Pros: they were able to fit in our inspection with somewhat little notice as we were on a time crunch and our other inspector fell through. Cons: They were curt on the phone and in person, did not seem to want to really discuss questions or assist with providing more insight to their findings. They were in & out of our rather sizable property in about an hour, giving a barely cursory glance over everything. Made no effort to check out the underside of the house because they deemed the crawlspace entrance too small for any of their team. The quick run-through (emphasizing "quick" here) made sense when we receive the bare bones report. After we purchased our home, we found a whole bunch of things that should have been obvious to "professionals"... Whole side of the house needed repaint and had wood rot/needed entirely new recaulking etc., and the BIGGEST thing they should have pointed out... The entirely broken out window in the back unit, which we later find out was due to a break in, was completely left off the report. If you're in a rush and HAVE to have a company out ASAP, go with Prestige as any inspection is better than none at all. If you have the time, do your research and find someone else. read more

Would not refund my money even though they made the mistake, HUNG UP on me when I tried to get them to rectify situation. Terrible service, stay away. I'd like to give this company NO STARS! Rick may be a nice guy but he is a TERRIBLE INSPECTOR!!!! I bought a completely renovated place and I was told to fix a latch on a bank of windows on the patio - get it serviced. I should have been told that none of the windows could be secured therefore my new home is not secure! I would have had the seller repair and now it's my problem. My brother, on the other hand, bought a fixer upper next door: he was told to service his a/c, his garage opener. He's been in now since Friday and the garage was inoperable, the door is held together with duct tape, the lock is broken. The new opener was $400. Plus there was no remote. THIS WAS CALLED SOMETHING THAT ONLY NEEDED SERVICE? The a/c was not working. That cost another $400 to get it to work. The lights in the ceiling fans don't work, outlets are in a few spots inoperable and the Samsung oven is broken. To fix that based on online advice costs between $300 and $500! My brother knew he was buying a shit hole but an inspection should have said BROKEN not SERVICE. Rick came today to see these things and had a lame answer for everything. I told him that had we known we would have had the sellers do the work or take their properties and shove them. I finally told him he was wasting his time and mine. He offered to fix my windows, even told me to get another inspection. I told him I was not throwing good money after bad. He asked how to make me happy and i said give my brother back the $375 he paid you for the inspection. And since I knew that wasn't going to happen I shut my door and wrote this review. My experience with Rick and his team was great. They arrived early. Were very thorough. They were able to uncover mold in a hidden spot and recommended I get it tested which thankfully I did as it came back toxic. I would definitely use Prestige again. read more

Was not happy with this company. Missed obvious flaws in construction completed by previous owner.

I would highly NOT recommend this company. They do not do a thorough job or give a detailed report(we asked many times). Since they're the so called professionals you leave a certain faith in their hands. We were completely wrong that they overlooked some very expensive items that were not even in the report and could've been a negotiating point at the time of closing. Our AC unit was not adequate for our square footage that was completely left out. We had to purchase a brand new AC unit for our house. We have 2 drainage issues that was completely left out of the report. Half the outlets in the house were not working....left out of the report. Diamondbrite in the pool needs replacing.....left out of the report. I will say that the report did suggest we get a pool person down to inspect further. So I will take the diamondbrite on my shoulders. I did contact the company to reimburse us half of our troubles and they of course blame everyone else. They said we have 30 days before making any claims. This is convenient because we didn't close and get into our house and live the problems until we were in there well past the 30 days.. They offered $300 for compensation whilst the problems they did not mention on the report has cost us thousands so far and thousands to come. My suggestion is to get a normal company that does a normal job. Prestige Inspections is not a professional company and should not be in business. This inspection company will only cause a disservice. read more

Stay away from Rick. He does not know what he is doing. He inspected my house and missed so many issues it hard to believe. Broken window , missing/rotten garage seals, rotten wood and many, many other things. He did not want me to walk around with him, as I would get in the way. I received a proposal contract to sign for an inspection to be performed the following day upon execution. My realtor was trying to assist and suggested this company on the advice of another and I received an Inspection form to review, and sign and pay upon approval of the document. Upon doing my research, I became uncomfortable with the number of negative reviews that outlined egregious complaints. I chose not to open the agreement or review it, and made other arrangements. The following day some inspectors showed up at the property without any signed agreement nor payment, nor confirmation, and started conducting the inspection. 25 minutes into the inspection, one of the inspectors called my realtor and said they had almost completed the inspection. They told my realtor they would knock off $100 if I would pay them since they were almost done anyway. It seemed to be a pressure tactic, which is a red flag. I called the office and spoke with Mimi and expressed my concerns about the reviews and that I had no intention of using their services after I had done my due diligence. I also asked how the inspectors could be almost done inspecting a 3000 square foot home in less than half an hour. Mimi cut me off mid sentence and began yelling at me and screaming into the phone about how many inspections they had performed, which of course was irrelevant to my concerns. Mimi was not willing to listen, she simply had an emotional outburst. Mimi could have made an attempt to ease my concerns, but her unprofessional behavior corroborated my disconcerting perspective. read more
