They are a scam, they took my money and now I can't even reach them. They promised in 2022 during the pandemic to get me out of a timeshare with westgate. Primo Management Group (PMG) does not honor the refund policy in my contract with them:     "All eligible refunds will be paid within 45 days from the date of cancellation or the date ofexpiration of this 36-month agreement should the timeshare Mortgage, Vacation Membership, Deed, orContract not be cancelled." On April 26, 2023 PMG acknowledged receiving my refund request. On June 13, 2023 the Customer Service Manager (Gabrielle F.) apologized for the delay in processing my refund.   It turns out there is an issue with their internal mail server system and PMG only saw my envelope and not the letter inside the envelope requesting the refund.   Apparently, it is too much  to expect that if PMG sees only an envelope sent certified mail with a clear return name and address that they might reach out to the client to ask her to resend whatever was in the envelope.   At that point I realized there was never any real chance that PMG could cancel my timeshare with the poor workflow procedures demonstrated by not following up on known communication issues.  On August 9, 2023 I received notice that my account review was complete and my refund was approved. It took PMG 105 days to do this,   All that was left to do now was simply notarize the Release Agreement and return it to them.   I soon learned that having PMG "approve" my refund and PMG actually issuing a refund check are two very different things. On Sept 1, 2023 PMG acknowledged receiving my fully executed Release Agreement which specifies the refund will be paid in 45 days.      Well it is 128 days after they received my Release Agreement and over 200 days since PMG received my refund request letter and I have not received my refund. The reasons PMG give for not issuing my refund check include : Your account is under review We have unforeseen system issues Your check should be sent out a week from Friday (that was October 16, 2023) and I have not yet received my refund. read more

THIS IS A FOLLOW UP TO MY EARLIER POST (ABOUT 3 YEARS AGO). I got into this scam around July of 2019. It has now been more than 6 years and they say I need to pay $5,500 to $8,000 to some lawyer to get it cancelled. So...to start out, I bought in to Primo's lies about their 5 star rating on BBB. They sent me links and everything. I was so naive that I didn't just go to the BBB website on my own. I listened to their pitch and the Primo rep told me it would take about 3 months to cancel my timeshare but the contract would state that primo has up to 3 years (but that never happens). I was told to stop making the maintenance payments every month so my timeshare would know I was serious about cancelling. Just a note: I paid cash for my timeshare so there was nothing owed. My credit is VERY important so I continued to make my payments every month. Primo said they would be in contact every month until my timeshare was cancelled. I heard from them for the first three months then not again for about 4 months. I called and asked what was going on and (as I would learn) I got the standard reply of "we are in communication with your timeshare company". I asked for proff that Primo was actually sending things but primo says their paperwork is proprietary and they can't send it to me. Primo also told me, in no uncertain terms, to NOT have any contact with my timeshare company. I believe this is so i would never be certain they were doing anything for me. I called Primo about every 5 or 6 months because they DID NOT contact me! At about the three year mark, I told Primo I wanted a refund. primo told me they had received a cancellation authorization from my timeshare so it was a done deal. OK, GREAT! I waited for about 4 months and didn't get anything from the timeshare company. I called primo and they acted upset and said they woul dcall the timeshare company and demand a full refund for the past 4 months of maintenance fees because this was supposed to be cancelled. LOL, just another lie. This went on for anothe year or so. At the 5 year mark (or so), I called and said I wanted a refund or i would report Primo to the Florida AG's office. Primo told me again that there was a mixup and that the cancellation authorization was done and they would send a copy. Another 6 months go by and I was very angry. I called Primo again and i was told Primo would look into it. About 3 months latter, I received a call from a Lawyer from California telling me that I need to pay another $5,500 to $8,000 so they could cancel my timeshare. So, here I am, 6 years later, out my money and no results. THIS IS A SCAM COMPANY, DO NOT GIVE THEM MONEY! I did find out that i could go directly to my timeshare and request a cancellation. i am in the process of doing that now. read more

Let me tell you about this scam company!! 6 yeas ago (2019), I decided to get rid of my timeshare. Now, I paid cash for it so I don't owe anything. I just don't use it. In about 12 years of ownership, I used it 3 times and those times were for business. I contacted Primo and they said they could get my timeshare cancelled in about 3 to 4 months BUT they have in their contract that they have 3 years (just in case). I agreed and had to pay them in advance. The Primo rep told me to stop paying my monthly maintenance fees so my timeshare company would know I was serious. Well, thankfully, I did not do that. My credit would have been ruined! Anyways, Primo contacted me monthly for a couple of months (like they said they would) but they never gave any information. After that, I didn't hear anything from them until I called them (at the 6 month mark). I demanded to see proof they had ever contacted my timeshare company but Primo said they couldn't because their verbiage is proprietary so they can't let me see it. I was also told to have NO communication with my timeshare company but I learned that is because the timeshare company would have told me I can request a cancellation for free. So, this went on for years and I had to call them about every 4 to 5 months or so and they always had excuses. After 4 years, I told Primo I wanted a refund and they told me the cancellation order had already been granted so I just had to wait for the paperwork. That never came. I called them again about 8 months ago and they said they would look into why my timeshare hasn't been cancelled. About a month after that, I received a call from a law firm in California. I talked to a lawyer there and they said they had been retained by Primo to find out why my timeshare had not been cancelled and I would need to pay between $5k and $8k to "get this" resolved. What a joke. DO NOT USE THIS COMPANY!! It is a scam and it doesn't look like Florida cares that they have scammers doing business in their state. Bottom line: I'm out the Primo fees and I still have a timeshare I don't use. Talk to your timeshare company and see what can be done but DO NOT use PRIMO for anything. Do not believe this scam of a business. I have been with Primo for four years now and NOTHING has been settled. They will tell you the same phrases over and over again. They will keep saying that your time share is "in the process of releasing you" for years and years. Everyone is extremely nice which is why I gave them 2 stars. Not gonna lie. I am prejudiced against what I perceive as Florida sketchiness. I was sucked in to a ("This is DIFFERENT!) "VOI" a.k.a. timeshare with the backing of the very nice Westin brand in California. Oh yes, it did sound so FLEXIBLE and CONVENIENT! "Free" vacations in so many fine resorts! All available to me any time! FAR from the truth. After six disappointing years, I wanted to take a cruise vacation. Oh boy! My timeshare now offered cruises! That could be cool! NOPE. The cruise vacay required I use ALL options for the year, PAY ALL DUES IN ADVANCE and then GET TO PAY $3,000 EXTRA for the privilege of booking through ridiculously complicated and sketchy INTERVAL EXCHANGE! Why??? Absolutely made no sense. WHAT WAS I paying for exactly? The privilege of TRYING to make reservations months in advance and STILL get second or third or NO choice? NO availability near the Coachella music festival times, ever. I wanted ski vacations. Never could book one! The Westin of Mammoth (CA ski resort) is a straight up expensive regular hotel. Could not use my "Options" there. Otherwise it would be off to UNATTAINABLE Colorado resorts during ski season. Needless to say, I never went skiing. Vistana of FLORIDA took over the Starwood (Westin and Sheraton et al) branded timeshares. Even on my fourth choice vacations, they were always circling and salivating in order to upsell me! I learned which hotel lobbies to avoid! The word "timeshare" is not even used in the sales pitch. "VOI" "Options" "Exchange" "Ownership" "Gold" "Platinum" "Review"--those words are bandied about. I finally came to my senses, swallowed my pride, accepted my huge financial mistake, took the hit and started looking for a way to get out of this embarrassing, expensive, virtually useless "ownership." My sons were definitely not interested in inheriting the opportunity for a boring middle class vacation for (raised) dues every year IN PERPETUITY! Primo Management Group gave it to me straight. I would not be getting my money back from past mistakes, there is no deeded (real) real estate, BUT they could offer me full freedom from this timeshare burden for the future. In just under a year, without having to deal directly with Vistana at all, Primo Management Group got me out of the timeshare burden! I was very apprehensive about paying an up front fee to a company in Florida--or anywhere really, and getting taken again, but all that was involved from my end was an interview, some notarized paperwork, and advice to stop paying them anything, and ignore any direct communication from them. Every month, I received a progress report and they were always responsive in answering my questions. Currently, they are working to repair any (minor in my case) credit damage as well. I trusted them. They did what they said they were going to do. I am free to travel the US and the world on my OWN terms. I started with Primo Management Group 8/15/2017. I was involved with 2 timeshares Wyndham and RCI. The payments were getting ridiculous and the ability to book a vacation when and where I wanted to go was impossible So, I needed to get out before I wasted any more money. PMG took my money and told me they could get me out, and that 18 months was the longest that it has taken to get someone released from their timeshare. Well, I was finally released from Wyndham in 2021 and have yet to be released from RCI. My credit score did drop about 200 points. It has gone up about 75 points since. Communication was great the first few years, but now I have to call them. My case has been passed around. I started with Miriam, then Mary, Tyler, Chelsea, Alyssa, Olivia, Joseph, and my last correspondence was from Claudette. I wish my journey was over and I never had to think about "timeshare" again. Well, if you want a business that has super fast responses and great communication - until they have your money, at which time they do a complete 180 - this would be the company for you. In January of 2020, we signed the contract and paid $4,000 to PMG to help get us out of our timeshare. During the phone interview, we were promised to get out of our timeshare within 4-6 months. Well over 2 years later, we are STILL in our timeshare contract and PMG has not fulfilled their end - AND our timeshare has gone into foreclosure by following their directive, ruining our credit and preventing us from getting a home loan. They are all full of promises upfront, but they have to be one of the most poorly managed companies with a serious lack of communication. Every time we would call, we basically started all over - no one had a clue about anything. We'd be asked to send the exact same information we had sent multiple times. At one point they said we were done and out of our timeshare and processed and exit interview, but nope! Our timeshare says we are still owners and in foreclosure. When we contacted PMG to get this resolved after this happened, they have no idea we were supposedly 'done' with our timeshare. We constantly had different representatives on our case. We'd ask where the person previously handling it was, and they weren't with the company anymore. I have pages and pages of emails full of updates from us and empty promises from PMG. When we asked for proof from our timeshare that we were out, the only thing we received is something from PMG (NOT our timeshare) stating we were no longer in the contract. We never did receive anything from our timeshare saying we were released. PMG has cost us at least $10,000 these last two years and the longer it drags on, the more it is costing us. Also, if you call them and are waiting on hold or in the middle of a conversation and it's their closing time - your call disconnects. Talk about infuriating! I don't know who all these people leaving 5 star reviews worked with, but it certainly wasn't any of the dozens of people we talked to! Don't waste your money with this company. They are getting more and more complaints on the BBB this last year - we aren't the only ones this is happening to! read more

With so many companies promising to get you out of your time share debt and failing to come through. My wife and I diligently researched the reviews for PMG before deciding to give them a chance to help us. There were far more positive reviews than negative. Chelsea was assigned as our agent. She kept in touch with us and answered any questions we had. We were told that patience would play a huge role in us getting out of this contract with Holiday Inn. Along with sending them any correspondence from the time share co. and not answering their calls. We did what we were asked to do...and can gladly say that we are no longer responsible for the terrible investment called time share!!!! Praise God! Chelsea and PMG as a whole provided nothing less than exceptional customer service to my family. PMG did exactly what they'd promised they would do. They worked tirelessly to help rectify this situation for us. It wasn't easy finding an agency who could help us get out of a Holiday Inn time share. Primo Management Group never blinked an eye! I will give them 4 star for now since we're still on the process. I called them and so far they've been updating us once a month. Customer service are nice, they really go through the process. I just hope they will able to get back my initial payment for the amount of 4,500 since we just got in from the timeshare and we are still on the process of cancelling our timeshare account. Do not do business with this company! The BBB will be receiving a notice soon--as the BBB has an A+ rating for this company, which is the reason I chose the company in the first place. After a year of back and forth and $2,000.00 out of pocket, Primo Management's score is one star, and that is only because the customer service is good because, they will call you back. But, long story short, my credit has been lowered significantly due to the bad advice and resources of Primo Management. I don't know who wrote all of the positive reviews on BBB. I was assured that an attorney would represent my case and my credit would not be negatively impacted--if at all for a short period of time. That is the other reason I paid $2,000.00.
