available. The house in the pics was NOT the rental available. It was the trailer just around the corner. So they lied about the property. The realtor who met me also knew it was not the right property. There were no pics of a trailer or mention of a trailer anywhere. Very shady dealings. Stay away. read more

Zero Stars- Absolute garbage of a company. Everyone I know and have encountered has called them shysters and crooked. They do not complete work orders, staff was ignorant and rude. PGM is a piece of shit company. I have tried to work with them for over 3 months now about a continuous noise complaint at their Baynard blvd property and they have blatantly ignored me. They don't care about their residents or the property. Trash all over the place. Stairwells being held up by 2x4s. Homeless people sleeping in laundry facilities and behind the building. Windows missing screens which is a code and safety violation. Windows are cracked and don't open properly. Balconies and patios cracked and falling apart. Since we signed the lease - they don't EVER respond to emails or phone calls. they Never answer the phone (unless you call the useless sales line) . We haven't moved in yet and they assessed a water damage fee. Hello - we don't live there yet!! PGM took over my lease about 6 months ago. since then, we have had unexpected visits with absolutely no warning or mention from them. PGM has also been horrible at returning any emails or phone calls. Bottom line, the quality of their service, communication, amongst many other things has been incredibly disappointing. This place deserve a negative zero star, all they care about is money. I will never refer PGM to anyone not even my enemy if I had one. We rent a home and before we moved in they had to fix and clean the house on moving day we arrived at house nothing was done. The house was dirty the stove, washer and dryer was not working. This company is extremely unprofessional. The house we moved into had exposed wiring, broken lights, and had oil squirting from the pipe that carried it. Dan was a horrendous landlord and didn't answer a single phone call after a major issue with our toilet. If you value your money stay far away from this terrible company. Let's be honest PGM has no clue what they are doing and understaffed I have been renting from them for 8 months now and fail to maintain the property since the date we moved in. We found out that the property was never inspected by the codes department before we have signed the lease they fail to show up for inspections and the issues are on going. We had the pleasure of talking to Justin the owner who is very rude and constantly telling me I don't know what I'm talking about and refused to do work on the property because we owe them money that is being held in a esscrow account and they knew about it. You want a real review here it is this is just my problem with PGM. I would honestly give a negative rating if I could I would hate to call someone a slumlord but that is what we are dealing with. read more

She not only showed us numerous houses, but she answered all of our questions and was a big help with selecting a house, signing an aqreement of sale, having our house inspected, and helping us decide what needed to be done based upon the inspection. Justin Gall and PGM are evil and horrible. They knowingly rented me a condemned house, with a basement full of sewage. It looked fine when I viewed it, but they told me there was no basement. They had a saw horse set up in front of the door and told me it was a closet. A month later when I went to move in, after signing lease, getting key and paying deposit, etc., there was a condemned sign on the door and the whole block stunk. PGM made me homeless. I sued them and won, but they refused to pay me for three years. My credit will never recover. Do not trust there despicable people! read more

Bad experience. One of the owners is a good salesman and somewhat knowledgeable but the rest of the employees have no idea what they're doing. Used their property management services for approx. two years and experienced nothing but headaches. The following items are just a few examples: -Accounting system is nearly impossible to figure out (I have a background in finance) -Nobody is held accountable for their responsibilities (walkthroughs, maintenance, advertising, tenant complaints/requests, etc.) -Tenants were eventually evicted but the house was a disaster when they left. I understand things like this happen but the house showed signs of significant abuse that should have been caught in previous walkthroughs (which probably never occurred-If they did, we were never informed about them and/or the details) -Tenants called about an issue w/the A/C and a small leak but it took MONTHS for us to even receive a full acknowledgment that the issues were "addressed." We were told nothing was wrong but after we personally inspected the A/C, it was clear that nobody had changed the filter. Because of this, the A/C was working constantly and sounded like a helicopter. I'm sorry but it doesn't take a genius to check the HVAC filter, especially since we left extra filters to use. As soon as I changed the filter, the A/C was immediately quieter. -Advertising was done incorrectly. Luckily the other co-owner checked to make sure the property was properly marketed and found out that it was missing on at least one site and improperly marketed on another. If you choose to do business with PGM, make sure you double check everything and check on the tenants yourself. Much of what happened could have been avoided if I had spoken directly to the tenants but you generally don't do that when you pay someone to do it for you! read more

Don't use PGM reality! Especially Houses By Rachael. They have poor communication was supposed to meet with her twice did not happen pull up to the house at time of appointment and get a call to tell me that it's not happening.
