We asked how things were and his exact words the home is very clean, No issues from what he could see I ask about specific items and again No issues. It's a really good home. Here is what happened next.... We trusted this company to provide a thorough and professional evaluation of the home prior to purchase, but unfortunately, several serious issues were not identified in their report. Most notably, we discovered a rodent infestation in the attic, which poses both health and structural risks. (Rats & Flying Squirrels)This issue should have been clearly visible and documented during the inspection process. The presence of droppings, signs of nesting, damaged and chewed electrical wires and insulation. No mention in the inspection. We recognized Pelorus is not the expert with regard to rodents but we would expect any basic full home inspection would at least call out what was visible to the eye. There were also several active entry points for Rats, Squirrels, bats and other wild life, that were apparent upon further review by a pest control specialist. And our own eyes. In addition to this, we have identified other hazardous conditions that were not called out in your report: 1. Electrical Panel Risk? The panel was flagged by 2 different licensed electrician as insufficient and not in code due to 1. its history of recalls & a serious fire hazard, due to not having a surge protection or tripping feature. This inevitably will cause the unit to run "hot" and cause a potentially dangerous situation. This was a significant safety concern that should have been noted. 2. Master Bathroom Tub Not Sealed or mounted to Floor. This is very dangerous in that it is easily movable and could cause an accident while attempting to take a bath. This is a basic item that should have been observed and reported. Their reputation to provide "Certified & KnowledgeableInspectors" was not what we received. We trusted that they would stand by their brand & make this right. These oversights caused us considerable inconvenience and unexpected expenses. We trusted & relied on your expertise to assist us in making an informed decision about the property. However, the lack of attention to these critical issues has undermined our confidence in the home that we have purchased. We requested a formal response to the complaint, including an explanation of how these items were missed and what steps their company will take to address this matter. We also asked that they review their inspection procedures to prevent similar oversights in the future. We provided several photos for review. We had planned to make some small non structural changes to the home and then move in.... Well as we got into a few areas this is where these issues became blatant. We invited Roland out to the home to take a look at our concerns, he came out and spent the entire time looking for an opportunity to turn this story around and report us to the city inspector. Roland called me to not apologize for the oversight but to say I see your construction is larger than I expected. Send me a copy of your permit otherwise I will report you to the city. As noted earlier no plans for structural changes. They came out we showed our basic work and permits for replacing plumbing and Electrical only. Roland then sent a letter essentially giving us an opportunity to sign off on receiving $150 refund in exchange to sign off on dropping any further or future claims. Of course we did not agree. I'm not sure how they received 5 rating on google, my guess is folks just don't have time to bother with this fight. It's taken us at least 4-5 months to share our experience. I would definitely not recommend this company.

We had an unfortunate experience with this inspection company. We purchased a home that was…read morerenovated by the seller just prior to listing. After we moved in, we discovered by chance that the upstairs hall bathroom was still connected to the old plumbing system and had not been connected to the new plumbing system that was installed during the renovation. Luckily, one day after closing on this house, our exterminator was inspecting the crawlspace at the same time that the cleaners were running the hall bathtub and found the water to be gushing into our crawlspace (see photos). We notified the inspector and seller, who was able to send their contractor quickly to repair the issue. The inspector, Jack, was professional during our inspection but missed this abandoned pipe in our crawlspace and the water that would have gone directly into the crawlspace if he had run the bathtub. Unfortunately, this company is calling this a "latent defect" and denies our request for a refund of the $500 inspection fee. It is the responsibility of the inspector to check at a minimum that when a bathtub is run, the water is not draining directly into a crawlspace. We are super disappointed in the company's response as they are not taking ownership of this blatant miss and using fine print to avoid responsibility. My hope is that this does not happen to someone else who may not be as lucky to catch this huge issue so quickly!

The note suggested that the seller (me) have a remediation and mold specialist come out to the house to inspect. I contacted 3 different companies - Water Pro being one of them. Out of the various companies I found online, their BBB rating encouraged me to reach out! When Andy arrived, I discussed with him the report and showed him the space. What could have been an opportunity to sell me on services, Andy chose instead to educate me on what was really going on in the crawl space (which was not as concerning as the inspector made it out to be). Andy's services, professionalism and honesty didn't stop there. When the updated findings were communicated to the buyers, Andy offered and supplied a letter for me to forward to the buyers to make it official what his findings were. On top of that, the buyer contacted him to ask questions. Andy was kind, communicative and helpful to them as well! He went above and beyond a "free quote" call. (By the way, the other companies that came out told me the same information that Andy at Water Pro had, but they still tried to sell me services to appease what they thought the buyer wanted.) After failing to book 2 other companies for a short-notice home inspection, I reached out to my…read moreagent and she recommended Home-Probe. I'm glad she did. I was able to get an inspection booked the day after I called. I showed up to witness the entire inspection. Louis was at the property a few minutes early, and said it would be a few hours before he's ready to discuss the results. I let him do his thing while I waited on the property. For a 2 story + basement, 2900 sqft house built in 1960's he spent 4 hours. In the last 30-60 minutes he took out his laptop to discuss the draft of the report, which was generated automatically from their software. Very cool. He explained all of the major points, answered what he could, and was overall knowledge and informative. I received the report later that night (about 10 hours after the visit). I have family who is a civil engineer and a commercial building inspector, and also have bought, sold, and built a few houses. I forwarded them the report to get their feedback. They said that it was the best report from a home inspector they've ever seen, and matches the quality of more-expensive commercial reports from engineers. The report keeps to the facts by being thorough but not crossing the line of pure opinion. It's common for home inspectors to have no prior experience in construction, and/or like to share opinions and OCD tendencies that overly freak out the buyer, causing undo stress for the buyer and seller. This was not that. Each problem indicated its severity, timeliness, and potential cost to resolve. My family member who reviewed the report said the costs were on-point. Overall, I'm more-than pleased with the report. Money well spent. Highly recommended.

I paid for a home inspection with thermal imaging and specifically requested a walk-on roof inspection. The cost was approximately $574. The thermal imaging report has zero images of thermal scans of the house. Only one picture is in this section showing a digital thermometer sitting on a door frame. Not very helpful and not a picture taken by a thermal imaging camera. Despite this every page of the report has "WITH THERMAL" in the upper corner. I asked for a walk-on roof inspection three times. I explained the reason why during the initial quote, a second time before the actual inspection and then to the sales person after the time of the inspection. You need to look under the shingles for holes created during the siding process for the pump jack / scaffold nailers. After this, I received the inspection report with drone photos and the following verbiage: "Our inspection of the readily accessible roof system included a visual examination to determine damage or material deterioration. We walk on the roof only when is it safe to do so and is not likely to damage the roof materials. We look for evidence of roof system leaks and damage. We cannot predict when or if a roof might leak in the future." A DRONE CANNOT EASILY SPOT NAIL HOLES ON OR UNDER SHINGLES BUT A HUMAN CAN. THIS IS A COMMON PROBLEM WITH NEW CONSTRUCTION AND CAN COST THE HOMEOWNER A LOT OF MONEY IN REPAIRS WITHIN THE FIRST FEW YEARS. Yes, walking on a roof is dangerous and not enjoyable, but it is part of a home inspection. It may require special licensing and insurance but that is the responsibility of the inspection company and not the customer. If potential customers would like a flimsy report and a bunch of legal disclaimers to read, use these guys. If they want a home inspection done by a professional, go somewhere else.

I got confirmation promptly. You do have to sign a liability waiver and pre-pay, but it's pretty straightforward what is and isn't included. Emily arrived promptly on time and wore a mask throughout the inspection as a COVID pre-caution. She is very thorough and professional. The inspection went quicker than expected, but she was very patient in answering my questions. She is extremely knowledgable about construction, codes, and quickly caught onto the areas where I needed her information to help us make decisions. I really appreciate the fact that I got the full report emailed via PDF in less than 24 hours. The report is easy to read, full of pictures and call-outs, has appropriate categories, and the level of detail addressed our concerns buying a well-loved home that has been around longer than me. Emily is responsive and I appreciate her emphasizing her availability to go over the report or our questions anytime. Worst and least useful home inspection report that we've ever received. The first report consisted…read moreof a PDF attachment and a link a completely different PDF file. The PDF attachment listed two "concerns" involving smoke and carbon monoxide detectors but no other information--most importantly, no discussion positive or negative of any of the other parts of the home that were inspected. The linked attachment listed three other concerns and noted that the HVAC couldn't be tested because of the cold weather--again, no discussion of any other parts of the home. We followed up with the inspector, who indicated that there was an issue with the computer system that generated the reports. A day later (as the due diligence period is ticking), the inspector posted a longer report. The report was missing some of the items from the first report, so ANOTHER report was posted. However, the final report mostly added pictures with almost no extra text. This is the first home purchase where we have not been able to accompany the inspector, and we really regret it. The reports were not up to a professional standard, and I STRONGLY recommend looking elsewhere.
