Price gouging me for an extra $4100 a year and giving me nothing but the same old out dated worn out apartment. On an outdated unit over the years old that doesn't have the vinyl floors abd modern appliances and granite looking counter tops everyone else has. Cheap gross white material that's been warped and stained over the years. Carpets and paint worn beyond wear and tear. That doesn't include other fees. The Main office usually negotiates a little but this time they gave me some nonsense excuse about choosing to spend more money on some new leasing technology we never asked for we all have to suffer. So I asked for the corporate number. The property manager outright refused to provide it and just gave me the website url. So I started calling those numbers. Zero return phone calls. Completely blown off. I asked their Facebook page to get me in contact at least 3 times. They lied and said they would. Never happened. Thry then blocked me from their facebook messages. I then started trolling the facebook page calling them out until finally I get a call from the community manager and his boss offering to "negotiate." All I literally wanted was to not be ignored and have a phone conversation with the person about the rent. negotiate a fair rate. Nancy Hughes comes at me like I'm the one being unreasonable and ruining her life. They ask me what I want but already knew what they'd offer. Says they'd give me $60 off the 15 month renewal rate but only allow me to renew. for 12 months. Then that they'd replace the carpet. I wasn't happy at all. It was still unreasonable but better than nothing. So I said ok. Nancy told Maradona to get the lease ready. This was way back start of February. Nothing. I email Maradona like 4 times. Nothing. No rental agreement. I stop by the office 5 times. Maradona rolls his eyes at me like I have no reason to be upset that not only have all my emails gone unanswered.... That a month and three weeks go by and no lease. Says he's working on it. I get a text from Maradona saying I'll have it in a day. Nothing. A week later I have 5 days before I have to pay. I have no lease. I have month to month charges on my rent. Call corporate 3 times. More lies. Email. Stop by the office. No help. Finally 4 days before the 5th I get an email from Nancy saying Maradona quit. She'll get the lease to me. Another day goes by. I finally get this letter from their lawyers outlining the sub par rental agreement offer that is clearly worded in a way that pretended their original offer wasn't price gouging. basically says if I so much as have a verbal conversation with anyone disparaging Eagle Rock or mention the agreement to anyone ever - they have the right to sue me, I will be forced to repay the discount they gave me, and I'll have to pay all of their lawyers fees on top of it. And if I didn't get the carpets replaced by a certain date they would just cancel that part of the offer on me I tell Nancy that this is insane. They literally waited until the last second to throw a contract at me. That I wasn't going to sign a gag order that would allow them to sue me if I spoke to a neighbor about what? Me not wanting to be unconstitutionally gouged in rent? I told her to just send me the original 15 month offer. I'll pay it instead of signing a gag order and go to court about the unconstitutional rent. She refuses to respond. I stop by the office again today to get the lease. Entire day passes- nothing. Come to find out there's an entire private Facebook group dedicated to discussing how horrible Eagle Rock is with 94 renters on the complex that all are experiencing insane price gouging and other insane issues they've chosen to ignore.

There's a lot to get into, so I won't waste any time, but be forewarned that The Edge at Freehold was by far the worst residence I've lived in during my 41 years of renting apartments, and there isn't even a close second. List of Personal Grievances: Again, I've lived in at least 15 different places that asked for a security deposit. Not only is this the first time I haven't received my security deposit in full, but the fact that I was told verbatim by Dwight, their maintenance manager, that there is no way even possible to recoup 100% of that deposit is outrageous. I went back and reviewed my lease, and nowhere does it say that you will automatically be charged for the carpet and paint no matter what. There is absolutely, positively no excuse to not even give a tenant the option to steam clean and/or paint the apartment, while you guys obviously prefer to charge us for these items at a much, much, much higher cost than it would be if we could do it ourselves. I mean, how hard would it be to give me a swatch so I could shop for the right hue of paint? One wall in my bedroom costs $450? They, of course, pay Dwight a salary, not per hour and/or per job, and it would've costed me $50 tops to do it myself, which I offered to do but was rebuffed. Every other residence I've lived in, it's been expected that, when a new tenant comes in, there will be wear and tear that you guys are responsible for. They didn't nickel and dime for everything imaginable. After speaking with their customer care department, I was told flat out that they need to revise their verbiage in the lease to make this more clear and she also said that she would need to talk to Dwight to make sure that he's communicating properly so there are proper expectations. So right off the bat, we have not one but two admissions of guilt: Improperly set expectations leaving way too much room for subjectivity when it comes to how much of your security deposit you'll receive back AND that the head of their maintenance department didn't communicate properly. Also, after I moved out, I went back there the very next day to clean up. I was there for 3 hours on my hands and knees, scrubbing, cleaning, vacuuming, mopping, and dusting the place top to bottom. There is NO way I should've been hit with a $150 charge for cleaning. Because if, after all that cleaning, I still got banged with that cleaning charge, then that means there was no way that, no matter how hard I tried, I could've avoided it, so I wasted 3 hours of my Saturday afternoon because The Edge wasn't up front that they charge $150 to clean the apartment no matter how clean you leave it! Also, if I knew that there was going to be ongoing construction literally the entire time I was living there, I wouldn't have moved in. Every day, I woke up to hammering, construction vehicles in the way as I came and went about my day, as well as a perpetually dirty car that required me paying $32/mo. for unlimited car washes. So, if anything, they should owe me almost $400 for a year's worth of recurring billings for car washes, due to all the piles of dirt blowing debris onto my black car. Also, dating back 6 months, my neighbor had complained of a gas smell in her apartment. Their maintenance crew came by and told me it was resolved, yet it wasn't. How do I know? Because the neighbor kept complaining about it, and the problem wasn't identified until the week I moved out, even though they had been there twice before to check out the issue and said it was addressed. They're lucky I'm not the letigious type, but I'd be remiss if I failed to warn a prospective resident that their staff is so incompetent that I had a gas leak in my apartment for half a year that they physically visited to check for several times and couldn't identify it for the longest time. Lest you think this is no big deal, what if I had lit a candle when the power went out with that gas billowing into my apartment? Unfortunately, Yelp doesn't leave enough room to list my remaining gripes, but just know that if you're at all in compliance with the CDC guidelines, they are NEVER enforced at The Edge at Freehold. NEVER. No one there follows the rules about mask wearing indoors, and The Edge just pretends they don't see it. So, hopefully, this serves as fair warning for those of you considering moving into The Edge at Freehold. Again, I've lived in dozens of apartments, including luxury rentals, and I've never, ever felt compelled to leave a scathing online review before. But when someone does right by me, I leave a positive review. When they do the opposite, well, you reap what you sow in life. Hope this helps, and best of luck to you!

First, we had to pick up our mail in the concierge office, which was not a big deal. However, the office sent an email instructing tenants to stop picking the mail up in the office because it would be in the mailboxes in the building. The post office had yet to get a fob that would allow them into the building, and they hadn't installed their lock on the boxes yet. It would be another couple of weeks before mail would be in the boxes. For the first month we also dealt with a leak from the roof in our bedroom. Every time it rained heavily, the ceiling would get wet and at one point I needed to place a bucket on the bed to catch the water dripping. The entry door and the door from the living room to the patio were both poorly installed with large gaps. The patio door let water into the apartment during storms through the gaps, and also around the glass panels, so it was installed poorly and defective. The trash shoot was also inoperable often and I went into the first floor trash room and found that recyclables and trash were mixed in the same dumpsters. The paint used inside was nice but whoever painted got it onto sprinkler heads, moldings, light switches, etc. The shower leaked from the base out onto the floor. The flooring was a nice luxury vinyl, but again, installation could have been better. Some nails underneath were not hammered in all the way causing some bumps and there were some nicks as well. Parking was sometimes an issue as some tenants had a lot of cars. They all told me they had refused to pay the fee for having additional cars. I was also surprised, considering how much it cost to live at The Edge, by some of my neighbors. Some kept some crazy hours and would come home rowdy, drunk, and high. I even witnessed drug deals in the parking lot, and was woken by cars and off-road motorcycles racing around the parking lot at all hours of the night and early AM. At least once, someone had vomited in the hallway, and someone thought it was funny to spit on the windows in the stairways. I also saw college age people passing a joint around in a car around 2:30 in the morning a couple of times. I did give two stars instead of one because the people who work in the office are very nice and we were always treated well by them. Also, the appliances are high end, even if the washer and dishwasher both died within the first year, and we used them very lightly (once a week for laundry, and less than ten times total for the dishwasher). The bathroom had a very nice shower, vanity, lighting, and tile. So, in The Edge you will have a very nice apartment if the problems inside have been sorted out. Your neighbors are going to be who they are. That is out of The Edge's control really as it is not easy to evict people, especially if they pay their rent. You will also pay top dollar, and only you will be able to decide if you think it is worth it. Finally, they will nickel and dime you when you move out and that will add up and cut into your security. We were careful not to put a mark on any walls and we never hung anything. They still hit us for a couple of hundred dollars for paint for "touch-ups." They charged us $20 because we left some silverware in a drawer when we moved out, and they charged us to clean the apartment, and for professional steam cleaning of the carpet, which was only in the bedroom. In the end they kept almost five hundred dollars out of our $2100 security deposit, and the woman who did the first inspection told us she wished everyone kept their place as nice as we did.

The management team has changed and Michelle in management fit right in with the former team. Her beautiful personality, her smile and her professionalism makes you feel like you're her family. With everything I need to report, repair, replace or even just a sit down for a minute and let my hair down with her is a blessing that she is around. She is genuinely bubbly and welcoming to all. I can't leave out my maintenance team led by Dave. He makes sure the job is done and done well. No short cuts. He is very approachable, especially with the kids. I attempted to put my 11 year olds grandsons bike together. After it broke down a bit, Dave had no problem helping and teaching him each step it took to fix the problem. Who does that? Dave does. The Cranbury community is well groomed, the amenities are the best and did I say I lived here for 5 years and still in love? When my son needed to relocate to Ocean County to attend a new school we looked long and hard and determined Red Bank, NJ would be ideal. Our first choice was the Grandville Towers. It had all the amenities you could ask for: modern Gym, spacious rooms with great closets, terrific kitchen, outdoor pool, private parking, and best of all (lol), it's across the street from a 24 hour WAWA! The apartment we waited for needed to undergo some structural updates so we had to wait a few months. The wait was worth it. And while we were on needles and pins about securing our place, Jason, the superintendent, was a constant source of calm and confidence. He asked us to be patient and we are glad we were. We moved in yesterday and the place was immaculate. It looked as though it had just been built. Jason and his crew were meticulous in preparing the apartment. But what was most important to us during the process was the consistent communication. Any question we had during our wait was answered promptly by text, email or phone call. The Grandville's website is very good and the application process was made easy by the many prompts and upload instructions. We are very happy our son has a new home in Red Bank and delighted that he gets to live in a well-managed place like Grandville Towers.

Let's face it, you can find a fantastic location but often when we do we must do our best to overlook significant flaws. This building is not brand new, nor would I say it is "fancy" in any way. It is however very well maintained and quite clean. The layouts of the apartments are both airy and spacious. More often than not the views (for the most part, on the higher floors, these being 4th floor through 10th) are spectacular. I can hear the train as I type this and it is not especially loud, just a comforting sound in a distance that can be seen, should be have a home facing west as I do. This "east siders" have a lovely view of the Navesink and when the sun shines upon it one can see milllions of diamonds upon the water coupled with quite a few beautiful boats. My fellow residents are a mature group. I would say most people are between 40 and 70 with the occasional "youthful" 30 something mixed in there:) You may occasionally hear your neighbor but not often. These are quite solid concrete walls. If I had to find something wrong with this residence I would say I wish there were a grocery store across the street. The Foodtown is only about one mile from here but we do have a Wawa convenience store directly across the street (and they have great coffee and are always so friendly!) I could go on and on. I am happy hear and hope that more nice people move in here. You can walk to the train and bus and plenty of lovely restaurants and pub style facilities. I think that I am rambling!

We actually watched our apartment being built which was really cool. We had an OKAY experience. To let people in the building, a guest types in your apartment number & it calls the phone number you used to set it up. For example- my fiancé & I both lived there. He was away on business & I had my parents stop by. When they came, the call went to his phone while he was out of the country & there was nothing we could do about it. He just had to let them in. The pool rules are SO WEIRD. You have bands for entry but can't have guests. Hours are strange. No music allowed. Basically no fun allowed lol There is storage underneath the building but the amount of space you get is ridiculous. Don't bother try to store your Christmas tree down there because it won't fit. You can store your bike though, it kind of just hangs on the walls. There are carts available for residents to use to bring things to & from your apartment. There are only 3/4 for 2 entrances & you're supposed to bring them down back to the door when you're done but no one ever does. Imagine going to the grocery store, coming home to get a cart & there are none, so you grab as many as you can, get all the way up to your door & see a cart someone left in the hallway- ANNOYING. People do that all the time. When you get the keys you get an actual key & a fob. The fob is what you scan in order to get into the building, you use the key to unlock & lock your door. They also give you ONE key for the mailbox. Washer & dryer in unit- HATED both. The dryer always stopped when it shouldn't have. We got the Kodiak apartment design, which we liked because there was a little nook which we thought would be perfect for a sectional couch. We were told that the nook runs through the entire building because that's where the old factory's elevator was- pretty cool! The bedroom closet we had was sad. It was barely a closet. We had zero space for our clothes. The #1 reason we couldn't stay there, we outgrew it before we even moved in. VERY nice game room & community area on the first floor near the lobby. That's where we had our housewarming party- we had 70 people come!!! I doubt they let anyone have parties there after that LOL FYI The building is along train tracks & the trains are LOUD & sometimes run in the middle of the night & early morning.

For the avoidance of doubt, if you move here, you are at the mercy of the Property Manager. To be clear, this Property Manager constructively dismisses any colleague who is smart and has an ounce of common sense or calls the Property Manager out on their lies. Two staff have left so far and the only one that is left is the one that they are able to put the fear of God into (or they are just plain stupid for staying). Here's a few updates for you since my first review: 1) The landlord does not care about you. You are nothing but a check for their shoddy construction efforts. 2). First Amendment rights are not welcome here. If you write a negative review (like here on Yelp!), the Property Manager will be sure to consult with Counsel and see if you can be evicted (which you cannot). Heck they will even send you a Cease and Desist notice based on trumped up allegations, that under a deposition at Civil Trial would be shot down because the allegations are B.S. and the accusers are friends and employees of the landlord. 3). If you withhold rent because of their shoddy construction and the fact that the unit has habitability issues, you will be sued. How dare you stand up to this landlord for their poor workmanship. 4). You offer to pay said rent just to get rid of the headache? They will limit your options in an effort to get you evicted. 5) Contractors will deal and imbibe in Schedule I drugs and then return to work. (This likely explains some of the construction issues). Friends of the developer will be up in your business. They know who they are and they makes no apologies for the fact that they are "a friend of the developer". B*tch, sit your ass down, no one cares, least me and if you open your rat mouth again, the community are likely going to verbally put you in your place. 8). Liar Liar, Pants on Fire. That is what our Property Manager is called. Don't address them by their name because Liar is exactly what they are. Anything to save their ass and protect their job. According to their version of events, I withheld rent because of a cracked sink and a couple of other cosmetic issues. No. I withheld rent because of your cheap construction. Issues with the air conditioning, the electrics, the overall quality of construction, the problem with the mantle getting so hot it would likely combust and a laundry list of other issues - you know, stuff you would never tolerate yourself. Guess what? If you had done your job, we would NOT be here right now, but we are because you cannot do your job. I moved to suburbia for a quiet life, to take my foot off the gas and chill out. The units are oversized, and you faintly can hear your upstairs occupants, but the space is well built and noise is not an issue. The unit, I moved into, 1-1-2021, was fully renovated and well done. The Residence Manager, has lived on the property for 26 years and takes pride in his responsibilities and workmanship and it shows. This place is a wonderful little gem, and should not be overlooked. On a separate note, the upstair occupants are very friendly and respectful and I am blessed to have them above me. I look forward to meeting more neighbors as the season gets warmer and planting flowers around my patio space.

A little over a year ago the property management changed and the new manager is nothing more than incompetent, rude, racist and bias. Before I even begin you should see how all other reviews on other sites have been removed and no recent reviews exist because of the horrible ratings since the new manager took office. The new manager at one point stole my garbage can because it was left out for more than 2 days neatly stacked near my garage door. When approached she proceed to tell me how the garbage can belonged to the management company. When confronted with that statement and lease terms she claimed it belonged to me and was left in a common area. Some other eye openers under the new manager is her bias towards good tenants. Steal my garbage can but she cant enforce toys and coolers left outside. Not to mention that there is dog feces through out the neighborhood. When confronted on the issue I was told that they were taking care of it and fining people using a DNA testing service. When asked how they were testing it when its still sitting in the grass weeks later. Well you can figure out the answer and look on her face. The bias continues. The landlord who lives on-site and works without handicap utilizes a family members handicap placard to utilize handicap spot right next to her apartment building. Additionally since they have an additional car she took it upon herself to create her own reserved spot so she doesn't have to find a spot like other paying tenants. Oh did I forget to mention she has a garage and driveway too? Now it gets even better. She will harass tenants that she dislikes or anyone that challenges her. For example I had an issue with a tenant that was smoking on the deck which prevented me from using my windows and balcony. What did she do? Nothing. I had to begin a lawsuit against my neighbor and the management company. What do they tell me? I'm correct she's violating the lease but there is nothing they can do. In the meantime the neighborhood continues to become nothing like the "Luxury Lifestyle" they claim to provide. Tenants violate the lease by hanging laundry out side, even one neighbor has had a red cooler sitting outside for over 2 months with no action from the landlord. Whats more while there are rules about glass bottles on the pool deck and visitors having to pay the landlord takes no action. Meanwhile while my mother came to visit and simply sat with me on the pool deck for less than half an hour she checked the cameras and instead of confronting me and asking me to purchase a pool pass kindly. She used the lifeguard to come over and tell me "that one of you must leave or purchase a guest pass." This was beyond the scope of the lifeguards job and completely immature and unprofessional of a property manager. I wish I could say that this was the end of my long review however this gets even more controversial when the property manager takes it upon herself to spew her personal opinions about creed, race, sexual orientation or feminism on social media related to the property which has been documented to the point that she has since made her social media accounts private. Seems to me she doesn't read the news to the likes of Travis K, or Justine S. Now the best for last. The state of New Jersey requires licensing of all property manages that show and lease any rental property in New Jersey. To date since her assistant quit because of the amount of potential lawsuits. She has continued to manage the property, show residences without any realtor license, salesperson, broker/salesperson. For any critics please feel free to check the NJDOBI database yourself. This is a property to avoid until the current manager a relieved of her duty and the management company understands that not only is she a liability but the amount of people compiling information to file a lawsuit behooves them to remove her from managing the property.

Every interaction begins with a broad genuine smile from them and an honest attempt to meet my requests. Sure they have rules to follow, but that keeps chaos at bay and creates the lovely community we have here at Verdana of Howell. Come join us and make it even better. Ps. One of the biggest things I want to stress to anyone considering this complex: DO NOT expect to receive your full security deposit back. They withheld money from our deposit for multiple things they claimed needed to be cleaned or maintained. It felt like they found every little thing they could charge us for. Be prepared to lose a significant portion of your deposit, even after you have cleaned and taken care of the apartment. What made the security deposit situation even more frustrating was the "proof" they provided after we moved out. They gave us pictures in black-and-white that were extremely grainy and unclear. The pictures were so poor quality that you could barely make out what you were looking at, let alone tell that it was even our apartment. It was extremely difficult to understand or verify what they were claiming they needed to charge us for. When I asked for certain information I was told "oh we don't have to give you that information, I don't think". It's my apartment and you're refusing to provide me with my own information. Since the day we moved in, we dealt with issues with another resident who terrorized us, and the complex did very little to address the situation. Management seemed unwilling to get involved or take responsibility, leaving us feeling completely unsupported. We have to file a police report against this person to finally have them stay away from us. Maintenance was also extremely frustrating. They were rarely available when we needed them, and getting issues addressed was always a struggle. Moving out was an absolute headache and ended up costing us more money than expected. The staff was not helpful, accommodating, or respectful throughout the process. Overall, I would not recommend this complex to anyone. I wish I knew then what I know now because I would have made a completely different choice and moved somewhere else. If you're considering living here, please be aware that you may not receive your full security deposit back, and make sure you thoroughly document the condition of your apartment before moving out. Also be aware they are money hungry and don't care about you as a tenant.
