The siding looks nice but the finish and trim work was awful. Lumpy and smeared caulking, miters that weren't uniform and lots of very dirty spots left on the house from the work. Our biggest complaint was they damaged our personal property and refused to make it right. They ripped holes in 4 of the screens on our lanai but since two of the screens had previous damage they wouldn't replace any of them. We only got a $50 credit to put toward repairs. The representative basically accused me of lying about it too. She said that the crew wasn't working in that area so they couldn't have caused the damage. They constantly walked by and worked next to our lanai. The crew also broke one of our outside lights, bent our porch railing, re-installed our downspouts without screws and left some hangers off and they did not re-install the outlets or lights properly. They did not have proper scaffolding and used our air conditioner to support one end of their work platform. The supervisor was mostly absent and the crew did not speak English. The installation issues were corrected but the person they sent was dismissive and condescending about our concerns. My recommendation is to go with a less expensive quote because quality of the labor will most likely be the same. Also take a very detailed video of your home to show the condition of everything the crew will be touching. Take pictures during the work if things are wrong. I wish I would have, it was a very expensive mistake.

In December 2024 I noticed the door was not closing correctly. Upon inspection I noticed that the screws of the lower hinge were detached from the frame and that all of the hinges were rusted. I contacted Southland and the woman who answers the phone asked me to send pictures. They then texted me "Thx u I will share these with the repair department and someone will be in contact." I called back after the new year and the woman who answers the phone told me they sent the pictures to the manufacturer. I asked why they would do that and she said she just answers the phone. I asked for someone to call me back who could explain what was going on. I then received a call from a man yelling at me that he doesn't know what I did to the door but someone obviously damaged it and the screws coming out of the frame doesn't just happen. Someone must have slammed it open. I told him that the door doesn't even swing open far enough for the hinge to be stretched as he was suggesting. I asked him do I need to call the BBB because this call was very unprofessional. I also asked him to please lower his voice. He responded that he does not like being threatened and that he was recording me. I told him it was illegal to record me without my permission in FL and he admitted he was just saying that to scare me. I asked him what his name was and he would not give it to me. I spent over 20k with this company and was shocked at the lack of professionalism and evasiveness. They did not even inspect the door in person to come up with this conclusion. Once the check clears, do not expect any decency. Also, my sales person was no longer with the company when I called. Pick another company. There are plenty out there.
