We live in a ranch with a finished basement so we had the Radon tested. Surprisingly it was 3.5, 4 is the level that you would want a Radon Remediation. We are happy that it is at a relatively safe level. Radon is the #1 cause of lung cancer after smoking! read more

We had Kelby come inspect a house we had put an offer on. You could not ask for a nicer guy! First thing I loved was that he expressed excitement for us on this exciting new adventure. He explained everything that he would be doing and what we could expect. We paid for a premium package I believe and while expensive, well worth it. You receive 360 photos of every room and a floor plan. While waiting for closing to come, we've relied heavily on those two items to start mapping out our plans. We also loved how the detailed report comes with a graph showing estimated pricing for repairs. We can use this to budget our repair expenses and also as a starting point for tasks. We knew that we'd have a good amount of work ahead of us. Kelby explained what things he would worry about and what things would be easy fixes. He talked us through so much and really helped us get to know the house better. He is fast moving and had no complaints about getting up in an attic or into a crawl space on a very cold day. It was easy to book and communication was very clear and informative. Highly recommend. read more

I chose Pillar to Post after some great recommendations within my neighborhood. I also liked that they did sewer scoping and could do structural inspections through the same company. They responded to my calls quickly, had great pricing and showed up on time. The inspectors were very nice and walked me through everything. I did think the inspection was short but I didn't dwell on it since it was a small house. However, since I moved in I found many pre-existing issues that I would've hoped to have found on the inspection. Appliances were clearly not tested enough as there were issues with them including a gas leak. And while I paid extra for a sewer scope, major issues that existed (verified by multiple plumbers) along the main sewer line were not identified. Unfortunately this is an extremely costly repair as well. I understand not everything will be found on an inspection and it all depends on the conditions of the house that day. But the number of issues I've found and with the severity I've spent THOUSANDS (like 10-15% of my home value) on repairs. My report was very minimal as well, only identifying about 10 issues in a home over 100 years old. As an experienced home buyer this inspection was not even close to par and has cost me. read more

Inspector didn't know how to open a window and said it was broken. He complained that a fixture or fan was missing but didn't look to notice there wasn't any wire in the box and it was purely there to support a decorative piece. Inspector didn't know electric code and that aluminum wire was safe and to code for certain amperage. This was a brand new breaker box installed only weeks before by a master electrician, supervised by an electrical project engineer and certified by the county. Completely screwed up drywall in multiple places with moisture probe. Crawled all the way into attic to find a piece of romex spliced together without a box, but couldn't be bothered to check with a voltage pen if it was an abandoned cable. Do not let these people in your house, they know less that an average teenager and will install FUD -fear, uncertainty, and doubt in the buyer for no reason. Never again. We took Pillar to Post service out of the list the realtor suggested. The House inspection report suggested some aesthetic corrections to the house out of which we did reconcile a few of them with sellers. Based on confidence coming out of the nicely packaged report we did proceed with buying the house. We were first-time house buyers. Within the first heavy spell of rain, we start seeing many issues which were ignored by the inspector. These issues can be easily spotted visually without the use of a specialized tool. Some of these issues are like Door Frame rot which can't be fixed as it was earlier fixed in its lifetime & now can be replaced only. Few photos I attached for both entry doors. Inspector missed basement wall cracks that seep water and the roof which is damaged by a prior hail storm just a few months back before buying the house. Put together damages are worth 70-80 thousand dollars. We did raise these issues with the Pillar To Post team. Inspector denies any error in judgment & Pillar to Post passed the ball to their corporate Insurance company without any further cooperation. Now their Insurance adjustor is sitting in California while the issue is in Mason, Ohio. After one month has passed we had no progress on the claim & when requested an update they are telling us to wait another 30-45 days. In summary, I am now with damages to repair, Seller is already off the hook as time has passed & deal is done. Litigation is a costly affair that could be a last resort. I am not saying that all the inspectors working with this company are unprofessional but you should proceed with your own caution. read more

Nothing but a great experience with this company! They answered on my first call and set up an inspection for two days later. I loved that they had the different inspection packages AND could do everything same day. We opted for the prestige inspection because I'm very health conscious and wanted to make sure my new home was absolutely safe. That may seem expensive at first but we paid $800 for a mold inspection alone at our last house. They sent 2 inspectors so the inspection went pretty quickly. The inspectors were very friendly and professional and made sure they covered everything with me and that all my questions were answered. Wouldn't hesitate to use them again! read more

None of the inspectors wore masks or gloves inside my home during the peak of covid. I specifically requested through my real estate agent that they wear masks. I am certain my real estate agency conveyed the message to pillider Post plus they could not have missed the mass I left out for their use. I own a duplex so they put not only my family but my tenant's family in danger. They claim to be covet compliant but they're not. I called the local and national office. No one cared. No one called me back. It almost ended the real estate deal. I will never let them enter my homes in the future. So unethical. read more

Waste of time and money. Inspector missed many issues but impressed how good looking the house was. While paying at the end apparently by paying the bill and sign you enter in a contract that the inspector nor us was aware of. We start getting calls from 3rd parties saying that they got the referral form P2P. When we called back to inquire why our information has been sold to 3rd party without our consent we were sent a contract that we never seen before with the credit card signature on the agreement. This is fraud and deceiving practice at best. If you value your privacy and you need a good inspector look somewhere else. read more

I was extremely disappointed with this company. I paid almost $1000 for an inspection 6 weeks before putting the house on the market just so I could avoid having any last minute surprises that might jeopardize selling the house. We remediated all of the major findings and then sold the house. The buyers also hired Pillar to Post for their inspection. Lo and behold, the 2nd inspector found lots of new issues that the 1st inspector missed, causing lots of last minute scrambling, stress, and costing me over $2000. The response from P to P-"oh well". No explanation for why there were so many discrepancies between 2 different inspectors from the same company, no apology for the issues they caused me, no offer to refund the $$ I paid for what was obviously a shoddy incomplete inspection. A home inspection is too important to be trusted to a company that doesn't stand by their work. They just don't care. Response to Paul from P to P- These weren't just "differing opinions" between your inspectors. There were some major discrepencies (termites, rodents, leaky valves, water stains). You can try to talk this off, but based on some of the other recent reviews I'm seeing here, missing issues altogether seems to be an ongoing trend with your company, and I know I feel better for forewarning others about the quality of your team. read more

I used Pillar to Post as my home inspector when I moved into my house 8 months ago. Upon inspection of my roof, the inspector visually inspected the roof and walked on it and stated the roof was on the older side and stated some flashing needed updated however in aggregate was operating as intended. Within the past month, I experienced a small leak in my roof so I called a roofing company to come out and look at my roof. The roofing contractor told me my home inspector must have been blind to have noted no concerns with my roof. There were shingles sliding out of place, nails completely rusted and inserted into the wrong spot, random holes in the shingles near the chimney (imagine if someone wore soccer cleats and left holes that way), etc. Clearly our home inspector did NOT complete a thorough review as he missed many, many obvious concerns with our roof. I am now unfortunately having to replace my roof after only 8 months in the house. As such, I am not recommending Pillar to Post to any of my friends and family after this experience as it looks like our inspector was just in it for the paycheck and not the quality of review I was relying upon. read more

Waste of money. I got my home inspected in October to move in November 1st. Was told that mechanicals were old but ok. "Just have them serviced". Had to replace furnace a month in. Now am also having to replace the AC unit as it does not cool the home at all. They also missed a severely mis hung exterior door. Probably 1/4" gaps to the outside. Terrible experience. Tried to get part of my fees back and was denied since they told me to get them looked at by others. What is the point of the inspector if I must have other professionals check things? read more

We had a terrible experience with this company. The inspector they sent us did not find that the house had a major water leak, which according to the utility conpany had been leaking for 14 months. He told me when I called him, "Wow, sorry, but I turn on everything when I get there so I wouldn't know if there was a leak" Also, the owner and the manager could have cared less! No-one else. even apoligized. And the contract he showed up with at the house had stated "They are not liable even if they are negligent". So we were screwed, because we had signed it. There is, by the way, a standard that should be followed to check plumbing and many other things! We now know most of it was not followed. Beware! read more

If I could give them less than one star I would because they do not deserve a single star or even a half star. They have done home inspections on two of my children's homes and me having been in the roofing, HVAC, and construction business for over 38 years the kids decided that I should be at their inspection which I gladly was. I pointed out several things in which both inspectors on both houses acted like they wrote things down however they evidently did not. Both kids have had numerous heating and cooling issues as well as one who had to replace hot water heater. Roofing issues with animals getting into the house because the inspectors didn't know to lift the tabs of the shingles at the eaves. I could go on and on and now another one has called me with cooling issues with the condensate pan running over into the furnace on the floor and soaking the carpet inside the house. If the inspector had really checked the condensation coil like I told him then with this would have been addressed and taken care of by the previous owner before they moved into the house. I do not recommend these people and I feel that they are more than likely just a scam and in it for the money only. After reading the previous reviews before I posted my own judgment here it seems that many others may feel the same way. read more

We were on the receiving end of a home inspection by pillar to post. They reported a bad attic fan. The fan had been replaced two weeks earlier and was a functioning fine. The inspector didn't seem to understand it was controlled by a thermostat. The inspector reported leaking pipes which there were none but we had to have a plumber out to inspect and document they were fine. The whole report was skewed to make it sound like the house was falling apart. Which it clearly is not. We even had a contractor laugh when we told him who did the inspection, said it was his second call out in a week and both were nonsense. Avoid these guys at all costs! read more

I recently hired Pillar to Post Home Inspectors to perform multiple inspections on a home I had intended to purchase. The inspector arrived on time, at 9am, and around 11am I arrived to the property to pay and hear what the inspector had found. The first thing that I noticed was that he had just gotten to the inside of the home and had spent two hours outside of a very small 1,600 square foot residence. He told me a few things that were wrong but stated that they weren't very big issues. During our talks he claimed he saw a mouse in the "basement", which I identified to him as a mole and he stated he would change it in his report. He did not change his report and it then said we had a rodent issue which was not the case at all. He also had called the cellar a basement in all of his reports which it is not. There were plenty of falsified aspects of his report and while we were talking he was asking very strange questions like "have they been renting this house out and now they're selling it?" and asking other odd questions about the sellers that a buyer wouldn't know. It seemed strange to me that he wanted that information. I left promptly at 11:30am and he stated he still had to go through the inside of the home. After I got his report and noticed there were no interior photos, no comments on any of the appliances, and no comments on the things I had noticed on the interior of the home I contacted the seller. They were called at 11:40am to come and lock up the home. When they arrived he was already in his vehicle less than 5 minutes after he had called. Which tells me he did not even walk through the inside of the home except for to say the water heater should have a catch basin underneath. I paid for an entire home inspection and expected the entire home to be inspected. Once I sent my report to the lender (I am not working with a realtor) the lender even advised me to never use this company again as he clearly falsified the report for whatever reason. I expressed my concerns to multiple outlets and due to the misrepresentation of the home and the company basically blew it off stating that the inspector I had received is actually requested by customers. I am unsure why an inspector would be requested unless he has a high rate of houses not getting approved after his inspections. I also received a phone call from ADT stating my information was given to them by P2P. As stated in a previous review given I was unaware that they had given my information to anyone, and I was not told that this would happen. I find this very sketchy practices from this company. I also find it strange that the company facebook page does not allow any reviews and they choose which reviews to put on their website so their company looks like a better one when in fact it is not a good company to choose. I will never recommend this company and I will also tell as many people who ask me to not use this company. read more

These guys for the most part are shady people who will not respond and will not back up their inspections. Maybe it was just the inspector who was not experienced but corporate will not stand behind their screw up, will not return your calls and eventually not even answer your phone calls or give you your inspectors insurance information if they even carry insurance. Do not rely on this company for anything. Do yourself a huge favor and find an independent inspector. They are out there. Do not base your purchase on an inspection done by pillar to post. The inspector in our case is in default and will not even hand it over to his insurance carrier. Corporate will be of no assistance as they will not even return your calls read more

These folks missed a major defects, and not small ones. The last one that has brought me to writing this review will cost me the better part of 10k to remedy. None of these missed items have cost me less than 1k to repair, and ALL of these items should have been noted on my report. I truly feel they are in support of the deal closing so that the realtor refers them not in protecting their customer the ones paying them. Stay away from these people at all costs....I should have listened to other reviews as the negative outweigh the positive. This inspection company was highly suggested to me by my realtor ( which my realtor receiving kickbacks from using this company was unknown to me at the time). When my inspection was done, as first time home buyer, you don't always know what to look for as possible future issues so you learn to put a little faith into these companies in inspecting your home and writing a report that will reflect your best interest in what things need attended to before moving in. In my report the inspector simply said there was a little "water condensation" under the furnace from the AC unit And suggested it get looked into. The seller at the time said it was from a crack in the basement foundation , which did get fixed. When I moved into my home, come to find out the WHOLE AC unit and furnace was not working because the pipes were clearly froze! Which was the source of the water under the furnace , and the inspector was supposed to open the furnace to look into its compartment, come to find out the wires all inside the furnace were soak and wet and was a major fire hazard and completely destroyed. The furnace was literally duck taped shut And the AC unit outside was well over 15 years old and looked completely dilapidated. The pipes actually had ice on them from being froze , let alone there was no AC in 90 degree weather . That inspector should had seen that and put that in his report. They missed so many things. They costed me almost 700$, and now I am stuck with a 5,400$ bill for a new AC unit and furnace. Which should not had been if they had done their job. I'm not an inspector and I could see there were issues. I wouldn't use them, realtors just get kickbacks from them , but they don't do the job, or care. read more

AVOID THESE PEOPLE AT ALL COSTS! The most simple item for Pillar to Post to accomplish was to take a radon test out of the box, plug it in and turn it on... Yet the inspector, Vince Ferrar, failed miserably in completing that task. He placed the detector within 2 feet of a block exterior wall, on top of a washing machine, next to a drain and a sump pit/pump and right in front of a floor drain. If you know anything about radon testing, this IS THE WORST POSSIBLE PLACE TO PUT IT. It offers inaccurate results and drastically elevates levels. Let alone an incoming storm with both rain and winds over 35mph, OF COURSE it showed high levels! So we move on to the mold test- he takes the control sample in high winds with a storm front approaching.. It showed low levels of mold, so OF COURSE it makes the house look bad in comparison! Idiots. I see Tom Capuano "apologizing" over and over, yet it seems he makes no changes and continues to hire and foster incompetent employees with no remorse for his actions (It's his name on the door, BTW- He's responsible for this) Tom, I advise you to clean house, including yourself. You are obviously ignorant when it comes to training and maintaining a competent workforce. PEOPLE ARE DEPENDING ON YOU and you let them down. You post inaccurate information to the buyers and cost sellers money. You are inept when it comes to home inspections and should look for another franchise to buy. Our house?? The buyers walked. Due to the bad information, they chose to pass on our house. Me? I had the house tested for mold and radon. Results? Normal levels. Idiots. Plain and simple, Pillar to Post is to be avoided. Unless you want a fictional report. Idiots. Edit- I'll add this- Inspection time was 10:00AM. I showed up at the house to make sure all was OK at 9:15 to find Vince Ferrar already IN my house, explaining he "came early because he had to use the bathroom".. So we talked for a few minutes and I left. I returned later that day to find that he had cleaned us out of toilet paper. Classy. Second edit- I can't respond to Tom's comment below, so I'll do it here.. Tom, I don't even know where to go with this.. WE LOST A SALE BECAUSE OF YOUR INCOMPETENCE. Pillar to Post - RIP OFF !!! I am giving this company 1 star because you cannot give 0! I paid for the extra service of having the house inspected for pests. No one looked for pests, but I moved into a home that had lots of mice and it wasn't too hard to find where they were coming in! But it was no fun to pay for and set traps. But even better is the fact that the deck wasn't up to code, the gutters were all rusted, the downspouts were either not attached to the house or were full of so much debris that water just backed up. The "new roof" that the "professional inspector" confirmed as new and in good shape was in fact barely attached low quality shingles nailed over old worn out roofing. This guy was supposed to do a three hour inspection, but only took an hour and a half, never looked at the roof and clearly didn't know what he was doing. I have spent a few thousand dollars to fix things that the previous owners hid, but w professional should have been able to identify easily. And of course this disreputable company has not responded to my inquiry to speak to someone about the terrible job they did. The home inspection thing is a joke we all know that, but Pillar to Post is the WORST! read more

We moved to Cincinnati in the chaos of covid and needed a reliable company. With the start of new job and 3 kids starting school, we needed a professional to make sure our family was moving into a safe environment. We found this company to be dishonest and it costs us thousands of dollars! Brian Recher was our inspector. Missed very obvious problems we were only aware of after we bought the house. We had to hire another home inspector after we bought the house because of all the things missed. That inspector agreed that these things should have been caught by a professional credible inspector/company. We even had Brian back to our house to show him what he missed. He refused to even set foot back in the attic (only 1 pricey issue). He said, "That is why I have insurance..for instances like this". I just got a letter from their lawyer claiming no fault. Mold, rodents, leaks....the list goes on. We had to hire environmental hygienist and a mitigation company. Now we have to get lawyers involved. He even had an inspection report the sellers had done prior to the house being on the market. We assumed everything was fixed. Why was I (a novice in the field) able to find leaks, mold, and a hole going into our attic (infestation) days after we moved in?! Heck, after starting to get suspicious I crawled in the attic myself and found old and new nests. Buyer beware! This could costs you $$$ if you go with the wrong company! read more

DO NOT USE THIS COMPANY! If I could give them zero rating I would. We lived in SC and were buying in Lawrenceburg. Based on our realtor's recommendation we used Pillar to Post for our home inspection. We paid $600 for one of their more thorough inspections with thermal and all the bells and whistles because we weren't in town and the house had been vacant for 5 months. The night before the inspection was scheduled the inspector, Jim Kidd, called and wanted to reschedule to a later time. We explained that we couldn't as we were having a family member meet him and that wouldn't work with his work schedule. He said not a problem but based on the absolutely pitiful inspection it obviously was a problem. The day we moved in it was obvious the master bathtub had not even been turned on, when I turned the handles to clean it, air then brown water came out of the faucet and within 10 seconds water was running out from under the handles. There was an obvious leak and water damage under the kitchen sink from the garbage disposal. Water pours in from under our garage door every time it rains. The dryer vent wasn't hooked up properly and was rigged with duct tape and plumbers putty. We have a 5 bedroom, 3 1/2 bath home with a finished basement and he was done with his inspection in less than 3 hours, I should've known it was going to be poorly done. We immediately called Pillar to Post and asked to speak to someone other than our inspector. The owner, Terry Yaeger, called us back the next day. He then spoke to his inspector called us 2 days later and told my husband that this is why they have a disclaimer. Nothing is guaranteed. Well, why even use them? We could've saved our money and just rolled the dice. Since this all happened in June, our furnace went out. The repairman took the furnace face off and immediately found where there had been an obvious leak that had been rusting for years and a piece on the motor that was glued. Now our warranty company won't pay the claim because of the tampering. If it would have been noted in the inspection we would have had this addressed before the purchase.
