I asked for a refund for the mold inspection, but instead of taking responsibility, they brushed it off--claiming the mold could've developed later and that they weren't responsible because it was a "free service" done through another company. That's misleading, since every paid inspection package includes this "free" mold check and costs more because of it. They also failed to mention the 125-day mold warranty until I brought it up myself. Mistakes can happen, but how a company responds matters--and Champia showed zero accountability. I would not recommend them.

I was able to get an inspection booked the day after I called. I showed up to witness the entire inspection. Louis was at the property a few minutes early, and said it would be a few hours before he's ready to discuss the results. I let him do his thing while I waited on the property. For a 2 story + basement, 2900 sqft house built in 1960's he spent 4 hours. In the last 30-60 minutes he took out his laptop to discuss the draft of the report, which was generated automatically from their software. Very cool. He explained all of the major points, answered what he could, and was overall knowledge and informative. I received the report later that night (about 10 hours after the visit). I have family who is a civil engineer and a commercial building inspector, and also have bought, sold, and built a few houses. I forwarded them the report to get their feedback. They said that it was the best report from a home inspector they've ever seen, and matches the quality of more-expensive commercial reports from engineers. The report keeps to the facts by being thorough but not crossing the line of pure opinion. It's common for home inspectors to have no prior experience in construction, and/or like to share opinions and OCD tendencies that overly freak out the buyer, causing undo stress for the buyer and seller. This was not that. Each problem indicated its severity, timeliness, and potential cost to resolve. My family member who reviewed the report said the costs were on-point. Overall, I'm more-than pleased with the report. Money well spent. Highly recommended.

I paid for a home inspection with thermal imaging and specifically requested a walk-on roof inspection. The cost was approximately $574. The thermal imaging report has zero images of thermal scans of the house. Only one picture is in this section showing a digital thermometer sitting on a door frame. Not very helpful and not a picture taken by a thermal imaging camera. Despite this every page of the report has "WITH THERMAL" in the upper corner. I asked for a walk-on roof inspection three times. I explained the reason why during the initial quote, a second time before the actual inspection and then to the sales person after the time of the inspection. You need to look under the shingles for holes created during the siding process for the pump jack / scaffold nailers. After this, I received the inspection report with drone photos and the following verbiage: "Our inspection of the readily accessible roof system included a visual examination to determine damage or material deterioration. We walk on the roof only when is it safe to do so and is not likely to damage the roof materials. We look for evidence of roof system leaks and damage. We cannot predict when or if a roof might leak in the future." A DRONE CANNOT EASILY SPOT NAIL HOLES ON OR UNDER SHINGLES BUT A HUMAN CAN. THIS IS A COMMON PROBLEM WITH NEW CONSTRUCTION AND CAN COST THE HOMEOWNER A LOT OF MONEY IN REPAIRS WITHIN THE FIRST FEW YEARS. Yes, walking on a roof is dangerous and not enjoyable, but it is part of a home inspection. It may require special licensing and insurance but that is the responsibility of the inspection company and not the customer. If potential customers would like a flimsy report and a bunch of legal disclaimers to read, use these guys. If they want a home inspection done by a professional, go somewhere else.

I got confirmation promptly. You do have to sign a liability waiver and pre-pay, but it's pretty straightforward what is and isn't included. The inspection went quicker than expected, but she was very patient in answering my questions. She is extremely knowledgable about construction, codes, and quickly caught onto the areas where I needed her information to help us make decisions. I really appreciate the fact that I got the full report emailed via PDF in less than 24 hours. The report is easy to read, full of pictures and call-outs, has appropriate categories, and the level of detail addressed our concerns buying a well-loved home that has been around longer than me. Worst and least useful home inspection report that we've ever received. The first report consisted…read moreof a PDF attachment and a link a completely different PDF file. The PDF attachment listed two "concerns" involving smoke and carbon monoxide detectors but no other information--most importantly, no discussion positive or negative of any of the other parts of the home that were inspected. The linked attachment listed three other concerns and noted that the HVAC couldn't be tested because of the cold weather--again, no discussion of any other parts of the home. We followed up with the inspector, who indicated that there was an issue with the computer system that generated the reports. A day later (as the due diligence period is ticking), the inspector posted a longer report. The report was missing some of the items from the first report, so ANOTHER report was posted. However, the final report mostly added pictures with almost no extra text. This is the first home purchase where we have not been able to accompany the inspector, and we really regret it. The reports were not up to a professional standard, and I STRONGLY recommend looking elsewhere.

As anyone knows during due diligence, time is of the essence, so we were very happy that he was able to work with us so quickly. We met him at the property and he proceeded to walk us around and throughout the house for about 3 hours (for a ~1200 sqft home). He obviously knows his stuff in further detail than we understood but also took the time to explain things in layman's terms and answer any questions at all that we had. We had requested a radon test (which was an additional fee), but after he discovered an open chimney that would have rendered the test inaccurate, he waived the fee and put away the equipment. He could have just as easily done the test and made extra money without us knowing, but he didn't, and that spoke volumes about his character. Best of all, Bob simply delivered the facts - no pressuring one way or another. He looked at the house without rose-tinted glasses and without fear-mongering. In the end it felt like he left the ball squarely in our court on whether or not to move forward, a decision which we now feel informed enough to make. In less than 24 hours after inspection, I had his full report in my inbox. The categories were prioritized from highest to lowest importance which helped us understand what issues were and were not urgent. It included his photos along with detailed explanations of everything we talked about and then some. All in all, we felt like Bob did a thorough and high-quality job. His expertise and reputation preceded him from previous reviews and I am happy to add to that list of satisfied customers. If necessary, we hope to work with Bob in the future and I would warmly recommend Trow Inspection Service to anyone.
