Honest Grad Student Review! I had a pretty nice experience living at Red Road Commons from 2020 to 2023! I stayed in B-506, and I made my place really cozy and cute. It could get a bit loud sometimes--especially on party nights--and I definitely heard some stomping from above, but management was super proactive in trying to figure it all out. The hallways would sometimes get a bit messy, especially with all the undergrads around, but they usually cleaned things up pretty quickly. My apartment itself was awesome! I was blessed to have one of the larger units, and it fit me perfectly. I was also near the elevator, but I got used to it and hardly noticed after a while. I didn't have a car, so I can't really comment on parking, but I loved how close it was to campus--being able to walk was a major plus, even in the heat! I felt pretty safe in the area. I would often walk around by myself and chat with the friendly homeowners nearby. Plus, having Whole Foods and Publix just a short walk away, along with the shops and restaurants on Sunset Drive, was fantastic! I did have a little ant situation once, but that was just because some students left trash in the hall, and trash area got really messy. Most of my neighbors were really nice, both students and non-students alike. I had no issues with the management--they were always kind and really attentive to any situations I had. And maintenance responses were quick and efficient, which I really appreciated! Oh the only other thing was that rent would go up drastically every year, that's why I left because I was nearing the 3000 dollar mark and I was like I can go to Wynwood or Edgwater for that matter. --Oh and the fire alarms that was really annoying. The apartments are good for the price point if you get a lease at the right time. Great location as a UM student (I recommend getting a bike or scooter but the bus is also a 5 minute walk away). The main issue I have is there's no security cameras. I've had food stolen, packages stolen, and have witnessed people stealing packages from my neighbors but the front office basically shrugs it off. Another issue i've found is if your on a first floor apartment with a porch/balcony stuff gets stolen off of there too. Overall good spot but it gets old dealing with people stealing your stuff. read more

Absolute awful place to live at. My roommates and I had a very unpleasant stay here with packages being stolen to broken glass being all over the hallways. When concerns were expressed about packages being stolen, there was no help or support from the leasing office. I do not recommend any UM student to live here. read more

I do not recommend to any university girl to come and live in these apartments, they turned a part of them into aibnb and every day a new person comes we do not know who and they have access to all the buildings since they have a code, police come and go naked men stand in front of my door and administration does nothing about it, we have tried to cancel the contract but it is too much money and we cannot pay it, if something happens to us I blame the administration for acting badly. read more

I can not even begin to explain my frustration towards this apartment building. I moved in last July and I am literally counting the days until I am out. The non stop package theft, issues with inside the apartment, etc. In addition, the constant false fire alarms (even throughout the middle of the night). I would wake up shaking and not even leave the apartment because they are always false, dangerous if it was actually for real one day. The amount of maintenance requests that I have put in and it was not fixed, I would have to continuously go into the office and beg them to get someone to fix it, it is absolutely absurd and a waste of time. My experience here has been nothing but issues. I honestly felt bad going into the leasing office and addressing these issues all the time because the employees are so nice and understanding. I am telling you from the bottom of my heart, do not live in this building. Spend that extra $200 a month and live somewhere better. It really does hurt me that I even brought myself to write this review but I figured it would help the next person out. read more

They have so many good spots like gym, the pool and BBQ zone, and the best part for me are the study room, because they are so quiet and comfortable for do homework, test and other scholar activities. the complex is beautiful inside and out, and the staff are amazing!!!!!!! read more

Living here is horrendous!! Don't move here!! -there's always trash all over the floors -up until a month ago there were holes all over the hallway walls because teens that live here get wasted and kick and punch holes in the hall walls -there's a party bus every weekend with literally 40 wasted kids yelling outside -there's never any quiet -the tenant teen kids that live here play pranks and steal your stuff and when I told mgmt to put cameras in the halls they said it was illegal -mgmt does not care at all because they just simply say "well, it's a student community" which they advertise as regular apartments -tenants spped through the garage like it was a nascar track (all of them do it) - no dog owner picks up poo there's shit all over -there's like in the elevator most of the time(this isn't the cleaning crew's fault. The cleaning crew works their ass off) -machines in the gym are all broken because the tenants break them and no one fixes shit -people's homes have gotten broken into. This is a playground for sheltered wealthy children who just started living on their own and have never been held accountable for anything in their lives. read more

This building is basically a dumpster. While I lived here last year, people would leave trash everywhere, kick holes in the walls, throw used condoms on the floor, dump their alcohol on the floor, etc. Also, I started noticing packages going missing so when the UPS truck showed up I saw a few kids had a wedge planted in the door (to steal packages as they're left on the bottom floor often). After seeing this, I was threatened to be shot by these kids (I doubt they had a gun, but still..) I contacted the building staff about this immediately and they did nothing about it (there was no noticeable increase in security). When I lived there (Building C), the fire alarm would go off pretty much every day at 6am. If you want to live in a dangerous dump that has a fire alarm that goes off every morning at 6am, you are stupid. read more

1 star is too high for the sh*t hole called an apartment. The staff here is horrendous. We have had an ant infestation all year and they have done nothing. They also have come into our apartment without being let in and opened my bedroom door while I was naked. My roommates and I have had tons of packages stolen and the fire alarm went off ALL WEEK DURING FINALS. This is clearly a umiami apartment complex so the old people complaining about the noise is irrelevant. This place is sh*t for us too babes. STAY AWAY from Red Road Commons There is no review low enough to describe this scam and bs company. I only selected 1 star because you cannot select zero stars. To begin with, the amount of documentation and fees required to even "apply" to get on a waitlist is astonishing. Next, we accepted their BS high end range rent and signed the lease. Within 1 month before the lease began, for our daughter attending college, we were informed of their "policy" that allows prior tenants to renew and block our move in date. This company does not care if they get sued, they don't care about customer service and they don't care about anything other than charging the highest rent and add on fees ($40/month for wifi??? WTF: $17/month for garbage; required e-payments and they charge a fee for the e-payment!!!) Awful, awful company. read more

The fire alarms have gone off in my building every day for the past week, and plenty times before that. This is all after they "tested them" all day every day during my finals week. Not to mention they are EXCESSIVELY loud. Probably the loudest alarms I've ever heard in a residential area. Like there's gotta be some law being broken with how loud they are. However, besides that it's actually pretty nice. Hopefully they figure their shit out and completely replace the alarm system, because it's the only factor that has ruined my experience living there. read more

Those damages were there and we left the apartment spotless. (It was filthy when we moved it. We had to buy cleaning supplies and clean everything before we'd let the girls use anything. Sticky kitchen cabinets and counters, dirty bathtub, dirty carpets, disgusting.) We've approached them many times trying to sort it out, reminded them it was prior move-in damage, and that they owe us our security deposit back and we didn't owe them additional money for prior damages. What's worse: THEY REPORTED DEROGATORY MARKS ON ALL 3 OF THE GIRL'S CREDIT REPORTS for "Late Payment" for the extra money they want from us for damage that was already there, that they never fixed!! What don't they understand about the fact that the damage was there upon move in, and we wrote it down, and told them about it, and complained about it?? DO NOT LIVE HERE. In addition, the security cameras in the garage don't work! Someone hit and totaled our daughter's brand new scooter. The police investigated and were going to process the perpetrator for hit and run, but when they asked for the videos, they found out the security cameras DON'T WORK so they couldn't proceed. Overall Red Road Commons served it's purpose as a dorm like space for my daughter and her room mate. The lease is strongly written in favor of the landlord and you are charged all summer long for the apartment and all of the utilities, even the internet. We notified Red Roads in May that my daughter was moving out and returned all of the internet equipment but continued to be charged the full internet service fee. Instead of taking the service down to a basic level for the 3 months when no one is occupying the space, they charge the full service fee. This is bad business. The students who represent 90% of the population here are being ripped off!!!! Beware! read more

The fire alarm in building C has gone off no less than 5 different times this summer for no reason and every time it's a malfunction but they never do anything to fix it! I shouldn't have to deal with this bullshit every other week when it's clearly a problem with the system. Update: it is 6am and the alarm is going off! AGAIN!!! This is the third time in two months it's been between the hours 5-6 am!!!! I will be in tomorrow about an adjustment of my rent :) read more

My S son just moved into Red road. Jennifer in leasing was very helpful and made the move in process very easy. We had a situation with a lease take over and Jennifer stepped in and worked it all out for us. Our original lease price was honored and we even got our our unit completely turned over including fresh paint, cleaning and new carpet. Leasing office has a tough job handling move in for almost an entire building during the same week. The maintenance is what it is, it's student living. All the sophomores love living there. It's convenient to get to campus, the unit is spacious, washers/dryers in unit, with a nice balcony, etc. read more

Be cautious about renting from this place. It looks pretty on the outside and they are nice when showing you the place but the management's operation of the complex is terrible. The firm alarm has gone off at least 7 times since August and they let it go on and on and do not get it turned off for hours. This usually occurs late at night. Also someone threw up on the elevator in Bldg B and management didn't have it cleaned for 4 days. We had to push the buttons with our shoe. Management is not responsive to tenants. once they get you to sign the lease, they are done with you. They will fine you for every little thing they can find. Be very careful when you sign your lease. There are several extras that get charged above the specified rent discussed. Some of those charges are fixed and others are not fixed. They are internet, trash service, water service, sewer service. Also, note that a 10% penalty on the full monthly rental payment will be assessed if any or part of your monthly rent is not paid. So if you did not realize the trash service was a higher assessment and you paid your monthly rent in full, you could be assessed on the monthly rent not on the outstanding 10 dollars. We moved in and the refrigerator was dented. They would not fix or give a break on rent. They decided it was fine! Really? I am paying $1706 per month and you can not give me a place in adequate condition. I am sure they assessed the previous tenant. read more

I really wish someone had written the review I'm about to write before I moved in because no one has written the whole truth. I'm a first year law student who just moved to Miami. The apartments themselves are incredibly nice and well done and the parking for residents is never an issue. The apartment is in the perfect location and makes my commute incredibly convenient.That's about the end of the good stuff. Parties are thrown constantly with well over 100 people packing into apartments, with the complex doing nothing about it and just telling residents to call the police, putting residents in the uncomfortable position of being the bad guys when others are throwing massive parties on Mondays and Tuesdays. Furthermore, the front office will often start blasting music at 7 am for no reason, so if you end up in an apartment above the front office, RUN. I have emailed them constantly and filed complaints and they simply tell me they're sorry but then they change nothing. When it comes to guest parking, there are a total of TEN free guest spots for the entire complex, ten spots where complete strangers often leave their cars for the entire weekend before coming back for them on Sunday night. The guest parking is $2/hour, which is ludicrous since no one wants to visit since it costs so much. Your best friend wants to come over and spend the night? congrats, that 8pm to 8 am sleepover is going to cost $24. The worst part, without a doubt, is the utter lack of security and the massive holes in the hallway walls. A simple security guard in each building would end the outrageous parties, the hole smashing, and the neighbors who slam the walls and floors, blast music at 2 am, and throw garbage everywhere. Heck, maybe they would even do something about all the apartments that smell like weed 24/7, which makes the smell carry into the air vents into other people's apartments. At the end of the day, I'm a law student. I've done my research and I can't wait to move out. If you love partying and don't care about your neighbors, this is the place for you. If you prefer drunk girls yelling at you for trying to enter your own apartment, this is the place for you. If you prefer an apartment complex where the fire alarms go off for no reason at least twice a month, this is the place for you. If you prefer a front office that merely 'puts up' with you instead of treating you like a respected tenant, this is the place for you. Enjoy your stay, it'll make you appreciate everywhere else so much more! Updated review: I changed the rating from 2 stars to 1 after further consideration. Also, I am updating this to say that the responses to these reviews from Red Road Commons staff are absolutely false. They often say they lack materials on file, which is either a lie or absolute ineptitude. They told me I had not filed previous maintenance requests about the pests in my apartment and when I showed up with a history of three separate requests filed online, they told me I should have come in person if it was so important even though they have a 48 hour maintenance guarantee. As a law student, I have worked with/interviewed illegal aliens, murderers, arsonists, corrupt business owners, and drug dealers. I found all of these people to be easier to deal with than the front office staff. Then again, that's probably why they work for an apartment complex and don't have any actual career prospects. read more

This entire complex is dirty. It's almost been a month with dried up vomit in the elevator buttons that no one has cleaned, the hallways have holes in the walls, some of the doors don't have handles, and there are random piles of trash in the hallways. I've had several problems with my apartment such as a broken garbage disposal, broken shower knob, broken doors and scratches/dents in the walls. Also to put in a maintenance request, it takes about a month or two for them to actually get to it and don't worry, you'll hear excuse after excuse for that entire time. Do NOT speak to Luis, he doesn't do anything. He'll even tell you he's too busy with leasing stuff to help you. I would not recommend living here to anyone. read more

Update: I finally got the fines resolved. Then I got a new fine because they did not have the proof of renters insurance on file. Funny, they had it three months ago at move-in, and it's a one year policy. I re -sent it. The trick to speaking with them is to call in on the line for prospective new renters. HORRIBLE. Everything in the apartment is run down and breaks. You could call maintenance multiple times ...no one will call you back. Homeless people wander around outside. Mail gets stolen because it's sometimes delivered to your door but sometimes not. The only good thing is management gives out free food sometimes and the location to the school. read more

My names Emilio and I live at read roads. I have lived here for about a year now. I plan to stay here for a few more. The reason why is I went to many different complexes on south Miami when I started looking for a new place. I found red roads. This place isn't just great because it's probably the nicest complex in the area. That has almost nothing to do with it. It's the people that maintain the complex that make this place great. If something goes wrong they do the best they can to fix it. If you are confused about something. No matter how mundane it may seem. They sit down with you take time out of they're day and walk you though it. There's more to it. Red roads feeds you. They invest on the community. The get us food. Access to great coffee. And all they look for in return is for us the patrons of read road to communicate with them and each other. They do the best they can to provoke us as residents to be kind and helpful to each other. When the last batch of people left not only did I help a stranger I never met move. But they helped me move in on the other side of the complex. My point is it's not often. More so in Miami for a group of people to care about its tenants as much as the redroads family does. Hats off guys. Your up there read more

BE WARNED - DO NOT LIVE HERE! In July 2015, I moved in to Red Road Commons (RRC). The location worked great for me and they were affordable (ish) for the area. Due to the proximity to campus, I asked when looking at the property what the ratio was of students to other residents. I was told "We do get a lot of students because we are so close to campus, but we have a ton of other residents....young professionals, families, graduate students." COMPLETELY UNTRUE. Sure there might be a small handful of those other types of residents, but this complex is mostly (I'd guess 97%) undergraduates. I also happened to view the property during break so the kids were home for the summer, not yet wreaking havoc on the place. I moved in and for 2 weeks it was great...then the students came home. The place become instantly unlivable. First of all they trash the property, everyday. At move (and almost that whole month) in there is garbage everywhere, this slows down a little bit to garbage being everywhere all weekend. In the stairwells, the parking garage, the streets....littered with the constant remain of last night's party. And there is always a party. I was told I lived in the quiet building, well if music blaring and drunk kids screaming at 11pm on a weeknight (I get up for work at 5am) is the quiet building, I shudder to hear the others. And by on a week night, I mean multiple week nights. Also, things are constantly broken. And I don't things the kids care about like around the pool or in the gym. No, I mean security issue things that silly old, adult me cares about. Door handles were constantly ripped off, especially in the parking garage ti building entrances. The answer....I guess they don't like those pesky locks, for security, so strangers cannot walk into your building and harm you. No worries though the answer for them was to have them propped open, for a month. I complained to the office and was told "What do you want us to do, the kids break things faster than we can fix them." Well silly me, but I still want you to fix them. Obviously 32 days in I was ready to move out....funny since they breezed right over/neglected to mention when I moved in that I had a 30 day out of the lease. The whole process was a nightmare. While the general office staff is very nice and helpful, the property manager ignored my calls, emails and concerns. He did answer the first one or two, but when my safety and concerns became a bother, he stopped responding. OH another thing...there are police on sight that live on the property, but the emergency number they provide isn't answered and you can't leave a message, not does anyone call back. The office did help me put my apartment on notice and find a renter to lease it, allowing me to escape in February, which I am grateful for. But on the back end, it took until mid/end of May for me to get my prepaid February rent back. No calls returned on that either. For months. On a side note, when I went into the office to officially put the unit on notice, I dealt with a person I had not before and when I started to explain I was told, "I know about your situation, I understand, this place is not appropriate for non-students." Funny how they neglected to mention that when I was moving in..... RRC has a new management company running the show now, the manager of which still never called or returned my calls to speak with me to resolve the rent reimbursement issue, but I would still steer clear. This place is a nightmare unless you are a first or second year undergrad. By their 3rd and 4th year, even they realize it's awful and move out. My apartment was broken into at move in-as the staff did not change the lock prior to me moving in. As soon as I moved the first of my belongings into the unit and went to lunch I came back and found my MacBook and other electronics had been stolen. Similar to someone else's review the on site police did not respond to my immediate phone call nor was there a place to leave a message. I resorted to calling 911 on my first day as a renter here at which time a report was made. A detective assigned to the case (allegedly there is a ring of theft in this area that specifically targets UM students moving in here) spotted an individual walking in a distinct shirt walking with electronics in his hand around the property. The police gave his description to the leasing office and we all went through the footage of the elevator buildings during the time the theft occurred and we spotted the individual riding up to the unit empty handed and then riding down with electronics in his hand. The detective asked for the leasing office to not record over any of this footage and at this point the leasing office refused to cooperate any further and refused to hand over the video to police. You would think they would want to get to the bottom of who has keys to the residences and is able to enter without even breaking in, but no. The vomit in the elevators, beer cans, loud music, loud elevators and idiotic leasing staff and the least of your worries. I have seen more car break ins in the garage then I ever have in my entire life. Beautiful cars just completely smashed in with baseball bats. Then several UM students were held up at gunpoint. Since I was already the victim of an unsolved crime at the hands of their incompetent leasing staff, I asked to end my lease early. After fighting over the fees with my attorney, as I was about to file a lawsuit against them- they finally released me from their torture chamber of a rental community. I would highly highly recommend any UM students coming from out of town to really be aware of this place, the area, and the negligence of the leasing staff. Like I said, beer cans and dog piss in the hallways are glorious problems to have because at this place you are lucky if you leave with your life and limbs. read more
