Pj Morgan is not only frustrating as a homeowner, but I recently became a board member on our HOA board and it has only reinforced my perception. As a homeowner- while PJ morgan is quick to respond to emails, you CANNOT trust that it is accurate information. In fact, the information they are providing to title companies is misleading regarding our HOA fees, which makes me question if they are opening our HOA up to legal recourse. Watch your accounts carefully, because I have had to correct their mishandling of my fees. As a Board member, our representative is totally unresponsive. This makes it terribly difficult to handle matters in a timely fashion-if at all. We now have a manager looped in and while their response is a bit better- it is still lacking. I do value that they offer free HOA courses. But those are completely useless if we have to struggle to manage our HOA due to their unresponsiveness. read more

Charge $40/person to "apply" to rent a property before even showing it. Filled out the application and not a peep from them for over a week. Called, and was told "we'll get back to you". Never called us back. They basically took $80 from two twenty somethings trying to find a decent place to live without so much as a courtesy call to let them know it was accepted/denied/ or the place was already rented....what a scam. read more

If I could give this company a zero stars I would. We use them to rent out our house for a year while we moved to Florida and they made it the absolute worst experience. We paid them $150 a month and at the end of the day, they ended up using the $2000 deposit we got from the rental basically so they can get paid back. They proceeded to start projects and not finish them and when we demanded that they be fixed as they were started we were charged And bill for those services. We had probably six different property managers in the one year we use them as a rental company. Communication was absolutely horrendous. No communication at all. I basically filled out an application and was ignored. I have a perfect credit score and more than enough monthly income. They simply ignore you and there is zero process or explanation. I feel like they try to gather as many application as possible before they choose. We paid $110 for an application and were approved, but at the last minute, this terrible agency pulled the rug out from under us and said the listing had been removed. In general, they were very unresponsive. We are now moving to Omaha in a week with nowhere to live. read more

One star is too much The worst rental experience I've ever had. I started living in my place under a different company in which was bought by a private company and now pj Morgan manages it. I've been here longer than any tenant and since pj Morgan has managed its gone completely downhill. My personal issue is I've complained about the level of noise my neighbors cause. They literally stomp through their apartment all day and it's bothersome. I'm literally living in an uncomfortable environment where I'm supposed to have peace. I reached out to the neighbor personally to let them know they were a bit loud. This went on with me continuing to have to remind her but it didn't stop. I sent an email to the property manager KATHY KAVAN and she informed me that the lady upstairs was the on-site manager and she'd let her know how loud she was. THE NOISE DID NOT STOP. I started recording how loud they were for evidence and documentation but this didn't help. I reached out to KATHY KAVAN one last time to discuss the matter and she dismissed it all, made it seem as though I was crazy, telling me the neighbors aren't home when I'm complaining (how would she know) and she told me I could leave if I'm unhappy. I cried. I was under so much stress and on top of it all I'm black, they're both black and I don't even reach out to management when I need help because it's always uncomfortable. I reached out to KATHY KAVAN one last time about filters and my washer and dryer being delivered. She ignored me. After a month passing I reached out to her manager CARA she seemed concerned over the phone and told me she'd reach out to Kathy and call me back personally. I never received a call back from CARA so I emailed KATHY KAVAN and she said "CARA called you, you must've missed her call. But she already told you ...." This was a lie. She didn't call me/leave a voicemail and apparently the washer was supposed to be delivered in Aug 28, 2020. It has never been delivered and I haven't received a phone call from Nebraska Furniture Mart. All units are supposed to be equipped with a washer and dryer unit. Mine has not worked and was supposed to be replaced but hasn't since December 2019. I've gone without air, heat and I'll reach out and ignored. I've gone without hot water in the kitchen area of my home. Without anyone helping. Ultimately, the site manager won and can be as loud as she wants because KATHY KAVAN basically threatened to end my lease if I continue to be unhappy. They're both White women and I'm a Black woman so of course I lost this battle. All I asked for was peace at home. It's sad. read more

It has taken me a few months to write this review because I needed some time to recover from the turmoil PJ Morgan put my roommates and myself through. I would prefer to put this whole experience behind me, but I realized that I would be doing my peers a tremendous disservice by not warning them about this company. So, here it goes: My roommates and I signed a lease on March 20th for a duplex managed by PJ Morgan. Before signing the lease, I read it carefully and saw that we were agreeing to "accept the property in its current condition." We only walked through the property once, but we noticed a few issues that we wanted to be addressed before move-in (1 month later) and before signing the lease. The first issue was that the basement had flooded and as a result, the carpet had an odor. The second was a broken toilet tank lid, and the third was a need for routine maintenance and paint touch ups. We were told by the property manager that the carpet had already been professionally cleaned/stretched, and the carpet pad had been replaced, the toilet tank cover had already been replaced, and that paint touchups wouldn't be a problem. This response seemed acceptable, so we went ahead and signed the lease, payed the security deposit and pro-rated rent for May, as well as a pet deposit for my dog. Altogether, we had given them $2,254. One month later, we were given the keys. We excitedly entered our new house only to find a place that was not even remotely ready for new tenants. When we stepped in the door, we were overwhelmed by the stench of mold and urine coming from the basement that permeated the entire house. The toilet tank cover was in the same broken condition it was in a month prior, and the nails and chipped paint were unfixed. Then we noticed how filthy the entire place was. The bathroom was covered in hair and grime, the toilet was obscene.The freezer/refrigerator seemed to have undergone a massive soda explosion, where brown, sticky liquid covered every surface on the inside. And when we pulled out the freezer drawer we found frozen burger patties stuck to the bottom. The previous tenants' garbage and possessions were left scattered throughout the house, including dirty socks, dishes, gloves, etc. The window wells outside were filled with garbage. The garage was filled with trash and abandoned possessions. The list goes on. I'm barely scraping the surface of the nightmare we walked into on our move-in date. We tried to reach the property manager, Eric Juszyk, to voice our concerns but he was unreachable. Eric, by the way, is the same person who had the nerve to sign off on an inspection of the property the day before we moved in. Seeing as we had taken the day off to move, we decided to collect all of our cleaning supplies, bought additional supplies, and spent 6 hours cleaning the place. By the end of the day we realized that the house was in even worse disrepair that when thought. There were multiple broken windows and appliances, cheap/half-assed repairs that weren't holding up, etc. Most disturbingly, our tireless attempts to remedy the putrid smell coming from the basement were completely unsatisfied. We decided that even after 6 hours of cleaning, we could not move into the property in that condition. When the property manager finally got back to us that night he apologized to tell us that the tank lid would be replaced over the weekend. I also typed up a list of repairs that needed to be completed prior to our moving in, and he said he would forward them to the landlord and they would work together to see that these were completed. By Wednesday of the following week, 5 days after our move-in date, not a soul had shown up to the house. At this point we wrote the property manager to inform him that we would like our deposits and prorated rent returned to us, and that we no longer wished to live there. I eventually received an email from the owner of the property (Derrick Lewin, also a PJ Morgan realtor) who told me he apologized for the state of the house, that there was a "miscommunication" between himself, the property manager, and the maintenance and cleaning crews and that "mistakes happen." He then told me that if we wished to break the lease we would not receive any of our deposits back AND we would be responsible for the monthly rent payments until it was re-rented to another qualified lessee. As a result of this nightmare, we were forced to store our belongings and live with our parents for a month while we searched for a new place to live. We also hired a lawyer who eventually succeeded in getting us some of our money back outside of court after going back and forth with them for a few months. We ended up finding a great house with a landlord who really cares about her property/tenants, and it shows. Let's get this straight, PJ Morgan only cares about one thing: your money. 1 star is more than generous- ive lived @ this property for 7 years and when we got pj morgan as landlords they were AWFUL! Liz otto never returned our calls and she let herself into my apt while only knocking 1x -me working overnights-and coming in with the bug spray guy as I'm coming out of my bathroom in a TOWEL and nothing else. Further more when they replaced windows my bedroom window leaked every time it rained for over a month and the same landlord told me that it was a roofing issue and that all the roofing companies were booked up. Then she (Liz Otto) called me with a list of roofing companies that theyd pay for told me to make an appointment......shes my landlord....i think that falls under her responsibilities..JS...she sells 200,000 homes online ..if a 16 apt building property. Is too hard to manage why would anyone teust her with a home??....ive lived @ this same property since i graduated HS and have had 3 diff owners and PjMorgan is the WORST property management company ive ever had to deal with. Our neighbor just got a notice on her door saying how much rent she owed in rent (we pay 575 2 bdrm and she owes 1220+) with all her info pasted on her door. Lump me in with the, "Negative stars, if I could." I'm a property owner in the Omaha area, and PJ Morgan managed to sell us on a great pitch for great services and fantastic experiences while my wife and I left to do the military thing. DEAR. GOD. I had no idea we were leaving the warzone. In the time that PJ Morgan "managed" our property, we experienced: - Duplicitous billing, including the company promising to handle billing and deposits one way, and then abruptly changing the rules with no warning and no notice, leading to us paying the mortgage late. - ZERO common sense in how service calls were handled. Whether it was the tenants needing to screw in a new light bulb or simply clogging the toilet and opting not to own a plunger, they sent in a service tech, always after hours, and always for a minimum of something like an hour. Ungodly expensive every time. Now, look--if someone doesn't know how to plunge a toilet, that's fine. I get it. Once. After that, if they can't handle the basic care and operation of the house, as detailed in their rental agreement, the property manager needs to have the common sense to bill the renter. - On the topic of service calls, the kick-backs these folks got must have been AMAZING. Every time I priced out a service or material for repairs or replacements in the house, PJ was marking everything from the labor to the appliances up anywhere from 60 to 120%. Good luck with these folks, homeowners. Their "stewardship" is costly. - Scheduled inspections never happened. If they had happened, they would have found out about the tenants subletting the entire basement of our place out to a couple of other families--people who completely trashed basement of our place. We only found out about them when a storm damaged their car, and they wanted our homeowner insurance to cover vehicle damage, rather than the car insurance covering vehicle damage. I can get it if the unauthorized sublets wanted to get even more money out of us, but when PJ Morgan's own property manager harangued us for a week to get us or our homeowner insurance to pay for the car, we crossed over into the realm of absolute absurdity. - They gave away or threw away our appliances. No idea the details because miraculously, the paperwork was lost--until it was time to charge us double the cost for a dryer, a washer, and a refrigerator, without explanation. One day all the appliances were fine. The next day, we have a bill saying we need to buy replacements for all three. How? Why? No details, and no we made no effort to repair or give you a chance to repair. They're gone, so you need to pay. It's been over two years, and they've yet to explain this one. - Collection of damages? According to their pitch (and their contract) they work to collect when a renter damages your stuff, right? Nah. They--IF they're contacted--just give a bad review on the renter. Renovations after the unauthorized sublet trashed the place and did whatever they did with our appliances cost us a year of rent, and thousands upon thousands in repairs, rebuilds, etc. So, yeah. If you need someone to manage your home, and PJ Morgan is the only option, you will literally save money by just burning the place down. Good luck, Omaha. read more

If I could give negative stars, let's just say I'd max it out, but since I cannot, I'll just let you know about my rental experience from this fine management company. I rented an apartment from this company in the Dundee area. Nice place. Didn't have problems until move out, when they proceeded to take the entire deposit with no explanation. Further investigation suggested that they took my deposit because of problems that were pre-existing and noted on my move-in form, which they lost. Only after providing my copy of the move-in sheet and numerous phone calls did I get my deposit returned. Do not rent from this outfit, unless you're a lawyer looking for a fight. read more

I could causally drop hints toward his charm and witty sense of humor but I suppose it's most relevant to talk about his superb skills in the field of real estate. My partner and I contacted Eric after finding the perfect house to make our first home. This was a decision not taken lightly as buying your first home is such a unique experience that you only get once. We had no doubts that Eric would be the right captain to sail our ship into the storm ahead. Eric was prompt and responsive to all of our questions and concerns. He was an advocate for us, our needs, and our interests in buying the home we fell in love with. He gave excellent recommendations for the various services we needed along the way and it was so reassuring to have such guidance. We have only been in our house a couple years now but when the time comes to move, Eric will be the first call we make. PJ Morgan does not negotiate in good faith with tenants. Despite several attempts to work with them concerning harassment and threatening letters concerning parking I paid for as part of my lease, and damage to the property that hadn't been fixed in over a year, they refused to work with me. They expected me to follow unreasonable rules that were not disclosed before signing a lease, contrary to Nebraska state law. When I moved out, having repeatedly informed them that the situation was unacceptable, asking to find a mutual solution, and getting only silence in return, they sent lawyers demanding more money from me. Renters beware! I can't have visitors to my house in SoMa because the HOA harasses them and threatens to tow their cars despite displaying parking passes. The HOA president is extremely disrespectful and condescending to tenants, and refuses to work with tenants, telling them to speak to PJ Morgan. This company neither provided a copy of the HOA policies that tenants are expected to follow (repeat visitors are declared 'residents' and banned from parking there) nor fulfills their role as the tenants' representative to the HOA. Tentants damaged the home and to make matters worse PJ Morgan had never completed a walkthrough with documentation. I discovered the damage to the home when I happened be in town. When the mistake was brought up they asked me to prove it. I ended up paying over $1000 just in repairing the kitchen alone and quickly left their services. Very frustrated with this company at the moment. If I still lived in Omaha, I would search for another. I chose them to manage renting my home because I felt really positive about our initial meeting and appointment four years ago. Unfortunately, however, my husband and I have suffered a series of negative experiences that leave us wishing we could easily shop for a new group. The final straw that prompted this review came today. We have been waiting over two months for PJ Morgan to find us new renters. Off-season like this, I can't necessarily fault them for the process taking time. I can fault them, however, for not keeping my listing current OR for failing to turn down the thermostat for an empty house. Seventy-two degrees for 2 1/2 winter months. We've had a lot of frustration while dealing with PJ Morgan and a certain associate. We have to ask for things several times before receiving them: things that we shouldn't even have to ask about in the first place! Managing properties is their job after all. Hopefully things will improve, but we've seen no reason why they would. I would exercise extreme caution if considering working with PJ Morgan. Better yet, find another company! I would strongly suggest against renting a house from PJ Morgan. I rented a house from them for 3 years and getting anything fixed in the house is a major hassle. Last summer we went almost two full weeks in July without AC. The reason it took so long was they needed "approval" from the owner to get the AC fixed in the middle of July, what the hell? But thankfully they provided a mobile AC unit designed to cool a studio apartment not a two story home. We received no sort of discount or refund for that month even though half the month was spent without AC!! Fast forward to May of this year and low and behold the AC goes out again. Emailed PJ Morgan about getting this fixed and have heard nothing back since last Thursday. We have once again paid a full months rent and did not have AC for this entire month. Once you are in the house they couldn't care less about you. Would recommend looking elsewhere. read more

The property I rented was actually bought by PJ Morgan about 6 months before the end of my lease. When i tried to ask for my deposit back they said they would have to wait until my former roommate had moved out. this makes no sense as our lease is up. He was living month to month any damages would then be on him as my lease contract is done. They are now currently not returning my phone calls as the building is being bought by a new landlord again. It has not even been a year. Building issues that we had reported to former landlord and PJ Morgan were not resolved in timely manners, resulting in water logged roofs falling in and back door becoming like waterfalls during storms. 6+ years ago my brother and I started a small investment real estate company. We have been with PJ Morgan since the start working with their agents and property managers. They have been great the whole time through the process. We started with no houses and have slowly purchased over the years and now have 9. A few of them being duplexes. They have helped us buy and lease our rentals and also helped with flipping a few as well. We would highly recommend PJ Morgan. read more

If you can, avoid renting with PJ Morgan. They are difficult to get ahold of. We had several problems with the rental and it would take day's to get someone to fix flooding, dishwashers, broken oven, ect. In addition, they are likely to charge you for things that may not be damaged. Take pictures before and after you leave. Just not a good place to rent in general. read more

I'm a rentor. I feel like P.J. Morgan's discriminating This issue with the water damage has been going on for more than 4 months. Until June, even though there have been many house damages, I didn't blame P.J.Morgan and I have never once delayed in rental payments. When a contractor for P.J.Morgan came in May, they said many things needed to be done to prevent further damage. There are many health hazards that can occur from the carpet being wet for so long. Mold is definitely a health hazard and it is very likely that there is mold growing especially with the carpet being wet nonstop for over 4 months. I couldn't use the house's whole area, and my bookshelves wouldn't have been damaged if P.J. morgan would have been quicker in repairing the water damages,which still have not been repaired. ( I have no house insurance) - I have not been able to use whole house area for the last 4 months. - It is Health Code Violation. - This is not livable condition. - Due to this I have emotional distress. - I feel like P.J.
