this management company is unprofessional. They never respond right now. My garage is falling off the rails and and no one's been here to fix it nor am I getting when someone will be here to fix here to inspect that I wouldn't be surprised if there's mold in this house, but Michelle is a horrible management. She never follows up. She doesn't respond and she can't even give you a simple update. The maintenance broke my lights and didn't replace them. They taped them and said they and they still don't I've been asking for reimbursement for five months now they did a crap job at repairing a patio it took them four times to fix a leaky sink. There's no water hose in the backyard so I can't do anything back there. They said they were gonna replace that but that's almost been a year. There's a found on top of the hanging by one screw and it's about ready to fall off. For the past few days, I have been watching their maintenance people spend hours and hours, putting in a new bathroom sink and new bathtub in a recently vacated unit and I put in several maintenance requests, over a year, for a new toilet that has probably been in this unit since the 80's and we are always forgotten about. No matter how urgent your problem is, no matter how on time you pay your rent, they will not do the one job they are being paid to do; service your basic living needs. Thank God I didn't get my rental process completed!! I was shown a unit that I was told would be ready by the 1st of September. I was told this multiple times. Worst management company. I have had the same issues every review has said so far. No communication. You ask for something to be fixed with no response. I have had black mold in my bathroom for over 5 years and their reply was that I should paint my bathroom and that would cover the mold. Swamp cooler not working for 3 years. Would not provide smoke detectors. Kids in the neighborhood shot my window with a BB gun a few times and they will not replace the window because the new manager can't find the incident report. Have been reporting bug and rodent problems for awhile with no action being taken. Our doors fell of the hinges due to wood rot. Wanting to enter the unit to do an insurance inspection with 5 hours notice. A plug melted in my electrical outlet and I had to fight for almost a year to get them to send an electrician to look at the wiring. All their electrician did was remove the outlet. He said they will not approve the cost to repair the electric and he's surprised the building hasn't caught on fire yet. They raise the rent every year like clockwork but nothing gets improved or repaired. Only time you hear from them is if they don't have rent on the first. beware of fraudulant documents if they file for unlawful detainer! I was a resident in one unit for 5 years. My rent was paid on time every month by a 3rd party housing program, which also conducted yearly housing inspections and supportive case management. One manger, which I'll refer to as PM, seems to have missed the Ethics course in her real estate class and was definitely not up to date with federal and state laws and codes. Under the warranty of habitability, for starters, necessary items covered by that federal law were incorrectly handled and every excuse possible to not repair the black mold (documented) sources under the kitchen sink, the out of code electrical in kitchen (high left me with no outlets working in the kitchen. There was a mice nfest action in the celieng(not just in my unit either) and they made their way into my home in multiple areas. (gave my american bulldog plenty to do).. and some other major plumbing problems in the bathroom. They claimed, even tho I requested repairs over and over, that I wasn't cooperative and never available. Not one time did they schedule an appointment to do any repairs. they would just show up after weeks of waiting. or if they did come right away, they would use the excuse they had to get parts and never came back. one time i was told by someone else (why are they talking to other residents and non resident about me?) that because my son was there i was in violation of the lease and they would not do any repairs. My son is my LICENSED IHSS provider. and he had been there 2 years already. I asked her on many occasions to put things inpm writing to stop talking to people who didn't live here.. and stop showing up unannounced so i can be here to receive her. Imhad been laid up in bed for 6 weeks or so when On the 3rd week of the month, she declared she was returning the rent check to my program and filing a UD. so when the summons came, I went thru and found a 3 day notice to pay or quit dated for the 6th of the same month. the proof of service for said doc wasn't filled out correctly - but better yet - it was perjury!!! because They had my rent check on the 6th, and no 3 day notice would have been generated especially if you state on the 21st you were returning the check... and I had no clue at the time what was going on.. as she doesn't communicate with me. i was too sick to go anywhere to do the answer to the UD (no money to print anywhere, plus i couldn't walk at the time for more than a minute or two (no car)). There was a complaint Of an alleged homeless encampment - just because my adult kids would hang out in the front yard (4 of them plus their significant others) and a couple of friends here and there - and yes they left a mess, but again I didnt get outside for about 6 weeks.. and all because one night a couple of the kids and my brother were too drunk to get home,and no room /place inside for anyone, so they fell asleep on the side of the house.. and code enforcement showed up. I didnt get the answer filed in time, and it is 20 miles to court house. i thought i had to pay for eFile (didn't know fee waiver covers it, because how can it if its not been filed or granted yet).. I finally made it to file (long ass story of circle jerk info) but filed fee waive, then was able to efile. anywho, theres more to the story, but in the end, it's a wrongful eviction based on fraudulent docs and the lockout which occurred 14 days after the date on notice (because I filed a motion to stay/set aside several times due to docs being rejected and never knew i was granted the stay. the sheriff had the order from my motion dated by clerk, stamped and signed. mine had a big red stamp 'rejected' on it. my stuff is half out and half in because i have no vehicle or access to one, and who can afford gas. my poor dogs and I are separated right now and they are my service animals. avoid IE rental's aka Pro management aka Starlite management read more

I live in one of their complexes right now that they just bought in October. My AC has been out for 5 days now. It's 120° outside now and 114° in my apartment for 5 days. The last time I had to have something fixed it took them two months and me threatening to sue them for them to come out. Then they "fixed" my sink and had to come back bc they broke the seal on the pipes and then it's now held together by the hose connected to the sprayer on the sink. I have pictures of that. I also have pictures of the temperature being over 100° each day inside of my house. They told me that the law doesn't say that they need to fix it within 24 hours so I decided to contact my lawyer again and ask them and they stated that if my home is over 99° that the AC must be fixed same day or that they have to pay to put me in a hotel. (Golden Management, Pro Management) is a awful company that takes advantage of low income families. Terrible place to live. They recently started to charge for water through a third party company where they overcharge for water sewer and trash. There is one meter for all the apartments here so the water bill is divided by tenants in each apartment. They shut off the water almost every week without any notice sometimes for days. They mail you your water sewer and trash bill late and put a notice on your door (within a few days of getting your water bill) satiating they will evict if you don't pay it in three days. Nothing works in these apartments and they will not fix it no matter how many times you ask. Office is unprofessional and rude. read more
