I was waiting for my full deposit back, unfortunately, she was very petty and charged me $6.43 for a key, $450 cleaning for a 2 bedroom condo that was given back clean, $130 carpet cleaning that needed to be replaced because it was old and pee stained by previous tenant, she then replaced the carpet and charged me even though it was bad and pee stained to begin with and about 7 years old, $115 lightbulbs, filter and other small petty items, really? lightbulbs? Cal. Civil Code § 1950.5(b)(2) Excepting normal wear and tear, landlord pays for these things, not tenant. $195 for damage to floor for issues she didn't address in a timely manner. As the previous post mentions: "She was found to be BRAGGING about loop holes to charge renters more money and withhold security deposits." Beware... Cal. Civil Code § 1950.5(b)(2 - Landlord pays normal wear and tear When a tenant moves out of a unit, the landlord may deduct from a tenant's security deposit to repair damage to the premises that is caused by the tenant, but only for damage beyond ordinary wear and tear. Cal. Civil Code § 1950.5(b)(2). Residential rental leases often contain clauses requiring a tenant to maintain a unit in a "good and clean condition" and to return the unit in "the same condition as received, excepting normal wear and tear."

I have been living in a condo in a luxury high rise for past 5 years and unfortunately the unit is managed by Claudette and her team. As I read the other bad reviews the common denominator is lack of professionalism and follow through on simple maintenance request. Over the years it takes them weeks just for a acknowledgment of request, and they only acknowledge usually once I follow up. It's gotten to the point that for simple things I just handle it myself even though I pay a premium in rent. Most recently I contacted them on 12/16/20 to report my heater is not working. No call or followup. I waited 10 days and sent a follow up request, still no response. I finally texted Eldred and he replied saying someone will reach out. Funny thing is they always say the contractor had trouble getting a hold of me, I run 1/2 my business from my phone so I always check my voicemails and missed calls. No one reached out. Eldred finally replied saying a contractor had a issue with not having proper insurance and that is the delay. Since then 2 more weeks have gone by. It's now been 5 weeks and I still have not had anyone come fix the issue. I have communicated at-least 4 times. Most recently they stopped answering or returning calls. Eldred stopped replying to my text over a week ago. Completely unprofessional. I even found a insured contractor and still no response from them. I only wish there was a way to report this to the landlord so they can know how poor property management is being offered to their tenants. I even messaged last week and said I would be leaving a review if my problem wasn't resolved and guess what? No response or call back. I messaged and called. If you're looking to rent a place and the landlord has made the mistake of hiring this group of incompetent individuals I would pass and look for other options. I wish I didn't have to leave this review but they have not left me any other choice.

We submitted a 21 day escrow last November, and even with the Thanksgiving Holiday cutting us down 2 business days, we were still able to successfully close in 21 days! And also, with a GREAT rate (2.99% on a high balance loan.... Unreal!) Adrian is the absolute best.
