I have been a land owner for over 40 years, I hired the same property management for over 30 years. Although I was not happy with the previous property management, I hesitated to switch because I did not have the courage. I thought that is the way Property Management is, so I just tolerated it. When I need a painting job in one of my buildings, Henry met with the painting company and discussed what needs to be done. And he refers a good company to do the job. Wow! What can I say. This review is long overdue but I cannot express what an amazing experience we had with our realtor, Judy Liu. The first realtor we worked with (not a part of Prime Metropolis) was not a great fit, but this turned out to be a blessing in disguise. Judy really took into consideration our desires for a perfect home. We spent a number of weekends with Judy exploring various parts of the Bay Area. Each time, she mapped out 6-8 homes for us to see on a particular day and drove us all over to see each one. We probably saw over 50 homes in a span of a couple months. At first I requested CiTi bank to process my refinance but it took up to 9 months abs still pending. So my friend referred me to their company and requested Tom to help me. PMP helped my family purchase a townhouse successfully in the East Bay. I had Tom as my agent. Because there were not a lot of on market's house that matches our budget, so it took us almost 5 months from looking for a house to the offer finally being accepted. Long overdue. I rented a condo unit in South San Francisco from Ava and it was a fantastic experience compared to an owner-managed unit in the same building I lived in prior to the unit managed by Prime Metropolis. Ava is truly professional, responsive, reasonable and friendly. Also, any and all maintenance issues were promptly and professionally taken care of with Tom and his team. I would like to write a review of PMP as a recent tenant of theirs, for almost 2.5 years this is hands down the best Property Management and Realty company that I have worked with. I have lived in many states and rented many properties over my life and have always found the process to be traumatic and draining on my financial resources. It's either, poor quality housing, poor maintenance response, terrible management, or shady mechanics to keep your deposit instead of returning it. Well, with PMP, I found the property manager Ava Chu to be helpful, efficient and very clear in time frames and requirements to rent the property I lived in. I also found the maintenance manager Jeffrey (don't know last name), to be responsive, timely, and efficient in getting the three issues I had over the 2.5 years, repaired. In addition, they have a very effective online system to pay your rent, communicate with staff, and even request allowances for certain things if need be. Most importantly, when moving out the provided clear requirements on how the property needed to be left, within 5 hours of the inspection I had my inspection report, and within 24 hrs I had a deposit return statement showing how much I was going to have returned. My hat is off to these guys, I suggest that if you go on their web site and find a property you want to rent, that you go after it with expediency. It was a pleasure to work with them. Jo read more

I have roomates that have moved out and have been trying to get off the lease since LAST JULY. I really like the fact that PMP is a business with several layers of support, from tenant urgent matters, down to a team relating to finance. For real estate investment, whether it's a residential property or a commercial property (like apartments, hotels, resort place, student housing units), having a good property mgmt company is one of the very key important elements to make the investment fail or success. Over the years, I dealt with quite some mgmt companies and I did get hit by bad ones: one went bankruptcy (there goes the already collected rent and tenant's security deposit), one with agent stealing tenant's payment, one kept finding excuses to ask money for fixing, ....etc. Prime Metropolis Properties, Inc (PMP) is managing my 5 SFH rental properties in bay area since 2012. I am satisfied with their services: fast to response, diligent follow-up on tasks, on-time rent distribution, place new tenants promptly, good tenants screening process to weed out non-qualified tenants. Lately, one tenant complained that A/C didn't run. With California hot summer heat, Jeffrey (prop mgmt's agent) went ahead to arrange a service firm for checking out. In the mean time, through the phone, he did simple check with tenants and realized thermostat's battery need replacement. So, he guided tenants to replace the battery over the phone. The A/C was back to work after that. And he cancelled the service appointment. I am impressed, and I am very happy with the service. I live in San Francisco and the property I live in, I have been in for almost 10 years (just a little short of). My landlord chose to have Prime Metropolis Properties take over. I have never been late on my rent because for one I would like to say I have section 8. Any correspondence should be going through Housing not myself. Not only has Prime Metropolis been harassing me, but I do not believe they are following the laws. They have caused me nothing but stress, anxiety and I should be able to live comfortably knowing I've never missed a rent payment. Instead my current landlord and Prime Metropolis Properties have not done anything, but raise themselves questionable. For instance I have paid my rent for August and they've sent me an e-mail asking for the rent plus an additional late fee. How can you properly manage a property and not be aware of what is or isn't due? They also tried to attack me with an outstanding rent increase in which is more than DOUBLE the amount. This home was built in 1927. If I'm not mistaken, besides the fact that I have Section 8, I fully believe I fall under San Francisco Rent control. Please be very cautious when looking for the right company to manage your property. Places like this are money hungry and will lead home-owners to a huge huge problematic lawsuit. read more

I've visited the apartment once to view and one before move-in to do an inspection - everything worked like a charm. The agent Henry Low had crystal clear communication style, set the right expectations and timing properly, replied to my e-mails same day and all document processing communication happened fast, online.
