I called the agent FIRST and was informed that the apartment was not rented and available. I was then instructed to apply. I called the rep that I had completed the application and was informed after the application process that there was a list with two people who were in front of me. what this apartment is doing is taking a pool of 50.00 applications fees and then letting people know after they pay the application fee that there is a list. The nature of the property is not AVAILABLE BUT on hold pending negotiation its not available. This is predatory i explained that to the representative but they batted it off. This is the company's Response to the BBB: Thank you for your feedback regarding your experience with our application process. We value all inquiries and strive to ensure transparency and fairness for all prospective tenants. Our policy is that all applicants must submit a completed application with the associated $50 application fee prior to scheduling a showing. Properties are available on a first-come, first-served basis, and submitting an application does not guarantee placement at the front of the list or immediate availability of the unit. When applicants call to inquire about availability, our representatives provide the most accurate information at that time. Occasionally, a unit may be tentatively on hold or pending negotiation, which can change quickly as applications are received and processed. Applicants are notified of their place on the list as soon as the application is processed, and the $50 fee covers the administrative costs of processing applications, reviewing qualifications, and securing documentation. We would also like to note that once an application is approved, it is valid for 30 days. Should an applicant find another unit within our company during that period, we are happy to place their approved application in line for that unit. We understand how this process may not be immediately clear and are reviewing ways to better communicate the status of units and the application process upfront to avoid confusion. We do not, and have never, collect application fees to hold multiple applicants without fair processing. We appreciate your interest in our properties and apologize for any misunderstanding regarding availability or the application process. The apartment was rented within hours of me completing the application. I'm so disgusted with the type of practices people will do for their own benefit. This is nothing more than predatory and you will see more of this because they SHUT DOWN the Consumer Protection agency which was already back logged.

    Avoid if You Value Safe Living Conditions - Mold Issues and Legal Battle…read more I lived at Featherton Crossing for just a few months, and during that time I experienced persistent mold issues that I believed posed a serious health and safety concern. After repeated maintenance visits failed to resolve the problem, I made the difficult decision to move out and pursue legal action. In magisterial court, Judge Randall Miller ruled in my favor based on the visible mold contamination, lack of resolution, and the overall living conditions I documented and testified to. Mold and Maintenance Concerns: Shortly after I moved in, visible mold began forming inside the laundry room, and despite multiple remediation attempts by the in-house maintenance team, the mold recurred. I hired a licensed mold inspection company, which found elevated mold levels. I also contacted local Code Enforcement, and Officer Dan Ford opened a file that, per my understanding, could not be closed until more thorough remediation was performed -- including removing parts of the laundry room wall to eliminate the suspected source. To my knowledge, this was not done before my court date. Management Experience: I had difficulty getting clear communication from management during this time. When I raised serious concerns, the responses I received were often vague. After notifying them that I intended to withhold rent in escrow until the issue was resolved, I was issued a lease termination notice. This prompted me to file a legal case to protect my rights as a tenant. Court Outcome and Current Status: In court, the property manager (Jessica Landis at the time) arrived late and did not dispute the core of my claims. She did not cross-examine me, and Featherton lost both cases -- their eviction attempt and my countersuit. Judge Miller awarded me damages. They have since filed appeals in both cases. Why This Matters: This review is based entirely on my personal experience, and I've spoken with current tenants who report experiencing similar water and mold-related issues. I believe this points to a potential pattern of unresolved environmental problems. I am sharing this to help others make informed decisions. I've attached inspection reports and court documents that support my claims. Final Thoughts: I encourage anyone considering living here to do their due diligence. Every tenant deserves a safe, mold-free, and habitable home -- and a management company that responds appropriately when serious issues are reported.

While it was a unique experience, it's a one and done for me. A few notes on my stay; THE NEGATIVE: - The Tiny Houses were placed very close together. While initially reviewing the map, I expected a sprawling estate - but I think you could see the entire place from just about anywhere. - The Tiny Estate is located within a residential area - a lot of the area backs up to people's back yards and private homes. I imagined somewhere more secluded. - Community areas are set up right in front of houses, so it seemed a bit awkward to be using a picnic table in front of someone else's tiny house. - The house was dirty. The floor, the couch, the kitchen utensils/dishes, the provided linen (sheets & towels), and even the toiletries were dirty. - There is hot water, but it's minimal and sporadic. - A binder with info was provided, but it was outdated and rugged - could use an update. THE POSITIVE - Dogs are welcome for a small fee. - Tiny Homes have air conditioning. - No contact check in. - Great overall area - Lititz and Downtown Lancaster are totally worth checking out and only a short drive away. - Internet provided & worked fine. Overall, the concept is cool but the execution is lacking. It also appears that they're selling off the Tiny Houses, which could explain some of the issues around cleanliness. If you treat this like a camping trip (or like to camp), you might have a much more enjoyable experience.

    Update after 3 years (increasing to 5 stars):…read more Phil has continued to do an awesome job and has been instrumental in the growth and continued performance of our rental portfolio. We now have over 20 residential units, about 10 garages and a commercial unit under management with Phil. With property management it all comes down to trust. You need someone who will take care of your investments - after all your properties could have cost hundreds of thousands of dollars. Phil can be trusted to do all the necessary due diligence to place great tenants, and also to keep up with all required maintenance. He has some connections with some great handymen who do good work but are very reasonably priced. Phil continues to help us get deals as buyers, and has helped us sell properties as well. Bottom line, he's been a great partner in our business and saves us a ton of time and headache. Property management is well worth the cost when you use someone like Phil.
