They also plan food trucks and special events on social media throughout the year. The facilities are good too. Love the pool and fitness center. They do offer washer and dryer facilities in each(or most to my knowledge) building but I suggest bringing your own to save you the hassle. Since the property was acquired by Bayshore Property Management several years ago, both maintenance standards and customer service have declined significantly. When we moved in during 2022, we were informed that the roads and parking areas would be repaved and that the buildings would be pressure washed. Neither of these commitments has been fulfilled over the past four years. Our unit itself had numerous unresolved maintenance concerns. The HVAC system was outdated and struggled to cool the apartment effectively. The ceiling leaked repeatedly, and while temporary fixes were made after rainstorms, the resulting interior damage was never properly repaired or repainted. Exterior conditions were also neglected, with gutters detaching from buildings, broken window blinds, and damaged, uneven flooring--particularly around the fireplace. A particularly serious incident occurred in March 2024, when a neighboring resident discharged a firearm inside their apartment. A bullet traveled through our wall, entering our bathroom and lodging in the kitchen cabinetry. This raised immediate and significant safety concerns. After reporting the incident, we were informed that the individual would be evicted; however, no such action was taken. Additionally, management failed to repair the resulting damage to our unit, including the bullet holes. Utility billing practices were another major concern. Water and sewer charges are calculated by dividing the total cost for the entire complex based on apartment square footage. For our three-bedroom unit, this resulted in an average monthly bill of approximately $140--roughly double what would be expected for comparable usage in the Lexington area. In summary, while on-site staff such as Savannah do their best within the constraints provided, the broader management approach appears to prioritize profitability over resident experience and property upkeep. This has led to ongoing maintenance issues, unresolved safety concerns, and questionable billing practices.

Savannah--then a leasing agent and now the complex manager--welcomed me with a smile, answered all my questions honestly (even the difficult ones), and was consistently kind and professional. I was going through a very difficult time in my life back then, and everyone at Colts Run was incredibly patient, caring, knowledgeable, and genuinely nice. They made me laugh, kept things relaxed, and made the whole process completely stress-free, which was exactly what I needed. The management office has always felt welcoming and approachable without being stiff or impersonal. Whenever I've had questions or concerns, they've been responsive, attentive, and never dismissive. Savannah and the entire staff are consistently courteous, empathetic, and professional, and I've seen them treat all residents with the same respect and care. Before choosing Colts Run, I visited many rental properties around Lexington--over several months. I didn't just browse online; I toured complexes and spoke directly with residents. I made a point of talking to multiple people at each location to get a fair sense of things. Several factors ultimately led me to choose Colts Run. Cleanliness was a big one. Some supposedly "mid-level" or even upscale complexes had walkways and stairs covered in months' worth of leaves and trash. By contrast, Colts Run is consistently clean. Grounds are well maintained, trash is regularly picked up, leaves are blown and removed, and green areas are mowed promptly. I'm never embarrassed to give out my address or invite people over. Dumpsters were another surprise factor. Many complexes have a single dumpster serving far too many residents, leading to overflowing, smelly messes. Colts Run has multiple dumpsters and recycling stations spread throughout the property. They're discreet, well maintained, and regularly emptied. Maintenance was extremely important to me, especially after hearing stories elsewhere about basic issues going unresolved for months. In my time at Colts Run, every maintenance request I've submitted has been handled promptly, professionally, and thoroughly. In January 2026, my heat went out on a Friday morning. They came right away, diagnosed the issue, and when a part couldn't be obtained until Monday, they made sure I had space heaters so I could stay warm over the weekend. First thing Monday morning, they returned with the part and fixed everything. That level of responsiveness gave me real peace of mind and is something I truly value. Noise is another major plus. I don't hear TVs, voices, music, or appliances from my neighbors. Aside from the occasional heavy step upstairs, it's remarkably quiet. This stood in sharp contrast to other new and modern complexes I visited, where residents reported hearing nearly everything through paper-thin walls. As for the apartments themselves, I really like the layouts and overall design. The large windows bring in plenty of natural light, the 9-foot ceilings create a great sense of space, and practical details--like ceiling fans controlled by wall switches--make everyday living more comfortable. My apartment was clean, freshly painted, and well prepared when I moved in. While the buildings aren't brand new, they are clearly well maintained, which matters far more to me. I also want to note something important regarding apartment care. While there can absolutely be structural or ventilation issues that contribute to mold and are outside a tenant's control, everyday habits also play a significant role. Like any home--rented or owned--if basic care isn't taken, problems can develop anywhere. In the years I've lived at Colts Run, I've never had mold issues in my apartment. I believe this is due to a combination of proper maintenance by the complex and reasonable care on my part as a resident. Treating the apartment as your home makes a real difference. There are also a number of additional features that I genuinely value: well-kept exteriors and balconies, extremely quiet dishwashers with double sprayers, rare two- and three-bedroom units with two-car attached garages, only two-story buildings that feel open and airy, gas appliances (a big plus during power outages), and yes--a fireplace. I was shocked to see…read morerate increases during the current economic condition when seemingly every other business is attempting to make sacrifices. Most recently, residents received notice regarding maintenance changing the air filters and testing smoke detectors in the units, which is appreciated, but when asked if they could schedule mine in afternoon hours because I work 3rd shift I was told that was not an option. Just seems like silly, simple things that could be done for residents are disregarded. The staff does always say no in a polite manner.
