Hogging space in the fridge and pantry, and just down right being nasty. My roommate has tried to bully me into doing what she wanted me to do around the house. This has been going on for 7 months. I have brought this to management attention several times and they completely ignored it. Recently, a fight broke out between me and her due to her trying to bully me again. Even though, she started the fight it didn't end how she wanted it to. She called authorities TWO HOURS AFTER THE FIGHT who told her if I was getting arrested so was she. She screamed at the policewoman about how she thought that was unfair. TWO DAYS LATER, management knocked on my room door and told me to " pack my things because I was being moved to another unit today or tomorrow " . His name is Brian Jones. His assistant took down notes on every occasion that I spoke to him about the issues and prior events and told me to try and communicate with the roommate and that the property manager (Brian I'm assuming) would contact me. Brian never got back in touch with me about the first incident that happened when I first moved in so this would be his first time ever speaking to me about this ongoing problem. When I asked him how could he make such a big decision off one-sided information. He had no response. Brian said that he has made his mind up despite said roommate having problems with previous roommates before me. Despite the evidence and witnesses to bullying; despite the police officer saying that I wasn't the problem and that "said roommate" just needs to live alone. Currently, I'm trying to contact corporate level management to get this incident resolved in a FAIRLY manner. This is one of the many reasons why we lose so much of our young people to bullying. When brought to the proper authorities it still isn't handled properly. Thankfully, we still have strong-minded people like myself who can tackle situations like this head on.

I moved into this apartment in August of 2019. It wasn't bad at first, except the disgusting amount…read moreof roaches in the breezeways and not to mention the random bits of trash/personal belongings sitting there for weeks without being picked up. The apartment itself was fine. I had new carpet in my room but the carpet near my roommate's was quite stained. The bathrooms are quite spacious, especially in the 2x2 apartments, and the mirrored closet doors were a plus. I do wish they had better roommate matching questions because the questions I answered were not what I received. I didn't mind too much because I worked a lot, so I very rarely saw my roommate. Honestly my problems didn't start until right before move out in July 2020. At the end of June, there was a plumbing issue in my bathroom that needed to be fixed and according to the lease was deemed an "emergency". I filled out a maintenance request form but didn't receive any help on the issue for 5 days. I was unable to use my bathroom for 5 whole days. I tried calling the office several times and never got any answers for why it took so long. Then we had set a bag of trash outside our door for a couple hours to take to the dumpster later that evening, and we were threatened with a fine because it looked unkempt, yet the apartment right across from us had 4 large empty cardboard boxes and multiple bags of trash sitting there for days. Fast forward to move out, that process was fairly quick and easy but they do not offer move out inspections, which I believe is strange because they could literally charge you for anything, WHICH IS EXACTLY what happened to me. They charged me extreme amounts of money to replace the carpet in my entire apartment. (keep in mind I said the carpet in my room was NEW; I think they were just trying to make us pay for them to install hard wood flooring) I was getting less than half my deposit back. At the time of my writing this (12/15/2020) I still haven't received my security deposit. Partially my fault for giving them an address I ended up not using by the time they finally sent them out. I called them after it had been 45 days since move out to inquire about the refunds and the assistant said "oh. We will try our best to get them sent out today." So I tried to give him my new forwarding address but it was still sent to my previous one. It took over a month for it to be returned back to the office and they called to get my new address, but I requested to pick it up in person and they said they still didn't have it. So I gave the address and they still sent it to the WRONG ADDRESS that I had previously given to them and it also took over a month for it to be returned to the office. SOOOO.. with all this information, please make a smart decision. Nice apartments with a great location but unhelpful staff. Side note: in GA, rentals have 30 days to return your refund and when I asked why they do willingly violated the laws, he said "we didn't. We wrote the check 22 days after move out." And I said "I understand that, but the law doesn't care when you WROTE the check, it's when you sent it out, which was 23 DAYS after you even wrote it. That doesn't make sense." To which he replied "there's just technicalities I don't want to get into."

There is mold everywhere in the apartments, no matter how much you clean it stays filthy. Pest control doesn't come inside to spray unless you ask them to and then they might come inside a month later. There are roaches and spiders everywhere. The light bill is outrageous. You can put the A/C on 75 and it still runs all day and all night. Kevin in maintenance is a nice guy. But they put the work order in as complete even though they don't even fix anything. The rent is cheaper than most places, but you get what you pay for.

The first two years I was there, it was a good place to live especially for the cost of rent; however, recently, it has recently gone down hill. They have done a lot of renovations to make the place look better (and it does), but it's still not worth living here, in my opinion. Please see pros and cons below. Pros: 1. The gym is nice, convenient, and well kept 2. The pool is nice, well maintained, and spacious 3. Rent is a reasonable price 4. Well lit outside at night 5. Friendly office staff Cons/Issues I've had recently: 1. At the beginning of my lease this term, I was about to get charged $50 for not having renters insurance when I did, in fact, have renter's insurance. The point of monthly renewal just didn't occur between when the last leasing term ended and first months rent of the new leasing term began. So their new system didn't register that I did have renter's insurance, and to get them to not charge my account, I had to get my mom and my insurance agent involved. In the end, I was not charged, and they handled it nicely, but this still shouldn't have happened. 2. They do not have enough 6 month leases available!! If you are graduating in the fall, then you are screwed because even if you call to renew early, they still probably will not have any available (which is what happened to me). Also, it is completely student housing, so you think there would be more available. Hopefully this changes soon. 3. Breaking the lease is not really an option because to do so, you have to pay the remainder of what you owe as if you had continued staying there for the entire leasing term. (and what graduate has a couple thousand dollars to spare to do that, not me lol) 4. The gate system is the most annoying thing in the world and has assaulted several cars. It's an arm and a gate, so if your friend is trying to come see you and wants to drive in behind another car, he can't unless he rides their tail. It doesn't stop bad people (it's not difficult to outsmart this gate), it's just a nuisance to good ones. 5. During my time at the Hudson, there was also a shooting right outside of my apartment building. (Although, this could happen anywhere) 6. The appliances are not that great. Just this year, my washer leaked when I had a load of laundry in it, and the water leaked through the floor into the ceiling of the apartment below us, which set off the downstairs neighbors' fire alarms at 1:00 am in the morning. Also, our dishwasher is currently broken as well. This past year, for a couple of our maintenance requests, it has taken forever for things to be fixed. 7. They're not that great at communicating. The last time a maintenance request was completed, they decided to lock all the bedroom doors. I've never locked my bedroom door the entire time I've been there and the key to my bed room door was in my room so essentially I got locked out.

When he first moved in, we noticed the garbage disposal wasn't working. We called maintenance and literally an hour later there was someone there fixing it. I'll admit, I'm not the one that has to live here, but from what I experienced (fast internet, lots of parking, sweeeeet pool), and from what my brother has said, he's enjoying it. I would totally recommend this place to other parents (and parental acting older siblings) looking for another option than just campus housing.

She went down on the charges for the furniture but not the trash because you can't prove that your house was actually clean. Its a huge scam and she told him over the phone that she would remove hole charges but never did. He ended up owing around 100 dollars when it was all said and done. I tried to go talk to the her in person and I have never been talked to as rudely as I was with their manager. She told me "you can come in my office but we have nothing to talk about" in a sharp voice. I just wanted to ask her some questions and she completely shut me down and was so condecending. The receptionist informed us that HE had been notified 15 days prior and one day prior that HE would have to move out of room C, since the room occupied by Mr. Juan Felipe Flores is the one assigned to me. Mr. Juan Felipe Flores also showed us the room that was for rent and mentioned how El Ruso is the one who will vacate room C, which is the one being offered for rent. He showed us that he Juan Felipe Flores was occupying room (A). An agreement was reached for room (C) with the rental staff and with Mr. Juan Felipe Flores. I have messages as proof . On Friday august,01 of the 2025 My moving day ,I drove 8 hours with my personal items .My brother missed work because he was helping me, moved in his truck .I suffered financial losses I couldn't use the property They didn't give me the keys because The Islands staff said they had given Mr. Juan Felipe Flores full access to the apartment and that they had never specified which room they would give me, which is why they are acting on bad faith. The couch was also filled with roaches. My child and their roommates have seen hundreds of cockroaches this week; aside from that, the dishwasher is broken, and the stove doesn't work. The outside of the building needs to be pressure washed with bleach. Currently, my child is highly stressed out over the situation. They were introduced to the apartment on Georgia Southern's campus. Unfortunately, many other Georgia Southern students live with the same problem. Cambridge@ Southern isn't following Georgia's "Safe At Home" Act, which requires landlords to keep their property habitable.
