We chose Denise to handle the sale based on her excellent Yelp reviews, and she did an absolutely wonderful job! We have been landlords for many years, and we have learned that the key to selling a home is to find the best realtor in the area. We live in San Diego, and we didn't know anyone in the Hemet-San Jacinto area, so we did what we always do when out-of-town: consult Yelp! Denise has excellent reviews, of course; we read every one. We first phoned Denise on New Years Eve and made an appointment to walk through the property with her. She immediately sent us a market analysis of comps to help with pricing. When we met Denise at the house, we were impressed with her knowledge and professionalism. Having rented the home for years, we were uncertain as to what upgrades or repairs might be needed, so we really appreciated having her point out what needed attention and what didn't. It did need a little cleaning; we asked if she knew anyone we could call. She arranged the carpet cleaning for us, and she cleaned some special items herself! She explained "that's how I run my business": definitely "above and beyond"! Thank you so much, Denise! Denise did some nice staging and had beautiful photos taken for the listing. She made the house sparkle! We really appreciated her attention to detail. A week later we accepted a solid offer at over listing price! Denise handled all the inspections, arranged some termite remediation work, and kept everything moving along. All the while, she kept us informed by email, phone and text. All paperwork was handled digitally, except notarization of closing docs, which we handled in San Diego, so we never needed to make another trip to Hemet (a three-hour round trip for us). To note, when we listed our sale with Denise, there were four other homes within the neighborhood for sale. These other homes were more or less identical to ours and had been listed for over 60 to 130 days. For me, I was worried that our home would never sell without steep asking price reductions based on the inventory. I listened to her recommendation, for the listing price, and reviewed her market comp analysis, which was expertly written. Her list price garnered immediate interest from Buyers and we were soon under contract, within 15 days of listing. Moreover, as issues arose, she would call to not just inform me about what was going on, but, with information about what she was already doing to fix it. That's one of the many great qualities about Denise. When there is an issue or something that needs doing, she is already two steps ahead of it. You don't have to ask her to do anything; you can trust her to know that she's already working on what you need. You can see her professionalism in everything that she does. The photography and staging of the home are meticulous. Of all the listings in the area, her photographs were second to none. In fact, the way she presented our home looked so good, that even I was shocked at how nice the place could look. In screening buyers, she is sharp and reviews everything in detail. Moreover, our transaction had some complex issues that almost arose concerning the appraisal (our buyers were using a VA loan) as well as some required health and safety repairs. I cannot begin to explain the sharpness, determination, and professionalism of how she dealt with everything. Issues that I know would have killed a deal, for any other realtor, were quickly and deftly dealt with by Denise. Most importantly, she handled every issue in such a way that it never affected our bottom-line/net proceeds. I have given a lot of thought to all the work she put into this and it really is exceptional what she achieved. Denise Wendland is a true partner, advisor, and real estate expert. At the LAST moment, they switched from a lease to month-to-month because they wanted to sell the property. We had no other options at the last minute, so we were put in a very bad position. After 6 months of ups and downs, saying there were going to sell, then they weren't, then they were... we were tired of it and the TERRIBLE communication. Alma seemed like she tried at first, saying she could not get ahold of the owners, but regardless it was a frustrating experience. We gave 30 days notice before moving, then met up at day 30 after we completed our move to return the key(s). We had thoroughly cleaned every inch of the condo and Alma signed off, telling us our full deposit would be returned within 21 days, as required by law. We even gave her our new address for mailing purposes. The 21 days came and went. I followed up with Alma, nicely. I started getting the run around: the owners are on vacation, the check got lost in the mail, they are sending it to me to give to you....... By 30 days, I was done with the excuses. I had found out that they were Pending sale on the property we had just vacated, so there was NO WAY they were "on vacation." If there is anything I hate, it is being LIED to. After 2 MORE weeks of back and forth with Alma, I made it clear that we were going to file at Small Claims court if we did not get our FULL refund within 2 days. Only then did she say they were going to deduct money for the couple days between our last month's rent and when she received the keys. I reminded her that legally, they are not allowed to make ANY deductions if they miss the 21 days window, which they had, and she had already told us we would receive our full refund. At that point, she refused to acknowledge they were being bold-face illegal, and she said she had the deducted check that she wanted to hand-deliver or mail to us. My husband and I were both at work, so we asked her to mail it to us, WITH a tracking number. An hour later, while we were both at work, Alma texted us saying SHE WAS AT OUR NEW HOME -- WITHOUT OUR PERMISSION OR EVEN A REQUEST ON HER PART!!! -- and she was dropping off the check. We were LIVID. It was horrendously unprofessional, and directly contradicted what we had asked of her. My husband arrived home 45 minutes after she was supposedly there, and found nothing. We live in a safe neighborhood, and there was no evidence of her having dropped anything off. After that point, ALMA HAS REFUSED to respond to ANY messages, not even to tell us where she supposedly dropped off the check/mail. We are now having to go through the waste-of-time process of legal action. DO NOT WASTE YOUR LIFE with Alma Villalobos!!! HIGHLY UNPROFESSIONAL, AND BLATANTLY ILLEGAL.
