BOTH MY AGENT AND REDFIN HQ DID NOT FULFILL THEIR FIDUCIARY RESPONSIBILITY TO WORK IN MY BEST INTERESTS Please read below to see the insidious way I was taken advantage of before you choose them for their low percentage: I sold my house through Redfin over a year ago. Mark Collwell, my agent, told me that everything was set and the place was sold and the signing was set. "Is there any chance of the place NOT being sold?" I asked him, knowing that signing a new lease and moving out was a very sticky, non-reversing move. "No" was his answer. I moved-out and cleaned my place and moved into my new place. On the Settlement Date, the day of the signing, the new buyers found something out of left-field they didn't like: the regular, annual increase of 5% of the HOA which was pretty standard throughout SF. "They are not buying" I get a text from Mark? "What?" I answered. I called - no answer. "Can they really back out of this?" I texted. He texted back "They are asking for $6,000 off the price. Or else they won't buy." I was desperate. I had to sell - a sale as a result of a divorce, a sale to avoid personal bankruptcy in my annus horrablis. My new place had my deposit and would charge me extra for breaking a lease. I had no options. I ran out of money. I had to make a decision and the decision was foreclosure or pony up. They had me by the balls. My heart was racing and I had to make a decision right there there on-the-spot, quick while they were still at the signing table. "Ok.. Do it. :( " I texted back. ... and just like that I lost $6,000 because both agents pegged me as a sucker. I called my dad afterwards. "Oh that is horrible - you were taken advantage of by both agents. Usually in this case, so they can sell the house, both agents eat into their commissions to make it happen. In your case, both agents knew how desperate you were and they passed it on to you. You shouldn't have agreed." "Dad, I had no choice. I just want this whole nightmare in the rear view mirror." He responded "Do you really think that the both agents would give up making $48,000 (their commission) on the day of settlement? Agents perform backflips to get to the point where they can convince both parties to sign. They want to get that signature on that paper at all costs. Six thousand is nothing to them, especially if they have gotten that far." Shame on me for having faith in my real estate agent. A few months later I get a call from a Redfin manager - I think his name was Eric or something - asking me how I felt about my experience. I told him exactly what happened. What did he do - ZILCH "Oh, I am sorry that happened to you." he said. "So you aren't going to do anything for me to make this right?" "Oh - I'll relay this experience up the chain and we'll get back to you." You know how this story ends. I guess they called me expecting praise. It's so easy to just express words, putting no skin in the game. I was taken advantage of. UPDATE: I then post this review on YELP!, and then I get a message back from "Kelly", the person they have that monitors these Yelp! messages, asking for my Redfin User ID, saying "I am going to look into this situation further for you." I gave it to him and, again - NOTHING. Now I realize that all his intention was never to make anything right, their intention was to try to poke holes in my story; figure-out whether they could remove my Yelp! review probably because the one star reviews are beginning to flow in. SORRY HQ- YOU GUYS REALLY DO THIS TO YOUR CLIENTS - I AM REAL. Wouldn't it be easier to fix situations instead of avoiding responsibility - what all long-term, client-centric, winning organizations do. Don't they realize that if this review stops just ONE person from going with them, they would have paid dearly for taking advantage of me (or anyone else?) Nutshell: They have a nice deal on the commissions but I wouldn't vouch for their agents or for the organization that ducks out of responsibility. We couldn't be more pleased with Chris Toomajian. From the first interaction to closing, he was A+ superior. Ours was not an easy property to handle: a four-plex held in the family for 60 years that we inherited from our mother. Four co-owners and four tenants and lots of emotions. Chris was so nice and personable, as well as being a good businessman. He stayed on top of everything, gave advice when needed and respected the decisions we made. The thing that stands out is his integrity. I asked him some hard questions when interviewing him and he was honest and forthright. The amazing thing is that Redfin sets its fee at 1 1/2 percent and the seller can negotiate whether to offer the buyers agent 2 1/2 percent or less. So the seller saves at least 1 percent commission, a big difference in today's Marin County market. Chris is better than many agents in traditional brokerages. He handled all the showings (tricky when you have four tenants!) inspections, negotiated well and we got a very fair price, well above what three other Realtors I interviewed thought we could get. We loved working with Shawnte Brown at Redfin to purchase our Berkeley home. Our house hunt started a year and a half ago. Like many, we initially used Redfin as a search tool to bookmark properties that interested us. It wasn't until we scheduled our first tour that we learned Redfin's business model. I appreciate that there are many associate agents available to give tours at our convenience. This was not the case when I worked with another brokerage years ago to purchase my condo. At that time, I missed out on seeing 50% of the properties I was interested in because my agent couldn't get scheduling right. It's also nice that Redfin employees do not rely on commission so we never felt pressured to buy (associate agents are paid based on tours completed and senior agents are paid salary plus bonus). We liked that Redfin allows us to drive the search process while knowing that our agent was always available to if needed. We were initially assigned James Leal as our agent and he proactively reached out to us to set up a meet-and-greet. A few months later, James worked us to put together our first offer. Although we didn't get that house, we were super close and it was encouraging. We really appreciated James' contractor background and his insights on how we could make improvements to houses that interested us. Fast-forward a few months and James told us that he was transitioning out of the senior agent role for personal reasons. He wanted to make sure he left us in good hands and introduced us to Shawnte Brown. Shawnte has been a pleasure to work with from the start. She reached out after every tour to ask if we had questions or needed disclosures. She helped us comp out potential properties that we were interested in making an offer on. She was patient, helpful, and never pushy. On our third offer overall and our second with Shawnte, we got the house. She and her team were on top of the closing process. She did an excellent job coordinating with escrow, the seller, and our lender. Even when she was on vacation she checked in to make sure nothing was forgotten. We're completely satisfied with our Redfin experience. My friend also purchased a home at the same time as us and she paid more for a traditional "full service" real estate agent who wasn't nearly as responsive and helpful as Shawnte and the Redfin team. If I were to buy or sell another home, I wouldn't hesitate reaching out to Shawnte again. read more

Don't use Redfin agent. My experience was super super horrible that my Redfin agent Joshua Altma breached his fiduciary. He didn't prepare the CMA report, told me "you can't negotiate" and completely took advantage of me as a new first time homebuyer. During the purchase, all I saw was the seller's agent and Mr. Altman didn't even shower up in the open house(back in 2018). So people, please please don't find a random agent on the website. Redfin has many commercials advertising 1% listing fee. That is if you sell w/ them and buy with them within a year. Instead of their advertised fee; 1,5 % of 285k is not $8500. I should've just went w/ traditional brokerage. Also they say if no Redfin agent in a large metropolitan area is available; they'll refer an agent. I feel like this is an UNFAIR PRACTICE. If I could give this place ZERO stars I would. I am a previous employee of Redfin and all I can say is stay away. They do have some good realtors but it's a needle in the haystack finding the good realtors with knowledge. For my direct manager she absolutely has no idea what she is doing. All for GREED she questions why in my helping buyers I was suggesting 5 additional days to review material when I was given a contractors bid a day before a closing. Kate that is because that is what our realtors license tells us to do and it's the ethical and right thing to do. This place also pushes Bay Equity onto consumers which Redfin owns by the way. I have worked with realtors on residential purchases well over 2mil through work, and never have I experienced the level of responsiveness, care, communication and professionalism as Chris Toomajian who represented me on my personal home purchase in Novato. His flexibility and responsiveness is the reason why I was able to purchase this home even before Open House in such a tight market. I am an extremely detailed person so when I catch unclear details or spot any "laziness" from a realtor, I'll be the first to speak up. Not once have I felt this as he was always two steps ahead of me on the details allowing me to sit back and fully trust (of course I do my spot checks) him and his team. I met her at an open house on Alabama street a week ago. After sharing details of our inner Mission property to sell ( 1.15 mill value) she agreed to take us on and scheduled an appointment for 7/26/18. She cancelled the appointment 2 hrs before arranged time due to an obligation to another property. She also said she has 8 properties come on in August and is going on vacation. She did agree to connect us with another agent by Friday 7/27 but so far nobody has called . She should not have agreed to meet when she knew her own limitations on day we met; very unprofessional! I would not recommend to work with Joanna Rose as your sales realtor, as she likely wont come through for you either. read more

Redfin is not registered as a legitimate company. It's better to work with a competent dedicated realtor that works for a renowned business, who knows the area and has his nose to the ground. I ran into several listings on Redfin, that turned out to be fraud and not anywhere near the images - two listings, that looked very pretty, were in one of the most dangerous streets in the Bay Area, and as I learned the hard way, with drug gangs on either side who literally asked me to leave this area as they want to go about their business. The houses and the apartments did not look at all like the images. Redfin does not seem to validate any of the listings. It's not safe! read more

Redfin is really the best way to buy a home. I read somewhere that it was "home buying for millenials" and I couldn't possibly agree more. Redfin has an amazing trifecta of resources: website/UX, realtors, & staff. Redfin Website/UX: PROS: -has the most up-to-date listings & statuses of homes -mobile app is amazing! I actually prefer it to the desktop version. -easy to schedule tours online with a quick response time. -ability to customize searches down to drawing your own search area on a map. -frequent notifications regarding new listings which is key when you're buying in the fast-paced Bay Area real estate market CONS: -they just updated their "Redfin Estimate" feature and it still needs some work. But if you're looking to put an offer in, you'll work with your agent and they can tell you realistic comparable homes (comps) that sold. Redfin Agent: We worked with Jennifer Cord and she is simply amazing! She is super knowledgable about the East Bay and provided us so much insight and honesty into the properties that we were interested in. We mostly communicated through e-mail during the search process and she has a quick response time. She would go visit homes we were interested in to tell us her opinion and would even suggest other homes in the area we may have overlooked. She was available to meet with us on the homes we wanted to look at more closely and gave her honest opinions. During escrow, we felt like we were always her first priority even though she had 4 (!!) offers that got accepted at the same time as ours. She made it a point to be at our home inspections and guided us through the whole process. Redfin Staff: Jennifer works with an awesome staff of people! We mostly went on tours with Ena and she was great! She was punctual and gave us some great insight into the homes we saw on tour! Our transaction coordinator was Anna and she was super helpful in coordinating everything we needed. She gave us recommendations for various inspectors, scheduled them, and corralled all of the paperwork! Any questions we asked got quick and super clear responses. Redfin also uses Docusign which is SUPER helpful for signing all the contract, disclosure, and inspection paperwork needed. Overall, I couldn't recommend Redfin more for the home buying experience. If it's your first experience with home buying, go to a Redfin Home Buying class. There are classes specific to the area and it's an opportunity to meet the agents, learn more about the home buying process, and learn more about the real estate climate in your area. Even if you choose to go through a traditional real estate firm, use the website to simplify your home search. Zillow & Trulia just can't compare with Redfin! read more

As our agent is listed on Redfin web site as San Francisco seller's agent we post our review here. We decided to work with Redfin because the house next to us was sold with Redfin a couple months before we listed our house. We are disappointed with Redfin guidelines and practices. First, the agent we chose and worked with for 2 weeks was suddenly fired and a new one was assigned to us. We were required and almost forced by the first agent to do the home inspection with WIN company (Ron Cheng) that somehow along with South Bay termite are extremely popular among agents in San Jose area. The home inspector and the roof inspector were not very competent people because the first one did not noticed the right connectors between copper and galvanized pipes and reported low water pressure in the shower cabin because he did not see that it was set this way for water conservation. The roof inspector could not provide the age of the roof saying it is 5-8 years old, but we owned the house for 12 years and the roof was approximately 5-6 years old when we bought the house so we did not learn anything new. We decided not to go for termites and pest reports with their third buddy South Bay Termite. WIN company offers a bundle for all 3 inspections. We ordered the escrow inspection with the company that did the work for us just to learn that South Bay Termite did the inspection for our buyers and indicated spots on the report that do not exist. However, that incompetent report from South Bay Termite was listed among our selling documents on Redfin as the only one, the report we ordered and did the termite treatment based on was not listed anywhere even though we refused to sign South Bay Termite report. Several documents were sent to us to sign on Docusign were re-sent a couple of time due to change of the agent and some errors. We tried really hard to meet and met the unrealistic timeline for closing even though we were moving out of state and it was hard to make arrangements for moving out fast. At the end we had to stay in a hotel for 5 days and still left 3 days before closing. We do not complain about our agent because he did his best to finish the process, but Redfin as a company has too many practices that are questionable and not transparent. We do not recommend to list houses for sale with Redfin. read more

I was purchasing a house in 2015 with a Redfin agent. She pushed me to remove all contingencies when I had no idea what I was signing. After the deal fell apart she ran away and nobody from Redfin ever answered me. After 3 years I still haven't received my deposit of 27k. Redfin and Louis Fasman(License #:01950567) is the fastest way to lose an offer. They are super slow in responding to emails and texts. We had to ask several times and Louis always said he would find out the information and let us know shortly. Never got back us !! When he did, the answer was always generic. It's almost impossible to reach the agent, we had to call the listing agent knowing that they already contacted Redfin but they didn't forward the answer to us. Even when the seller and we(buyers) accept to negotiate the deal, Louis Fasman gave us a feeling that he never talks to the seller agent about our offer. Don't waste your time with Redfin, their rebate program is just a way to cover up their bad business practice. We are 110% happier working with other agents in the area! read more

Chris Toomajian was incredible to work with. Chris helped us - brand new first time buyers - get pre-qualified, pre-approved, put an offer in, and get our house, and it happened inside of a week! We had never even put an offer on a house before, but he walked us through everything and made it all incredibly smooth. Chris was there for us morning and night, was so kind and patient, he went the extra mile over and over again. When our credit union hung us up with financing because we were stuck trying to unfreeze my husband's credit file (dang Equifax breach) Chris made some calls and put us in touch with a local mortgage broker who was able to get us a pre-approval letter within hours of contacting him. I had all my paperwork in order, and it all came together. Everyone from Chris's team was so helpful, it's a great system they have. We did some tours on Sunday, saw a house we loved immediately but had just missed the open house. I went home and scheduled a tour for the next morning via the Redfin app and Anastasia met me to show me the house. She put me in touch with Chris who came out late Tuesday evening to work with our schedule so my husband could see the place, too. Chris helped us get our mortgage pre-approval letter via his network, we had our offer in by Wednesday 6pm, and the sellers said yes on Thursday morning! It was like a gift from heaven, because I've been keeping up on how bonkers the Bay Area market is and we were insanely lucky to have Chris guiding us through the process. I really felt confident the entire time that we were in good hands and everything was going to work out, and it did! I hope we live in this house for decades, but if and when we sell, we will absolutely be calling up Chris. read more

Maureen Millman was great to work with for sale of our property. We had used the Redfin website for years to browse houses when we were looking to buy. We decided to work with Redfin when it came time to sell our property. Being first time home sellers, we had no idea how the process worked. Maureen was very professional, knowledgeable and helpful. She was always available to answer calls, texts or emails. She helped us understand each step of the selling process. Our sale was in contract within 11 days after being on the market. It was sold quickly and over asking price. We were very impressed with her ability to get the job done so effectively. She had very good relationships with a stager, and a photographer. While I have to give credit to Redfin for trying to "disrupt" the Real Estate market, they try to do so by disrupting the seller's margin, only to improve Redfin's overall numbers. This is a great tool for a buyer, because according to every other Real Estate agent my wife and I spoke to, Redfin agents don't know how to negotiate. And it was evident when we had our consultation by the agent who stopped by our house. It really doesn't matter if I mention his name or not because the structure is all the same for every agent. We were contacted by a representative of Redfin who got us in touch with an agent pretty fast. A few emails had been exchanged with myself and the agent with some preliminary questions about our house and our educated guesses on value. We came to a pretty reasonable expectation for what our house was valued, up until her arrived and basically went through every possible reason to devalue our house. It dawned upon me, that since his motivations aren't commission based, but rather time, he wanted to position our house as low as possible in an effort to get a quick sale. Beyond this though, the agent was from Marin County and has had no experience selling in the Peninsula, let alone South SF. Our house is within walking distance (2 blocks) from the BART station, which he wasn't even aware of, despite the huge structure in clear view of our house. He also contradicted himself multiple times throughout our discussion about value and price/ square foot, which I called him out on. NET-NET they sent out someone to evaluate our house who had no idea about our market and was only comparing it to what I'm guessing the market he's used to in Marin County. When I mentioned earlier that they do not know how to negotiate, I've heard from multiple traditional Real Estate agents that when they've gone in as a buyer for a Redfin house, they basically bulldozed them into making fixes costing in the $50K+ area. As a seller, that is not who you want working for you. As a buyer you're in luck if you want to buy a Redfin house, because apparently you'll get it for what you want. The Redfin agent who came to our house even said that people might "underbid" for our house. Not to mention he had no idea about the increase in property value trends over the past 4-5 years in the Bay Area, and just cited a standard increase. read more

Unbelievable search engine for real estate, almost too good to be true. I really like the overhead map and all the options so much. I also used their agents a couple of times and found them highly organized and quite helpful. I have heard negative comments from some people, specifically realtors, but over many years have found no truth to the idea that Redfin is doing anything but good for real estate. The agents are not all alike, so any generalizations to the effect that they 'don't know to negotiate' doesn't seem true, although it's possible one here or there might not be as good at it as another. read more

I asked Joanna Rose with Redfin to give me an estimate of my property in San Francisco. Initially she was very prompt in responding then she came to take measurements of my unit and asked her to get back to me regarding the square footage and estimated price of the property. Maybe she lost the measurements or she is no longer working with Redfin but I tried contacting her after making those measurements and she never contacted me nor did she respond to any of my emails. That is completely unprofessional and wasted so much of my time. Never will I list my property with Redfin bc of this experience. read more

Paul is one of the most considerate, warm-hearted and genuine people (much less realtor) that I've had the pleasure of getting to know. Within the span of just a couple of weeks, we identified a number of suitable properties for which to conduct a 1031 Exchange. Paul drove us to numerous properties, always offering his insight on the pros and cons of each place. In the crazy market that is NOBE, we submitted a couple of offers and were outbid, but Paul was spot on with his initial assessments and feel for the market. Through it all, however, Paul remained conscientious in helping us find a suitable investment property that we might one day want to move into and call home. Interesting.. didn't know you could review Redfin! But their online service and the ease of using their app is phenomenal. Really glad I started using them, their agents are easy to work with and nice and the process is fluid with them and the app's knowledge of open houses and having the most updated/accurate data posted as well. Wish it had the "Draw" feature like Trulia and Zillow since they only have ease to move the map around and zip codes.. that's the only downside, but overall accuracy vs. GUI means I would rather have accuracy over a fun way to search. read more
