Scheduled our inspection. Phone system was great, really good customer service. We were impressed. Had our inspection scheduled when we would be out of town. Appointment was scheduled for 3:30, the sellers waited until 5:30 and no one showed up. Got a text that was sent at around 4 asking to reschedule. Very disappointed! We had our home inspected this past November. Our report from Porch Light stated we had 8-12 years on our roof, so long as we fixed about $1000 worth of repairs (as assessed by the seller's contractor). While we never believed for a second we'd get 12 years, much less 8 years out of this roof, we thought 5 years would be reasonable. That same contractor came out in the spring to do the repairs and we were told we needed an entirely new roof. At this point we were freaking out. Had 3 additional roofing companies out in the span of a week. Long story short, we will be getting a new roof in the next year. This was a HUGE miss by our inspector and makes me not trust the entire process. Very disappointing. I was originally not going to submit a review on this company but 6 months after the purchase, I received an email soliciting my input. I dislike giving negative reviews but I want to be forthcoming in my impressions. We purchased this home after two walkthroughs and determined it was in relatively good overall condition. Since we lived 1000 miles away at the time of making the purchase offer we were unable to be present during the inspection process as we had to fly back home. The real estate agent recommended this company and was present for the inspection which was conducted according to schedule. The report appeared comprehensive and I paid particular attention to the items that were found to be deficient. There was nothing extraordinary that a person schooled in home repair could not handle. After purchase I began to work on the listed items to repair them. Two items were significant in the list: Garage disposal showed signs of leakage and one of the discharge ducts for the central heating below the subfloor was not attached. I inspected the disposal and found no evidence of leakage on the unit or the cabinet base. Out of an abundance of caution I replaced the unit with a new one since the house was built in 2008. We determined we would add central air conditioning and although the technicians spent 45 minutes under the crawl space, it was determined the ducting was all attached. There were some supports added to the sagging ducting that was part of the home inspection findings. We finally concluded the picture in the report must have been from some other home inspection. The remainder of the issues noted in the report appeared to be accurate and were remediated by me after we moved in. I feel this company rating of 3 stars is more than fair read more

John showed up early, had all of his gear ready to go and had already started on the outside of the house since our agent hadn't arrived yet. We always prefer to be there in person during our inspections and this time was even more critical since we needed to get it done ASAP. He let my husband tag along, showed him what he was finding, explained where turn-off valves were, safety issues to watch for... all with a smile. The report was sent to us with plenty of time to spare and was the best report I've ever seen (this is house #4). Love that he has the heat-sensing camera and includes pictures in the report from it. They did an inspection for our buyers of our property. They left messy/dirty fingerprints at access points in our house, said no maintenance had been done on our furnace, failing to notice that the furnace was new and under a year old. Left debris on floors when going into attic space. They should clean up after themselves. We felt there was a total disrespect for our property. They checked the ground fault circuit for the hvac system, but didn't reset the circuit..come winter, the house would have froze. Not impressed with their professionalism and would NOT recommend. They told the buyers that even though the appliances worked great and passed their testing, that they should be replaced solely because of age. I'm sorry, that sounds outside of "inspection" criteria. We were told that if inspectors couldn't find anything of substance wrong, it would piss them off and they would start nit picking, which is the attitude I think these inspectors have. read more
