Avenue does not keep its word. I was in talks with Avenue, as I was considering using them as property manager for my rental. Per the request of the Avenue employee I was speaking with, I sent him a leasing agreement I had with a competing property management company. I did this to see if Avenue would actually stand by their word and make good on their "low fee guarantee." After talking with me on the phone about it, the Avenue employee actually agreed with me that my lease with this other company was an "apples to apples" comparison with their own. However, he said that they would charge me more than the other company. In other words, they would not honor their own guarantee. They do not keep their word. Also, there are multiple fake positive reviews of this company. I'm 99% sure that some of these fake reviews were posted by their employees. I would advise staying away from this company.

Wasn't until we stepped in as owners that it got resolved.7) When questions were raised about completeness of work, instead of offering to make good, they responded with accusations of poor manners to avoid having to do the work they were paid for (Ad Hominem, Tone Policing: Tone policing is an attack that focuses on the manner in which someone makes an argument, rather than on the argument itself.)I would be understanding if they said, look we have problems. Also, as a frequent traveler, I was very pleased with the easy access to the airport from it quaint Clayton location. I found the Landlord Larry to be quite attentive to the lease holder needs and always concerned about the well being of the property, both in and around the the apartments. Any repairs or needs were promptly addressed. He even added items (e.g. power outlets and bike racks) without requests, just because he saw the needs of his tenants. The building has a wonderful Tudor exterior with six apartments. It also has easy access to the upper floors by a an elevator, but also has a period staircase that complements the Tudor architecture. I found the community rooftop very peaceful and inviting. The all granite counter tops in the kitchen and bathrooms, the beautiful stone showers along with high end appliances also added to the luxury feel of the apartment and complex. Oxford manor was perfect for me, and I couldn't have been more pleased with my time there and the support of the landlord and his commitment to the comfort of the tenants and the care taking of the apartments. The day I moved in I realized that there was water leaking in the basement. I made a maintenance request and was told that the basement had a warranty on the leak and they would be out to fix it. (if you have a warranty then there was water damage prior to me moving in). One and a half years later the water is still leaking and damaging my property as you read this. After all of my maintenance requests for the water leak, the cleaning of the filthy sump pump and the dead tree who's limbs where falling to the ground daily and on my car. I placed a called to the Inspection department of the Housing Authority. The Housing immediately sent of an inspection date and two hours later, the same day, I also received a notice to vacate in the next 30 days. In addition to that on 5/21/21 I called her "management" company at 11am to report that my refrigerator had gone out. And that I also just purchased $425 worth or groceries just the day before. (I provided receipts with the appropriate dates) I called the management company itself 3 times, left 3 request on their mantience portal and 2 on the mantience line. It is now 7:53 and no contact from her about a replace refrigerator today when she's known since 11am this morning. She is supposed to be a property management company but she doesn't have reliable staff to maintain one. She hires non license, people off of the streets to fulfill her mantience request if she does ever fills them. I asked her does the actual owners of the property know what condition that the property was in and she hung up on me. With that said, I've been a teacher for 16 years. I come recommended by The Board of Alderman of the City of St. Louis for Teaching. As a public servant, holding the standards of Ethics is important not only in education but also is a requirement for holding and maintaining a Realtors license. Since I can't make Felina hold a moral standard because it's just business and not personal, I am requesting in investigation of the many code of ethics violations that I believe she has violated. I have currently initiated a review and investigation with the Board of Ethics Commission in the St. Charles County in which Felina Higby hold her license Thank You all for your time and attention.
