I am a homeowner in Big Canoe and Mountain Home Rentals of Georgia managed my vacation rental for 4 months. The current owners of Mountain Home Rentals of Georgia are not the original owners and have only been doing this for a short amount of time, which shows. It is a couple. She is friendly, but he is short-tempered, condescending, and bossy. I am a 50 something, female executive and bought and renovated my home on my own. He speaks to me as if I am a stupid housewife. As an executive I am not used to being spoken to in this manner and can't believe anyone does so anymore. I travel internationally for work and they told me that they were a full-service management company and would take care of everything which they did not do. These are the main issues that I had with them: 1. I had so much damage to my home and didn't make nearly enough money to cover the damage. I sent them several emails about damage to furniture that they didn't acknowledge. Their daily rate was much lower than the other company that I had used before so it no longer made sense to rent my home. I've never had damage to one of my vacation rentals other than normal wear and tear and this was really disappointing. #2. They told me that they were a full-service management company, yet they refused to clean the screened porch and deck for guests. This is my second vacation rental that I have owned and third management company in 12 1/2 years and this was a new one for me. I told them that I would scrub down the decks and furniture after the pollen in the Spring and after the leaves in the Fall and they would need to blow off debris/dirt and wipe down a few outdoor tables in between guests. They would send me pictures of a dirty outside coffee table and tell me it needed to be cleaned. And guests complained about the dirty table. They would send me messages that the screened porch was dirty and not clean it. I live several hours away, when not traveling, and my home was rented just about every weekend so I would go for months at a time without going there. I have no idea why they refused to blow off the decks and wipe down the furniture and just send me pictures of them. It was a complete disconnect. #3 Their priority seems to be the renters and not the homeowners. It feels as if they are chasing good reviews and not properly managing guests. They sent me a "honey-do" list of items that needed to be "fixed" based on a guest's feedback. They were the silliest items. Someone didn't like the finish on my kitchen countertops (it was a concrete application), she "didn't like" the showerhead (it works just fine) and she "didn't like" the height of the towel bar in the master bedroom (it was at the normal height and I went to my home to find it yanked out of the wall). This was for one woman who rented the home for 2 days. Lol. To send me a list of items to change was another complete disconnect. It's my home and to ask me to change the silliest things based on one person's feedback doesn't make any sense. They don't seem to understand how to manage guests' unreasonable expectations. The kicker was this woman "demanded" to be moved to another home. Not only did I lose this rental income since no one else could book the home that weekend, but Mountain Home Rentals of Georgia charged me for her $165 cleaning fee!!! With all of their inappropriate requests and low nightly rates it's just not worth handing your home over to them.

Two other couples staying at other locations chose our 4 bedroom Chestnut Knoll home as their "go to" location, instead of their own. We stayed a total of 5 nights, and besides the food and friends, we needed nothing. Mountain Home took care of it all. Towels, kitchen supplies, comfortable outdoor space. These guys do it right, and will do you right too!

This review is specifically about Pratt's property management services…read more I don't usually post reviews but feel it's in the best interest to warn prospective clients about Pratt's property management business. They are very inexperienced in dealing with tenants and seemed to be learning on the job (not something an owner wants). I used Pratt for property management a couple of years back and got burned, leading to lost rent checks. First, we had a 2 year lease on our tenant and our manager did not impose the penalty per contract when they decided to leave after one year without even providing ample written notice. She didn't manage the situation well and was unprofessional in protecting the landlords in this case. Second, following this experience, as she looked for new tenants, she had a "verbal" offer from a prospective tenant who said they were interested in signing a lease. Great news, except that rather than making sure the contract was signed in full, she stopped showing the house and took down the rental post ads only to discover a week later that the prospective tenant decided to pass. This resulted in lost time, and an additional month of vacancy. I would stay away as there are more professionally-seasoned services out there.
