Do not recommend! If you are renting or buying a place and HOA is Real Image / ACM (system is Ciranet), RUN! They are horrible. They add fees here and there when you don't pay attention. They continue to add more late fees if you don't try to dispute. They send you an email forcing you to replace patio concrete, they quote you the price from their contractor, you need to respond within 25 business days with other proposal for approval or they force you go with their contractor quote. And if you respond with a proposal they will later decline it with whatever reason, end up you need to go with their contractor (or I call it their friends). Shady business. I have had 3 HOAs in the past 6 years in my current home and have unfortunately dealt with some home ownership issues the past couple years. Since Real Manage and David Conforti started managing our association it has been the BEST experience. David truly cares about his home owners and it is apparent in his responsiveness and communication. My neighbors and I have discussed it and we couldn't be happier with Real Manage. Having worked in the hospitality industry for 28 years with Marriott I realize that issues and problems occur but resolving them quickly is key to guest satisfaction. Worst Management Ever!!!!!! I hate this management so much. They added late fees from 2023 for a late assessment payment which was their fault on their end for sending the payment packets late. They never alerted me of this manner. They has accumulated till 2025. I payed for the late statement and my per monthly statement and they never registered any of my payments since May 2025. I've gone into this building about 4 times and nothing has been done. They have horrendous service and customer support is never there. Worst HOA ever Not only has my experience with this HOA been ---no one in office during office hours----no one answering emails when needing to put in a work order---but here is another example of this "non" management Our landscapers (who residents have complained about for the past 2 summers) who cut into our flowers and now cut into our wires. Yes ATT wires and the wires for the electricity into our garages. (also did this last year) When calling Realmanage at 4pm---no one is in the office which is common. So I am told they will put out a work order----Like live wires at high voltage is not an emergency? I call the emergency after hours(remember it wasn't even after hours) and I am told nothing they can do but someone will contact me next day and will be fixed--------Well it is now noon and not only have I not been contacted, I sent an email which is again gone unanswered. We've contacted this management about 6 times now over the past 5 months because there is a neighbor below us that refuses to stop feeding geese which results in massive, and I mean MASSIVE amounts of geese feces all over the sidewalks where we are unable to walk on and get to our cars properly. We've asked him nicely to stop and he refused so we took it to management. It is not only unsanitary but EMBARRASSING to be living in these condos. Today I try to reach her, she's not available, reaching out to this company to resolve issue's is like pulling teeth. I was sent to collections despite honoring my part of agreement, only to be sent to their attorneys. Here's the best part, I requested a fence be fixed on my property 6 months ago because it's broke and the wind is causing it to sway, it's an eyesore and squeaks. WINDRIDGE NAPERVILLE HOA deserve MINUS 500 stars, but I have to click on one to do a review. They are corrupt to the core, and very good at cultivating owners who felt they should be paid to serve on the Board to colluded with the HOA in non-compliance to all HOA repair and maintenance responsibilities and various violations. WINDRIDGE NAPERVILLE HOA stole $10.9 mil of community assets which were from two insurance settlements for the May 2014 hailstorm damage and the insurer paid them two insurance settlements one in late 2014 and the second one in late 2019, totaling $10.9 mil which also included missing assets not accounted for in the paid expenses from the financial statements of 2019-2023. There's a serious lack of financial transparency for this HOA refused to provide their monthly financial statements, which all other HOAs do so in accordance with the IL State Condo Act. The 2019-2023 financial statements were downloaded from the Board Portal by an owner became an elected Board member so that she could find out what our financial status was and what happened to our $10.9 mil community assets. Our community did an analysis with the obtained financial statements from the Board Portal and found that none of the insurance settlements were deposited in our community reserve fund and investment accounts. This HOA also transferred our reserve fund from Barrington MaxSafe Reserve Bank account to Hinsdale Bank & Trust each month when Hinsdale was never listed in our balance sheet as one of our community bank accounts. She also refused to publish a monthly/YTD financial statement as other HOAs do regularly for financial transparency. The culture of this HOA was secrecy, abuse of power, harassment, threats to sue owners for defamation when owners called her out for non-compliance to the HOA responsibilities stated in our CC&R, while intentionally misinterpreted HOA responsibilities as if she couldn't read the CC&R -a deception she employed to evade repair and maintenance responsibilities. She refused to accept the language stated in the CC&R and insisted her interpretation was correct, allowing our condos and townhomes to become dilapidated to the aggravation and despair of all owners. She insisted on her favored vendors who had poor workmanship and. Some of our fire alarm systems were over 20 years old and the alarm technician told one owner the HOA didn't have the money to replace all the old and original fire alarm systems that are not working right. Because of the missing $10.9 mil of our community assets, our reserve fund was zero, while the required repair expenses in 2023 was $718,000. This was just one of the many problems and violations found by the Auditor who did the 2023 financial audit, such as missing financial records, and withheld all bank statements from the Auditor. This last one made sense because I also downloaded bank statements from the Board Portal in 2023 and discovered that our reserve fund in our Barrington MaxSafe Reserve Bank account was transferred to Hinsdale Bank & Trust each month, as stated in the Barrington Maxsafe Reserve account statement. The problem is, Hinsdale Bank & Trust was never listed as one of our community / association bank accounts. This was why H.V. the Community Apartment Manager would not let him have the bank statements. The Auditor also stated in his report that not only our reserve fund = zero, the 2023 year-end cash assets was around $1.5 mil, while we have $5.8 mil of repairs to the buildings as recommended in the 2021 Reserve Study. Also, despite the auditor who did the 2023 audit discovered H.V improperly allocated large chunk of water /wastewater expenses to electricity and asked her to separate the two utility bills, but she refused. Since she came to work for our community in 2021 our water/ww bill increased greatly and she allocated a chunk of it to electricity. She must be recording a higher water/ww and electricity payments than billed in the general ledger and drew from our assessment fund for the difference and pocket that herself. For this curious activity doesn't make sense to the entire community. She allocated 8K in 2022 and 66K in 2023 to electricity, increasing its normal expense exponentially, when we always had a 1000 per year for exterior lighting. Why was there a need to hide some water/ww expenses? DO NOT RENT or BUY properties here for a large special assessment will be imposed soon. read more

Worse company ever. They have no problem taking your money for condo association dues but make it extremely hard to get things done. My father owns a unit. His wife died before he purchased the unit. He has dementia. Sewage with feces leaked into his townhouse because a main line sewer issue was not maintained by ACM. They called a cleaning and restoration company that gives us half answers. Before cleaning and demolition, they tell us they will replace the drywall that has water/sewage damage in my father's unit. They come in - demo the walls and then say it has to dry before a company comes in and replaced the drywall. "Wait a minute - didn't you say you were going to do that?" Then I get a well you have to call ACM to see who they contracted to do that work - it may be us it may not. Are you kidding? The walls are demolished to the studs at this point and NOW you're telling me you don't know who is finishing the job? I call ACM and they're like "I can't tell you anything about the job, you will need to have your dad with dementia call us for that and he can then tell us to talk to you." I'm at work at this point and asked if there is anything that can be done besides me leaving my job, driving 40 minutes to my dads to have this same 5min phone call and then driving 40 minutes back to work. No. No understanding, no nothing. As I'm trying to explain that by the time I get home from work they'll be gone for the day and can we find another way to find out if you're going to simply leave my Dad's wall open or if someone is going to fix the drywall and when...they hang up. There are two other condo associations in the area that are looking to get rid of them as property managers and now I realize why. They have horrible customer service. read more

ACM should get minus 100+ stars. Let me explain: They fined me $150 late fees (3 late assessments payments, so they claimed). Since I always pay in advance, and I always check my bank statement to make sure the checks are cashed. I asked them to check my payment history, the idiot replied that he did and in fact that the $150 was for my late payments and that I indeed paid late. I then sent the idiot the screen shot of their own record of my payment history, it shows they received my July payment on 6/23 and charged me a $50 late fee on 7/15. The other late payments were also charged with the same fashion. I'm attaching that screen shot here. The idiot then said the $150 was actually $100 late payment + $50 insurance non-compliance. He informed me to send him my bank statement (if needed by their accounting dept) to prove that I paid on time!!!!! The insurance policy issue: I received a notice from them that there was no insurance policy on file for my condo. I sent them the policy right away. I had the policy but didn't know that they needed it. The condo bylaws states that there is a notice/warning for non-compliance first before a fine can be imposed. They imposed the fine with the notice anyhow, not following the bylaws. I disputed this fine as well. ACM has a Compliance department, a Document department, an Accounting department, case management, and a customer service department, plus other departments that I have not had the pleasure to encounter. I shared Yelp feedback last May about an issue in our condo that had begun in February. To my point, Chris A has responded on October 1 to say, eight months after the ordeal began: Chris A. Business Owner 10/1/2021 Nancy- We are sorry to hear of your frustrations. Your feedback and concerns have been shared with your management team; so that they may connect with you regarding your concerns! Just like everyone else at ACM, he has "shared my frustrations" with "my management team," as if they don't know, as if they care, as if they can figure out what to do. Since that first issue, we have discovered that ACM seems to have spent all our reserve money (we always had $100,000 in reserve) and a loan was taken out on our association's behalf without any provision for such an action in our governing documents, and without any notification or approval of the owners! Now we can't even look at the documents to try to figure out a plan to get rid of this debt, as we are not allowed to look at them without our board members' approval -- which they will not give if you can even track them down. Now we have to invest in legal help! Then there's the issue of natural gas and carbon monoxide seeping into the basements of several of our buildings. My husband, a licensed and bonded carpenter/contractor for over 40 years, fixed one of CO leaks for a friend, a board member, who was trying to sell her unit and ACM couldn't move on it. (Our unit had a natural gas leak, and nicor shut it down for 4 days because ACM's one plumber couldn't get there, he's so overbooked. I had to refund rent to the tenant living there.) Anyway, ACM won't pay for the work; we are not one of their approved contractors. I don't know if the other leaks have been addressed. There is a building near our association (Mr. Zappler's building) that uses our dumpsters for free and benefits from our snow removal. Our old management company used to charge them. Not ACM. There is an age-old $50 charge on my account, and no one is sure what it is for. After years, the current property manager thought she might have figured it out, and said she would remove it, but it is still on there. Working with ACM is expensive. They don't use local tradesmen and handymen. As of August 31, financials show that we have made monthly payments totaling $18,392 for snow removal this year; this is exorbitant for the size of our property. There hasn't been an association board meeting in10 months, even though our governing documents say we should have them four times a year. Our sidewalks are a dangerous mess. One 20-year unit owner injured her ankle in the pothole outside her rear entry and had to be hospitalized. She didn't even contact ACM and she took care of her bills on her own because her previous experience with ACM (her unit had been flooded like ours) and it was a nightmare (as was our experience. ACM even charged our account for exploratory work and repairs that they never did. Those $700 in charges were removed, but it took a lot of badgering). My husband offered to show the property manager how the sidewalk potholes could be patched until we have money to do a tear-out and replacement; they did not take him up on it I own and manage 16 other units and this one unit -- "professionally managed" -- costs me more time and money than the others combined. As we have become more and more acquainted with other owners and residents, the consensus seems to be that ACM sucks. read more

ACM manages the property at Providence in Elgin. I lived here for 6 years and they have not cleaned the gutters and the water is accumulating in the gutters. The outside of the doors needs paint and I am embarrassed to have people over. The mulch as not be replaced in 5-6 years. The dead bushes remain dead bushes. The lawn and bush trimming there lack of need to be done on a regular basis. My street gets neglected as I am one of the last houses to be completed. I guess they are tired when they get to me. I have had massive water damage and mold from the roofers that installed a new roof and disconnected a bvent that caused moisture and exhaust for three years to escape behind my ceiling drywall and in a chase that runs between my interior and exterior wall. I filled out the home owner forms right before I moved in and turned them into the Downers Grove office in order to get that out of the way. 2 months later and I get an email from my landlord saying that If i don't turn in my home owner forms then I will be fined... how do you lose my home owner form and then expect me to take more time out of my day to REDUE them or I get fined. They issues a violation about her being "over 30 lbs" when there's two pit bulls that live under me, and other larger Dogs that live in the property. It's discrimination to issue violations against a service animals weight, and shes 31lbs. They issued a violation for her barking because a man was peeking through my windows and she was barking at him. GOD FORBID a predator is creeping on you and your service animal is keeping you safe. They won't solve any issues I bring up, but quick to try to issue complaints against me. I've provided videos and pictures for all the things the residents around me doing, nothing. they let an antenna that fell off the roof lay in the grass three weeks after I complained about it. The ACM management team serving Sheffield Manor and Castle Rock HOA are negligent in providing a healthy and safe pool environment due to their mismanaged pool maintenance. The pool at this community was closed all of 2020 and homeowners were still charged maintenance fees all year long. Pool opened this year with broken light fixture from the side wall floating on the water while still attached. Children were swimming around and under, very dangerous. Their vacuum equipment was broken and they made no attempts to keep dust and dirt out of pool. They didn't even attempt to rent a vacuum. But they sure did collect everyone's pool fees with out any problems. ACM Management needs to train their Property Managers or at least hire people who care about doing what is right and fair. read more

They never call you back. You get a customer service agent who cant do anything other than answer the call. They are unable to get a hold of any property managers. And they are unable to get in touch with board members. They dont allow residents to participate in the board meetings. You can dial in but not say anything. They say to send in your questions but when you do they dont address them on the call. They are running a scam with the towing service who comes around and tows randomly despite having proper tags. They send you a violation notice if your garbage can is outside the day after garbage day. However, it takes 5 calls to get a maintenance request addressed. On 08/09/2021 my husband and I made a request to have a utility for the building cut off and the appointment was set 08/31/2021. On 08/31/2021 we were expecting the gas company and waited most of the day until we were told the gas company could not come out unless every person in the building was home. They arranged an appointment for 09/15/2021 after 5:00 pm. We were informed again the day of the appointment that the gas could not be shut off and the appointment was canceled. I currently do not have a stove, true ETA when the gas company is coming and my neighbors were not notified that the appointment was canceled. They are still home waiting for the no show appointment. I thought being at a bigger management company was better. We feel like we are totally stranded. read more
