For the past decade our building has had to make significant changes due to Life-Safety requirements mandated by the City of Chicago. This has been an extremely costly endeavor for our smaller high-rise building. During this time our condo has had three different management companies - each new one has cost us significant time and money. We've also earned a reputation for being difficult due to select board members/residents who allow their personal agenda(s) and opinions to interfere with the building's well-being as a whole. This resulted in two of the management companies quitting and leaving us in a lurch. Not good. Of the three new companies that we interviewed, TBG was the only one willing to work within our budget and undertake our building's requirements. This means working diligently with Directors, finding creative solutions regarding issues within a 100 year old building, and attending our monthly board meetings (legally they are not required to do this). It takes time for management companies to get to know their buildings. No management company is going to be a 100% perfect fit. Yes, TBG has dropped the ball on some of our smaller issues, but they've been here for the big ones and kept us from bankruptcy. They are here to help us make informed decisions that work within the parameters of our building's need. Thank you Larry & TBG.

Cute at first--until you move in and see the truth! People are always stealing mail and packages. Cops were called many times, and reports were made. Thank goodness my detective got camera footage, as the manager didn't want to provide it. Homeless people sleep in front of the building at times. The elevators are always broken--both of them. The washers and dryers don't wash or dry worth anything, which is a waste of money for the tenants. Some of the renters and owners are very nice and laid-back. Then you have a few miserable ones who think they control who should live in the building. My encounters were with a prejudiced, LGBTQ-phobic Indian lady on the 4th floor who happened to be a hacker who hacked people's phones and accounts, commonly called people the N-word, and had a real hate for transgender people. Also, an African lady who said everybody who's LGBTQ is going to hell. I'm not an immigrant, but people live in this building--some legal, some illegal. Walls and ceilings are very thin; if you have a studio, it feels like you've got roommates. Rogers Park is normally known to be an LGBTQ-friendly place, but the hallway always smells horrible, which I assume is due to a mixture of ethnic cooking. There is also a pissy smell in the stairwell hallways. You will deal with some roaches and mice if you don't use your own spray. And honestly, management--the manager--doesn't give a care about anything regarding the property; he just collects the money. Runner-up for worst condo building. He basically has a "fuck you" attitude towards renters and prefers to speak to the owners. Even when management does speak to them, it seems like when it's a woman, he tends to speak down to them and disrespect them, as I witnessed that happen to the translator for my homeowner. Management is very friendly when you want to move in, and then when you get ready to leave, it's just like they don't do anything. They have you register an elevator and fill out a form, but the elevator is not blocked off for you. Me and my movers had difficulty due to a tenant on the fifth floor who kept wanting to play childish games by blocking the elevator. And I strongly suggest, if you live at this address, make sure you do have a doorbell camera and track your mail very well.
