My flatmate and I lived in a flat managed by Property Moves for one year, between September 2017 and September 2018. We loved our flat. It was absolutely beautiful and the location was perfect, but our overall experiences with Property Moves left a lot to be desired. Having read a lot of reviews on Google and other places, it seems that many people have had a positive experience, but we definitely did not. In retrospect, we've been questioning why we were treated poorly and often just ignored--perhaps this was because we were international students (Americans) doing a one-year master's at Sussex? To illustrate the reason for our negative review, here is a list of some of the specific incidents and inconveniences that peppered our tenancy and left us with a generally bitter taste in our mouths. 1.When we moved in, the flat was extremely dirty. There was construction dust on practically every surface. The windows were grimy and smudged inside and out, and there were smudges on doors and doorknobs throughout. The kitchen was the worst. It seemed as though nobody had bothered to clean the flat since the previous tenants left--or perhaps they did not leave it to standard--but we made notes of all of this on the initial inventory because all told, it took three people and about three full days to clean. 2.Upon moving in, we noticed that three of the windows in our flat (which faced the seafront) were loose/crooked on their frames, creating a crack which allowed for a significant breeze, and even water to seep in when it rained hard. One was missing a handle. We requested repair works immediately, and while it did eventually get taken care of, it was like pulling teeth. It seemed like the follow-up/chasing down the contractor/approving the works with the landlord was complicated beyond the ability of PM to handle. It took such a long time and required us to call both PM and the contractor for any information- we were always kept in the dark about what exactly was going on. (Eventually we got tired of this and requested to be contacted ANY time PM had an update for us--which they complied with, for the most part.) 3.Water leak issue: this one is almost comical. About a month into our tenancy, we noticed a damp spot near the ceiling of our toilet wall, as if there were a leak from the flat above. We took pictures and sent them to PM immediately, assuming this was cause for great concern. Well, PM contacted our block management company who then contacted us... but it was like playing telephone. PM reported it as a leak from our flat, Austin Rees took a very long time to follow up, we followed up with both parties who got their signals so crossed that nobody knew what was going on anymore. Even the lady upstairs got involved (and blamed us for having to have her shower and bath wall repaired, haha...) We never actually spoke to a contractor despite repeated attempts to contact. Finally, around March/April this year, a contractor came to assess the damage. The repair didn't get carried out until June or July, so all in all, 8 MONTHS after we reported the damage. 4.In November 2017, our shower drain became completely blocked very suddenly, over a weekend. We were unable to get in touch with PM so we contacted our block management company, who asks that plumbing/electrical works be carried out by specific companies. We were advised to call Aquatech, which we did, only to be admonished by PM when we explained the issue to them afterwards. The procedure they follow for emergency maintenance is in no way elucidated on the contract so we just did what was necessary, in a transparent and quick manner. 5.When we moved out of the flat in September 2018, we cleaned meticulously and very carefully. The pictures we took after our final cleaning speak for themselves, especially when compared to move-in pictures. We paid special attention to the floorboards, cabinets, limescale, the windows, cleaning the linoleum floors etc. Somehow, we still got charged for oven cleaning (which we had done) and for "general cleaning" which just seems ridiculous. We consulted whether to try to dispute these charges which were clearly arbitrary (and absurd, considering how disgusting the flat was when we moved in), but determined that we would rather lose £91 than fight another battle with PM. In general, we found that with enough pressure and repeated requests, PM did respond to us when we needed help. Maybe this was a symptom of extreme business, but it came across as apathetic and unresponsive, which is not what to look for in a letting agency. Almost unfailingly, the agents we dealt with talked to us (and emailed us) in a clipped and disrespectful tone, as though we were a nuisance and not deserving of their time. Perhaps this was a cultural difference, but I find that a sad excuse for treating people (especially young, foreign people) in a rude and dismissive way. Please consider these factors before deciding whether to rent with PM. read more

I rented a house in Hove with Property Moves for 2.5 years and I found the quality of service extremely poor. I have a long litany of complaints which I am too weary to detail here but my main concern was their inability to follow up problems with the property. For example, a bathroom leak which came through the kitchen ceiling took over a year before full resolution. Furthermore, I had issues such as contractors letting themselves in to the property unannounced. On a number of occasions when I raised a concern I felt there was an underlying message about not wanting to upset the landlord which I felt was unprofessional and even subtly threatening. I would not recommend this company. read more

It is ironic that the slogan of this agency is "People Matter" as the reality could not be further from the truth. The left arm truly has no idea what the right is up too. The tenant, having paid a hefty sum for the priveledge of this agency, find themselves passed around the office to a number of oh-so friendly agents (whose names all seem to begin with J) who promise an immediate response to your request when "J" has got back off their lunch break (it's 11am). Simple tenant requests, such as the installment of a working blind, may only take two or three.... months. Perhaps this could be forgiven, but after a year the slowest service imaginable, then be prepared to fight for your deposit. Be prepared to be charged for gardening (that they didn't do before you moved in, nor will they do after they have charged you), to be charged for cleaning that wasn't previously cleaned, charged for items to be removed that were there before you arrived. Be prepared to leave with the bitter taste of a depleted deposit (did someone say small claims court?). It's a shame because the agency staff do come across as very nice and efficient people, it's just that once you end the call- nothing happens. I was slightly comforted by the fact the local universities have blacklisted this company, it's probably wise to do the same. read more

I have been renting a flat through Property Moves and I can honestly say that this was the best decision I made compared to other agents in Brighton & hove, this was not just because I loved the flat I rented through them, but because of the amazing agents and especially Jill Brewster, property manager, I cannot empathise enough how extremely helpful, friendly and always there for you they were, they have always been approachable, kind, caring, responsive and fast in their service, they are very professional and I felt that I was treated like a friend, I can honestly recommend property moves to all. Anybody that know's us will know that me and my girlfriend are a house proud professional working couple. This counts for nothing with this agency. If it's too late and you're already signed up to these slime bags make sure you take photos of abosolutely everything thats wrong with the property when you move in, otherwise they will put this cost on you when you move out. If anyone in the Brighton and Hove area is looking for a flat/house and considering using PROPERTY MOVES I urge you to think again. Absolute sham of an agency! Not only did they leave us in unsanitary conditions with leaks and mould during a pandemic, they even had the audacity to end our tenancy early during lockdown because one of the tenants decided they would rather be with their family. Only to be charged with a hefty cleaning bill AND REDECORATING after the place was left in a better condition than before we arrived. Not to mention the slowest service imaginable when attending to life threatening damages and only half fixing the issues, if at all. A broken window was brought to their attention before we moved in and still nothing was done the entire time we lived there. Kicking students out and stealing half their deposit during a time of great emergency. The property was handed over several times during a shared tenancy, without any cleaning or repairs for years and years. They don't even deserve 1 star. read more

an absolute shambles. I urge you not to use this company. I have lived in rented accommodation for over 10 years and have never been treated so badly by the landlord/agency. we ended up having to move out due to a huge leak damaging the structure and our health, when we returned to collect the last few items they had 'repaired' the damage by rebuilding a wall from paper! they failed on many counts with gas safety certificates, and failed to protect our deposit for 18 months and only did so when we pointed out they were breaking the law! communication to the landlord could only be done via fax(!!) often taking weeks to resolve important issues like smashed front windows, and burst pipes - but when he wanted money out of the deposit at the end - he made himself easily available. to top it off the staff are rude and never call back. currently in dispute over the deposit with them as they are trying to claw back money from a flat we had no choice but to leave for fear it would fall down. easily the worst in town....should've guessed from day 1 when they greedily rubbed their hands together when taking our money. complete cowboys - steer clear! read more

Do not trust this Agency! The company wasn't exceptional from the offset the agents are extremely aggressive. However like most i didn't really care as I was more interested in the property itself. If I liked that then surely it doesn't matter whether I like the agents, right? Wrong! Eventually repairs or maintenance issues will come up and you will need to contact them to get it sorted and that's when the problems occur. The company has a policy to charge you if they are able to manipulate the problem and deem it to be the tenant's fault. They will bully you and make you pay all the repair fees. Normally, this is a simple problem to deal with as the independent repairman would obviously state the truth right? Wrong. Many decide not to comment on the problem due to the fear that if they side with the truth the agent will stop using them and allowing them to charge whatever fee they like as both the tenant or the landlord is responsible for the bill. Yes that is correct, the charge for repairs are exceptionally high as the agents choose the most expensive as they don't care about the costs as they don't pick up the bill. Well if you did actually read this well them like most you perceive that I am just one unhappy customer venting his frustration and in part you are correct however I am not to sure whether I am alone in this situation. YOU HAVE BEEN WARNED! Would pick 'Negative' stars rating if possible. Fact: PM rented us a property that was found to have "defects and health and safety issues" by Brighton & Hove Council amongst which: inadequate means of escape from fire and no safety glass on internal doors. Fact: We agreed to a 'fully furnished' property but on moving in, found not even a teaspoon or a glass to drink some water. Fact: We agreed to pay an inflated 8 week deposit to include TVs in 'fully furnished' and on moving in there were no TV's. The agency initially declined to return the inflated deposit. Only after presenting them with their own handwritten document and escalating, did they agree to return the inflated part of the deposit. Fact: There was a regular penetration of sewer smells from the downstairs WC and the porch, meaning 2-3 days a week our lounge stank of sewage (we were forced to tape all round the WC door to seal and not use). Fact: The bath drained so slowly that we stood in inches of shower water waiting for it to drain away. Given the above remained open issues for days and weeks after moving in, with no effective solution from agency or landlord. We were finally forced to call the Council's Environmental Health department to intervene after the sewage overflowed the inspection chamber in the WC in week 2 of our stay. In my opinion, an agency that rents a property that is failing in such basic buildings regulations issues as fire escape provisions and safety glass, let alone the regular stench of sewage in the property, raises serious questions over their standards and credibility as a letting agency... read more

This has been a year of HELL. I can only plead with you, do not go near these people, they are deceitful, have no understanding of good customer service and will breach the contract at any opportunity. Our letting experience started in a rush, it was a busy time of year, I should have known then when they informed us 'thanks for the xmas bonus' something would go drastically wrong! Pure stupidity on our part, due to closing we were given inadequate time to carry out the inspection upon moving in, causing us to miss things that we are of course now being charged for. To start with there were only a few issues, over the year this grew into a mountain. This mountain included maintenance issues that were left for up to 5/6 months, contract breaches such as maintenance men letting themselves into the property - with NO prior warning, and sometimes with no actual reason, leading to property being stolen. What was done about any of this...NOTHING, the problems were an inconvenience to be heard by the staff at property moves, with rude manners and an absolute blindness to good customer service. So now I am without sentimental items such as my mothers wedding ring, because by the time it was realised as missing, we had not idea how many times random men had been inside our property, and of course this is not something property moves will ever admit to! On one occasion the maintenance man, letting himself in and scaring a housemate that was home, abused said housemate verbally! Thank goodness it is over, I would love to say, but of course after being quoted one thing in reference to us leaving the property in a lovely manner (cleaner than when we entered the property) and receiving our full deposit back, we are given another thing, with ridiculous charges, some of which are in a much better condition as to when we entered the property. I have never experienced such a lack of communication between the colleagues themselves, an utterly ridiculous customer service level, and of a disgusting upkeep of property (this includes the hazardous mold growing around the entire house, this came to light after one of the cheery chaps let himself in and had a poke at the wallpaper bringing an entire walls worth down!!!) Avoid at all cost, if a) you ever want to see your deposit again and b) you would like to speak to someone with manners or a brain!!!! read more

This is the most incompetent service I have ever come across. They were lovely and helpful to begin with when we moved in but were on at us about writing them a review within half an hour of giving us our keys. Since then they may as well have dropped off the face of the earth. They never resolve anything and are completely incapable of communicating. Every time I get in touch I have to explain to them where we are in the process (which is always the same place- still unresolved) because they have no idea what's going on. As a highly anxious person they have made moving miserable and frustrating. They completely take advantage of you and honestly wish I could tell the landlord who probably gets told that we are pain in the ass tenants. read more

Absolutely awful service, little to no communication throughout the entire process, the only time they were on the ball was when they were taking money, once they had it we would hear nothing from them for ages and have to prompt them to process our renting application. On move in day to our property we arrived to find a keypad locked door which they had not informed us of and when we requested the key code they did not know it, had to wait for a neighbour in the same apartment block to arrive to find it out. Do not trust, advise you to look elsewhere. read more

I agree with the review left by Maria W. The agency are very disorganised and seem to have no clue what is going on half the time. Property moves are completely useless at carrying out the most simple of maintenance tasks. Having paid a massive deposit for my house, i was left sorely disappointed. Having already been pushed to move into the property a week earlier than i wanted, i arrived on the move in day to find that the house had not been cleaned properly and that half of the furniture that was promised with this 'part-furnished' house was not there. Myself and the other tenants had to carry some of the maintenance out ourselves as it was clear that the agency were not going to send anyone round to carry it out in our lifetimes. The office agents themselves were very friendly and helpful in the early stages when we were signing the tenancy and handing in guarantor forms. However, after we moved in it took them weeks to reply to our messages about maintenance and general problems we had with the property. The agency also think they can take students for a ride, so i advise everyone to make sure they know their rights as a tenant if you ever dare use property moves. If you are thinking of using property moves, don't, look for another estate agent that can actually distinguish between their arse and their elbow. read more

HORRIBLE AGENCY. I STRONGLY RECOMMEND ANYONE TO LIVE IN A DUMPSTER RATHER THAN IN ONE OF THIS AGENCY'S HOUSES. When we moved in the house was dirty (as in moldy), when the contract said it should have been cleaned, only half of the furnishing was there, old and dirty. The agency did not instruct us on how to use a single thing in the house, we found the meter readings after 5 months inside a wall. They would NEVER EVER call back: we called them to fix things and to help us; we even went there in person and they would dismiss us. The price was 5 pounds (per week!) more than the one agreed. If you love yourself, avoid the agency. We went through hell. From a very angry desperate group of students, DO NOT GO WITH PROPERTY MOVES! read more

These people are truly evil. Over three months after vacating a property, they have fabricated damages and accused of 'kicking in' doors and other such ridiculous things. These damages were apparently noted by the landlord, after the final inspection and while the property was vacant. They are trying to charge us over £1,300!!! We have never been treated like this in our lives. We are a respectable family and the most that might have been caused by us are a few scuffs on walls and such. This is actually making me feel ill. They prey on their 'clients' and you should not give them the satisfaction. read more

Property Moves. I write this review in the hope someone will read it and be warned about letting a flat/house from the agent. I have rented a few properties in the Brighton and Hove area with no trouble whatsoever,and have never lost any of my deposits until I rented off this company. I am not saying it's all bad, the property and lettings staff were great to begin with, the house needed a good clean but all in all a nice property. Be VERY careful to check your inventory. Picture being "checked in" by your best mate after a few beers but then being "checked out" by a police forensic scientist. We were told by the manager that the house had only had "a spring clean" but this was word of mouth not written fact. During our stay the drain in the back garden became blocked. We tried to sort it ourselves but to no avail. Upon contacting Property Moves we encountered the "management department ( I use the word management in its loosest term as the only thing they "managed" to do was wind me up). We were told it was probably our fault it has blocked and we would have to pay for drain cleaners to come and inspect it. This I have no problem with, and paid a drainage company £250 to check it out. After a week of trying to find the cause during which, every time water was used in the house we had a garden full of human waste and brown water, it was discovered to be a collapsed sewer outside the property. Not our fault, not their fault but we did have to wait over 4 weeks to get our money back from Property Moves. Also it would have been nice to receive an apology or some form of recompense from either Property Moves or the landlord himself but neither seemed interested and just made excuses for not returning our money, but did seem rather keen on keeping the money in their bank account and not ours. We had a three month property check and the man said it was novel to actually remove items from the faults list. I pointed out on his visit that there was a problem with penetrating damp in the bathroom due to a problem with the roof. I was told this was an ongoing problem and that our neighbours were holding up the repairs. We did speak to the neighbours and this turned out not to be the case. We decided to leave to property and as Christmas was approaching we gave Property Moves 8 weeks notice to give them chance to let the property before Christmas. The property was let on the first viewing. The new tenants knocked on our door a week before we moved out and asked for a private tour and a chat as they has been given so much conflicting information from Property Moves they were worried that the company were hiding something from them. Property Moves suddenly became VERY interested in sorting out the damp problem in the bathroom despite knowing about it months earlier and we were harangued by phone asking for access . During our stay we installed Venetian blinds at our expense which we left behind. On departure we spent four hours cleaning the property and left it cleaner than when we arrived. We were then given a list of 40 or so faults with the property. These included a finger print on a chrome light switch ( I am not sure how else you are supposed to turn a light off when you leave). Three specks of dust on the freshly mopped kitchen floor which required professional cleaning despite it taking longer to photograph them than it would to sweep them up. Vague blurry pictures of so called fingerprints on walls. I cannot say that I am blameless as I did leave an extra picture hook in the wall to go along with the other 5 or so in the room but this had to be removed, the hole filled and repainted at my cost. Also I left a chopping board and an over the door coat hook. These also had to be removed at my cost. Being honest I would say 50% of the faults listed were caused by us, we had left two filled holes in the chimney breast and a few marks on walls mainly caused by moving furniture in and out. So a word of warning. Check in will be a brisk affair on their part but be meticulous with your side of things and check the inventory carefully. Don't expect too much from the management department. On a final note it took 20 days to get what remained of our deposit back after an assurance that Property Moves are unable to do individual transfers of funds to my bank account by their Director Mr Shipp which again we know to be a lie as this had been done some weeks earlier when we had the issue with the sewage. Mr Shipp is a man who has no understanding of what consists of effective communication, good customer service or any understanding of what constitutes an apology and should realise that ultimately as Managing Director he is responsible for his staff and their actions. read more

So it appears the motto: "People matter at Property Moves" is grossly untrue unless of course if this refers to the immoral staff as it certainly does not refer to tenants or potential clients. I myself have been a tenant and have experienced possibly the worst renting experience of my life. Unsolicited visit from staff without notice or prior arrangement to carry our "inspections", damp, lengthy wait times for things to be fixed, only to be replaced with cheap, inferior products of poor quality, poor and inconsistent communication and finally, upon leaving the property and accessing the companies recommended by Property Moves (who also happen to be family members) appears that even if you follow the rules as set out by them, you will still not be entitled to a fair and reasonable deposit return. I have had multiple and ongoing email exchanges with staff and the MD who are unsympathetic and really do not care about anything other than retaining unsuspecting, law abiding tenants who keep the property in good order. My advice to anyone considering this company is DO NOT. The rentals are grossly overpriced (mine, upon exiting was increased by £50pcm) The staff are genuinely unhelpful, you may experience people entering your property without permission and you can bet that the service will be poor and they will charge you for anything and everything humanly possible. A further concern is that Data protection requests are denied despite the law allowing clients to see the information held about them, this company does not comply. If there is a lower mark I could give to this agency, ~I would do so. All of the information here is factual and I have email evidence of all of these points. I am just very disappointed to be writing this review as I have also prided myself on celebrating the positive experience. Sadly this cannot be said for Property Moves. read more

Jez helped us find our first flat recently and it was the best experience. He couldn't have been any more attentive and helpful. Every question we had he answered promptly and precisely. The best agent in town ! As a landlord I have been with PM for over ten years. Not only am I satisfied as a landlord but many of my tenants have been with us for years.
