This is to everyone reading this, my fellow renter friends, fellow owner friends whom know how this "association" has crossed many lines- ethically & legally. This company will be reported to the BBB & my advice to anyone else reading this, it is not a waste of time. Whether you are a newer or older renter or an unfortunately a "stuck there for some time still" owner, due to reasons outside of your control; do take the time out of your day & report them to the BBB & soon, they are going to be seeing themselves amongst a class action lawsuit. If interested, if you have too been discriminated against, harassed, your apartment was broken into, items stolen, cameras working only at "selective" times or other issues. If you or your loved one got caught in elevators that were not inspected for long periods of time & realized the inspection certificates were expired & at a point, even their emergency button inside of the elevator didn't work. I was one of those people who was stuck for almost 30 min. I was also one of those people whom the association wouldn't produce tapes with heavy accusations (mostly all false) and sent large violations, but no proof to back up their claims. If your car was illegally towed, if you have suffered many losses financially, if it put a damper on your health-- reach out to HUD, reach out to the many resources there are, then after making the official complaints, reach out to an attorney AND this GMAIL if you need help with that. If this so called "association" instilled fear, anxiety, in you as their security systems that are supposed to be so intact & working, didn't work when apartments were broken into, coincidentally-didn't work when items were stolen, but they seem to work just fine when they see someone moving out w/out calling them first, or when someone has a personal family issue going on, they seem to work just fine when prying into their personal lives. They work fine enough to illegally tow vehicles, they work when they feel they can try to suck money out of you with their "rules". Patricia building 2211 Highland chases down trucks like an animal if someone gets a delivery, as she's a lonely miserable lady. Someone was harmed by a member of the association's friend by physically putting her hands on someone's kid. Her name is Nicole bldg 2211 FLR 1 also. Cameras seem to "work" at times the association feels they can twist a perfectly legal & non violating act, into a bill. They have meetings to get rid of renters so they try to run them out. They take your money quickly, wash machines not working, damaging clothes, sucking up your money. They hire people who they themselves have accused of stealing (maintenance) & continue to keep them working around & in our homes. Per 1 maintenance guy, he was accused of stealing by the board, but the board was unable to furnish those tapes. Linda Stanko is by all means the most unprofessional, unethical, discriminatory, rule breaking, for lack of better words "property manager" aka not properly a manager. She gives the "ok" when the lunatic Patricia on floor 1 of 2211 tells her to call S&S towing for illegal removal of cars and according to their "rules", they're "not". If you have been lied to ,"locked out of a place you were up-to-date on rent, bills etc, & miraculously, out of nowhere- the intercom that worked w/your number for a long time, ends up being "disconnected" and they tell you in an email it has to do with a land line (since I moved there) never once was a land line associated to my phone # as it's a cell, and others in the buildings, they didn't have land lines & had no problems getting in, "others" did They also have their member Patricia (floor 1 2211 Highland bldg) watch everything because again, lonely, miserable, and they want money for their run down, unkept property and not to fix it, to make use on "other things" They will watch if an item is delivered &the member, Patricia will actually touch the box w/your info on it & bring it to throw it by your door. LINDA STANKO is the worst of the WORST property managers ever. She is totally unresponsive to absolutely any problem whatsoever. Her ever pompus attitude serves her well in denying her responsibilities. It matters not what the problem may be, she ignores all pleas for help and assistance. When and if she returns your call for assistance, she portrays herself as a deaf mute. STANKO has a confrontational attitude at best and seldom will assist with whatever problem may be at hand. If STANKO IS THE BEST THAT HILLCREST PROPERTY MANAGEMENT employs we are all in trouble. She takes no action whatsoever regardless of the problem or issue. She portrays an attitude that she is better than anyone else and fails to care about any calls for assistance and help. We pay her well yet she believes she is entitled and better than anyone. STANKO does not take her job seriously, whatsoever. Stanko does not care about complaints and seldom believes the person who contacts her. As a result nothing that requires attention, regardless of the seriousness of the situation, is ever resolved or corrected. Many times serious safety and health circumstances have been brought to her attention with total disregard. How STANKO titles herself as a property manager, is beyond common sense. STANKO is absolutely pathetic as a property manager as well as a human being who does exhibit any type of a caring attitude toward others. STANKO is not only an Extremely POOR EXCUSE as a property manager but also an Extremely POOR EXCUSE as a human being. hillcrest property management should look very closely into STANKO'S methods and lack of achievements, especially with her ignorance toward safety and health matters. STANKO IS WITHOUT ANY DOUBT WHATSOEVER, the worst and most pathetic, uncaring property manager the world has ever seen. Unfortunately people are afraid to complain about STANKOS' attitude because of her nature of "getting even" and retaliating in every way possible against tenants. STANKO should have been fired years ago. unfortunately the powers at be @ HILLCREST PROPERTY MANAGEMENT are afraid of the additional work it would take to replace STANKO, which is a terrible excuse to not take the necessary and appropriate action to save themselves as well as to save the homeowners who are disgusted by STANKOS INABILITY to satisfy and complete even the least of her responsibilities. in summary there are only 2 words to describe STANKO: INEPT and STUPID. read more

above and beyond management I should start this with saying I am not a yelper or a reviewer by any means but when something exceptional happens I feel i should share it. We live in a pretty large building complex that Hillcrest manages and we moved in about a year or so ago. I am a younger woman and my boyfriend and i just bought our first condo together. From the closing process to move in Hillcrest helped us newbies get acclimated to condo living. We got to meet our board of directors and they gave us a run down of the rules and regulations which prior to purchasing, we had no clue what that all meant. We naturally had a lot of questions which the board and our Property Manager gladly answered. We learned a lot in the first month that is for sure. They helped us get set up with ACH so our monthly assessment would withdraw from our account automatically which was great. we didn't know how to go about that with our bank. Then about 7 months ago we had some problems with leaking in our unit. We were confused and concerned as we didnt know what this could be from. since we are on the top floor we thought maybe it came from the roof? Anyway, they had 3 different vendors get eyes on it and found it was a combo of factors ranging from the flashing around the window, the tuckpointing of the lentil (i believe that is what they said) above it. The association had to wait until the weather broke and then they had a tuckpointer come out and fix the work. They did not hesitate to cut out the wet and damaged drywall though. Once they were finished with the tuckpointing they said to wait for a heavy rain to ensure it worked....... well it worked! they came back and patched the drywall and then we painted it. They were super communicative through out the whole process and i am thankful we have them watching over our building! Thank you Hillcrest. read more

Our property manager Larry Bennett, is a credit to the company and to the human race. Over the winter during the cold months and during the hot weather he took the time to call on my mother-in-law to check on her safety. My mother's family has lived in the community since 1986 and we have had many managers. We have never had a manager like Larry. He is on top of everything from the littlest thing to a light out to a major water leak He and his crew tour the property weekly and make things wonderful. We have never seen our property look better or run better. Whenever, my mother-in-law calls for an issue it is always taken are of right away. Larry don't let things sit on his plate long. He has a take care charge of the property with a personal touch. He runs an outstanding office when my mother-in-law needed a pool pass she was in a walker and could not get to the 2nd floor so he came down took her info and had the young Asian girl bring her pass. This little Asian girl is tops too. She is always quick to help and always gives service with a smile. She is always willing to help and find an answer. My mother-in-law says those two work as a team and often sees them both walking the property and taking notes. This is one outstanding company if I could give them 10 stars I would Great Job! and sorry my mother-in-law can be a pain sometimes but she just loves the office and her manager, Larry Bennett. I am a renter at Bay Colony Estates. I am not an owner but a renter. Last week or two, I went to the office to get a parking sticker because we need new ones. While in there, there was this crazy man yelling and screaming at our manager, threatening him, saying he was going to punch his lights out if he did not get an answer as to why his car was towed. The manager, Larry Barnet, was so professional and calmed the guy down. (I was afraid). Larry escorted me to his office, away from the crazy guy. He talked to the guy very nicely. He helped the guy out and found out that his car was repossessed. In the end, it was not the fault of the management. Larry continued to help me. He saw that I was very shaken and said he was leaving for the day in about 15 minutes and offered to walk me to my car. As he walked me to my car he gave me some safety tips and assured me that the crazy guy was gone. A lot of people complain around here that this is not getting done or that is not done. In the end, the human factor was that Mr. Barnet took the time to calm me down and was kind to see that I was upset. Being a senior, I get scared easily. He was telling me jokes and made me laugh as we walked down the stairs. It got my mind off of being so scared. I don't know the workings of a Property Manager, but I do know for a fact that someone cared enough to take time after 5 p.m. to walk me to the car and tell me jokes to get my mind off of what just happened restores my faith in people. My mother resides at a Condo in the northwest area in Des Plaines, Bay Colony Estates. The other day she was in a panic because she lost a coupon book to pay her dues plus she was also having a problem with her door key. English is not her first language. She called me and I got the contact information and I called on her behalf to the Management Company in Lombard, they in turn put me in contact with the manager onsite. Mr. Bennett. I started to tell him my issue and he asked to call me back. I thought as with most companies that call back will never happens and within 45 minutes, Mr. Bennett, called me and was most understanding. I told him about my mother's issues and he resolved it very quickly, What I found most impressive was the concern for my mother's ability to get into her building. He had a key made and since the weather was bad he walked the key over to my mother's unit and made sure the key in fact worked for both doors before giving her the key. There was a charge for the key which I expected but the fact that while he was over at mom's house he gave her the office number and his card and said if there is anything she needs just let him know. It's been almost a decade since my last review. Well, here goes. One would assume that a company or business that receives numerous complaints from the people who pay their salaries would simply make an attempt to improve their services by revamping or "draining the swamp". Too wordy? What I'm trying to tell the readers or reviewers of Yelp is that this business still stands to this day as a greedy, evil and uncaring company that truly operates as a mob or mafia. Mob or Mafia? Yes, like the ones in the show "The Sopranos"; they will cheat, steal and make up their own rules if you question their position of authority. If a crime occurs on their property, they will turn the other cheek and disregard your concern for the community. But if it comes down to raising the assessment or not maintaining the property, they will gladly take your money or ignore any requests to ensure safety for the residents of that community. I can go into full details of previous incidents that occurred, but it would be unwise since they will target my family and create false penalties or late fees to my assessment bill. I strongly urge the community to expunge or eliminate this property management from our community since they will do nothing but harm the lives of innocent people. read more

This company is despicable. Their lack of enforcement of rules and regulations has damaged my health. I have not been able to sleep more than 4 hours a night for months. My upstairs neighbors have put in hardwood floors in the bedrooms, WHICH IS STRICTLY PROHIBITED in the HOA rules. I hear every thump, bang, creak, conversation and sexual encounter as I attempt to sleep. I can only manage to sleep from 12:30-4:30 every night (with constant disturbances), as my sleep revolves around their schedule. When I called to let Hillcrest know about the illegal hardwood flooring and the nightmare that living here has become, their response was, "What do you want us to do? The floors are already in." SERIOUSLY?!?! It is their duty to enforce the rules set by the HOA. At my last condo, if someone broke the rules, they were warned and then fined. There is no way these hardwood floors would have been allowed to remain. At this joke of a company, they don't give a damn. I spoke with an attorney and was told their refusal to enforce the rules is actionable. In the meantime, I suffer from sleep deprivation and poor health as a result of their negligence. UPDATE: After the post below, the hallway was vacuumed ONCE. The following week, the hallway was not vacuumed at all again and has not been vacuumed since. How difficult is it to employ a maintenance person that is competent and honest? Unless, of course, Hillcrest is not concerned with reputable business practices. With as long as this has been happening, I find that very likely. This is the WORST company I have ever had the displeasure of dealing with. Our hallways have not be vacuumed in MONTHS. I have spoken to several people within the office (speaking with the property manager is futile) and left numerous messages for the owner/president, yet nothing has been resolved. As I write this review, there is dried DOG FECES in the hallway that has been there for over a MONTH. We have dealt with endless problems ranging from lack of snow removal to being without heat, but neglecting this simplest of maintenance tasks is inexcusable. Glad we are with them I am an Owner of an Association in Glenview that is managed by Hillcrest. The Board managed us for a while and many things weren't getting taken care of. Since they have taken over some 1 1/2 years ago, they have gotten our Association back in order. I have actually been going to the normal Board Meetings that happen now and hear the changes. They have changed some contractors to those whom care for our building, I am able to see where money is being spent, I get to hear about projects going on (and there have been lots of proposals floating around for projects that are long overdue which is great!), and the communication with the Manager and team at Hillcrest has been good. I love the 24/7 answering service availability! That saved me when I had a leak in the Unit above mine and I couldn't get in touch with the person. I didn't know what to do and the Manager who called me back was so helpful! So far, I think Hillcrest has made my building a better place! read more

DO NOT BUY OR RENT IF PROPERTY IS MANAGED BY HILLCREST PROPERTY MANAGEMENT. The most incompetent, unprofessional, and dishonest people I have had the displeasure of dealing with. This MOB operating management include the likes of Scott Millard, and his comrade Nancy Erwin. If a problem ever arises in your unit, they will NEVER resolve it. They will NEVER reply back to your emails or phone calls. The person replying back to these messages on Yelp is just as useless as them. They are careless, and insensitive to tenants' issues, as made obvious by the countless negative reviews on them. Now they have people leaving fake testimonials on Google Reviews and BBB, because they think it will improve their already tarnished image. How ironic that people that are leaving 5 stars all have only one review; for Hillcrest! Pathetic. If only Hillcrest put that much effort in replying back to their tenants... I'd been waiting for my coupon booklet to be sent to my mailing address. Multiple voicemail messages over 2 months were left to the property manager, and the accounts receivable extensions. No response. I never did receive a coupon booklet or this year's budget from the property manager. When I reached someone, Nyra, she had a pleasant demeanor and helpfulness with my coupon book questions. Additionally, per my request she provided this years annual budget. It's a pleasure to talk with her and have all my questions answered. She pointed out the payment process, the limitations of re-sending a coupon booklet. Plus, sent a copy of budget 2023. Much appreciated. I'm giving 5 stars for Nyra. It's the service we'd like from all of the staff at the property management company. I'm giving 2 stars to the Hillcrest Property Management company and to the property manager. A simple response is appreciated. read more

Hillcrest Property Management has done great for our Association. They have managed our Association for about 2 years now. I have lived here for 15 years and served on the Board for about 8 years total. We are a smaller Association, but still get the care that we sought out to get. Our Property Manager is diligent and responds to Residents quickly, which are Residents were in dyer need of. The work order dept is great, they always call back the same day or let someone know if they aren't able to help and who can. Our Residents love their new portal, Pilera that they now have. Being able to see the Association docs and financials and update information has been very helpful for our Residents whom are mostly people who work during the day and aren't able to take care of things until they are free. Love Hillcrest and their team! Thanks for all your hard work for our Association. read more

i have been a renter at the bay colony condo complex for 5 years. last week we had a fire at the building across from mine. i watched in horror as the building was on fire. i noticed our property manager larry bennet helping the residents. he was quick to take care of the residents he helped a lady that had this little dog. he made sure everyone was okay. i saw him bringing water bottles to the fire men and he was helping the people in that building. he did an awesome job in getting the people placed in temp housing. he stayed around till 10 30 p.m. to help this one older man get some things out. i have never seen a more caring and professional manager. whenever i call the office he always helps me even though i am a renter he treats me with first class because he is a first class property manager. kudos to mr. bennet read more

Great Service! Wow! Thank you Hillcrest. More importantly thank you to our property manager Tom. Over the Thanksgiving weekend when the snow storm hit our property lost power! We have a back up generator but it wasn't working properly. I called the answering service at 1:30 in the morning and they took my info and said someone would call me right back. Sure enough Tom called not 5 minutes later. We talked and he took my information, and said he would contact a handyman to look at the generator. Luckily for us there is a handyman in the neighborhood he knew. The guy showed up by 2:15 and had it fixed by 3:00am. Thank you to Tom and HIllcrest and his fast service otherwise we would have been with out power like the rest of our neighbors for 24 hours! read more

I started working with Hillcrest in May of 2021 and the experience with Steve was fantastic while getting things started and signing the contract. The property was then assigned to Tom Mittlestedt. During our first meeting out at the property he made a list of things that has needed attention for a very long time. He started working and completed the list in a short time. We had a couple huge ongoing issues that we were struggling to get fixed, he found the right people to step in and resolved them in a very short time. He answered every call and email in a timely manner and he has been and continues to be professional and attentive to the property and the needs of the people and property. read more
