    I love living here! Great location. Everything you could want in walking distance! Big and secluded pool. I couldn't be happier!

He was very helpful and treated us very well with our requests. Once we moved I we had several more maintenance requests and all were tended to in a timely manner. Their water heater pipe somehow was moved and it leaked all over the laundry room and part of the kitchen floor. AMH was called and they sent out 2 men a few days later. They tore up the whole floor. It was the fake hardwood. So everytime you walked in the house you had to make sure not to take your shoes off, due to them leaving the adhesive on the floor. They didnt replace the floor for about a month later. Everytime it rained you would see water pooling on the floor by the backdoor, and earth worms come up through the floor. If you were to shower in the guest bathroom you had to make it quick because it would leak down into the kitchen. I think I saw the maintenance people there maybe 10 times out of the 5 years they lived there, and never really fixed the big issues, just patched it up. Plus in 1 corner of the backyard they have a poison ivy bush growing. It is growing into the neighbors back yard too. It was stupid that they were charged for full payment of rent when the floor was messed up. The house they lived in is not worth it until they fix all the problems in it. They send in these people to come and fix the place up after the previous renters have left, but they dont actually fix anything. The renters after my friend left said that the place was a shit hole. Makes no sense to pay 2200 for some place like that.

Communication from both companies has been consistently poor. I often waited three to four weeks for basic responses, and several maintenance requests went completely unacknowledged. ZuluScape also failed to ensure renters insurance was enforced, even though it was required in the lease, and I had to push repeatedly to get this corrected. Billing problems were constant--duplicate management fees, unexplained charges, and repairs done without any notice before showing up on my statement. Most recently, we weren't informed that our tenants planned to move out, leaving us with an unexpected vacancy. And when you try to leave, they attempt to charge a $500 termination fee. In my experience, Reality Wealth Advisors and their management arm, ZuluScape, showed a consistent lack of communication, slow response times, and repeated administrative errors.

    Beware the falsely inflated review on this organization. Those good reviews are mostly from…read moreinvestor/owners, not from tenants. Had this landlord for 2 years. Just signed a new lease with them on a new property and immediately regret it. None of the maintenance was done in advance despite having made us wait extra time for them to complete it. The unit was filthy when we moved in. Mold, floors and walls caked in dirt, zero cleaning in the bathroom, grout and caulk missing, disgustingly dirty bathtub, splattered filth on walls of the basement as well as more mold. Broken items around the house, missing smoke alarms, no access to some areas like the garage. We had to rent costly cleaning equipment to scrape the filth off the place and had to pay laundromat costs because the washer that came with the place never worked and they took a month to fix it. We met the neighbors and apparently they experienced the exact same thing when they moved in a month earlier. They are also return tenants and regret it. This is apparently how they treat good tenants. It's no wonder no one stays with them. After all of this, they had the audacity to charge us an additional full months worth of 'service' fee for 2 days we had access in February when they did absolutely *nothing* during that time. When I pointed this out, they offered me a gift card to make up for all the costs and problems we had. What did they send? Some amazon cards. Are you serious? I had to pay hundreds of extra dollars because of the lack of maintenance and they give us some stupid website card? Just don't bother if you're going to send something worthless. That was really unprofessional and insulting. --------------------------------------- Our last rental from them ---------------------------------------- At the last place we rented from them, it was sold in the middle of our lease. We spent 8 months of the lease having our privacy constantly violated and disrupted by showings. We were harassed at all hours by the realtor by text. It was so bad we had to report him. Buyers showed up to view the home unannounced, constant illegal lack of notice for showings despite promising they would stop. Realtor was totally absent. Didn't even view the property until 3 months in. He never came to show the home, made us do his job, then tried to coerce us to lie about the property during those showings to mislead buyers about known damage. When we wouldn't, he complained to T&H and they retaliated against us by barring us from our rental during showings. This is normally illegal but there is no one to stop them. This used to be a decent company to rent from but they have gotten terrible. Correspondence is non-existent and they have to be dragged kicking and screaming to do maintenance. Renter beware!

The management, maintenance, and community are top notch. I have lived in at least ten different rental communities in my adult life (I'm 32), and this one has exceeded all others by far. Apartments are beautiful, location is great no matter where you work due to access to Keystone and 465, and I have yet to experience a single maintenance issue that wasn't addressed within a day or two, if not hours. They keep the property immaculate at all times, and were stellar in doing so post-COVID. Underground parking, pet friendly, and within walking distance of plenty of places to eat, drink, get massages or nails done, etc. It's also just an Uber away from many other great Indianapolis attractions. The management staff (Katy, Mark, and Souheir) are all highly effective communicators who care about the residents, plan endless events, and know you by name. If I could stay here forever, I would! If you're looking for a place where you get the bang for your buck, (at the end of the day, it's not cheap), you get what you pay for, and then some, here at Ironworks!

It's a very easy place to live -- parking, nearby restaurants & gyms, office area, packages accepted when you are away, etc. The units themselves are modern & clean. Katy, Souheir, Mark & the entire team go out of their way to help & make you feel at home. Highly recommend!
