We used Zimmet Law to purchase our home in Brooklyn, NY. Besides being generally hard to get in contact with the lawyers, 12 hours before our closing, the lawyers sent us a final Closing Disclosure with over $100,000 in mistakes that they did not catch. There was a mistake in our taxes that they did not catch. The title company they hired also made significant mistakes, leading to them giving us documents with huge mistakes in them 12 hours before the closing. Our lawyer, Debra Hammerman, did not come to our closing and was not present for most it, so we had to sort out all of these issues on our own. There were even more mistakes she didn't catch, and it led to an extremely stressful closing that lasted well over 8 hours. Her employee Monique was rude to me for asking more clarifying questions during the closing, saying we were "going in circles". I don't understand how someone who has made a $100,000 mistake could possibly feel justified in thinking that victim of that mistake might want more validation on other numbers they have created. Furthermore, the paralegal Jackie was looped into conversations for closing details about a week before the closing. I spent 3 days straight emailing her and calling her to try to get answers to questions about the closing, like how the money would be transferred, and she never responded. I confirmed with the front desk that she was not sick or on vacation, and our lawyer Debra Hammerman was also cc'ed on those emails and neither of them ever responded to our emails or calls. I have no idea why they waited until 9:30 PM to give us the final closing documents, when our closing was at 10 am the next day. It was a nightmare. Finally, Debra Hammerman herself provided a POA since one of our purchasers would be out of town at the closing. Despite us filling out the POA as per her instructions, it turned out she hadn't requested addresses of notarized signature witnesses which led to us desperately trying to contact our witnesses during this extremely chaotic closing to get their addresses. Why didn't she request addresses in the POA itself? Pure incompetence is my bet. Finally, the lawyer, paralegal, and all of the staff from Zimmet Law completely forgot to bring up holding money in escrow from incomplete punch list items. It fell by the wayside as we attempted to hammer out all the other mistakes the law firm has made, and it meant that no money was held in escrow as requested while we awaited final punchlist items to be addressed. This was a totally terrible experience for us and I would never recommend this law firm to anyone.

Prior to this, the landlord or the agent suggested I should hide my underaged child from the occupant list so they don't need to put up ugly window shields on their nice-looking apartment. I refused to do so and they ceased the lease. Mr. Brian Zimmet: 1) 10 min late for the call without explanation, 2) said neither the landlord nor the agent had done anything wrong, 3) I brought to him I think the agent has broken the code of ethics in several ways and the landlord's decision violates NYC tenant law by refusing to rent to a family with a child; he said he's not familiar with the code ethics (despite him being the real estate lawyer) and asked me to call the police if feel discriminated (what a nice person), 4) refused to help me with filing a complaint on the landlord or the agent, asking me to find a long island lawyer (the property is in Queens but nevertheless he should have a license covering NY state). Throughout the whole process, he is impatient and rude and ended the call in 10 min despite his assistant booked for 30 min. And the fact that he called the action of the agent/landlord "nothing wrong, nothing illegal" seems weird to me. Will not do business with them anymore.

Steven came across extremely personable and warm during the two phone calls we had (one time before I hire him, the other time when he went over the bylaws with me), and in person (at the closing). However, I was very disappointed at him for two reasons: 1) He does not care about my case at all. He was very busy and it always took him a long time to respond to my emails. When I tried to call him, it's always his assistants answering the phone. 2) Multiple mistakes were made in my case: One, the Deed was not included in my closing package. Instead, it arrived in a regular mail 6 months after closing. Two, owner's title insurance was paid to his office, but it was NEVER purchased. I found out about it over a year later, when I realized I had never seen this title insurance policy. No apologies given. What did he say about it? "the holdup (of issuing you the title insurance now to make up for the one I said I did, but actually did not buy for you over a year ago) has been a second mortgage which I have proof that we paid off but unfortunately the Hudson Register misplaced the discharge of mortgage for recording." Of course, it is someone else's mistake. Of course, it is no big deal. The fact that he cannot purchase owner's title insurance immediately worried me. Hey, does my condo even have a clear title? I asked him the question, here is the response " relax there is nothing wrong with your purchase of your home. You are worrying for no reason. We will reach out to you again later. Thank you." Past experience with him helped me made my expectations low. When he said "We will reach out to you again later", I knew what he really meant was "This is no big deal! Why do you want this insurance that you paid for?! Please stop bugging me!" And that happened in July. Now it is Sept, as expected, I, of course, have not received my owner's title insurance, nor did I ever hear back from him. I did wonder why it took so long (6 months) for my deed to arrive in a regular mail. But I am just happy that it did arrive. As for the owner's title insurance, I just have to pray that my home has a clear title and that Steven would be nice enough to award me with that insurance in the near future. I would recommend Steven to you if you are a very patient person who does not care how soon your attorney will reply your email during the transaction, and also if you yourself knows what to get (deed, owner's insurance, etc.) from an attorney, and also if you have enough energy to keep bugging him to get the things he owes you. If you were like me, had no knowledge about deed nor owner's insurance (hey, who knows what else? Maybe there are more that I am just not aware of), I would suggest that you find a different attorney who actually has time for your case and cares about your case, or at the very least, will say sorry to you when he/she screws up your case.
