It worked very well for us while attending UK and EKU. After we moved B's brother actually moved into Raintree for a few years, living in two different apartments during his time there, and he never had any issues that I'm aware of either. We visited him often and never struggled with visitor parking, which was nice. Given that my experience was some time ago, it's difficult for me to know the state of this complex now, but I can tell you that during the time I lived here, or visited here often, it was a good place to live.

Third red flag, rent amount total on lease was initially incorrect. Apartment wasn't cleaned on move in as I was told it would be. Was told that damages to apartment would be fixed before move in. They were not. In fact it took 3 months to get the damage addressed because they just close out maintenance requests without your knowledge. Had to put in multiple because it kept happening. Some was fixed some issues are still pending. Washer and dryer that you can rent was filthy when installed. When I asked to have it cleaned, they told me to clean it myself. The dryer was broken and smokey. When I complained, they came to my apartment when I wasn't home and plugged it back into the wall. I didn't trust they fixed it. One week later a different dryer appeared. I wasn't left ant communication they were working on replacing it. I'm glad they did because it would have caught on fire. But the lack of communication was dangerous leaving a broken dryer plugged in. I assumed they fixed it. When it gets cold there is a high pitched sound that amplifies in my bedroom. I have to sleep in my living room when that happens. I asked for maintenance or the manager to come listen to it, I was told they aren't going too and that it sounds like a personal problem not a maintenence issue. The valet trash I paid extra for was picked up about 8 of the 24 times it was scheduled the first couple months only after I called the office and complained. This place advertised social events. I've seen one where they handed out some candy on Halloween. I asked to break the lease a few times. I will not be renewing my lease. They turned their movie theater into a for rent conference room. Anything to make a buck. Do not rent here. Do not give them your hard earned money. They simply do the bare minimum to operate and lied toe to get me to sign a lease.

Bedroom is large enough to accommodate a king bed, desk, and 2 dressers. Detonated dining area is a bit small but acceptable. Appliances are not state of the art by any means; dishwasher is the worst leaving bits of foods of 60-70% of dishes. The walk in closets were not designed well so not a great selling point for them. Parking: Has never been a problem for residents or guests; always plentiful. Pool is nice- it's rarely crowded, clean, and open late. The gym is decent with a good mix of cardio and strength; could use heavier free weights. Movie theatre would be nicer if it was open later. For now, it is open during office hours and available for rental for $50. Management has attempted to host events and stay engaged with the tenants but it hasn't been too successful. I'm not into painting rocks with their logo. Area is pretty quiet, walking distance to The Summit at Fritz Farm and lotots of shopping nearby. Overall, this complex has been good and would prob stay here again if we weren't moving. Move out was routine; pay attention to all the items in the checklist. They will deduct for any lightbulbs.

During my time at the complex, my car was stolen, my building was reportedly broken into (according to one of my roommates), and I've had packages stolen from outside my door. These incidents, along with the general location of the complex, have made me feel unsafe on more than one occasion. One major concern is the lack of visible security. It would be extremely beneficial for the management to increase on-site security that does more than just monitor for unauthorized parking. Additionally, I believe incidents like vehicle thefts and break-ins are not adequately communicated to residents. Aside from the occasional email, there seems to be little effort to keep tenants informed about these safety issues. More timely updates through email or social media could help residents stay aware and take necessary precautions. Another major inconvenience is the strict parking policy. Visitors are not allowed to park at Newtown at all, which makes it incredibly frustrating to host friends or family. It's one of the more unreasonable policies I've experienced at an apartment complex. While Newtown was originally recommended to me for its proximity to the University of Kentucky and what seemed like reasonable pricing, I've come to feel that the rent is significantly higher than what the experience is worth. If I had the chance to do it over, I would have looked into other options.

The property is well-kept and manicured. There are 2 pickleball courts and 1 tennis court, all in good shape. There is a gym with every piece of equipment you would want as well as a separate indoor mini-basketball court. I also love the pool area and there are plenty of tables and lounge chairs. Park Place also has an Amazon locker which I loved. (And not just Amazon packages arrived in them) The apartment interiors may not be as modern or as up-to-date as newer apartments in the area, but when I moved in, everything was clean and newly painted. All of the kitchen appliances are new as of a few months ago, which was a nice upgrade! And lastly, if you prefer a quieter setting, get on the waiting list for one of the buildings off of Tates Creek/Man-O-War. These roads are very busy and I was happy to have one of the units in the back of the property for less road traffic noise. I was on a waiting list for that one for about 4 months though, so keep that in mind if you want to be more picky with which apartment you want within the property! I would recommend living here to anyone living in Lexington!
