When first moved into my building in 2018 my experience with Proline and the building manager was amazing any issue that came up and there were few the concern was responded to in a very efficient manner but in the past 3 yrs since new management came in a person who has taken management education and recieved accreditation from business schools the management has been atrocious .. more set on getting accolades for herself than caring about the residents that live there the business schools taught her only to care about making money for proline and not looking after the residences.. the building manager did her best but only could do what was approved by upper management read more

The worst property managers I have ever dealt with. Our water has an issue and they are unwilling to fix it or even inform the other tenants of the actual problem. They have purposely avoided testing the building in any logical way. The just sent us a letter stating that they are not doing anything about it since it "seems" fine. They brought in another plumber who kept ignoring my requests to keep the hot water running. I had to ask him 3 times to keep it running and he kept turning it off after a couple minutes and saying it looked like there was some small stuff floating in it but that it looked fine. He and the super went to check the tanks, and said they'd come back up to check the water after I left it running for at least 15 minutes. At which time all sorts of crap comes out. They did NOT come back up and when asked why claimed that they had been at the door knocking for 5 minutes and I didn't let them in. I was sitting by the door waiting for over an hour. The time they quoted as knocking I was a few meters away and would absolutely have been able to hear them. The water needs to be tested in the stack and they have yet to test any other units in the stack even though they have claimed they have asked other tenants in the building to test their water as well. After running the hot water from any of our taps a black tar like substance starts to form on the water and starts sticking to everything, the tub, sinks, shower, our 20 month old baby before we noticed it. She cried as I had to scrub the material off of her since baby soaps didn't cut through it and you can't use heavy detergents on a baby. We've had three separate plumbers see the material coming out of the taps and have taken water samples, photos, and videos of the material coming out of the taps and forming on the surface. Proline keeps saying they will send the water quality reports from the plumbers who saw the materials and collected several samples, but they never do. Basically they are calling 2 adult tenants and 3 adult plumbers liars. Not only is there a black tar, a clear polymer film starts to form on the surface of the water in the sink. You can pull the strands up with your fingers and they look like snot. All the taps are new, the building is three years old and they have 2 broken hot water tanks that they are fighting with the manufacturer over because they don't want to pay for new ones, when they installed the wrong sized ones to begin with and want the manufacturer to replace them. But why would the manufacturer do that when they were not installed in a building of the appropriate size? In essence the building has been running one half working tank for 8 months now. We informed Proline in December of 2022 and not until January did they send someone out who after 5 minutes in the unit went downstairs to check the system while we were running the bath to collect a sample. He never came back as he ran into another plumbing company working on the hot water heaters. So they left without coming back to the unit. Our super told us that it was likely related to the hot water tanks but our unit they said was the only one affected, even though the hot water is moving unit to unit with the hot water recycling system pumping it around to keep it ready at each unit at all times. Eventually in late january the water seemed to clear up so we believed proline that it was the tank. It came back with a vengeance May 2023. It took them 2 weeks to start any action and when the plumbers came and got samples and sent them instruction on what to put into a letter to the other tenants in the stack. Proline didn't do anything with the request and again sat on it for another week until I called to get an update on the test. Test which they hadn't even gave permission to the plumbers to run at that stage. If you put a cloth over the drain or over the spouts they collect brown rings and circles from where the water passes through the cloth. I was able to speak to someone at Proline higher up and they actioned the request immediately, or so they said. From our understanding none of the other tenants who needed to be informed were. Proline has put our daughter's health at risk and who knows how many other families in this 70+ unit building are using tainted water that they don't know about. They also claimed they brought it up with strata, but when I spoke to a strata member who attends meetings they hadn't heard about any of this. read more

Incompetent or uncaring--but at least rude and argumentative to owners asking for better option for 2nd FOB than to drive out from Victoria to the Westshore, as they've rationalized expenses by closing the Victoria location (nevermind planning 2nd FOB hand-offs [meet at lobby drop-off option with one of your staff] that were convenien tto the owners, w/o an owner having to suggest or accomodate). read more

The worst property management company ever. if I could give less than 1 star I would. If you are looking, definitely advise you to look elsewhere. They have a "help line" who will answer and tell you they can't do anything. The last straw for me just happened. We're having trouble with our lock and can't get in. i called the helpline and asked for help. They claimed they don't have a master key even though they are the prop managers and have no problem entering a unit when they want to. But when you need them to enter to help you or fix anything then suddenly it's a problem. It would be less frustrating if they just didnt answer the phone. I'm not sure why they do answer because they won't help you. I am sure they will some kind if fluffy "management speak" answer for the review but don't believe them. Proline team is professional, responsive and polite. As a rental condo owner, I have dealt with them about 3 years. No single issues I had to deal with the tenants, unit, etc. I would recommend them anyone heart beat.. read more

Poor building management. They don't listen to complaints,rather they ignore and hope problems will go away on their own. Old radiator heating in some buildings that they don't turn off in the summer. Mangers ( Micheal Peters in particular) who more often than not are obnoxious with an attitude of 'take it or leave it' style of managing. Even the head office is 'around the back' of an old low level office building. Do yourself a favour and AVOID all Proline management interactions no matter how low the rent offered. Negligence in final inspection. Told us the cracked / chipped porcelain sink, destroyed screens (cat clawing), broken arborite, and cracked light fixture diffuser were all "normal wear and tear". Found hair balls in a drawer and toiletries in another drawer left behind by tenant. Crap splashes and filthy toilet. Then had to listen to lies and excuses from our agent. Unfortunately we will not be dealing with Proline Management again. We are not impressed with them as they have shown poor professional skills to their customers. They have cancelled on us twice when we have tried to set up appointments with them to view rental apartments. After they cancelled on us the first time they could have told us about another rental apartment that was up for grabs that same weekend, but they did not. Trying to find places to rent can be a very stressful time for individuals and they really don't do a good job to make that task any easier. read more

Pro Lyin' as they became known for their years of mismanagement and disregard for fair business practices at our downtown strata eventually was driven away. As more owners increasingly realized the lack of proper governance our building received from them and that they to maintain their contract renewal, supported the wrong doing and serious self interest of key strata council members until so many knew, they could no longer escape being reported to the CRT unless they left. All councils need a strong management rep to ensure fiscal responsibility and good governance protects owners' rights and interests. You won't receive any of this from Pro Lyin' and your legal costs will skyrocket with internal disputes that should not have arisen. When hiring a property management company, make a few phone calls to those stratas already working with those property managers you are considering hiring and ask a number of council and other owners for their assessment of how well their building is being served before you contract with any company plus have a one year term for assessment as part of your renewal process. Be fair and firm from the outset to indicate how future business will be conducted. read more

If there were an option to select "no stars" that would still be an understatement. We received mail indicating parking price increases...by 100%!!!! Ridiculous. Especially considering no work has ever been done for the parking lot and it requires zero maintenance. Even spots that are uncovered are being increased by 100% at the same price as a covered spot. Needless to say I would never choose a building with proline management ever again. read more
