We had a 6 month lease here. I absolutely loved living here and am sad to be leaving. (Moving due to re-location) Any issue that we had during our time here was quickly addressed. We did have a major problem with ants(not our fault) that took a few times to completely get rid of. But I feel management continued to work with us as best they could and finally did get rid of the ants. The place was sold during our time here and I really liked the previous manager. I never spoke much with the new manager but she seems nice. The apartments are beautiful and to me seem perfectly safe. Neighbors are quiet and friendly Tip: make sure you never park in covered parking without your sticker! My car was towed the very first night there because I forgot to put my sticker on. Nestled in a nice spot with lots of trees and greenery this quiet little campus is minutes away from shopping and any restaurant you can imagine. With all the trees and court yards, you can get away from the hustle and bustle of the city. This campus offers a very relaxing feel and allows you to enjoy the outdoor charm of courtyards and is the opposite of most Apartment complexes and all of the concrete and lack of serenity. Due to the size of the complex the staff is able to provide a more personal connection with the residents and allows for communication to be exchanged easier. I've been living at the Reserve at Village Creek for 2+ years, and overall, it's been a positive experience. The management team is very responsive and maintenance requests are handled quickly, which is a big plus. The amenities, like the pool and gym are well-maintained and convenient and the concierge service is outstanding. The community itself is quiet and feels safe. The kitchen is well-appointed, and the little extras like the pantry and walk-in laundry room are fantastic touches. While no place is perfect -- traffic on Renfro can occasionally be a challenge, the benefits far outweigh the small inconveniences. I moved here one year ago. Due to my job I am moving so I want to say a few positive words. Everyone is always friendly and helpful. The office staff treats their residents like family. The property itself is well kept and beautifully landscaped. I mention this because where I am moving there are no trees and I'm going to miss looking at the beautiful trees outside my window. I just moved into the Reserve at Village Creek and I absolutely love it. Based on the horrendous experience of trying to find a home nearby, coming to the Creek was easy, fast and a total blessing. The property is very clean, the staff is friendly and very professional and it's as if it's all run like a well oiled ship. RUN from this place. They may have a lot of good reviews but most of them come from tenants who are avoiding a late penalty on their rent. I have many many words to say about the Reserve. First, they had the fire alarms in building two go off for 24-48hours constantly over a weekend and did not do anything until they returned on Monday morning. Burleson FD had to come out multiple times to turn off the alarms, and I am sure they did not apologize to them as they did not apologize to the tenants. They have misplaced my rent checks before - and called me to discuss how I was going to pay the unpaid balance on my account. I was looked at as an idiot when I notified the leasing office I submitted my check to them (they eventually found it but shows laziness on their end for not checking their mail when they come in). I was never late on my rent. And most recently they tried to charge me $965.06 for move out costs. The wanted to charge me $500 for the wood plank replacement and claimed it was from "pet damages" but could not give me proof of damage from my pet to the plank, only the carpet. Upon calling the office, the manager Jamie, told me the unit was infested with fleas, but I still do not see how when my pets, my clothes, and my furniture are all flea free and my pets are on flea prevention. I was never given any proof of a flea infestation, not even a quote from an exterminator. I was told she didn't care my pets are on prevention and no fleas were in our new home, they were present in the unit. We moved out 8 days before giving the keys back to them, and left nothing in the unit for fleas to live on had they actually been there. Not to mention they charge their tenants monthly for a "pest control" fee, so I am skeptical to believe they really spray for bugs monthly if fleas truly were present since the pest control would help in making sure the complex grounds are flea free. We were also told upon releasing our keys to them at a walk through was not available and no one reached out to do one with us after the fact. I have a feeling since we were first time renters and we had pets they thought we would blindly allow them to walk over us. They are money hungry and willing to do whatever they can to help cover the costs of routine replacements or just to get money of tenants. Stay away from this place. read more

Let me start off by saying I lived here for one year and after 6 months I was ready to get out of there. There is ONE staff member out of three that was pleasant to deal with. Let me make a list of all that I experienced in the year I was a resident here. 1. The apt manager will turn a blind eye to drug use on the facility. My apt smelled of marijuana weekly and nothing on her part was done. There was also a resident that would smoke in his car daily and honestly it wouldn't have bothered me much but I have a child and when it's strong enough for her to ask what is that smell, mommy then that's where I'm irritated. 2. THREE - FOUR times residents got hit with people coming to steal their hub caps in the middle of the night. Due to the gate constantly being broken made it easy access. 3. They don't have a drop box giving the reason that theirs kept getting broken into. Go figure, more theft. 4. If you have a pet don't even bother coming here because whatever money you put down for a deposit plus the monthly fee you have to pay will vanish into thin air. After I moved out not only was I notified that my carpet was over 5 years old (gross) and I wouldn't be charged for the replacement of it but they sent me a bill (without receipt of course) for them having to use an ozone cleaning for the apt. This being said I had professional cleaning every other week at my unit till the day I left. What happened to the monthly fee I paid for 12 months??? What I paid monthly added up to less than what the ozone machine cost so in reality if I wanted to go down that route they would actually owe me money. 5. Trash service is another fee that I chose to pay. So why am I not allowed to set more than 2 trash bags outside my door after the weekend!? 6. If you want to deal with a friendly caring staff then run from this place. The property manager shows no emotion and her customer service skills are slim to none which makes encounters with her awkward. I held off on posting this review for months, but now since I'm getting harassed about paying that stupid ozone fee (that the apts don't have a receipt for, that I am more than entitled to have) I am more than livid and am going to take some serious action. Please look elsewhere for somewhere else to live. If they are under new management then it might be ok to try but if not then run and look elsewhere. read more

BEWARE!! I've lived here for a year, and it's AWFUL! Office staff doesn't do ANYTHING for current residents. Maintenance takes over a week, all the office girls fault. My power goes out for an hour at a Time at least once a month... Management is a joke. Don't be fooled by the model they show you in the office, they will move you into a dungeon with rinky dink appliances that never work right. All of the office staff go out of their way to NOT do their jobs. Your rent will be raised regardless. Nice apartments themselves, but the management staff is very unhelpful when you have concerns or issues. Trash is picked up every night besides on Fridays and Saturdays so when a resident leaves there trash out on Friday day is stays there till Sunday night and it smells horrible. If you complain to management they do nothing about it. The price it way too expensive not to be great and this place is not even close to good. read more

This is ABSOLUTELY the worst place you could live. We've been here for 6 months so far and it's been hell since day 2. The day we came to see if they had any vacancies, we told them we had a 2019, 42 foot cargo trailer with all of our belongings in it and that we would need a few days to unload it. We also told them it would need to be parked here for a couple of weeks until we found a place for permanent storage after we unpacked it. Melissa, the office manager (who is a total joke of a manager) told us that it would be NO PROBLEM to have it here for several weeks and that she would work with us on it. All sunshine and roses...until we signed the lease. On day 2 Melissa and Britanny started calling my boyfriend complaining about the trailer. This continued on for a couple of weeks until we found a place to park it permanently in storage. Melissa completely changed her narrative on "working with us" on the trailer. We parked it as far away from the most used parking places close to the apartment entrances. It was parked by the dumpster, taking no more than 5 parking spaces. Still this wasn't good enough. Melissa or Britanny called every single day about the trailer. Melissa is not a nice person to deal with. She actually told me to set a date on when it would be moved or she would set a date. When I asked her what happened to working with us on keeping the trailer on the property until we could get it unloaded and parked somewhere permanently, She responded, "you just have to understand, it's a BIG trailer!" Well...duh! We said it was big! We were upfront about it from the beginning. It was our concern when we walked in that day asking about vacancies. There was one girl out of the three that work in that office that was normal and had great customer service skills. She was actually the assistant manager, but she quit. Can't say I blame her. There is no way I'd want to work with those other two idiots every day. I'm sure it had to be a miserable work environment. But after she left...hateful Britanny was promoted to Asst. Manager. Melissa is now leaving to manage a new property in Mansfield. So look out apartment hunters in the Mansfield, TX area. Melissa enjoys setting herself at odds with you. She enjoys being Hitler. Jamie will be taking Melissa's place here in Burleson so we will see if she's any better but I'm not holding my breath. Besides the trailer issue, there have been so many more issues. I agree with everything the other reviewer Kindra M. said. Drugs are rampant here and management knows about it but does nothing about it. I'm not sure why they are harassing her about Ozone. Our apartment apparently had pet rabbits in it before we moved in. They tried to cover it up with Glade plug-Ins. There is still a strong stench of rabbit urine in the laundry room and front entryway area. Management is not concerned about it. A lot of rif raf have been moving in lately. Loud obnoxious types that are up all night. If you have pets there is a $350 deposit per pet plus a $40 monthly fee per pet. The $350 deposit for pets is non-refundable and I've heard from other tenants that when you move out they will charge you more pet fees even if there is no pet damage, then claim that the $350 is not for pet damages. Really??? Then what is it for? We always paid our rent early or right on time on the 1st. We paid our rent on the 31st of Dec. Evidently they lost the check. No one was in the office on the first, due to the new year holiday, we came back in on the 3rd and paid it. Then we get a notice for a $75.00 late fee! At this point I couldn't take it anymore and called the office. I spoke to Britanny and I was not calm or couth about it. After all, they don't complain when the rent is paid 4 days early. A day or two later, the courtesy officer delivers a lease violation to me. LOL. Evidently I violated some code of the property with the way I spoke to Britanny. There were a couple of boxes checked that indicated I may have been rude or intimidating or said something to cause Britanny and Melissa to be butthurt. ;-) If you go to the website for the property, everything looks great! Do not be deceived! The hot tub has been non-operational for over 7 months. It had the nice yellow crime scene tape around it but hey the pool was open! The pool is always filthy and grimy. Makes you feel like you're swimming in filth. As of now, the hot tub is working but the pool won't pass inspection so the whole pool/hot tub area is closed down. There's a big closed sign up on the gate and a chain and lock around the gate. Bottom line is...drive past this place if you're looking for an apartment to rent. Rent is expensive here and the apartments are trash. Dealing with the office Nazis will drive you insane. Go to a place that has good reputation and good management. This was a decent place to live when I moved in. Since then, the property was sold to a private owner, and the property has SERIOUSLY gone downhill. They don't fix things when they break, they don't clean the property or pick up trash that the residents leave everywhere. The amount of money I pay in rent is outrageous compared to level of care that is taken with the property. When I went to the office to complain about the neglectful state of this community, I was met with hostility and was even threatened with physical violence by the owner himself. He told me to "pack my s#*t and the f#*k off his property". Direct quote. Then he called the police and tried to have me removed. But I hadn't don't anything wrong, so police told me to move. That's EXACTLY what I'm doing. I DO NOT recommend that anyone live here, unless they want to straight up waste their money, or be threatened with physical harm. read more

Run, don't walk far away from this place. They will steal your money and charge you outrageous charges. We moved out in May of last year. I put my money order for our final month in the drop box just like I did every month. A week after we move out we are told they never received the payment. I went up there, gave them a copy of the money order receipt...all should have been well. We never heard from them again. Then yesterday we got a call from a collection agency. We owe for that last month's rent and various other move out cleaning and carpet replacement charges (excessive nail holes). My husband calls and speaks to Melissa who VERY RUDELY tells us that our $700 nonrefundable pet fee doesn't not go to pay for any cleaning, painting etc. My husband asks what it is used for then to which Melissa says, "I am not going to go into that with you"...he asks again, "various different things". Okay, so the "didn't" get our money order even though it came out of our account...and the $700 + the $20 a month pet rent x13 months just disappears into thin air? Sounds a bit fishy to me. We will settle with the collection agency and then we will take Melissa to court. read more
