literally the worst property management company out there. Does not follow the RTA - enters home…read morewith no notice. Does not follow through on repairs, always taking the easy and cheapest way out which causes problems long term. Would never expect them to get anything done on time. Constant squatters in parking lot, dont seem to care. WORST COMPANY EVER. That saying "i cant give you no stars so i give you one" is incredibly accurate.

After seven years of renting from meicor..I could tell you quite some disgusting and disturbing…read morestories regarding how this company chooses to run their business. Pardon my language, but this company gives zero f***s about its clients and tenants. Meicor takes the definition of slum lord to a whole new level. I'm still waiting for my numerous calls and messages from TWO years ago to be returned regarding building safety. They just chose to ignore their tenants concerns rather than answer the phone and communicate like adults. What kind of business model are they following? If this was a hotel chain or a grocery store, there's no way they would still be in business. I'm not sure how they're able to get away with running such a poor service. In my opinion, any manager who ignores internal issues within their company, or their clients itself, is guilty of the faults and flaws in which their company operates by. Any decent person with morals would, at the very least, return a phone call to its clients and try on some basic level to communicate rather than ignore them. Most of the staff they've hired to manage their buildings have no property management experience or training..and it shows. They are not educated (or simply don't care) in tenants rights and will try to get away anything if they think the tenant isn't aware of what's legal and illegal of a landlord to do. I've never came across more manipulative, vindictive and aggressive landlords/ managers in all years of renting. I work in mental health and addictions and my clients are more easier to deal with than these scum managers who do nothing more but collect money from tenants every month and then act like their tenants don't exist the remainder of the time. I believe that what comes around goes around and karma will find a way to bite this company in their backside. You can only get away with treating your clients like garbage for so long. If you have no choice and have to rent from a building run by this company...just know your rights and prepare yourself to be bullied if you come across business malpractice within their company and dare say anything. Their one star review says it all... I hope Meicor takes pride in being a company that scores lower in reviews than crack motels.

Holywell Properties - review pt.4

My google review was removed but see all the 4 photos here. This is the exchange. You will notice…read morethat I have a few "Response to Owner:" texts. This is because Ali Yearley lied there at the bottom trying to remove the rwview with google even though it is 100% valid. She said things like "Well, (My legal name - illegal!) I'm glad this is bothering you this many months later." Well, since the woman actually telephoned me whining to take down the review because she knows her snide responses were actually illegal, I have contacted the entire Holywell company as well as the different landlord/tenant areas of government and advocay groups so this information is out there. I want to post the review here but Google has an issue with the same reviews on multiple sites. So PLEASE, see photos.

Unquestionably, one of the most distasteful experiences of my life…read more All of these events are documented. Imagine being in a video conference with the head of a faculty at UBC, and having one's work interrupted by a call from the daughter of your landlord wondering if there was any mail for her at the house we had just rented through Holywell? Imagine working remotely, and having these sorts of work disruptions just being a routine occurrence until you insist that Holywell intervene, and they do so reluctantly. Imagine having the sole and exclusive use of a rental property by law, and discovering that your Landlord, his sister, the landlord's daughter, and the daughter's mother-in-law and partner are also claiming the address as their primary residence. Imagine having your Landlord's ICBC renewal notice, and voting registration, arrive in the mail, despite the fact that he is a permanent resident of a city a day's drive away. Imagine having his daughter's ICBC and CERB cheques arriving in the mail. Imagine having the Landlord's sister's ICBC renewal arriving in the mail, and mail from the daughter's inlaws. Imagine trying to explain the legal ramifications of this deceit to Holywell, and being greeted by indifference. Imagine explaining to them how this situation could impact our credit rating and standing with ICBC, and being fobbed off by Holywell. Imagine a stream of random strangers arriving unannounced at the door, there to attend to routine maintenance, yet with zero forewarning, and having to quickly contact Holywell to ascertain the authority of these individuals. Imagine inviting one's mother to stay for the weekend after her cancer surgery, and receiving a notice from Holywell at precisely 4pm on a Friday announcing a mid-tenancy inspection for Sunday. Imagine having a full property inspection occurring at the height of the pandemic with full travel restrictions in place, and amendments in the RTA prohibiting that activity, and Holywell disregarding all of it. Despite the legal authority only extending to the landlord to perform a property inspection, imagine discovering that your landlord has chosen to make it a family-style outing, and has invited his wife, daughter, and the daughter's husband along for the occasion. Despite it violating the RTA, imagine witnessing your landlord taking taking photographs of the rental, including your personal possessions. Imagine witnessing your landlord and family not following any of the health protocols despite leaving hand sanitizer. The rental was only a short-term arrangement, lasting ten months. However, there were few instances when my partner and I weren't treated like two irresponsible teenagers smoking pot and listening to Black Sabbath, despite both of us being middle-aged professionals. How did it end? Imagine arranging to vacate the property by July first, and the movers having to cancel at the last moment, as the phenomenal heat wave was baking the province, making all such labour a health hazard. Now, imagine being in this unenviable position, and asking permission to extend our move-out date by a day or two given the circumstances. Holywell's response? (Do you really need to ask?) As my partner continued frantically packing to meet our deadline to vacate, I moved all of our boxes out onto the road onto pallets to be collected by a shipping company. I had to make a last second moving arrangement to ensure that we could vacate the property on time. The temperature was 40+ degrees, and with each trip to the pallet with a box, I was just barely able to breathe in the mercilessly intense heat. I'd have to sit in the shade to catch my breath with each journey. I'm 55. We were happy to comply not only with the terms of our lease, but also with the Residential Tenancy Act, following both scrupulously. It's a wonder why we had to sign a tenancy agreement at all, as Holywell was quite happy to operate beyond the confines of the RTA as a matter of course. Oh, did I mention that we found a bag filled with used hypodermic syringes under the mattress of the bed in a house that was rented furnished? Charming and classy. Disregard all of the high reviews elsewhere, as my experience with Holywell is the norm

The worst property managers I have ever dealt with. Our water has an issue and they are unwilling…read moreto fix it or even inform the other tenants of the actual problem. They have purposely avoided testing the building in any logical way. The just sent us a letter stating that they are not doing anything about it since it "seems" fine. They brought in another plumber who kept ignoring my requests to keep the hot water running. I had to ask him 3 times to keep it running and he kept turning it off after a couple minutes and saying it looked like there was some small stuff floating in it but that it looked fine. He and the super went to check the tanks, and said they'd come back up to check the water after I left it running for at least 15 minutes. At which time all sorts of crap comes out. They did NOT come back up and when asked why claimed that they had been at the door knocking for 5 minutes and I didn't let them in. I was sitting by the door waiting for over an hour. The time they quoted as knocking I was a few meters away and would absolutely have been able to hear them. The water needs to be tested in the stack and they have yet to test any other units in the stack even though they have claimed they have asked other tenants in the building to test their water as well. After running the hot water from any of our taps a black tar like substance starts to form on the water and starts sticking to everything, the tub, sinks, shower, our 20 month old baby before we noticed it. She cried as I had to scrub the material off of her since baby soaps didn't cut through it and you can't use heavy detergents on a baby. We've had three separate plumbers see the material coming out of the taps and have taken water samples, photos, and videos of the material coming out of the taps and forming on the surface. Proline keeps saying they will send the water quality reports from the plumbers who saw the materials and collected several samples, but they never do. Basically they are calling 2 adult tenants and 3 adult plumbers liars. Not only is there a black tar, a clear polymer film starts to form on the surface of the water in the sink. You can pull the strands up with your fingers and they look like snot. All the taps are new, the building is three years old and they have 2 broken hot water tanks that they are fighting with the manufacturer over because they don't want to pay for new ones, when they installed the wrong sized ones to begin with and want the manufacturer to replace them. But why would the manufacturer do that when they were not installed in a building of the appropriate size? In essence the building has been running one half working tank for 8 months now. We informed Proline in December of 2022 and not until January did they send someone out who after 5 minutes in the unit went downstairs to check the system while we were running the bath to collect a sample. He never came back as he ran into another plumbing company working on the hot water heaters. So they left without coming back to the unit. Our super told us that it was likely related to the hot water tanks but our unit they said was the only one affected, even though the hot water is moving unit to unit with the hot water recycling system pumping it around to keep it ready at each unit at all times. Eventually in late january the water seemed to clear up so we believed proline that it was the tank. It came back with a vengeance May 2023. It took them 2 weeks to start any action and when the plumbers came and got samples and sent them instruction on what to put into a letter to the other tenants in the stack. Proline didn't do anything with the request and again sat on it for another week until I called to get an update on the test. Test which they hadn't even gave permission to the plumbers to run at that stage. If you put a cloth over the drain or over the spouts they collect brown rings and circles from where the water passes through the cloth. I was able to speak to someone at Proline higher up and they actioned the request immediately, or so they said. From our understanding none of the other tenants who needed to be informed were. Proline has put our daughter's health at risk and who knows how many other families in this 70+ unit building are using tainted water that they don't know about. They also claimed they brought it up with strata, but when I spoke to a strata member who attends meetings they hadn't heard about any of this.
