Grace the "manager" gives discounts behind corperates back. Lets tenants be late on rent (favoritism) , doesn't charge them for having 3 animals, lets meth addicts have access to the building. Michael and jesse on the 3rd floor have payed rent late multiple times with no extra charge. I've begged her to reason with me. yet goes out the window to the point she asked if I was 16 y/o. Not sure what age has to do with someone that pays rent on time. Ive sent her multiple formal demand letters and she still refuses to acknowledge she put the safety of many tenants on the line to this day. I would love to speak with the CEO of American landmarks so we can resolve this issue. Efficiently. Or I want my money back for unfair treatment not just to me the whole apartment complex should get a "family discount" and no charge for pets!! Honestly has been a horrible experience, if It isn't for Eddy & the previous assistant manager, we would've left. Had issues since we've moved in , but would definitely not recommend. Last issue is with a key fob, it was stolen and unfortunately they're not willing to provide me with a new one. This means I can't access any of the building of which I pay to reside in. They want to charge me $50 to have a new on provided to me and the doors I should be able to access are all malfunctioning... as well as how dirty this place is. They say they have someone walk the grounds but they must not be able to see because this place is trashed half the time. Don't get me started on the parking. I've been here and my parking spot was chosen before whoever began to park there. Every time I advise them of how close the cars get to mines, they "contact them" but nothing is really done. Instead of moving them they want to move me. . . I have scratched from these people opening the door to wide. Honestly don't recommend this place at all, despite the friendly faces. read more

I waited to write this review until I moved out, so I could accurately write my experience here at the Shelby. I have lived here since the apartment first opened, so about 3.5 years, it changed ownership / management multiple times within the first two years - but has remained under American Landmark (the Shelby) the longest. When I first moved in, and for the first year, I couldn't say one bad thing about this place. Amazing management, staff, amenities, apartment, plus rent was insanely affordable with all things considered. When you called the leasing office, you always got an answer or at-least were called back in a timely fashion - I felt super safe, had great interactions with all of the other residents, I used the gym and the pool frequently, etc. Within the last 2 years this place has taken a turn for the absolute worst. To sum it up, this complex is not maintained well. There is always trash everywhere, the hallways and elevators always smell, the trash shoot / room is always packed to the brim and just flat out gross. The gym has equipment broken frequently and will take months to get fixed. The pool is constantly closed for maintenance reasons, and the pool area is constantly littered with trash, food, etc. The gate is constantly broken, so anyone can freely come into the complex. Doors are always broken, elevators also, and the stairwells are so gross. There is animal pee everywhere, it wasn't a shock to regularly find throw up or animal poop also. You can try to call the leasing office for questions but you will rarely ever get an answer or let alone a call back. Most importantly, I felt really unsafe towards the end of my time here because cops are here nearly 2-4 times a week, I've seen people being arrested multiple times. There is frequently homeless people near / around the property and one time, one of them physically beat on my husband and I's car window as we were pulling out from the apartment. Just a lot of sketchy behavior around, on top of that. My apartment itself was lovely, I never had any issues with it specifically. But when I did, one thing I will say is the maintenance team here was wonderful and always super kind, helpful, and prompt. All in all, for what it's worth my experience here was not a great one. It worked for me for a long while due to the location and being close to work, but that's the only reason I stayed for as long as I did. Otherwise, if I could tell anyone one thing it would be to consider other options. I made some great friends here; but pretty much everyone has shared our same experience. My issues weren't with my unit itself, but rather the community as a whole. I would suggest to consider other options before the Shelby, until a lot of major things change. read more

She is attentive and very helpful with getting any task done that needs to be completed. The maintenance team are swift and informative with any mishaps that could happen. I've been at Shelby for a year, and I actually like the community and the front office staff is awesome. My view is amazing. The flipside for this community is that is not too far from the stockyards and not too far from downtown Fort Worth. I love the pool and the gym it is so relaxing to actually go to the pool and it's always clean. read more

They are complicit and allowed to residents to leave dog on balcony living on top of their own feces and urine in filth and being neglected for months on months! They are aware of the situation and haven't did anything to fix it. They see the dog daily being neglected! It's horrible. Horrible management and office staff. read more

Do not live here! Where to start.... Well at first I really enjoyed this property but with time I found out that the office staff as well as property management company American landmark apartments truly do not care about anything except nickel and diming you and not responding to emails. Last summer the pool was completely green and not swimmable for over a month. There are constantly cops and people being arrested here. The buildings are not secure there is always a door broken where anyone can access the inside of the buildings, for example right now there is a makeshift door that doesn't lock in building one bc someone decided to break the other door down. This door with no lock ( which we pay for in our amenities) has been there over a month and the issue was never addressed by management. Also, don't be shocked when that leads to the occasional homeless person sleeping in the halls, because yes that too has happened. If you have an issue get ready to never have that resolved either! Building two is severely neglected and much dirtier than building one where the office is located. It's become a joke amongst the residents on if you live in the nice building or the trashed one. As for pets, when I alerted the office I was getting a pet I wanted to know what steps I needed. After what felt to be a very threatening talk about how if I don't notify the day of I will be charged a daily fee until I do, I made sure to notify and pay the insane deposit amount for both of my dogs. Well, to my surprise they also added it to my rent! So I was over charged 800 dollars (on auto pay, because they love pushing the autopay option here) and when I told the office they said I should have been the one to check my portal. How about I messed up by trusting incompetent people to do a simple job. They told me there was nothing they can do, then corporate promised me an expedited check, that never came! Imagine if that money was to feed your kids or something. But they do not care in the slightest. Speaking of corporate I had the displeasure of speaking with one of the rudest women I've ever encountered. Who did absolutely nothing to help and did not care at all about why we were upset (regarding the check and the fact the pool was out of order for most of summer). There was also a major leak from the water fountain at the dog park that was growing mold and other nasty stuff and when I told corporate that they said "I was just there and I didn't see it" , to which I provided time stamped photos that proved her wrong. Basically what I'm saying is even if you are right, they will tell you that you are wrong and do nothing to fix it. And yes, the fountain still has that same leak. They did turn the water off for a few months so then we couldn't use the dog bath area but never did fix the actual issue, which seems to be a theme here. Moral of this very long winded story, don't live here, take your money elsewhere apartments like this are a dime a dozen in Fort Worth near downtown. Also, who wants to pay extra for water views when the creek I get to see is filled with trash, which I was told is a city problem not the apartment problem. So as I sit here looking out over the trash filled water view I pay extra for I count the days until my lease ends and I am done with this god forsaken joke of a complex. It is not high end living. The staff is awful. Communication doesn't exist. They blow up your inbox with stupid daily quotes , but I'm still waiting for a reaponse to my email Brittany. read more

Edit: I've been here for a little over a month now and my previous review stills stands. I just wanted to add that the Shelby recently hired a new employee, Eric, who couldn't do a better job (though he would beg to differ). True enough, he's new, so that means there's technical, industry-specific things he'll need to learn. However, what he came in already knowing is something that's much more difficult to learn: people and relationships. From the very first day I met him, despite his stress and overwhelm, he made interacting with me a clear priority and has always remained consistent. As happy as I was with Allison and Eddy, I'm surprised to realize that Eric was a piece that was missing. I sure hope he stays for a while. I have recently secured a new position that has pulled me out of poverty. Before this, I had to live places I could more easily afford and, unfortunately, I had to make major sacrifices in quality of life. One thing I told myself was that when I moved, wherever that happened to be, I HAD to move somewhere that had excellent customer service. And let me tell you, besides the beauty of the property itself, it was Allison, Eddy, and Morgan who really won me over. I could live anywhere I wanted to now and toured several other properties "just in case," but I kept coming back to the Shelby because that's where my heart was. The energy was right and I do ultimately feel that I made the right decision. My move-in date is rapidly approaching and I can't wait to call The Shelby at Northside my new home! read more

Moved in on Tuesday and sadly had to move out on Sunday and break the lease. Great staff. Just had other issues. The elevator smells pretty bad and the hallways also smell it's just very stuffy in the hall. Cigarette buds in the hallways. Did not feel safe. Broken bottles on the stairwell. Building 2 in the farthest elevator has a big spider problem don't look up. The trinity river view you'll have has a lot of trash in it making it a tad less pretty of a view. Seems to always have a lot of cops there and when I asked the front office about it they just said they had another situation and couldn't tell me. They have a lot of situations. Lots of traffic always. read more

I have to say, Grace is one of the ladies that works at the front office, and she is absolutely wonderful! She is always kind and patient, and always smiling when you walk into the front office. She helped me figure out my parking situation, which to be honest, I was being a little bit of a headache, but nonetheless, she helped me all the way through, we got over all the bumps in the road, and was so so sweet!! read more

Second update: Maintenance sealed all my windows and pest control came and sprayed. The ants were back tonight. I can't live like this and will be taking this higher than management. Update: management called me, but only because I had threatened to leave reviews on the matter and they believe they've done everything they can...but this obviously isn't normal. They can't consider this an "emergency" even though it's keeping me from sleeping here tonight. I was asked to "give them time" before leaving a review, so stay tuned in this space for updates, as I left this review before being asked not to...they will be sending both maintenance and pest control here tomorrow (I have to put in my own work order) and that is the extent of which they can help. I'll let you know if they do anything differently than they did last week and stay tuned if I receive a single ounce of compassion rather than fear I'll leave a bad review and acting like THEY are the victim because they haven't had a chance to make this right (keep your property in check?). Been living here a few months. I've had a horrible ant problem around my windows. The pest guys ONLY come on Wednesdays and at no scheduled time, so you just have to stay home all day or trust them to handle when you're not home. I had someone spray and set traps last week. He said the ants were from the trees below my window and that my interior (I have diagnosed OCD and am tidy to a fault) had nothing to do with it. Today, they are three times the size they have been, three times the amount, they have wings(??), and they have made it to my bed and night stand. I don't know where I'll sleep tonight but can't believe I'm paying for a place where I can't even enjoy my own room. I'm disgusted and appalled. I will add--there is a giant hornet nest in the courtyard, the door to the stairs never works so I have to take the elevator every time, and they use spectrum community Wi-Fi, which makes it near impossible to set up products that don't have a MAC ID on the back of them. I am overall so sad because the layout and price is cool...but it is officially unlivable. I have lived here for close to a year now (December 17th will be a year). My boyfriend and I actually love it. It was our first ever apartment and there is not much, if ever any problems. The elevators do go out often which is not great as that's one of the main things we looked for in an apartment but they USED to have a cleaning woman named Maria and she was amazing! Your could always smell when she came to clean and it lasted almost until she came the next week to clean again. If there was trash, it was because some of the people here are disgusting and like to throw up in the garage, and leave trash in places it shouldn't be. I would love to give it a 5 but the only things keeping me from doing so would be the elevators messing up, the parking being at an unfair disadvantage for building 2 (need more parking around building 2 because building 1 likes to park in the only spaces sort of close to that building) and having the internet be optional, it's not the best internet speed and I had to get my own so I'm paying for 2. Maintenance is always super fast, my service requests get handled with a day or two at most. Good experience so far and close to the highway which makes my boyfriend and I's work trip only about 10 minutes! read more

With this property you have to look beyond the apartment, which I think are nice, but let's face it, there are a lot of nice apartments in the Fort Worth area, some new and just opening. The devil is in the details which equates to the "amenities" they offer. They charge you a monthly fee (not optional) to have access to boxes for delivery of any packages delivered by Amazon, FedEx, or UPS. What they don't tell you is people are lazy about picking up their packages and the boxes get full. I spoke to one of the carriers and was told that in that situation the carriers have been instructed by the property managers to RETURN packages if there are no available boxes. Not to leave it in an overflow area of the mailroom or leave it at your door, but return it. I took my concern to the office and was told they audit the boxes to make sure packages are picked up within 48 hours, but lately they've been busy. I've had three packages returned in the three months I've lived here, including medications I have delivered by mail. I wonder how they define "lately"!! I also pay a monthly fee for pest control. Not once in the time I've lived here have I ever had my apartment treated for pests not that that has been a problem, but I am a bit confused as to what they consider "pest control". It would seem I'm paying fees for services I'm not receiving. Oh yes, then comes the fun part (said sarcastically)...They also give your information to affiliates so as soon as you sign the lease you are bombarded by emails trying to get you to sign up for services. I made the mistake of scheduling an appointment with the cleaning service, Spruce. I paid in advance with my debit card, which is required, and then they never showed up. They just sent a text they would have to reschedule and surprise, surprise, they didn't show up that day either. When I tried to call (on three different times) their virtual system terminated my call each time. Only when I sent an email threatening to take action for their fraudulent behavior did I get my money back. read more

We had a tour with Eric and during the tour he greeted the current residents there by name and showed us what their community has to offer their residents. And his personality is so amazing. This apartment complex is a complete waste of time, money and sanity. When you aren't dealing with the worst management group I've ever had the displeasure of meeting, who can both irritate you with non stop phone calls and emails while simultaneously avoid you at the same time when they are needed, you will be putting in maintenance request for water heaters, A/C units, and refrigerators that don't work in the brand spanking new complex! While living here the complex tried to model itself after the trinity river by keeping the pool slimy and green. After a while I guess they woke up and haphazardly closed the pool to fix it, not bothering to lowering fees or rates for amenities we could no longer access (why let you keep your money, when they can have it instead). It's like that for just about everything in this brand new glorified dump. The gym closes randomly with broken windows, fire alarms go off at 3am, the only access gate never works right and management gets annoyingly pretentious when you have to enter through the exit gate, and the hallways smell like freshly smoked packs of cigarettes. Be careful living here because they hired sleazy tow truck drivers (metro parking solutions) to make trips through the parking lots (midnight and later) to tow away anything they can get there hands on, and they don't give a crap how much damage they cause when they go. (For me it's a torn up transmission, but management doesn't care.) Oh... I almost forgot about how this place like to bend people over the table with constant added fees like valet trash service ($40 a month to only take the trash bag and leave empty boxes) and package security lockers ($5 a month when you have mailboxs that could be used) Overall... let's be real... this place just sucks and it's way to expensive for what you get. There is no turn lane going into this place so people are constantly barreling down your ass as you try to make the left turn, the traffic on 35 at this location is always backed up and busy. It just something that won't change... like management's decisions when you point out their hypocrisy. You might get used to the train that's 100 yards from the complex that blares it's horn when it goes by at 1:30 in the morning... or you might not (you probably won't because the walls are a thin enough to hear neighbors do literally anything) Do I really need to keep going? read more
