Generally for emergency repairs they were great, and my location was great. However, the other reviews about Max are spot on. My apartment has had persistent water damage for the four years I've lived in it, which required repairs every 3-6 months. My last year renting from them before they sold the building I was in, Max wanted to raise my rent $175. He told me he could rent this apartment for way more than what he was renting it to me for, and that the water damage would be fixed permanently. He repaired it quickly, raised my rent, and then the water damage came back 3 months later after they sold my building. What a scam artist. I feel stupid for believing him. read more

I recently moved after spending 2 years at their Brentwood property for grad school, and I have no complaints. I got my security deposit back in a timely manner this month. I only ever had to call maintenance once, and that was just because my smoke detector was on its last leg. Everyone in the office is friendly and helpful. We called and left a message for a leasing agent, had a call back from Max in 5 minutes, a showing in 30 minutes and knew we'd found the apartment we wanted for our son immediately. The communication was unbeatable in speed and professionalism, the apartment is great in a phenomenal location, rent seems very fair and reasonable for the apartment size and location, the application and leasing processes were seamless and we are so thankful we called Barron Realty. Renting apartments is a huge headache, right? This past summer I found out that it doesn't really have to be. I had a great experience renting through Philip Barron and definitely recommend them for anyone looking for a great apartment in the Clayton area... there were a few bumps along the way but overall they've been great to work with and I absolutely love my apartment... so much that I plan on renewing again when my lease is up in August. The renting process itself was pretty darn easy, and I love that they only charged a month's rent for the security deposit (I've experienced way worse than that.) The whole process took less than two weeks, and I got to move into my gorgeous little place. Pretty seamless, right? The only issue was with cleaning. Before I moved in, I went to look around and saw that the place was pretty dirty (think long dark hair everywhere, grease on the stove and backup in the dishwasher... so gross.) The cleaning crew assured me that they'd have it looking great soon, but when I moved in it was still so dirty and the dishwasher was the exact same way. Major sadface. They sent someone back to clean it some more but I ended up hiring my own cleaning crew because at that point I didn't trust PB to do it themselves. $200 to have your place cleaned after you just moved in definitely stings a little bit! Overall, though, they've been great. I recently had an AC issue and someone from maintenance came right over and fixed it, and they're pretty attentive and willing to help with whatever I need. I rented through phillip h barron at fox chase apartments in arnold, so to make a long story short, I had a problem with another tenant that the staff did nothing but try to gaslight me, bring up weird unrelated excuses and scream at me so I tried talking to max who works here and he just kept interrupting me and saying "but go ahead im listening". This place is a joke, and everyone here seems to think the world revolves around them. I hope the idiots at Fox Chase are reading this and seriously reevaluate their lives. read more

Lived with them in three different apartments over three different school years at WashU. The properties were decently-priced given the area, so I never felt like I was overpaying for rent, and they were willing to run leases for 9-10 months instead of a full year, which is what I needed as a student. They were good enough that I rented from them multiple times over multiple years. That being said, they definitely were not a perfect realty company, and on multiple occasions, dealing with them was unbelievably frustrating. If you're a WashU student looking for a place you can trust to be acceptable sight-unseen, Philip H Barron Realty is probably an okay pick. ~~~~THE GOOD~~~~ - Pretty decent apartment quality. One of the three properties I stayed in was actually a really nice place. The other two were decent as well; nothing to write home about, but nothing decrepit either. - Great responsiveness to maintenance issues. Had a ceiling start leaking badly one day, and they totally fixed it up the next day after I called them. When I told them the freezer didn't work, they replaced it quickly. And when I told them the next day that they'd put the doors on the new freezer on backwards so they were super awkward to use, they came and fixed that immediately as well. When we had a leaky faucet in the kitchen, they fixed it immediately. Their quick maintenance responses were a welcome change from previous landlords who dragged their feet on maintenance. - All three years, I got my security deposit back in full and on time. This was a huge plus for me and it's one of the biggest reasons I kept renting from them. Even when they knew I was leaving STL and would not be returning for another year at WashU, they still refunded my security deposit in full and did not try and cheat me out of anything. - Most of the staff are pleasant to deal with. Carrie and John B. in particular were very approachable and friendly. - No bugs! Ever! I think I went three years without ever having a live roach in my house. Great work from these guys on the pest control front. ~~~~THE BAD~~~~ - Their sales staff are dishonest liars. It's no secret that salesmen everywhere will act dishonestly to push their products, but at Philip Barron they are way worse than normal salesmen when it comes to lying through their teeth. I had a conversation with the owner's son (on the sales staff) that literally went like this: Me: "Hey, I'm interest in 123 Main Street, if I can get that apartment on a 10-month lease instead of a 12-month lease, I would be willing to sign a lease today." Max: "Sorry, we are not allowed to rent 123 Main Street for anything less than 12 months, but I can write-up a 12-month lease and give it to you today for you to sign." Me: "Okay I am not interested in the apartment then, I will go find one somewhere else." Max: "Wait let me double check.... Oh.... hmm.... Yep, we actually can do a 10-month lease for that place." Basically just straight up dishonesty from the owner's son, trying to trick me into signing a 12-month lease by LYING about them not being allowed to rent it for 10-months only. This is very scummy of them, and it is the biggest reason why I look down on and do not respect their sales staff. - Dishonesty (or incompetence?) when it comes to knowing who pays which bills. Before my roommate and I signed a lease for one apartment, they told us, in writing, that we would be responsible for paying the electric and internet bills only, and that Philip H Barron would pay for the gas bill. It was very clear from the paperwork they gave us. Under that impression, we signed the lease for the apartment, and then Philip H Barron Realty later started sending us gas bills. When we complained and pointed out how their own paperwork said they would provide the gas, they told us they had "made a mistake," but that they would not be paying for gas. This was at best woefully incompetent of them, and at worst, intentionally deceptive and dishonest. Given the dishonesty exhibited by their salesmen elsewhere, I'm inclined to believe it was the later. - Logistical incompetence. I once told them I was coming to STL on a Saturday to move-in, and (because they're not open on Saturday), I asked if my buddy could come by earlier that week to pick up the key for me. They said sure, and told me what I needed to do to give him permission to pick up the keys (filled out some forms and pay them the first month's rent). I did both of those things, then my friend showed up and they refused to give him the key because I hadn't yet paid the first TWO month's rent. When I complained that they had just told me to pay the first one month of rent in order to have my friend pick up the key, they admitted to having done so, but again called it a "mistake" and tried to insist that I pay the second month's rent electronically (because that way they could add a nice little surcharge which they couldn't collect from paying by check). read more

Beware of lead paint -- I lived in a Philip Barron apartment built well before 1978, and they performed repairs on the unit WHILE I was living in it. They removed the paint and plaster to perform repairs. Remember, lead paint was federally banned in 1978, so I can only wonder in retrospect whether any lead paint was dispersed from the extensive repairs. Finishing up my first year at one of their properties, and about to resign, this is the first time I have rented with a company and had zero complaints! Finding a good place to rent, with good property managers, is hard to come by. My experience at Brentshire Walk Executive Apartments has been fantastic. GREAT PRICE, GREAT LOCATION, CLEAN APARTMENT AND SPACIOUS. I have no reason to complain and anytime I have had issues they get back with me in a day! I am happy that seen so many people's compliant about this shitty realty. PHB maybe not the worst realty company in the STL area, because they got some staff who provide good service. But Max Barron is definitely the MAX WORST part of this company. This gross man can only say one sentence: "You both responsible for the lease you sign." You can not make any sense with this man. Let's talk about their service: The good: I saw many reviews say that their maintenance service is good. That's not wrong. They do respond very quickly and finish all the job in 1 or 2 days after your request. But I wonder is this the basic service that every landlord suppose to provide (They are not private landlords but a company)? Besides, they will charge you for the maintenance. Once I got a bill with $95 for my toilet block.....That's incredibly ridiculous! They just came and use the plunger to fix it...it takes up to 5mins. I know labor is expensive in the states but that is too much! I know they have a lot of tenants are wustl's student from China, how could I know this? Because they even got a WeChat account, for Max and their maintenance crew. Wechat is a social media that very popular in the mainland of China, only people from there will use it. What is the reason that a small local STL realty company needs a Wechat? Because there are many Chinese students in Washington University and they badly want them to become their tenants. Why other realty company doesn't need that? Because PHB can hardly find a local tenant besides those alien young teenagers! Everyone who has been visiting PHB's apt in person would not rent it, and those students only can see an edited video when they were still abroad. Meanwhile, PHB does have a relatively good price. However, that is based on some bad conditions. Their apt is very old, and they barely do any inspection or maintenance before you move in. For example, I found out there are many stains on the wall when the first day I been into my apt. And the dishwasher is broken. Be careful! You should check everything is good when the first day you move in because they gonna charge you for that! So now you may understand why they got a relatively low price. 765 Westwood is one of their property, just go and check the mailbox, 90% are Chinese names. That did not surprise me at all. The bad: PHB is the kind of company that cares nothing about you but their money, they can do EVERYTHING to get the money. My friend asked a clean company to clean the apt before they leave, but they still got charge for the clean fee, and it takes every single coin of their deposit. Besides, they sent a bill with 500 bucks for the replacement of the stove, and warn my friend it will be reported to the credit bureau if they do not pay the bill in 5 days. They will threaten you, they will tell you they gonna report your case to Washington University if you are a WUSTL's student. Don't be afraid if you are, because the university will not gonna care anything about compliance from a local realty company, they can only threaten you! They will rush into your apt to check if you have any violations. My roommate brings back his girlfriend, then they sent a letter to us about our violation of unallowed sublease. We did not sublease to anyone and all the rent is paid by my roommate and me. But they just get into our apt and check my roommate's personal property without any further notice. After that, they sent a letter and it says they will refuse to communicate with us then block our email. What kind of realty agency will block their customer's email? They also threaten us they will report it to our school, Max said:" I got a contact in WashU." Guess what? The person who takes care of the business about off-campus living in WashU told me: "You don't need to worry about them because the university is always stand by you." Therefore, just be careful with this company and be careful with MAX. Because the rest of the staff on this company is okay. But Max, no offense, he seems like an uneducated savage. I don't know if he is the son or grandson or other relatives of Philip H Barron, but he is absolutely the biggest mistake of this company. read more

This company is responsive but there are a lot of maintenance issues. The emergency ones are resolved right away. The aesthetic ones not always. They seem to care about cleanliness and service but the age of the buildings - when they are old like mine - maybe makes that difficult. Still, when I moved in, the place had new blinds, a new toilet and a clean stovetop. The service people are quick and effective. I did have a bit of a roach problem - it's the city, they said - but was kept under control with pesticides. One time, little footsteps of some animal were left on the counter, but I never saw them again. It's not completely carefree but can be made quaint if you don't mind calling in every once in a while. read more

I am a current resident and been living in one of their apartment for a year. I am definitely planning to renew my lease because I had a wonderful stay at my current apartment. The property is well-maintained and maintenance is really quick. One day, my toilet was running forever so I called the landlord on weekend and he came within an hour. It was an easy fix (and I felt sorry for calling him on weekend) yet he was really nice and even replaced my toilet seat the next day for free. I just moved out and only because I needed a bigger space. It can be nervewracking to start with a new landlord, because they can make your life horrible or wonderful. This company is the latter. I lived there for 2 years and have 0 complaints. Any maintenance request I ever put in was solved either that day or the next. The property manager was friendly and accessible. I even made some stupid mistakes during the move out process, and they were understanding and did not penalize me. Simply the best landlord in St. Louis. I have lived in PHB apartments for three years, and they have always been responsive, honest, and good stewards. Nearly all maintenance requests have been completed the same day. When the boiler in my current apartment's basement broke down, they left space heaters that night and then had the heat up and running in four days. Much sooner than I had expected. Probably the best sign is that there is no funny business with the security deposit. I have always gotten back the full amount even if I put a couple of nails in the wall or there were signs of normal wear and tear that other landlords use an excuse to keep the deposit, often all of it. I see that as an 8% discount and peace of mind. The apartments are tasteful and situated in great neighborhoods - I live now in DeMun adjacent to Forest Park. Prices seem to be competitive for the area or slightly higher. You get what you pay for, and it's 100% worth it to me. My current place is a spacious one bedroom plus den with all the charm of 1920s architecture and detail work - outside of the building has a beautiful gate and facade. Staff are very friendly and approachable. I know three or four by name now and certainly feel I can call or e-mail them with concerns. Website is easy to use to see what's available and it was straightforward to make appointments to see multiple places. What more can you ask for? read more

I had a terrible experience with Barron Realty. The employees are dishonest and will manipulate you into signing a lease that you can't afford. They do NOT value the safety of their tenants. Here is a short list of the problems I've encountered with Barron: roaches, leaking ceilings, pieces of concrete weighing over 10 lbs falling from the stairway in front of our back door, months without garbage pick-up, and the discovery of an entire set of keys for our building (labeled with apartment numbers) left in the alley behind the building. This realty company is the worst. The apartment was very dirty upon moving in and there have been major problems with our building--water cutoffs, waste collection problems, lack of any cleaning of the building, malfunctioning laundry machines--over the past several months. The landlord is not interested in providing a safe, clean, and quiet living experience. Moreover, in the past few weeks, after everyone in the building resigned their leases, the landlord announced a major demolition and construction project and tried to carry this out without proper city permits or providing safe entry and exits to residents. No sympathy was shown to residents nor was any rent refund offered. Do not rent from this company. read more
