The only downside is the street racing at nights, it can pretty loud & annoying if you like to sleep with the window open. But that's not the Pinebrook's fault. A warning to prospective tenants…read more Living there is fine, up until you want to move out. For starters, they charge HUNDREDS if you need to move month to month while waiting for your new place to be ready. The month to month fee they originally quoted was close to $800 more than the rent we had been paying, and even after the yearly increase if we had renewed the lease, it was still about $700 more. New place was flabbergasted at their price, their month to month fee is only $75. They also charge water, trash, and sewer, which they call 'rubs', which is in addition to the amenity package, and they often over charge for it, as even if you don't use much yourself, you get charged a portion that the entire complex contributes to. Putting those fees aside, they may also try and tack on fees AFTER you've already moved out. And the 'rubs' they say runs 60 days behind so the last rubs payment is very expensive. We were model tenants, they had zero issues with us, always paid rent and rubs on time, and we were very clean. During our move out walk through, they raved about how clean we left it and how impressed they were, and maintenance was equally as impressed as there was zero damage that they would have to repair. We verified with them verbally during the move out walk through that we were all paid up, and they verified that we were all paid and everything was good. Then, after a few weeks, we got a call from them, where they told us we still owed $300. And they changed their story constantly throughout my argument with them about what exactly the 300 was for, which set off red flags everywhere for us. Originally they said that the 300 was for their 'rubs', and that since it was an unexpected expense for them, they were also going to charge us $100 in late fees as well and that the security deposit wouldn't cover it so we needed to pay them. So now they were trying to charge us $400. On top of the month to month fee we already paid. So I pulled up the ledger on their website and showed them, no we already paid the rubs. So they changed their story to saying that it was a portion of rent that we didn't pay. Again, I showed them that we had paid everything they asked for in rent. Changed their story again saying that "it was just the system and they don't know why it does what it does."  and we still had to pay the difference. After arguing for the better part of a day, I ended up asking for the recordings of our phone calls, where they told us the price of moving month to month, which they claimed they didn't know if they existed, however every time you call it says it records. Again, this went on all day long and they gave me excuse after excuse saying we definitely owed them. It was only after I started asking for the recordings that they FINALLY called me back and said that they had made an error on their part and zeroed out our account and we didn't owe anything. My advice - ask for the recordings. All in all, they can be extremely shady, and they charge you for absolutely everything, even more than they probably should, plus, their rent is higher than that of similar apartments around the area and the apartments themselves are just mediocre.

Fire alarms frequently fail, the garage door is unreliable, and the washer machine--despite multiple requests--remains ineffective. Additionally, elevators break down one to two times a month; for those on the sixth floor, this means hauling groceries up the stairs, as there's no alternative for transporting goods. Even basic deliveries, like DoorDash, become cumbersome. When I gave notice to avoid violating occupancy standards, upper management refused flexibility, even though I offered to pay a fee, and they still charged me an extra month's rent. The 60-day notice period--longer than most leases--is a further drawback. For anyone with a dynamic schedule or on long-term assignments, this is not a suitable place to live.

The fire alarms are a huge problem!! Be prepared to be woken up to blaring fire alarms and flashing…read morelights anywhere from 4-5x a month from 1am-4am. The entire building is made the evacuate every time this happens, and we spend about 1-1.5 hr outside waiting for the fire department to turn off the alarms. This has been an issue for the entire 6 months I've lived her, and neighbors that have been here longer say it's been going on their entire lease as well. How this issue still hasn't been resolved yet is beyond me. Absolutely infuriating.
