    Absolute awful place to live at. My roommates and I had a very unpleasant stay here with packages being stolen to broken glass being all over the hallways. When concerns were expressed about packages being stolen, there was no help or support from the leasing office. I do not recommend any UM student to live here.

    I do not recommend to any university girl to come and live in these apartments, they turned a part of them into aibnb and every day a new person comes we do not know who and they have access to all the buildings since they have a code, police come and go naked men stand in front of my door and administration does nothing about it, we have tried to cancel the contract but it is too much money and we cannot pay it, if something happens to us I blame the administration for acting badly.

    Living here is horrendous!! Don't move here!! -there's always trash all over the floors -up until a month ago there were holes all over the hallway walls because teens that live here get wasted and kick and punch holes in the hall walls -there's a party bus every weekend with literally 40 wasted kids yelling outside -there's never any quiet -the tenant teen kids that live here play pranks and steal your stuff and when I told mgmt to put cameras in the halls they said it was illegal -mgmt does not care at all because they just simply say "well, it's a student community" which they advertise as regular apartments -tenants spped through the garage like it was a nascar track (all of them do it) - no dog owner picks up poo there's shit all over -there's like in the elevator most of the time(this isn't the cleaning crew's fault. The cleaning crew works their ass off) -machines in the gym are all broken because the tenants break them and no one fixes shit -people's homes have gotten broken into. This is a playground for sheltered wealthy children who just started living on their own and have never been held accountable for anything in their lives.

    Love It!!! I moved from another state without even seeing this complex in person. I am so happy I did! The staff have been great and other residents have been amazing! I couldn't have asked for an easier transition! And, the complex is beautiful inside and out!

I can't say enough about the staff at Joya, they are all amazing! The office manager Karen, Julian, Aileen, Maria and Natalia, are beyond professional, kind, helpful and responsive. The maintenance staff is also amazing! This property is kept in tip top shape 24/7, nothing is overlooked and it's a pleasure to walk through the lobby and hallways which are cleaned every single day. The outside of the property is also kept beautiful with new flowers by the entrance, as well as clean and trash always picked up. I will truly miss living here, this year was a treat for me, thanks to everyone who made it special.

My friend pays a hefty amount in rent, which I assumed included actually being able to enjoy the amenities she pays for. Apparently, the pool is completely off-limits after sundown... even for two grown women relaxing, having a good time, and bothering absolutely no one. What exactly is the point of paying premium rent for luxury amenities if residents and their guests are going to be chastised like children for using them? I worked all day, came over to spend time with my friend, and we were peacefully enjoying the pool. No party. No loud music. No disruption. Yet instead of a polite explanation, we were essentially given an ultimatum: leave immediately or security gets involved. The rule itself is ridiculous enough, especially in Miami where enjoying a pool after the blazing daytime sun goes down is completely reasonable. But the way it was handled was even worse. There is a huge difference between courteously reminding residents of a building policy and treating paying residents and their guests like they are trespassing. For a property charging premium prices, I would expect premium hospitality, common sense, and basic respect. This was none of those things. Absolutely infuriating.

At the hottest time of the year everyone in the building had to do stairs, with some residents living as high as the 8th floor! It was a work out in itself managing the flights each at the conclusion of my work day. Thankfully, we aren't that high, but when you add to that a 30 lb toddler, groceries, or whatever else you might have to make the trek twice just to get your essentials taken home, then it is a lot. If you had any physical disability, age, then you were simple S.O.L. In 2018, the elevators were out nearly an equal amount of time, which essentially displaced nearly all the seniors. Unfortunately, one old lady, whom I was not fond of but she liked our little one, came to an untimely death during this stressful elevator outage by stepping onto US1 as she was struck by oncoming traffic. It's probably no coincidence then that the average age of the occupants has markedly decreased. The costs of this maintenance of the elevators, fire safety project which required a few trips into our apartment to install a modern day fire alarm system, and continuing renovations of the vacated units, are being passed on to customers with double digit increases in rent. Not the customary rent hikes. This past week the hot water boiler went out at the start of winter. It was 50-60 degrees out and residents had to make due showering in similar conditions! Whether it's the intent of this apartment management to embolden or strengthen its residents this way, perhaps it will do so, or perhaps you just need to think of this as the ultimate place to live you WOD. The location is still great tho, but you never know what you'll get one week to the next in this old building.

Not just that, there is an endless amount of things to do when you live so close to a mall. It's right near the South Miami Metrorail stop, right near US1 making it close driving distance to almost anywhere. And only 5-10 minutes from the University of Miami. But about the apartment. I have to say I have only been in the Villas, and they aren't too bad. They also have the Towers and Apartments, run by the same people. The tower is the one in the picture and the Apartments are a pretty coral. Both of those have balconies, unlike the Villas which are a bit small, but cozy. And like I always tell myself, the smaller the better, means less to clean! It's an old building so it has some problems, like old appliances and rumors of mold. The good thing is that since its old, the walls are really thick. Except for the doors, where you can hear everyone in the hall, especially the neighbor that has been singing at 2am lately. There are alot of students and single people that live here. About the management, the maintenance is great - they will fix anything that breaks immediately. I am so glad they switched landladies! Parking is difficult, you can only imagine the visitors we get on the weekends plugging up the lot. And the guest parking is always full regardless of day. But other than that, it's cheap and affordable and everything I was looking for in an apartment.
