Red Mile Homes Kirkstead Gardens ****Please read**** We lost our reserved home because Red Mile says someone else is interested, they wanted us to move to plot 40 or 41 as we are not in a position to move yet. These houses are on the busy main road next to the car wash which we definitely didn't want because of the noise pollution. Tracy had previously told us that they lowered the prices because they can't sell these houses & nobody wants to buy a house next to a carwash. But yet they tried to Palm them off on us. We put a £500 deposit on a wessington plot 51 at £355,000 we didn't want plot 49 wessington which was £360,000 because it was closer to the main road & carwash, now for some strange reason they have put the price up on that to £380,000 when the housing market has slowed down. 2 week after paying the £500 deposit we had an appointment to choose fixtures and fittings. To our surprise the stuff which should come standard with a new property you have to pay extra at an inflated price, eg a washing machine at £960 which on right move is advertised as in with the price. If you don't want the overpriced washer you don't get the unit door, you have to buy from the supplier. The fridge & unit isn't free, neither are outside taps, chrome light switches, light under stairs, loft ladder ect ect the bill would come to over £20,000. You have to use their solicitor to get free cheap carpets which you would have to upgrade if you wanted them to last over a year at a cost of over £1000. You have to pay £1000 to have the walls painted grey instead of free magnolia or white. The fence at the top of the garden is 6 foot high but the sides are 4 foot??? You have to pay for them to match the top fence & they are only single panels. We have just received our £500 deposit back after nearly 3 week of numerous phone calls & emails which they never reply to & never call back when they say they are going to. Be very wary of this company, if you do your research you will notice most home builders are lowering prices so I would definitely avoid or if you have to fall for their trap wait for them to lower their prices drastically. read more

PLEASE READ BEFORE YOU BUY i was looking to reserve the 3 bed semi curbar at thorpe hesley until the issues i came across after reserving. incorrect information from the start. Poor service and selling tactics used to tie you in. They will advise you to use PDA law for incentives. FIRST ISSUE pda law are very abrupt and rude. i queried the fees with pda as i was told by redmile £1000 all in only to be told nearly £1600 by pda directly. i then queried if pda would price match another firms quote which they agreed to on the basis i could provide the quotation. i then provided the quotation only to be told it wasnt good enough even though it clearly stated and showed all costs involved buying a home on help to buy. ever since they have not been back in touch or responded to any of my questions. i then approached redmile and explained my situation with pda to which i was told they could not do anything more and if i wanted the incentive i would have to pay the fees they've stated. first put off. (get costs of incentives and you'll realize its actually not a lot) NEXT ISSUE after discussing with my partner she then told me of price differences between a 5 bed Wessington they were selling also. £20000 difference. when i looked into this the house size and plots were the same yet £20000 difference. one for £375000 and one for £355000 i queried this with redmile as i felt this should be the case with the 3 bed semi i was purchasing. i was told as one would be ready before the other hence the £20000 difference? space of 3 months that is? look at plot 40 and plot 41 and then compare to plot 49 and plot 51. ill let you think the rest. baring in mind the 3 bed semi plot 48 was on for £215000 and i was offered it for £210000. i highlighted if this was the case then surely as per the difference of the 5 bed Wessington surely they should be doing the same for 3 bed semi's. knocking off £5000 is not near £20000. (i compared this also with their fairfield development) They are pleasant to approach but once you are tied in you will realize the service level. Make sure you have in writing everything if you still want to buy from this company. i would strongly suggest using your own solicitors for your own safety and peace of mind. this is from my experience after speaking to pda. 3 weeks in and I started to realize what sort of company they are. so i decided to cancel. MAIN ISSUE i was told verbally on reservation the £500 is refundable. when i asked for the refund i was told no as the costs will cover their admin fees. only admin work since reserving was filling out the reservation forms. (make sure you get a copy of their terms and conditions of them and physically read through it all carefully and address any concerns you may have and have it all in writing.) followed their complaint procedure and was told no still not paying £500 back to me. i asked for their independent scheme provider and was awaiting their response. as soon as i left a review on here they responded instantly and offered to refund my £500 back and requested for me to rephrase my review as i was brutally honest of how i felt and this would obviously affect future customers of theirs. i agreed to amend my review accordingly and more informatively as im not going to be silenced. i never thought it would come to this but it has and I've decided not to buy from them so my advice is dont rush into anything and whatever is said and agreed request for it in writing beforehand. do your research of the nearby area it'll all make sense. other than the above, the houses actually seemed nice and compared to jones homes, these were much better priced which is what drew me in. its a shame but not for me thanks. any questions i will be more than happy to help this isnt a rant and i assure you it a genuine review of my personal experience. i work hard for my money and i wont be made a fool of. i would name everyone involved but i think those involved will read this and know what role they played in it resulting to this. which is good enough for me. read more

We were interested in a 5 bedroom house at Thorpe Hesley, but there wasn't any available and was only told they only have 3 and 4 bedrooms available which didn't suit our needs. The sales ladies were lovely and told us that they have a new site which has 5 bedrooms so we will check this out read more

Extremely friendly staff and super helpful, they answered any queries that we had and showed us around a few plots
