I signed the contract with them after being attracted by the $100 flat fee per month. As soon as the contract was signed, I received an unbelievable list of items that needed repairs. Not only did this list have more items requiring repairs compared to the list I received from another company, but they also marked up the prices for their profit. As a result, I disapproved of the work project. I emailed them to cancel the contract within two weeks of signing it. I thought I would not be charged for breaking the contract within 30 days, but they still charged me $300 for the cancellation fee, $30 for legal and professional fees, and $100 for visiting the property and providing the repair list. Having said that, for property owners, stay away from this company at all costs. You should read all the negative reviews before signing a contract with them. read more

ZERO RATING: Poor communication/so called business structure. Phone numbers given 317-610-0600 ,317-758-7365 and 317-620-6120 all ask you to record your name to let the person know who's calling and then press any button to continue to be transferred. Once you record name and press any button to continue, it says it's going to try and transfer you to "Chad"... last name sounds like Becker or Decker...either way, once it rings like 2/3 times the phones hangs up. Every number listed does pretty much the same thing. I drove to both locations (TODAY 3/29/2024) they have listed on the website. The one on 9860 Westpoint BLVD 46250 STE 400 was vacant, door was open and office was empty with no lights on. Cameras look to be up everywhere. The one on 3209 W. Smith Valley Rd STE 252 was also vacant. I asked the front receptionist of the Greenwood Office Suites (where RPM is supposed to be located) and she stated "they used to have a drop off box here, but they are NOT physically here"...She also stated they have a second location (Westpoint BLVD) which she believes is the main location..... hmmmm....WELL I already been there. No luck with this place. I also am victim to losing $75 app fee. I've emailed, called, texted....everything I could to reach out to this "company". No response has yet to be made. i paid $225 for application fees because its $75 for anyone over 18.. i never received any emails or updates and absolutely no communication ever. when you call their number 3176100600 the phone system just hangs up. i even called rently to let them know i can't contact the rental office and they said they only had the one number also.. this place is just a big scam im currently in the process of disputing those app fees now..this is so sad im a single mom and its sad that companies do this to people. app fees are the biggest scams ever.. most companies already be having ppl for the home approved but wont take it off the market just to keep getting more app fee.... it need to be some kind of law put in place for this.. read more

If I could give zero stars I would. I made the mistake of applying for a condo they had for rent before reading the reviews. I paid a $75 application fee and after a week of no contact from the company, I called and their phone system hangs up on you. After several days of attempting to get someone on the phone and sending emails, I finally decided to go to their office. They keep their doors locked but I saw someone sitting at a computer and decided to knock on their windows, finally someone came to the door and she claimed that no one had contacted me because everyone was out of the office with the flu so I gave them the benefit of the doubt. She texted me the next day and then stopped corresponding so here we are three weeks from the time I applied and no one will answer the phone, email and she will not reply to me when I text her asking about my application status. Save yourself the headache and go with a different company because if this is the way they treat someone interested in renting their property I cant even imagine how they treat their tenants. This is the most horrible experience I have ever had and with such a hefty application fee you would think they would at least have the decency to reply to those who have shown interest in their rentals. read more

This is the worst property management company I had. They overcharge all kinds of fees. They have minimum management fees, so you can easily pay over standard 10% if your rent is low. They also charged you with management fees even when your property is vacant and you have no income. A simple repair estimate from their contractor can easily cost three times more than outside contractor. Some repairs they recommended seem fishy, you really have to be on top of them to prevent them from scamming more money from you. When they were my property manager, I had huge negative cashflow and received very little rental income back. If you planning on losing a ton of money and be angry all the time with your property manager, this will be your company. read more

If I could give a negative review, I would. We have been renting a property for 8 months now, and at no point during the entire time we've been living there have we not had something in the home that is broken. Due to the property being in a "home warranty program", each time there is an issue it takes MONTHS to sort out. Literally. We had a leak from the ceiling and didn't have anyone to address the situation for 5 days. Our kitchen table was destroyed with no mention of replacement from Katie or any other agents at RPM, the home was deemed uninhabitable and we had to vacate the premises for several days and are still dealing with the aftermath now over 2 months later, including a toilet sitting in our bathtub (on top of our 5 year-old-son's bath-time toys), the entire kitchen floor ripped up and holes in the ceiling. Still no mention of compensation for our troubles and ruined belongings. This company is awful. I have no idea how they could still be in business. Ridiculous. *****UPDATE - I wish I could say it was better**** So, the toilet did eventually come out of our son's bathtub. Our kitchen floor remained ripped up and we lived with holes in the ceiling for the remainder of our tenancy... Just received confirmation of our deposit refund - what's left of it. Despite the home having not been cleaned or walls painted at move-in, despite the living conditions we were left to live with - no kitchen floor, holes in the ceiling, damaged belongings, etc. and despite the fact that we had to vacate the premises for days during our lease due to a plumbing issue that was CLEARLY present and growing prior to our arrival, RPM STILL ended up taking 2/3's of our deposit. $680 on top of the "standard fee per lease" in plumbing charges that we know damn well wasn't our fault. I have no idea how this company is still in business. Like another reviewer, we also spoke with a lawyer, but the cost to fight for what is right is just too high. RPM likely understands this fact, and they absolutely take full advantage of it. I've been renting for 10+ years, and have never experienced the horror I did with RPM. We were renting a house through this company (actual landlord is an individual using this company for management purposes). They have been the absolute worst nightmare from the moment we moved in. The house was not cleaned at all prior to move in and they did nothing to help us. I wiped tobacco residue off cabinets and walls, trash left in the cabinets. We didn't have hot water in our shower for over two weeks because they wouldn't send anyone out to fix it. Two of our windows come completely out of the frame when opening them and they don't stay up without something to prop it up (we have no central AC so this was a huge issue) and it still has not been fixed. Two outlets in our living room just don't work and they have ignored our maintenance request for this. The property manager has ignored me and been completely unhelpful about any of our issues or requests. This is all within 2 months of living here. They clearly don't care about the owner's property or the tenants living in it. read more

I'm a property owner with plans to terminate services, and have not received any response or information for MONTHS despite repeated calls, emails, and a certified letter. I need to know how to contact one of my tenants so I can inform them of the up coming change. I also need to get security deposits transferred, and copies of current keys (as they have changed the locks). By far the worst management company I have ever delt with. From dealing with their repair companies to dealing with them wanting to show our house and keep it show ready for 2 months to them nickel and diming everything. It was a horrible experience from the begining. Make sure you know what you are getting into before occupying one of their properties. There is a $150 move in fee and an additional $150 move out fee regardless of how the house looks. If you need a reference for your next place there is a $50 fee. If you don't get that place they will charge you again for another $50 reference fee. On you forget to pay rent on the first and pay on the second, a $50 per day late fee with no grace period. They don't do any maintenance themselves so they hire contractors to do the maintenance. That can't be cheap for the owner of the property. The turnover in staff was tough to find anyone to deal with when moving out and had to provide our move out paperwork multiple times. It was just a horrible experience from the beginning to end. We are a middle aged married couple who kept the house clean and were good tenants and have dealt with many property management companies from both sides of it. Rented from RPM here in Indianapolis. I had the unit professionally cleaned and was still charged $500 cleaning fee, and also $475 for a hole in the GARAGE that was present when I moved in the unit. We really enjoyed our experience with RPM Indy Edge. First, when selecting our rental property they were very responsive and willing to help us find a suitable location, this made life easy and the process quick because we were relocating from out of town and didn't have a lot of time to go through a property search. Second, the terms and lease process were very straight forward and easy to follow. Third, they offer online, automatic processing of rent and submission of service calls 24/7. Lastly, they are very responsive and personable when issues arise. We've had a number of small issues in our rental home and our property manager has always has a quick turn around on resolving these issues, usually getting them addressed within 24 hours. PROPERTY OWNERS BEWARE! If you are considering letting your property with this company here is my advice. 1. Ensure you have a VERY detailed inventory as contract - include items that that you may consider to be fixtures. A number of items went missing from my property under RPMs management including all the curtains, curtain rods and hold-backs attached to the walls with screws. Photographs taken by RPM prove these went missing whilst the property was vacant between tenants but RPM did not accept any responsibility and we received no apology or reimbursement. 2. Be very clear on stipulating that the tenants must be actively resident at (and therefore taking care of) the property YEAR ROUND. Half way through the second tenancy RPM emailed that there had been two water leaks causing damage to all three floors of my home.  A week later I was informed that one of the leaks had been present for so long there was mold in the kitchen and  basement. I then discovered that  tenants only spent  part of the year in Indianapolis and the rest of the time they lived at their own house thousands of miles away in another state. I also found out later that they were probably turning off utilities such as power and water when they were away to save paying bills. Repairing the damage cost  $45k and took over 6 months to complete. Of course RPM stated they had no prior knowledge that the tenants would only be partially resident but the nature of their employment would have made that obvious to anyone.   3 Check your contact thoroughly and ask lots of questions about unusual circumstances that may warrant early termination of a lease. Ensure that you are covered for loss of rent and pay extra for claims protection on your insurance. The tenants were at their own house when demolition and repair work began on my house but the work was so extensive and insurance claim so complex that the house was still not in a habitable condition when they returned to the property 2 months later so they moved out a early and understandably had that month's rent refunded to them. RPM should have advised us to release the tenants from their contract when the full extent of the damage and repairs was first known but they did not do this and then took the view that the tenants could be completely absolved from ANY of the normal check out procedures.  They damaged the pipework when disconnecting their washer causing another leak but disguised this by just shutting of the water. They left the yard un-mowed and full of weeds, the carpets were not even vacuumed let alone cleaned. One bedroom had a hole kicked in the wall. None of the cupboard shelves were cleaned (one had crayon scribbled all over it). The refrigerator remained caked in food debris. They also walked away without closing out the utilities or paying outstanding bills. When I tried contacting RPM about this we were told that an inspection had been conducted (we never received the report on this but of course were invoiced for it), that "the yard looked good" and that RPM couldn't hold the tenants liable for any cleaning or damage because"the contractors could have caused it".   4. Ensure that your contract states explicitly what consequences will be imposed if tenants make alterations without permission. I discovered that the tenants had installed a Direct TV dish on the roof and run cables all around the outside of the house into all of the bedrooms. Again no compensation or apology for this. 5 Ask for details of the process of handing back your house at the end of the contract. RPM would not meet me at the house to do a walk through and formally hand keys back to me. I instead had to go to their offices to collect my keys and then go to the property to discover all these issues which was very distressing.  6. Ensure that you know at all times who your property manager is and if that person leaves (such as on maternity leave and ours did), insist on the appointment of a new manager immediately. Discuss with your manager how you can contact them and what level of service and response you should expect from them. This is particularly important if you are living out of state. In our experience RPM were very difficult to get hold of when problems occurred, they ignored emails, screened calls and otherwise frustrated our attempts to get information and resolutions. If we did manage to reach them they were often unsympathetic, defensive and hostile in their rebuttal of their responsibilities. 7 Check your monthly statements very carefully.  I was once charged twice for an HVAC service, the required reserves maintenance once increased four fold without explanation,  rent payments to us were also occasionally delayed by several weeks. I hope this advice will spare anyone else experiencing the nightmare we have lived through. Good luck! read more

I hired Real Property Management (RPM) to manage a house I own in Carmel, IN on May 5, 2015. Since then we have had several issues concerning services to be done at my property, which have been done without my consent or authorization. Those include buying pool pump, gutter cleaning, house inspections, pictures of all findings, landscaping and pool cleaning services. A few months back they replaced the person who was managing my property with someone less apt for the role with poor customer skills. Ever since the new manager took over my property, I have had serious issues with RPM obtaining my approval/consent for any rent increase/work/maintenance to be performed at my property. They have refused to provide me with a copy of the current 2017 rental agreement between the tenant and RPM, which I need to review, as this directly affects my property--this has happened despite my repeated requests to RPM on services and rental increments. For example, I wanted to increase rent as outlined in my e-mail send April 19th (The property lease is coming due during May is that correct? If so, for the renewal I would like to increase rent from $1900/mo to $2300/mo to be able to provide pool service and landscaping properly to the property as my taxes have increased dramatically for the property. Another proposal, would be be to increase rent from $1900/mo to $2100/mo and I would take of the pool maintenance and they can pay for the landscaping. Thank you, Mauricio S. Umaña) but they went ahead and singed a new lease without my consent as I had requested in the past. Furthermore, in my original lease contract mentioned above for May 5, 2015, I included that I would cover landscaping and pool services but DID NOT provide frequency. In a recent e-mail communication with RPM on June 16th, I requested for landscaping and pool maintenance be decreased to twice a month (Hello, EFFECTIVE IMMEDIATELY. I am hereby requesting pictures of all the work done. Also, any work to be done (including landscaping, pool work, any maintenance work of any kind) needs my approval by phone or written. I hereby notifying you that I will only pay landscaping 2 times a month. For the swimming pool, I will only do maintenance 2 times a month, as well. I can't no longer support weekly maintenance. If additional landscaping or swimming pool maintenance is needed, it will be at the tenants expense. If tenants have any concerns, I am available by phone or e-mail: 626-272-7867 / mauricio.ramos.umana@gmail.com) and RPM refuses to follow my request by stating that it would violates the current contract (which I did not signed nor authorize; they have refused providing me a copy for my review, as well), however, the initial contract does not specify frequency at which to do landscaping and pool services; therefore, decrease to twice a month does not violate the initial contract that I signed and approved. RPM violated the original contract due to the following reasons: 1. current contract signed without my consent; despite requests verbal and written they have not provided the current lease for 2017. 2. They are blatantly lying about violating the current contract as nowhere in contract does it stipulate to have 4 times a month for landscaping and pool services. 3. They ordered a pool pump without my consent? Previous pump was brand new when tenants moved in and was still in a box with a receipt and could have been exchanged rather than purchasing a new pump. 4. Given the multiple times where I have not been consulted on decisions affecting rent (rent has been given to me later than the 15th of the month on multiple occasions, increased without my consent, provided services without my consent, rude customer service) and services despite the fact that I have requested multiple times to include me in EVERYTHING relating to my property (including RPM refusal for landscaping and pool services to be decreased to twice a month) I no longer need RPM company's services as property management. This constituted my 30 day written request to cancel their services without being penalized given their serious breach of contract on multiple occasions. read more

This company recently switched over to a new automated pay system that did not convert the previous information (dates and bank info) without notification. This created late payments as we were thinking the transactions were going through as normal. Three months into the new process and having the system self assign due dates that are unable to be changed by the renter (past due dates at that), we now do it manual to avoid the large late payments accessed on a daily basis. When asked how to properly navigate and change the system, RPMI Edge had no idea and said it was a corporate directive. Incredibly poor customer service. Was a fan now not so much. read more

I had the worst tenant in the world and I had to go through an eviction and I had no idea what I was doing. RPM Indianapolis Edge did a wonderful job at getting the eviction processed correctly, getting my tenant out of the property(without damaging it further) and finding me a new tenant for my property. They did an extensive review of the house and let me know everything I needed to take care of to get the best possible tenant and the house was advertised on every available website for the area. Finally they found me the ideal tenant for my house. I was very pleased with the level of service I received from the Real Property Management Team. read more

I loved this company when I first found them. Ms Victoria Kemezy was such a great agent. Then she left and I soon learned why. I have had several people since and this last one is absolutely awful and Im still fighting for my rent from tenants for over a month. This is a franchise so I contacted the HQs out of Utah nothing so far. Be very cautious of a Franchise unless the owner is a true and genuine person you can easily get scammed. I am a disabled Veteran living from paycheck to paycheck and am sickened RPM Edge thinks its alright to withhold my money.
