Rent payments were sent, but not cashed for weeks - not a problem until Cathy would call and demand immediate payment for a check that had been sitting in her mailbox for weeks. Move out was a nightmare. We requested a move-out inspection and not granted it. Instead a list of action items was sent over, and apparently we were supposed to request again. The cherry on top was when work was to be performed at move out - Cathy's husband performed all the work at super inflated rates, and billed it out as though a separate company had done the work. Over $600 was removed from our security deposit for some weeding and watering the lawn. We were billed outrageously for wear and tear items like light bulbs, something to the tune of $6 a bulb. I've rented over a dozen properties in my life, and have never faced all the personal attacks, price gouging, and absence of professionalism like I did with Cathy. Not a single landlord ever held back more than $100, if anything at all, from our security deposit. Not here. Our's was more than halved. Overall, rent from HPM and expect lies, manipulation and certifiable behavior from your landlord.

    For the first several years, I had a positive experience with this property management company. My…read morerental has remained fully occupied, and they successfully handled stove replacement and a garage water drainage issue. Unfortunately, things changed significantly over the past two years. They informed me that a small roof repair (approximately 3-5 sq. ft of shingles) was needed and quoted a price that was nearly double what I ultimately paid to have my entire roof replaced by my own contractor. Later they reported that my A/C had failed and pressured me to approve a $19,000 replacement immediately for a Saturday job on Wednesday afternoon after their working hours. Instead, I hired my own licensed HVAC contractor, who replaced the system within a day for substantially less. When the tenant later reported uneven cooling, my contractor responded the same day. He discovered the problem was not the A/C unit, but an improperly sealed connection left behind by a previous heater installation. Once repaired, the home maintained a comfortable 72 F degrees despite outside summer temperatures in the 100's. Throughout this process, I was repeatedly contacted late in the day and pressured to make immediate decisions. I felt more like I was being pushed toward expensive repairs than being given objective information to make informed choices. The most surprising part was the day after everything had been resolved and the HVAC system was working properly; I received notice that my management agreement was being terminated with 30 days' notice. Based on my experience, I cannot recommend this company. While they performed adequately in the early years, I ultimately lost confidence in their recommendations, communication, and professionalism. As a property owner, I expect transparency, fair pricing, and a management company that acts on my best interest.

They should not even own a business in Paso Robles or anywhere. I'm so disappointed by their bad behavior. I wish there was something I could do but I'm now 2500 miles away and I wish there was a government regulation. After many months and trips to view potential houses in Los Osos, Morro Bay and SLO, we finally narrowed the focus on SLO City. We then toured various neighborhoods until we found a couple of areas to really focus on. Mike was patient, thoughtful and helpful all throughout this process and when we found the house for us, he was instrumental in our plan of making a successful offer and getting us through escrow. Can't say enough about Mike and how professional and personable he was throughout the process. He made the stressful process of finding and buying a home so much easier! This realtor does not fix house appliances when regular maintenance is required (ice maker, dish disposal, etc.), communicate in a calm and direct manner, or know how to do math. She managed to mix myself and another one of her tenants up when giving back house deposits which ended up in me being shorted $1,000. Her solution to this problem was not to correct the problem she caused, but told that other tenant and myself to "venmo each other to make it right ourselves." However, this was not a problem caused by us and should not had to have been solved by us.

We finally found a starter house but as soon as we closed Escrow, BOOM the agent wouldn't return our calls & we had to contact the broker to resolve about 3 major issues w/the place. Then shame on us for giving Parkside ReMax another shot down the road when we sold a house. We used a different agent but again, because it wasn't a super expensive property the agent put out minimal effort and since the market was good our house basically sold itself. We paid thousands in commission cash (agent wouldn't negotiate and we were foolish to not shop around more) and we got very, very little service in return. No more Parkside ReMax for us. Ever.

Because of her incompetence, she drafted a terrible contract for the sale of my home with buyers who weren't qualified to buy, and I took the home off the market for 4 months during prime selling season. The deal was contingent on the buyers selling their house, but within days after moving into my home they breached the contract by taking their home off the market. I was extremely concerned, but Jamie dismissed my inquiries and tried to convince me that everything was normal. After 3 months when it was clear Jamie's so-called "buyers" weren't going to buy my home, we had to get legal help to move them out. Now I'm stuck paying the mortgage on the house that hasn't sold plus rent on the place I moved into. I spent thousands of dollars cleaning and restoring my home to salable condition, and have to pay the multiple utility bills her buyers skipped out on. Because of Jamie, I've suffered many sleepless nights worrying about how to make ends meet. I've had lawyers and real estate professionals review the documents that Jamie created, and they were aghast at how badly her deal was structured. And when her buyers finally moved out of my home, she left them and me hanging high and dry by failing to show up for the final walkthrough. Normally during a walkthrough, the real estate agent is supposed to show up with a check list for the departing tenants to sign agreeing to fix or pay for listed damages. Jamie was nowhere to be found. I also tried contacting Jamie and her firm to work things out directly, but they refused to speak with me or accept any responsibility. Instead of dealing with a customer service problem like adults, they immediately had multiple lawyers contact me and my husband with thinly veiled threats. There's nothing left for me to do but tell my story on the Internet, because they won't listen. If you value your wallet and your peace of mind, don't ever work with Parkside or Jamie Kelton.
