They are a fraud!! In their ads they show beautiful pictures of the inside of their units. The showed a beautiful kitchen inside of a condo. I was excited to view the property, when I drove by I found a little dump of a house in the bad side of our city. No condo no beautiful kitchen, Just a dump!!!! They are a fraud. read more

UPDATE! Ultimately had to move out ASAP after they refused to do anything about the floors and mold. Spores started popping up on brand new furniture. Boyfriend started getting sick. I left EARLY before our lease was even up because things were not live able. They did give me my deposit back when i threatened to sue and sent them all the pictures and messages i've been keeping. too bad they took 500$ for not SHAMPOOING their always wet/damp/moldy carpets. After 5 years, my family & I finally moved out of their property. Wish I could give zero stars. They tried to raise our rent by 50% a month more than once & were shocked when I knew basic renter rights/laws here in CA. They gave a notice to evacuate, with intentions of selling the home. Which 1, they had no right to do so under the california eviction moratorium extension & 2, when we asked for 1 extra week in the home they denied us. They never answer their phone & are impossible to speak to directly. I would not advise anyone to go through this property management for any type of property. read more

If i could put 0 I would. The place is INFESTED with cockroaches. We just had to pack our entire apartment up to be bombed for them. We looked behind the fridge and saw at least 25. When i go to turn the light on in the middle of the night to make my son a bottle they scatter on the counter and walls of the kitchen. Absolutely disgusting. the owner said he'd reimburse us for having to keep our ac running all day with a newborn baby because our window wasn't sealed and wasn't retaining any air this was in the middle of Summer at 112 degree days not to mention the fact it's a safety hazard that someone can easily access my home. it was left this way for almost 2 months!!!!! In the end they screwed us and didn't reimburse our pge bill and flat out ignored when i asked how I could contact the owner in regards to his decision to not reimburse us. read more

Buyers beware of sneaky silent tactics and delay of game with zero transparency and untruthfulness. Nightmare! Will not disclose mold on property. Even though he had knowledge of mold before and after his band aid attempt to cover the mold from a busted water heater from the above unit. His failure to comply/react in a timely fashion caused his insurance to cap off and he did not finish the job of remediation company. Failed to meet insurance inspector at first visit attempt at property. Did not offer to fix the problem and were put on the spot with his great negotiation skills with me and my agent to close and release our contingencies or else he will sell to another paying victim at a higher price then what we agreed to with out disclosing the mold which he still to this date never disclosed the mold after being told numerous times there was mold in the property. He had all my money in escrow and if I would not sign I would ultimately lose out. Does not answer the phone or emails and either does his assistant Jessica. I'm looking at big expense on redoing and remediating the job he failed to perform or act upon. Very unethical never disclosed mold in "Sellers walk thru inspection" nor did he sign the "discovery of mold" by the remediation company ServPro which he opted out to finish the remediation with them to get a clearance of mold and went on to use a handy man to finish the job with no clearance. Now my walls are rotting inside along with toxic levels in the air and the remediation company I had to hire have to tear up the walls he supposedly remediated by throwing Sheetrock and paint to hide physically growing black mold. This review is lonnnnng over due, I want to be fair and say my experience with them was quite some time ago but today I was curious and peeped at their reviews and see that Tracy seems to still be with this company... that woman was awful to deal with. And I see they are still shady to renters and this makes me angry, so I want to share some of my experience. My husband and I rented from them for about a year. The first day we moved in (during the HOT SUMMER in Antioch) we realized the air conditioner was not working! They were totally rude about the entire situation and literally had the audacity to say having an air conditioner was a luxury. First of all, you ADVERTISED heating and air, or we never would have rented that place!!! It took them more than a week to have someone come and fix it. Mind you, we had a small baby at the time... They do not care about the tenants at ALL! I can't remember verbatim everything that was said between Tracy and my husband and I, but she was incredibly rude and mean .... We were good, polite renters. Always paid on time, took care of the home, when we left it was clean ... they were just an awful company to deal with. At the end of our lease, we were purchasing a house of our own and we notified them right away. Tracy was not flexible at all and again was nasty to us about it when we were simply inquiring about our options, as we had never broken a lease before and this was the first time we were buying a house ! When I say break the lease, I just want to make it clear we were talking about a matter of two months.... The lease ended in August and we bought the house in June. She was rude and hateful and said we didn't have any option to break the lease. Then finally they said if we could find another renter, the new renter could take over the lease ... I found a renter within a couple of days who was a co worker of mine, they were ready to take it and then they raised the rent from $1250 to $1995!!!!!! This was way before the rental prices skyrocketed !! They did it on Fking purpose ! They never told us they were going to raise the rent that high ... obviously my co worker at that time couldn't afford that and we were SOL. We ended up just staying and paid the remainder of the lease, but wow what a horrible experience to go through being a young family just trying to make it in life. They are greedy. What made me even more upset, after we moved out and we're done with them I continued to watch that rental, they lowered the price down to $1495 .. what a joke... I will say this, here we are several years later and I'm getting ready to purchase another property that I have plans to rent out at a later time, as a now property owner I will NEVER do business with them! THIS COMPANY IS CRAP. Denying me for being evicted when I was NEVER evicted. I called them three days ago and they just now got back to me while I was at work so I couldn't pick up right away. I waited till after lunch hours to call back and nothing again. I jumped through hoops, calling the previous properties I've lived at and checking my credit score to figure this all out. There was a property listed by Upsurge on CL for an apartment in Antioch, CA for a reasonable amount of rent and a $500.00 deposit. The photo's that Upsurge posted on-line showed an appoint that was clean, neat, and orderly. Since the rent was an acceptable price, the deposit fairly cheap, and the photo's of the rental was very presentable, I decided to call Upsurge to schedule a viewing on behalf of my relative looking for a new residence. The appointment to view the property was set for the next business day at 11 AM. My relative was on-time, however, Upsurge was not. By 11:15 AM. I received a call from my relative asking me where was the agent from Upsurge. I called Upsurge and the representative said the agent that was scheduled to show the property had an emergency, and if my relative could wait she would be at the property in 15 minutes. The woman who showed the property was the same person who I made the phone appoint with the day before. I understand that we all may have an emergency, but if she's responsible for keeping track of scheduling, not calling my relative to give her an update, then she would have been just waiting outside for nothing. Now to the apartment: -Upon entrance to the apartment there was a unknown stench throughout the apartment. - The carpet was not thoroughly cleaned, and there was no intention on replacing the carpet, which I think is disgusting. -The window blinds in the CL ad were well kept, but in person they were bent, dirty, and old (It was obvious the pictures where taken at an earlier time). -There was a hole in the wall and Upsurge had no intention on fixing it. -Overall, the apartment needed to be professionally cleaned and presentable to the public. My recommendations for Upsurge: 1. Listen to your customer's complaints and if you find a commonality of what they are complaining about, then invest your staff in a culture of change, and flexibility. 2. Communicate with your customers, or potential customers. 3. Don't tell us what you won't do, but tell us what you can do that is reasonable for both parties (i.e. fix up the place). Deciding to replace the blinds after it was brought to your attention, but not willing to fix the hole in the wall is ridiculous. 4. Be on-time. How you manage your properties reflects the brand of your business, and ultimately your character. I wish the experience could have been better. read more

If I could rate this place a zero, I would have. Lived in one of the properties for a year. It was awful. Had two cars broken into and management did not care even after I volunteered to help them do whatever it took to make the area a little better. After my lease they tried saying I owed two months rent when my lease was over and I was already living somewhere else. The property itself wasn't much, and things fell apart regularly. Management is hard to get ahold of and no help at all. All in all, worst place I have ever lived and should be shit down as a property management company. read more

We are very happy to be with this company and that was truly a pleasure to sign a lease with the Property Upsurge! The entire experience was quick and easy, we had excellent customer service from Favian, Katie and Tracy! We haven't had any major issues with our house and the minor ones were taken care of in a timely manor and their assistance was excellent! The stuff is great - they respond very quickly and are very polite, respectful, and they always stay in contact! This is a 100% unsolicited review and we have no connection to the company other than we rent one of their properties in Antioch. I just wanted to repeat how happy we are with the Property Upsurge team in Antioch. And we love the house we are renting - it is spacious, very clean, well maintained and the price is great. This company is a complete scam. I strongly feel that because if them my son is now a victim of identity theft. I applied for a unit with this company and my application was denied. They said it was denied due to an eviction but I have never been evicted! Ironically this year when I filed my income taxes my son was claimed as a dependent by someone other than me! Mind you this way the first time this has happened in 17 years! Could be coincidental and I will never know because the IRS will never disclose that information to me. There application says you can give them a holding deposit for a place while they run your credit! I gave them a holding deposit on Saturday, on Monday I called and told them I decided not to proceed because the area was bad! They told me I would be given a refund! Then the next day my fiancé went to pick it up and they said no!!! Wtf! Nowhere in there application does it state if you choose not to proceed you will not be given your fund back!!!!! I wish I could give NO stars! In one word UNPROFESSIONAL!!! My husband and I submitted and paid for our applications last Friday night. (Since you have to do one for each adult = $60). We saw the property the next day as well as delivered pay stubs, etc. EVERYTHING they needed! We liked the house and asked to proceed. The "agent" said we would have an answer by Monday. I call Monday, she LITERALLY told me she had not done anything yet! "Call back tomorrow. No make that tomorrow afternoon." Okay, fine. Call back Tuesday afternoon, was told again she had done NOTHING with our info. Now I'm like WTH??? At this point, we decided we no longer wanted to do business with her as she was already establishing the business relationship and showing us how we would be treated as tenants. FINALLY on Thursday (today), I get a call that we were declined because we both work for a temp agency and that our jobs are not "guaranteed". NEW FLASH FOR YOU THERE TURBO ~ NO JOB IS GUARANTEED!!! (As hers shouldn't be!) California is an AT WILL STATE. Duh. She wasted our time and our money AND when she called had the nerve to have a freaking attitude like I did something wrong!!! I just hung up on her. The good news is we found a cuter house, bigger, over $700 a month less, and it a better area. We are ALREADY approved and moving next weekend. Well first off you cannot drop by you have to make an appointment before being seen by anyone. That's of you get in contact with someone at the office. We moved into a commercial building leased by Property UpSurge in Downtown Pittsburg, CA. We noted at move in (April 23, 2019) that bathroom and kitchen sink was stopped up and no water draining whatsoever. We requested that Property UpSurge send over maintenance to see why the sinks are not draining. Although this was our first week in the building due to painting and carpet installation, we were told it is our responsibility for any maintenance for the building. We have no issue with maintenance whatsoever. However, we do have an issue with a major plumbing problem that existed long before we move into the building. Its joke to tell me that fixing the problem is now our obligation. We were told that the pump located somewhere in the walls assist with moving out water from both sinks. read more

I really don't write reviews maybe once before, but I had to because of all the negativity that was in the older reviews. First off I had an amazing experience with property upsurge!!! Lexie is awesome from the time I submitted my application she immediately emailed other documents she needed to complete my application she was patient cause I actually was the slow one. Any time I had a question she called me back the same day. Once she received all of my documents needed to complete application she called me bright and early the next day with an approval . I met her at property next day started process she went over the rules procedures etc I had keys the next day. She is so cute and bubbly I'm glad I chose property upsurge, even though I read those other reviews I went with my own gut feeling. Thank God I did it's a new improve company everybody is fairly new!!!!! Casey is also awesome he is the property manager got my rental lease to me in minutes explained everything if I had additional questions. Applied for a property and was denied for an eviction. The eviction was on my husbands side and they only ran part of his last name ( He has two last names) his first last name is super common. Might as well run john smith. We even went to the court house and they proved his real full name has no record but when you take the second last name off there is a record from over 10 years ago and the court house does not keep the information especially because the case was dismissed and no actions were filed. The company didn't care- they said they ran his name and that came up and they don't need to approve our application unless we can prove that that isn't his name. They did not want to run his real full name only a partial. Be careful- make sure your name isn't common and you can some how prove who you are. They never ran a real credit check and I am now out of $60 for the application on their own mistake. read more

Beware and think twice before you consider trying to rent from this company.This is my opinion only. but they seem REALLY shady....Read other reviews as well....They will have you pay $30.00 per house application fee and maybe NOT rent to you or the courtesy to email you that someone else got it.So if they have 5 houses you are interested in you pay application fee and fill out separate app for all 5 places...30$ x 5 is $150.00.....I emailed them fri with a question about my application i sent in and no response days later. still no response...No one but a robot answers the ph and from what i hear there office is locked and appointment only.Hmm wonder why?? and how do you get a appointment if no one gets back to you???.The townhouse i looked at had many many people looking days before (according to young gal that showed me) i looked and i see its still being shown..They dont say online the income requirement (which is shady in of itself) but i can tell you we make more than 3 x the rent and have great credit....My guess is they try to prolong renting it to keep getting the 30$ app fee and from what i can tell many many people are applying because there isnt much to rent in the 1,600$ range now..They prey on desperate people who need a home.Sad world we are in! My family and I initially chose this management company because of the cheap down payment boy did we make a mistake. We have rented from them for close to five years now and every single chance they get they raise our rent, they also refused to send a hard copy of the water bill or even give me a courtesy call when it is due. They had the nerve to complain that they don't have enough stuff to send out every one of them and it's our responsibility to figure out what the bill is yet the bill is in their name and not ours . And I also might add they used to send out bills now since the rent has gone up the customer service has gone down Last month I paid my rent they pulled the funds I designated for my rent and put them towards the water bill which I was never aware of and then they sent me a 3 day notice to pay or quit for $200 when I just gave them almost two thousand and let's not forget that a good portion of that money that they sent me the 3 day notice to pay or quit for was all bull crap charges they tacked on there for whatever they felt like charging me they actually tried to charge me $35 to send out that notice in the mail that says I never paid my rent which I paid my rent I just didn't pay my water bill because you never sent me one. The sad thing is I turned in my check this month they either waited too long to cash it and it bounced ( which doesn't make sense because the funds were there on the date they claim to have tried to cash it) or they never even tried to cash it and they lied about it bouncing because my husband's account doesn't show any check ever trying to come Thru . So guess what this time they stuck a 3 day notice on my door( charging a fee for the notice) with what do you know more b******* bogus charges . If you're thinking about renting from these guys think again seriously or five years later or you'll be pissed off stuck in a position like me. read more

No customer service. No response after several e-mails and phone calls. Rude, arrogant and self-centered.

They cancelled 4x on showing rental property. The first time we were outside waiting and finally rec'd an 'emergency cancellation'/reschedule text message from them. 2nd time morning of our reschuled appt rec'd a text before we left home. 3rd rescheduled appt. rec'd a text the day before that the rental unit was off the market. Called and spoke to a representative expressed my disappointment in a polite manner (hoping to illicit some empathy)from the numerous cancellations, time I'd taken off from work and we traveled 80 miles round trip. The young lady was not empathetic nor conveyed any accountability on the company's behalf. Despite the aforementioned issue I went against my better judgment and ask her to verbally confirm our appt for another unit that was set for the same date as the one taken off the market, I was assured if they weren't going to show the condo she would call me back. Later I received a text for me to confirm, which I did. (Drum roll please)... We rec'd yet another text message for "Urgent cancellation." As we were driving to the showing. Wow, really!!!! They say don't shoot the messenger for they are there only to deliver a message. Well I want to express a genuine "Thank you" to Property Upsurge because your message is so very loud and clear. If this is just a sliver of the type of service, oops that should be lack of service then you probably saved me at least a year of grief by not signing a 1 yr lease agreement. They charge you for water and garbage to your rent. You have to pay all or rent will be considered late. So add $100 plus to rent price. Never respond to maintenance request, one maintenance person for all properties one stop shop if he shows up. They're rude, unprofessional, and never answer the phone. They will allow you to live in a unit that had pre existing rodents and refuse to pay for pest control. Rodents that carry disease and that will cause damage to property they're renting. They don't care because they don't own the properties private owners do! read more

I was in a really difficult place, trying to find a home and was rejected time after time after time. The first day I went and saw my place, and met Eric, he was so nice, and put me at ease. He actually listened to me and my situation, instead of just treating me as another application. And everything he said to me was honest and upfront. i feel its my duty to right this warning others who may think of renting from property upsurge, from day one it was a nightmare the front desk lady (tracy tate) has horrible verbal skills and always seems to have a snooty attitude, she makes you feel as if your call is bothersome even when you need service, she over talks you, and has hung up on me more than once. also if you are a day late on your rent they shoot someone out an they don't even knock or call they just posted 3 days notice to your door. then agent (eric huber) never is in the office never answers calls will only email weeks later, it took a year form him to produce a copy of some important info. honestly it was hell with them an property managers just hell, forced up to move as soon as we were able to. another issue is now since having people complaining of (tracy tate) they no longer have business hours you have to call for appointment. that is not right and they never called or contacted to let tenants know they would no longer have business hours. also with maintenance its another nightmare i called a week everyday for emergency service for my sink never came until we called multiple times in one day. they never rushed and sent very unprofessional people to my home that i really did not feel comfortable with. also the people that they hire for only front yard care did a horrible job they destroyed my wires attached to my lawn lights and broke two sprinkler heads an left them without saying a word. they dumped grass on other side of garage even though out bin was out in front for them, when you call this to their attention they pretend there english is not so good so that's there is excuses. this is just utterly frustrating in ways too much for words. please heed this warning of property upsurge read more

Yes it is!!!!!!!!!!!!!!!! Their properties are awful, freezing in winter and burning up in summer!! They don't fix anything! I would never rent from them again!!!
