BY FAR THE BEST!!!! I have had several property management companies handle my properties. I should have gone with Coldwell Property in the FIRST PLACE! I would have avoided lots of headache and frustration. The people at Coldwell are prompt, efficient and PROFESSIONAL. Traci Young and her team... I just cant say enough how pleased I am with them. They work with me with issues that arise with the properties, keeping mine and the tenants wants and needs in mind. We come to a happy agreement. Don't trust in this property management. They had charge me for stuff that I do NOT have been done. First, I moved on May 2020, which we were middle of the pandemic, I asked to see the unit, before moving in, and Mrs. Traci had told me, wasn't able to show it, due to the covid-19 situation. So, she provided me a sheet where I have to check basically, how I found the property. Here, I'll show you what I marked on that sheet, and they charged me for many stuff that I haven't been done. Also, fixed and spent more money then I suppose to, but I did it, because I tried to do all my best as I could, to return the property on perfect conditions. And even that, as I said it, they said I left the property dirty, has broke the glove of the ceiling fan, and that they took 9 hrs to do deep cleaning, and stuff like that. Also, I never received an email, to schedule a day and time to go through an inspection, before dropping of the keys of the house. Also, when I applied to rent for this property, I liked the idea of 3 bedrooms, due that I have 2kids, each child suppose to have their own bedroom. But, in one of the bedrooms, the a/c wasn't working, so I requested maintenance to go and see why the a/c wasn't working on that bedroom, after weeks going, they found out, that the owner of the house, made a mistake after remodeling the house, and wasn't able to use the a/c on the bedroom, so I had to take both kids in one bedroom, which was hard for me, as a newborn baby was waking my toddler every 3 to 4hrs to be fed. Manager told me that the owner wasn't able to fix that problem, so, I tried to be patient Other thing, that I always felt watch by the owner, as he goes to the other side of the street to see his property. Many times I saw him, staying on his car, with other people watching toward the house, until I found out, it was the owner of the property. Let's be honest, due to the pandemic many people stopped working, and many people asked for help to pay their rent, with me they never had that problem for being paying late. I think it's not fair what they have been done, and also if I would it know they were going to take half of my deposit, I won't be worry about cleaning and leave the property better then I found it. read more

I switched from 2 other PM companies so I have a feel for what's out there. I have a lot of confidence in Traci Young, the property manager, and rely on her opinion and expertise. Overcharged for move out and said i left the place dirty when i hired someone to clean and i cleaned before that, the replace a bunch of things that were not damaged and they did not want to show proof . Run the other way when you see the rental is taken care by these guys read more

Good to the end. Work orders were handled well, until after we gave notice to terminate lease early. (Wife's medical, and a job change). Storm door broken by the wind, turned in repair request, but nothing happened because we had given notice. Then the repair was deducted from our deposit. Also, we had professional cleaners for $200, excellent job. Still, were charged $185 cleaning fee from deposit. read more

Our window was Hit & Destroyed by a vehicle on Feb. 3rd and we STILL have NO window and we are loosing business because they didnt put the order thru and cant return calls or emails not to mention it took them a week to clean off the mailbox from the homeless so the mailman couldn't deliver the mail, they cant keep this complex clean even tho they have been asked numerous times read more

The worst property management company Please listen to this review if your considering trying them for rental of your property.Approximately 1.5 years ago I was referred to CBPM in Nevada for a condo I owned for rental.They do not represent their clients in any way whatsoever. 1 my First mistake in judgement was to accept their recommendation for a tenant with poor credit. My 2 mistake was to offer a discount for rent due to market value.Wrong Again My 3 mistake Rent increase recommendation from management company was 25.00 a month so the tenant would stay . Wrong Again Turned out rents were higher than disclosed . 4 mistake I made was allowing the tenant to move out 2 months early listening to the management's recommendation 5 Tenant moved out and when the property manager did their inspection they had noted all the damage done by tenant which included animal urine all over the condo and the property wasn't cleaned . Needed to be repainted and numerous wall damage repair.The tenant complained about her deposit not being returned and the management company decided to send her a partial refund.I might add that my out of pocket difference far exceeded her deposit. I could go on and on why this company is the worst property management company I have ever been used. I have been renting a residence from Coldwell Banker (formerly Sun Properties) for more than 1-1/2 years now. It was a clean house when we moved into it. However, we weren't aware of some of the broken or non-working features until we moved into it. The maintenance department was prompt in repairing most things, but the expensive items were never repaired. This was probably because the landlord would not fund the repairs. I can't fault the property manager for this. But I can warn you to take care in checking out EVERYTHING before you sign a lease with Coldwell Banker. Take your time and review everything, even coming back and checking out electrical lights at night. ASSUME NOTHIING. As for their monthly operations, I have nothing but good things to say about them. They have a online maintenance request system that is responded to promptly. They have been responsive to me via email and by phone. They genuinely seem to care to provide very good service to renters. As the time nears to leave this house, I'm curious how the exit process is serviced. I always work hard to clean and return a rented house to the property manager in the same condition or better than I received it. With so many items on the original punchlist from the move in, I expect to get a full refund of my security deposit. I'd give them 5 stars except for the fact that they couldn't convince the landlord to maintain the house. read more

We have several rental properties that are managed by Coldwell Banker C&C Properties. We have used a couple of different agencies in the past, and our houses were falling into disrepair as the tenants weren't taking care of them and the rental company owner did not care. It was frustrating to have to micromanage monthly to get our rents. After switching to this Company and being assured by Traci that she would take the utmost care of our properties and she does! Are properties are very well taken care of now, and rents are never late. I highly recommend this company. I am no longer stressed about things being taken care of. Sun Country is now Coldwell Banker C & C Property Management. Do not be fooled they are the same thing. I rented a home from them due they had short term rentals. The home was OK itself but it was not cleaned prior to us moving into it and the "New" carpet was cheap and poorly installed. The first week we discovered the AC did not blow cool. I called the office and did get a fairly prompt call back and they sent a person out the next day from a HVAC company. They told us this was the 3rd year this has happened and the Evaporator in the furnace needed replacing due to a leak that cannot be repaired. I did not really care at this time as the AC now worked. Well this lasted about a month and it was no longer working when the weather went to double digits. I called again, they contacted the HVAC company who told them that they could not come out and the AC need to be replaced. It took a few days for them to tell us directly and it was 90 in the house. This went on for about a month. Finally the HVAC company talked directly to the owner and the problem was resolved as Sun Country did not give him all the information. A few days later the AC was replaced and it worked fine, except in the back bedroom that was very hot due to low air volume. We also had very little hot water in the Kitchen sink and had it looked and found out it used to have an instant hot at the sink but when it failed they just removed it. We never go a response on this problem. The lawn was almost dead when we moved in and I had to figure out the sprinkler system. We had a few other issues and they did come out and address them but it took multiple calls and I never talked to them on the first call. It seems they always let it go to Voicemail and call you back. We turned in our notice and it took us 2 weeks to move and clean the house, we got this move out list and it was ridiculous. They even wanted the Slider door tracks cleaned. We did everything and left the house very clean. It is not a new house and there was normal wear and tear. We had the carpet professionally cleaned and as it turned out by the same people they use. I was told by the carpet people that they were very clean. After this we turned int he keys and got an email a few weeks later stating the house smelled of animal. I responded that it did not when I left and due to the issues with the home i expected a full refund of my deposit. I then a week later received a check with an outline of the issues with the home. None of these were true and the home was exceptionally clean. I even washed all the baseboards by hand and vacuumed all the ceiling fans and blinds. The ran a cleaning crew through the home and charged me for it. they also got the carpet people to come in and made me pay for that again. I was told there was a $156.00 mistake in the bill and i would get this also as it was a clerical error. It has been over a week and no check. I asked to speak with the manager and she sent me an email a few days later telling me she was busy and to setup a call with her the following week. Poor service, beware these people a re just thieves. read more

I rented a house at 3797 mario ave. That was over seen by coldwell banker not cleaned and my wife and I had to clean are self. With no money taken off the deposit. On a weekly basis things would break. After 5 months with a mutual agreements with the owner we broke the lease. I had all the carpets done that were not done when we moved in. We also cleanded the place as well.  Later coldwell banker said the window ceils were dirty so they took out 150 dollars out of the deposit.  After we had did the walkthrough and they stated we would get all are deposit back. My advice to anyone not to use them. They are not very honest. read more
