Poor workmanship! We…read morehired the company to remodel our house. For the office, old floor was removed and new floor was installed with luxury vinyl plank. However, the floor starts cupping and creates large gaps under the trim which allows cold air from the garage to flow in. The window trims installed also have large gap underneath, on top or on the side. Bathroom tiles installed are crooked and uneven. Some with grouts on top of the tile. The grouts also start having crack and holes on them after a month. The bathroom sink leaks and the shower hot/cold water is on reverse. We called the company to fix the problem, and they promised to stop by with a time and date. However, no one stopped by and we did not get any notice. After couple unsuccessful attempts to have them stopped by, they blamed us for not giving them reasonable time to respond even though they were the ones who made the appointment to stop by in the first place. We stopped contacting the company out of frustration and headache. There are also minor issues such as bedroom door not closing properly. Overall, very disappointed at the poor workmanship on the jobs done.

You put a wall in the wrong place even after I told you 3 times it was in the wrong spot and refused to move it unless I paid - which I did. I ask anyone to please message me and I will show you all of the money I pad this unethical contractor plus photos of the work. Even the building inspector told me it looked like I tried to tile myself. He also scrubs his google reviews. He said he would not even discuss fixing anything until I pad in advance for the rest of the work NOT completed which was less than 5% of the total contract value. I was not going to give him any more money until he agreed to fix things he had already done wrong. Its easy for him to state this with no backup and make it sound like he is innocent. What else is he going to say. His work slowed down so much he finally looked at his reviews. He did the same thing to the other reviewer on here who posted in 2021 and he is just now responded at the end of 2024, years later. Stay away, there are plenty of ethical contractors out there. They had been recommended through our main contract with Kitchen and Bath (kiba) Studios of Clifton Park. I'm reviewing Dream Builders & Remodeling separately because of how pleased we are with the outstanding work they performed. Owner John and his assistant demonstrated exceptional skills whether working with tiling, plumbing, or woodworking. Because we needed extensive electrical work to be done John arranged for a subcontractor to do that work. John made some suggestions early on in our project that not only addressed the aesthetics of a room but also improved its functioning. He and his assistant always arrived to work at the scheduled time and put in a full day's work. They made every effort to protect the areas they needed to pass through by using floor and stair coverings. They were very pleasant and courteous individuals who respected our home and did not blast radios or swear while working. We were so pleased with the quality of their work that during a period of downtime while we waited for a cabinet to replace one that had arrived damaged, we entered a direct contract with John to upgrade the trim around the windows of three bedrooms and to paint the walls and ceilings of those bedrooms. There is no doubt that we will be contacting John at Dream Builders & Remodeling again when we identify another project to be undertaken.

Both projects were completed with a high degree of professionalism and significant attention to details. At no time did we feel the project was compromised for speed or price, even for those items that would never be apparent once walls were closed in. Some of the strongest attributes Schrader delivers include project logistics (the project never languished and it moved along rapidly with a high degree of coordination among high quality subs), cleanliness (the job site was never messy, at day end everything was cleaned up, dust remediation was outstanding, and the job site was always protected from the weather), and skill (the smallest details were completed with the highest attention to quality, joinery was not "fudged" with caulk). We would use Schrader and Company again and would highly recommend them for any home project regardless of size or complexity.

I went through it during the construction process first hand and I'm still dealing with them almost a year after signing my contract. I wish I had never done this. I was constantly stressed out and this was and is still a completely awful experience. Whoever gave this company 5 stars was clearly paid to, probably so they wouldn't have a 1 star rating. I honestly don't know how Frank can legitimately run a business like this. Not one person working for him will care about you, your family, or your situation. All they want is your money and they will say anything to get it. A perfect description, as Nick said, is over promised expectations and undelivered results. That should be their slogan. If you do choose to go with them, be prepared to: 1. Overpay for your house by thousands of dollars for pretty shitty work and low quality materials. It's what Frank calls "affordable". Do your research and the math on the outrageous upgrade costs. You will realize you're getting screwed. 2. Have zero communication between the site coordinator, operations manager, construction manager, and the construction team... you might as well kiss your blueprints goodbye because what you sign won't be followed and the things listed as standard features in your contract won't be included. I know this sounds crazy and you're saying to yourself, "how can that be?", but it really is true. 3. Have plenty of incompetent subcontractors working on your house. 75% of the guys are still learning how to do their jobs or are in training and the construction manager is never there to supervise anyone. This is because Frank is so cheap he's not willing to pay for people who actually know what they are doing. I am afraid for what is behind the walls, seriously. The day we closed on our house, we had no hot water and our dishwasher wouldn't turn on. How bad could it be, right? After being present for the necessary repairs, we found out that our hot and cold water lines were connected together and the water line to our refrigerator had never been done at all. The main electrical wiring to our dishwasher had been nearly cut in half and could have started a fire if the dishwasher was able to turn on. I thought you're supposed to have peace of mind building a new house... not so much. One more example, our neighbor's house was built 6 months before ours. Their sump pump failed a weekend when they were out of town. They came home to 2 feet of water in their basement, everything was ruined, including the furnace, and they did not have flood insurance. They had quite a battle getting that taken care of with BH. 4. Deal with their greedy real estate agent/site coordinator, Maryellen Blair. She is a complete bitch and has a serious conflict of interest with this type of home purchase. Unfortunately, she is the only tether you have to your house after you've signed the contract so get ready to deal with her for 4+ months. Be sure to have your own real estate agent with you for every single meeting. I would highly suggest one with new construction experience who will abdicate for you because Maryellen is a snake in this industry. I could not stand this woman, by the last walk through I wouldn't even speak to her, let alone shake her hand. 5. Be lied to...constantly. We were rushed into making decisions and signing off on things that were not correct. If we didn't, then we were told that we are holding up the building process. This is a complete lie because they already have their own agenda (and blueprints apparently) and the time frame in which you make your decisions has little effect on that when they are just starting to build the house. What they don't want you to know is they are rushing you so you don't look at the details. They are vague for a reason, which allows them to get away with shit behind your back and still make you pay for it at the end of the day. Clearly, I am very unhappy and I do not recommend BH to anyone. Everything I've had to go through has been a fight because nothing is ever done right the first time and no one cares about my house. I paid more than market value for it, so I've literally thrown my money out the window and I won't be going get it back anytime soon. No amount of remedies has made up for what this builder has and continues to put me through. I don't care about his reputation in the Capital Region because it is a bunch of bullshit. It is unfortunate that more people don't voice their experiences to warn others from going through this fate. He should not be allowed to lie to people and use and abuse them like they are garbage, it is absolutely disgraceful. Save yourself the aggravation and build with or buy from someone else...

He was recommended to us by my fiances mother who had him do some work in her backyard, including her fence. He was very responsive over email, text, and phone calls and willing to work with us on timing. He quoted us just over half the price that Lowes did. He did great work, the fence looks solid, straight, and exactly as we wanted. What more can you ask for? I highly recommend him.

We wanted to have our master bedroom painted so we asked some neighbors for a recommendation. A…read moreneighbor advised that this company had painted the entire inside of her home and he did a great job. So we decided to contact the owner, Bill, a shot. Well we couldn't be happier with that decision. Bill came and gave us an estimate and hit the exact number I expected. His price was very fair. We arranged a date for the job. Bill showed up right on time and went right to work. Our job involved two different colors and walls in part were about 10 feet high. Bill did what is called cutting in which involves using a brush next to areas of a different color that we didn't want paint on. Cutting in takes an amazingly steady hand and Bill's painting talent became instantly apparent. Bill's cutting work was superb! He then went about applying the first of two coats of paint on each of the 4 walls. When it became time to apply the second coat Bill amazed me! He the cutting in technique on the entire room AGAIN! Most painters would not have taken the time to do that most time consuming process again. However Bill did it and the overall painting job was a masterpiece of work. I give my absolute highest rating to Bill for his work and work ethic. Keep in mind that Bill is not just a painter. He is a general contractor and would be willing to take on any job you might have. He has built over 300 homes and there is nothing he can't do. Do yourself a favor and contact Bill for any job you have in mind. You will not be disappointed!!!
