The properties are not well maintained. The voice mailboxes are always full, so don't expect responses for tours, repairs, etc. Blantant dishonesty appears to be their business motto, and their apathetic response when someone can finally be tracked down is appalling. I would not recommend trying to rent from them, and I would certainly not recommend them as a property manager for your property. I would give them a negative star rating, if this was an option. My son received a letter from them notifying him to discontinue paying them and to pay the landlord directly. As you can see from the many other reviews, RentinRichmond over the past several years has decided to run a scam/fraud operation, shortchanging their tenants and cutting every corner possible. Do not live here unless you expect to fight over the security deposit. They attempted to withhold our entire security deposit and more, despite us thoroughly cleaning, and having everything they listed being normal wear and tear, which they are not allowed to charge for. But we sued them and won, the judge saw right through the list of demands they attempted to make. I encourage you to explore your legal options if they attempt to exploit you like this. By the way, don't go to Whitworth Cycles, as this is run by Whit, the head property manager, and I'm sure he does as bad a job with his bicycles as he does with property management. read more

Rent in Richmond are con artists, do not rent from them. They will not fix your maintenance issues. They will charge you for things like painting the OUTSIDE of the house after you move out. They will refuse to put agreements in writing so that they can violate them and charge you again after you have already paid the agreed amount. Though we enjoyed our location and liked our home, we weren't pleased with Rent in Richmond. Whenever we needed a maintenance request it was difficult to get in touch with a specific person at the office. Seems like all the emails I received from RiR were from an email that you could not send messages directly to. Whenever I did try to reply to something, I received a message that read: "this thread has expired." We were oftentimes left very confused on and frustrated with how to get in touch with a specific staff person to answer our questions, but they had no problem emailing us their requests or texting us from an automated texting software we, again, couldn't' reply to with questions. That happened way too many times. Luckily our property owner was responsive so we ended up just going to our property owner and stopped going through RiR. Also, the moving out process was so expensive. We had to pay for approved professional cleaners and approved carpet cleaners from their lists. We spent so much money just to get our deposit back, which seemed pointless. read more

This "company" is absolutely disgusting. I started renting with them in 2020 and at first, things seemed okay. The place was pretty run down and things usually didn't work well, but rent was cheap. The major problems with this company started after re-signing my lease for a second year with them. One of my roommates had moved out and I had found someone to replace her. I contacted Whit Brooks multiple times about getting a new lease/roommate addendum in order to get her on the lease. It took over a month for whit to respond and get one written up and sent to me. By that time she had backed out and found somewhere else to live. Whit was basically impossible to get ahold of, and when I finally did receive any response it was uninformed, unprofessional, and rude. Maintenance requests were not responded to in a timely manor, and when they were and someone came out to fix the issue, it was left still broken, but a tiny bit better then before. We were then charged for said "fixes" although the issues were not resolved. Then on December 4th the apartment broke out into a fire, that made it unlivable. Though I was not told the exact reason for the fire, I was told by the fire inspector that it started "somewhere in the attic/ceiling area" and there was no blame place on me or my roommate. The locks were changed on the 6th of December and I entered the property two times after then, with supervision, to collect a few of my items. After that I tried to get in contact with RiR as well as Whit to get information about a rent refund. I was told by Katie Caprara that Whit was fully aware of my multiple attempts to get in contact with him and that they would not refund my rent from December 4th until December 27th (the second, and last, time I went into the property with Katie in order to collect a few belongings). Since then, a check for the security deposit and 11 ( I was charged for 15 days rent when I did not live there!!!) days of rent was sent to my former roommate, and I was not informed by Whit or rent in richmond of this. The check was signed for me, without my consent and deposited by my former roommate. Because of this I have tried asking Whit for a copy of the check that was deposited and have been refused because it's a "busy season". Renting from this "company" has been the worst experience of my life and I will tell everyone to stay away. read more

Rented for 2 years, after major problems in the first year that were mostly resolved I had higher hopes for the next only to be let down. Save yourself a major headache, give your money to a better, more caring and personable business, and avoid this renter- they never have anything "updated in the system," employees are constantly changing out (probably because no one wants to work there) and so overall communication and care for tenants is bar none. Additionally, I was present when the actual owner of our property came for a walk through. He was very kind and asked how my experience was and when I let him know the issues we were having in the first year he was alarmed and apologetic. So it's clear Rent in Richmond not only lacks care and communication for their renters but for their clients for whom they rent out units for. In first year renting: - The "deep clean" we were told the apartment initially underwent missed a load of dead roaches under some cupboards amongst other things - We had a sewage back up that wasn't attended to for THREE days. After finally getting a hold of Whit he resolved the situation and we were compensated for the 3 unlivable days but the amount of internal miscommunication with this major of a health hazard was unacceptable. - Heat went out for some days and the heater in the back bedroom was NEVER fixed even after moving out the second year - The receptionist was unfriendly and aggressive (she said to me once "The sins of one are the sins of ALL" in regards to paying rent late.... and was always combative in phone and in person) In the second year renting: - Both towel rods in the only full bath both fell off of the wall and were NEVER addressed and repaired even upon move out - The storm window of the front bedroom was shattered by wild neighbors and this was NEVER fixed even though we put in an online maintenance request, called in, and emailed property managers directly - The receptionist was friendly but very unhelpful, never knew the answers to questions we had and hardly ever knew who to direct us to for answers, or if she did know who to direct us to "that person no longer works here anymore") read more

John Johnson at Rent in Richmond is a fantastic landlord--he's truly as good as it gets. I've never had a better renting experience. He was always prompt with maintenance and making sure we got everything we needed to be comfortable. When our sink disposal broke, he had someone sent out within hours to fix it on the same day we got in touch with him! When we moved out and the cleaning people charged us more than they quoted us, he made sure to get in touch with them--and they sent us check to make up the difference that same week. No matter what happened, over the course of my three years with Rent in Richmond John always made sure that we were taken care of. read more

I will start by saying I LOVED the property we rented... HOWEVER, the amount of crap we were put through to get it, get things fixed and move out when it was time was terrible. We moved in and immediately put in maintenance requests that were not attended to(deck needing fixing, house needing a new heating element, the house not being cleaned upon move in etc) the landscaping was up to us(two just graduated women). And by landscaping I mean cutting the grass on a terrible incline. As well as trimming the gigantic tree in the back yard...(yeah with what tools we just have lying around) oh.. and the backyard is a swamp that the neighbors had complained about previously to the city/company. One of the maintenance guys was very helpful when we had wasps nests around the house(when we moved in) and when that same time of year came around we had another wasp problem. Not sure how they were getting in the house but regardless he came with a can and sprayed them. And left a can for me. That was nice. We were not informed of the problems that the house had when moving in. I also believe that when they came to take care of the overgrowth(like they should have before we moved in) they took my bike, an outdoor storage bin and a lawn chair. AFTER we specifically told them leave the things under the house... Brian, when showing the house was not courteous of the fact we had a service animal in the house. I had to tell people not to go in the one room because of the cat, he let someone in(big group showing) and I didn't realize until I heard some noise downstairs and someone was down there... this was after he said he'd be attentive about it. He also straight told us that it may be better if we don't tell everyone what's wrong with the place and it may be better if he does the showings himself... if I was going to rent a place I'd want to know everything that was wrong so I could make an informed decision if I want to live in a house with "character". In reference to the email, there were animals living there before we moved in(again house not cleaned beforehand). And the cat living there did not scratch the cabinets(waiting on pictures for proof) Long story short do not rent from rent in Richmond if you expect to have things attended to correctly. Hi all, I just want to start with saying please please please do not rent from RentinRichmond. Please read all the Yelp reviews, all the Facebook reviews and the Reddit feeds. These people are slum lords and they dont care about their tenants or properties. They are very rude, unprofessional, and shady AF. When we moved into our house problems arose immediately. First the house was not clean, at all. (Oh and you only have an HOUR after you move in to complain) The house was in such poor condition. The balcony off the back was so unsafe, if you had more than maybe 10 people out there it would collapse, I have no doubt. They were slow to fix anything and when they did it was shotty work. When we were moving out, they told us it was our job to hire a professional cleaning company and pay for professional carpet cleaners. Like WHAT, what rental company does that? It was an absolutely horrible experience I wouldn't wish upon anyone. Bryan Lewis, on of their property managers, is by far the most unprofessional person I have ever worked with. It is your job to deal with situations and handle them like an adult, even if he dresses like he just walked away from a frat party. He brought one of his kids to our house showing. Come on. He did a walk through move out inspection, said every thing was good, then charged us for wall repairs and cabinet scratches. As I said, shady. When I asked for pictures of the damage, I got a snarky response of "we undercharged you and would be happy to make you pay more". I truly feel so bad for this washed up Kappa Sigma. Whit Brooks, as made famous by other reviews, is also another bumbling clown in this pathetic excuse for a company. He took some forms to my residence when I was no home and just left himself in. 1. Illegal 2. Unprofessional 3. You should have put then in the mailbox. I'm a long time viewer first time poster. I started renting with this company in September 2018. My lease ends August 2020. In April of 2020 I contacted my property manager John Johnson and inquired about other properties they managed. My family size increased and my current townhouse is too small to accommodate us. He expressed that even if I were to move into another property that I would be responsible for the bills at this location till the end of the lease term. Paying for 2 homes simultaneously is no an option for a family of 5, so I told John that I would remain in the home until August 2020 because I could not afford 2 homes. June 1st I went online to pay my rent, and decided to look at the other properties they offered. While browsing their website I came across a link to shared documents. Unaware of what this was I clicked on it to investigate. It was a folder with documents pertinent to my tenant-ship. One document was a Renewal-Termination letter. I printed, signed, and mailed the document to RentinRichmond. This is the email I received from John June 5th. Good morning Malcom, I hope this email finds you and doing well. We received your notice of intent to terminate the lease at 8012 Cottesmore Court on August 31, 2020. The lease calls for a 90 day written notice to terminate the lease on the lease expiration date. The notice was received after the required notice period. Sorry, but the lease has automatically renewed though August 31, 2021. I have attached a Tenant Accommodation Form for you to review and complete if you would like to try to get out of a lease during a lease term. Please let us know if you should have any questions. Since then there have been countless emails back and forth and Whit Brooks has gotten involved. His first approach was to tell me that I CANNOT move? Huh? What? Then they offered me to pay a non-refundable fee equal to 1 month's rent, which they of coursed raised, to be allowed to move out, and continue to pay rent and utilities until they find a new tenant. John Johnson followed up with a "sorry I don't make the rules" email. I've asked them, who makes the rules, so I can appeal to that person's common sense and sense of decency. NO RESPONSE. I've asked them for the contact information of the actual landlord. NO RESPONSE. I've asked them about an appeal process for however they came up with the decision. NO RESPONSE. The only on response has been condescending emails from Whit Brooks commanding that I am obligated to continue paying rent and utilities after the expiration of my lease. I am a disabled veteran, who has served 2 tours of duty in Iraq and the Middle East. My family is on the eve of the life experience of owning our first home. I follow the rules I serve my country. I am compassionate and helpful to my fellow citizens. If you are a fellow veteran, this is how RentinRichmond treats your brother. The number of times going back and forth, fixing the wrong problem, leaving without fixing and no follow up about when they will is exhausting and a terrible experience. **POTENTIAL TENANT AND PROPERTY OWNER BEWARE** It was all smooth sailing throughout the showing, application, approval and fee-collection process, but quickly turned into a gut-wrenching nightmare for me and my family trying to move-into our new rental property with this company. While "Rent-in-Richmond" may sound like a sound service offering tenants the ability to "rent in Richmond," they will be the first to tell you that they represent the investments of their property owners, not -- as you may have thought or wanted to believe -- you, the tenant. But let me tell you -- there is NO WAY that a property owner should trust this company to give their property or its potential tenants the attention necessary for safe/healthy living conditions. (Unless you know your property is mold-infested and are as desperate as these guys to make a quick buck off unassuming, respectful and trustworthy tenants.) Our experience as new customers has been so upsetting that we can not in good conscience take possession of the property that we're supposed to be moving into this week... and at what looks like a loss of our $1600 security deposit and application fee. A little background on the business: Whit Brooks, our landlord's agent (remember, they are not servicing the tenant) and the "Director of Operations" is the acting leader of the organization. His parents are listed on the "About" page, but don't seem to be very aware of how poorly this office is managed. My guess is, as a business operating under a DBA name, he can claim that this is a "family business" to seem more trustworthy. There are only two other property managers and two admin-related employees that manage several hundred properties. Their only function is to get properties rented and make money for landlords - DO NOT EXPECT CUSTOMER SERVICE OR CONSISTENT COMMUNICATION (it's not part of their "process"). Further, and perhaps most ironically, is that Whit's father sits on the ethics arm of the Richmond Association of Realtors. Our experience: Whit was quick to respond and set-up a time to show the property. Despite having yet to-be cleaned and still in-need of necessary repairs and maintenance ("Oh yeah, all that chipped paint will be painted over, no worries!"), we loved the house. We did a quick run-through and decided to put in an application that day, with a clear understanding between us and the company that the third tenant (who was unavailable for the initial showing) would be able to see the home before we signed the lease. Up until this point, we were treated with respect -- even if in fake, salesmanship form. Where we stand now: At this point, we've paid the application fee and security deposit. Our application is accepted and with every correspondence, we have asked to again view the property. Whit wouldn't even entertain the idea until he recieved our fully-signed lease agreement. Not being able to see the property before signing this lease (that holds you accountable for damages outside the standard lease) was a major red flag. If I'm expected to be held liable for all fixtures, facilities, appliances, electrical, plumbing, sanitary, and HVAC systems (as enumerated in the lease agreement), I'd at least like to know where they're located on-site. For instance, there's an entire basement of equipment that the property owner expects us to be familiar with (again, according to the lease we were encouraged to sign prematurely). Days and weeks have passed without any answer to our repeated requests to see the property before move-in day. Finally, 4-business days prior to our move-in date, Whit agreed to let us on the property to ask questions, take measurements for furniture that we'd been waiting to order, make another generalized walk-through... in the hopes that when move-in day came, we could just grab the keys and proceed smoothly. Upon arrival, we found that NOTHING had been touched on the property in the month it had sat vacant since our initial visit. Cracked paint that covered moisture-burdened areas remained as were, cobwebs draped from every surface, and it reeked of pet urine. We weren't able to test the plumbing fixtures or HVAC. Beyond that, Whit spent our time on the property chatting with his buddy Bryan -- far from attentive to our concerns. This was an appointment we had been desperately waiting for, (for an entire month...), which is in-part what made it even more disappointing when Whit attempted to rush us off the property after 5-minutes (seriously, five minutes... that's not an exaggeration), promising us "plenty of time within the next few days," when he knew very well that we would be traveling and unavailable until almost immediately before our move. After a grand total of 10 minutes on-site, he asked us to leave so he could go to lunch. I rented from Rent In Richmond for 3 years. Jon Johnson was my agent. If you lock yourself out 5 minutes after you begin moving in, JJ will come in his seafoam Sebring and let you in. He will walk around the apartment with you and say, "Lets have maintenance replace this missing doorknob with a pretty crystal one that matches all the other doorknobs." And he will tell you why old radiators are the best heating systems. You can leave your towel on them while you are in the shower and then when you come out you will have a nice warm towel. If he is walking in the building and you are walking out and you spent all day baking he will say, "wow, that smells good!" He also has an interesting story about a cat in some sort of baby carriage, that I can't quite remember. Overall, I thought RentinRichmond was fair and predictable. Their bookkeeper keeps good records. You can rent from them and feel comfortable that they will honor the law and your rights as a renter. I would rent from them again. read more

Started out as a great experience. Ended with a lack of professionalism and pride. As a fellow business owner, the importance to owning ones mistakes and eating costs is extremely important in the success of ones business. They issued charges that their office failed to deduct within the legal time frame from our security deposit and couldn't handle taking the blame. They claim they received the invoice late from the house cleaners, when the invoice they submitted to me was dated June 6, 2018. We moved out May 31, 2018. A better solution? Fire your house cleaners or your staff, eat the cost and move on... The owners replies to reviews will reveal his true colors. Including guilt ridden text messages stating that he hopes we can sleep at night stealing money from a pastor who owns the home. Which anyone who knows me will know that is never my heart. Money's money... the $320 they're requesting is minimal. However, I deem myself a person of good will and character and I refuse to back down to a rental agency who enjoys bullying their tenants because they can't handle being "wrong." They also recently offered to come down on their costs and only ask for $200. I was more than willing to oblige, but they refused to send me a formal invoice. That would have taken them 5 minutes, and they would have had their money in hand. Not because I was legally obligated, but because I'm a decent person and understand that people make mistakes. They refused to send me an updated invoice, which has lead us to this point. I'm guessing the date in the invoice alone would prove them guilty of illegally requesting additional charges after the 45 day period. If you're considering renting from them. Just don't. Customer service is not their forte and they will do anything they can to make sure they don't appear at fault. If you're currently renting from them, take photos, notes, screen shots of every damage, communication, etc. to protect yourself from their unethical claims. Sadly, I realized that I'm not alone in this. Many of my friends have been victims of their scams. As I explored Reddit, Yelp and Facebook I was appalled at the amount of damage this company has done to individuals and families for the sake of their own pride. John Johnson is absolutely amazing when it comes to quick maintenance and making sure we don't need anything else. If I could only give zero stars I would. I have had nothing but issues (washer and dryer that didn't work, cockroaches, mice, no AC in parts of the house, lock not working, water leaking from the roof into my roommates room etc.) since I've moved in to my apartment that is owned by RentinRichmond and now, after 6 months of my 12 month lease, I'm trying to move out and sublease my room in the apartment. I only pay half the rent as my roommate pays the other half, and our lease states that I am and will always be only responsible for only HALF of the rent. Trying to sublease now and they're trying to make me pay double my rent (the cost of the entire rent for the month) as a sublease fee, meaning it is non-refundable and I will never see that money again. They are also making me forfeit my security deposit that I originally paid, all just to sublease this shitty unlivable apartment. I worked with Property Manager John Johnson, he has a great positive attitude and everyone I encountered when I called their office was easy to work with. Whenever I reached out, they always seemed happy to help and did not make me feel like I was bothering or inconveniencing them. They were also prompt in following up if I had to leave a message or send an email. My lease agreement was very straightforward, and they are diligent about documenting everything so there was never any confusion. They made the whole renting process a smooth experience for me! The rental property was well maintained in a great location. I so enjoyed the almost 4 years I spent in my apartment on Grove Ave renting with Rent in Richmond. John Johnson, my property manager, was fantastic to work with. My service requests were handled in a timely manner and extra work was done almost each year to maintain the beauty of the property. Landscaping was gorgeous and well maintained. My neighbors were incredibly friendly and most had been there 5+ years. I moved as I was purchasing my first home, but thoroughly enjoyed the memories made on Grove. read more

I wasn't going to leave a review but as of recently, my mind has changed. This is my second time renting with a rental company and this is by far my worst experience. I handled most of the issues while my roommates and I attended the nearby university. This company lacked communication and the ability to contact the tenant for no reason at all. Throughout my year of being with RentinRIchmond, I've tried various times to communicate with my landlord about various issues in the house such as mold, broken doors (which were unfixed my entire time living there), toilet issues, broken sinks, broken front doors, and deteriorating house issues. They had been so slow and acted like the house was "not their job". I was also accused of the mold issue by John Johnson and had to bring up the possibility of myself contacting the city for the issue to be fixed. RentInRichmond was shamefully slow in their ability to also fix broken toilet seats, broken front doors, and sinks. If you would have paid me to fix it myself there would have been issues fixed at such a faster rate than this shitty company. I have never seen in my life seen a company so unwilling to work. I would recommend to anyone thinking about the possibility of them renting with RentinRIchmond to STOP! What is also shameful and pitiful is RentInRIchmond's thoughts of being "slick". When moving out of the house they had mentioned to our house to cut the grass before moving out and about 2 days before moving out the job was complete. When receiving our security deposit they had STOLEN 155 for cutting the grass. In what world does someone cut a front and back yard for 155 dollars. Let me remind you that he IS AN ADULT BUSINESSMAN, and not a whiny, passive-aggressive 16 year old teenager. His behavior and response is exactly what you can expect from him if you are unfortunate enough to become a tenant. He is far too immature and honestly, stupid, to run a functional company. His lack of intelligence becomes evident through the email diatribes and voicemail rants you will inevitably receive as a tenant. Beyond his incompetence, he is a disgusting human being, stooping so low as to enter into a unit I was renting to destroy personal property. Is this a fake name/account? Heck yeah, it is. Currently in the process of acquiring a house with RentinRichmond, everything went smoothly with the application and we were quickly approved. Granted we we put the application in before touring because scheduling a tour proved harder than expected and moving quickly was important for us. The leasing agent Bryan Lewis, who is the agent for said property proved almost impossible to reach. After numerous calls and voicemails we finally scheduled a tour via email after receiving the Lease Agreement. So come the day of the tour and Bryan is nowhere to be found, we called his direct number and the office only to find out via the nice front desk lady that that tour was never scheduled. We have emails confirming the tour, not to mention I took off work do this tour and he's no where to be found. After again calling the office I'm told that Bryan would be calling me shortly that was 15 minutes ago and 15 minutes past our scheduled tour time. read more

There rent fees are ridiculous. They do not fix anything when you put in a rental response. They do not even respond to you when you put in a request. They are more about the money than the tenant. read more

We rented from Rent in Richmond for a year and a half. While we lived there, we were happy to with the way they handled our maintenance requests -- always pretty prompt and very courteous. After we moved out, Richmond public utilities had trouble accessing the property to disconnect our utility service. They didn't tell us this until we realized months later that we'd been continuing to pay for utilities at our old apartment. We scheduled another appointment for them to disconnect service, but again they couldn't access the property. At this point, I reached out to Rent in Richmond to see if they could help the city get access to the property to disconnect service, or encourage the new tenants to call and place the account in their name, as they should have done months ago. Over two months, I sent two emails and left three messages for our old property manager and then to the general Rent in Richmond address when he never got back to us. We still haven't heard back from them. I finally contacted someone helpful at the Richmond utilities desk who called Rent in Richmond directly and got them to give her access to the property. While we would have used Rent in Richmond again when we moved out, after this experience I would never recommend their company. I never asked them to pay us back the over $200 in utility bills we ended up paying for utility services after we left, but I did need their help in facilitating the disconnect of services. Never hearing back from them was really frustrating and felt rude. read more

Over the last three years my spouse and I have been renting a house from Rent-in-Richmond. Our property manager was John Johnson. Although Mr. Johnson and I didn't always see eye to eye on every issue that came up over the years, he was always prompt, professional, and most importantly respectful. I'm a bit surprised to read about some of the experiences others have had with Rent in Richmond. I can speak for my own experiences, which were far superior to most rental situations I've had. Whit, from the start, made himself available to questions and concerns. I never had issue with unanswered emails or unaddressed concerns with the property. It was IMMACULATE when I moved in. The staff were always helpful and kind (THANKS, JEN!) Some unexpected life changes resulted in having to find a new place to live I was genuinely pretty bummed that at the time I was looking Rent in Richmond didn't have an available property to suit my needs. I would have, without hesitation, rented another property from them. And in the future if I'm looking for a new place, they will assuredly be the first agency I investigate. read more

Rent In Richmond is decent but open communication as well as business follow ups need some improvement. Aside from my living experience, their properties are decent and well maintained. However, circumstances arose where I broke my lease and rolled over the security deposit to the roommate continuing to live there. The agreement with the roommates and RIR was the original lessors would be contacted when the lease was not renewed. Upon their move out, I attempted to contact Fran in the leasing office through email, fax and phone call; all of which were ignored/not followed up. At the very least I would have appreciated a phone call/email regarding the move out inspection and the money returned (if any). In short, squeaky wheel is somewhat ignored with RIR when you move out. read more

Rented from RentInRichmond for 4 years and overall had a very good experience. John is very quick to help when maintenance issues come up (got a new roof put on our building when leaks became an issue) and always gave adequate notice when it was necessary to enter my apt. The move-out process was also extremely easy. John did a walk through, gave me a heads up of anything I needed to address before turning in the keys, and then issued a full refund of my security deposit (which is pretty rare these days). When I first moved into my place, using Rent in Richmond, I had a good experience. The previous manager, Jessica, always addressed my issues efficiently and accurately. After Jessica left and I had an issue, it has been a nightmare. The heat in our sleeping area would get so hot, we could not sleep in that area. I have a 2 year old child and we both would wake up in night sweats. I advised the property manager, Heather Higgins, my issues, only for her not to listen to the problem and offer a legitimate resolution. I had to threaten to pay my rent to escrow and file a renters assertion. Communication got so bad with her, I had to escalate my issue to her manager and request no more communication with her. Rent in Richmond offered no sympathy or adequate customer service for my issues. The escalation manager, Whit, promised a call back after the contractor came out to fix the issue, and I still have yet to hear from him. Based on not fixing my issue within 60 days of receiving the request and the poor customer service, I do NOT recommend Rent in Richmond. I pay too much in rent and have been a great tenant for 3 years, to have had this experience. I will take my business elsewhere when my lease is up. :( read more

Worst rental company I've worked with. No communication. Will take all of your security deposit and more. Go elsewhere.

Let me start off by saying that I have been a renter consistently for the past 6 years and have worked with 5 different rental companies during this period of time. RentInRichmond and their agent, John Johnson, is far and beyond the most unprofessional and incompetent property management company that I have ever worked with. Upon moving into our new apartment, the place was dirty and uncleaned. RentInRichmond insisted multiple times that the carpets had been professionally cleaned prior to our move in date. The trail of leaves inside the apartment, dust left on the baseboards, and dirt in the kitchen sink begged to differ. My roommate and I spent our personal time and money cleaning the apartment when it became evident that neither RentinRichmond nor the landlord would not be taking care of this. During our time at the apartment, we filed multiple maintenance requests (one which involved the fact that we were physically unable to open one of our doors, a request that was ignored). The day after our move out, we received a call from the property manager, John Johnson. Crass and rude doesn't even begin to describe his tone of voice. We were cursed out, yelled at, and emotionally distraught following the call. It left my roommate in tears and myself shaking. Luckily, we have photographs showing the condition of the apartment that we personally took prior to our move in. We were able to compile email evidence concerning our case and filed a formal complaint against both the leasing agent and landlord to Whit Brooks, Operations Director of RentinRichmond. Instead of dealing with my roommate and myself, RentInRichmond and Whit Brooks resorted to the very professional tactic of ignoring all our emails. Let me quote Whit Brooks' response on 02/10/2016 to a previous Yelp complaint. He states, "If you did not get your deposit returned then the property was in worse shape than when you moved in." The condition we left the apartment is in a far better shape than what we found it in. We have multiple issues that we are currently still dealing with weeks later, from keys to carpets to move out time to inspections. Again, we have gotten nowhere because they continue to ignore our emails. We are currently in the process of working with legal experts in our fight against RentInRichmond. All in all, I'm begging you to avoid the headache of working with this company. Whatever you do, do not ever rent from RentInRichmond. Edit: After months of trying to contact them, we finally got a response from Whit Brooks after he read our Yelp! review. The silver lining in this situation, I'm finding, is that Yelp works! I've gotten a few messages concerning my experience and I have sent them our email exchange. Please feel free to message me if you would also like this. We were charged for a late key turn in fee (along with many other things that I have addressed above). I have written proof, through text messages, that I turned the keys in on time but even after numerous messages left with RentInRichmond, we have yet to hear back from them. I read a review extolling the virtue(s) of 1 Whit Brooks. I never met that person. The one I dealt with did not answer his phone, either live or voice mail. He was unprepared, unprofessional, incompetent and bordered on being a liar in trying to dupe me into a lease that favored an owner whose intent was to sell in the near future yet still generate revenue in the interim. As a property owner, I would not recommend doing business with Rent in Richmond. They failed to implement an increase built into our 2-year-lease with a tenant, failed to remit payment to us when the tenant voluntarily paid the increase to them, and then failed to refund us our total funds held in escrow when we terminated the business relationship. Along the way, our attempts to correct oversights and mistakes were met not with apologies, but with offense. A regrettable business relationship...I would not recommend them! read more
