I wasn't even sure I would be able to refi to a 15 year due to the state of the housing market and falling home values but they gave me tons of counseling (for free) back in 2008 and they advised me not to even spend the $400.00 on an appraisal since it wouldn't come back in my favor. Well, a year later I emailed them once again and we ran the numbers together. They said it would be close, but it was worth going to the next step...spending money on an appraisal. Once the appraisal came back it was only a matter of paperwork and patience.
