Well where do I start. Went on Housing Connect and started applying for apartment lotteries. When you fill out your profile they ask for salary from your most recent W2 first box. This is your annual gross income. Annual gross income is your salary before any deductions or taxes from your pay. Basically your weekly or bi weekly salary multiplied by 52 or 26. Why am I saying all of this well. Because Reside New York contacted me and said I need to send paystubs for lottery which I applied and was selected for a one bedroom apartment. You don't know how stressful it is finding an apartment in NYC that's affordable. So the first worker was handling my applicant. They called me to set up walk thru after submitting paystubs which I did in May. And as process was moving forward they even sent me email with apartment number which I was pre assigned #405. See pic. I was excited but told myself slow your roll. And sure enough come June. Rosenberg sent email my application has been rejected because of salary. WHAT! Wtf are you talking about? It pissed me off and raised my blood pressure. The fucking idiot Rosenberg calculated my Gross Annual Income by using deductions on my paystub. And literally decreased my yearly salary by $8,000. What an asshole. How would my application even make it out the gate if my salary didn't meet the minimum threshold. So now I have to file an appeal and wait. So come July waiting and then get a email from Miriam Hoffman another idiot. Rosenberg and Hoffman must be twins. Now Hoffman tells me she will be working on my application moving forward. In my mind I said my appeal was successful because my application has wheels and is moving forward. But noooo! Hoffman start spewing the same nonsense the last idiot did when calculating my Gross Annual Income. She took one deduction and decreased my salary again. Again I was pulling what hair I have left on my head. Jesus Christ what frigging idiots at Reside New York. How can you get a job processing housing applications and not know how to calculate Gross Annual Income. I sent idiot number 2 screen shots of definition of GAI. Even sent screen shot from housing Connect how they calculate GAI. All income before any taxes or deductions. But her reply was get this. This is how HPD calculates income. What an asshole! Yes I am pissed off. Because she started to say my income wasn't sufficient. Even after I said in one email. "Do you even know what you're doing? And it's nearly impossible to talk to someone at Reside New York. You call and nobody answers. So you have to leave email. Reside New York doesn't even have email option. Yes you can send email to person working on application. But if they are an asshole why would I wanna talk to them. So finally after praying and trying not to get upset idiot #2 must have found the error of her ways. But there was no apology or remorse for her total incompetence. I will be filing complaints with as many agencies in NYC. Yes my application is moving forward. But the point is how many other applications were rejected because of these incompetent assholes? How many people didn't realize they can file an appeal? And lost an apartment. I really don't like leaving bad reviews but this one takes the cake. read more

Their company experienced a data breach and did not bother to contact victims. The breach released information unto the internet, and was removed after it was discovered by a creditor. If your Housing Connect application was reached for processing through Reside New York (just one of the real estate companies Housing Connect uses to process applications for potential lottery wins,) even if it was sometime ago, you are possibly a victim of this breach as well. They have not answered my phone calls, but did respond with an email contact. It is ask@residenewyork.com. Many of us here have no doubt been victims of data breaches, but companies generally contact you, apologize, and offer a way to access the credit reporting bureaus to monitor possible fraud attempts. I have been stuck in this apt I do not want that lied about their amenities and is actually also a shelter!! for over 3 years because the person (Debby) I worked with did not want to handle my case properly. I was called for another building they service but some how miraculously that offer disappeared after I addressed her about how I was lied to about the apt/building I was shown. her response was you can't change it unless u get another offer and when I tell her "actually!" My application has been pulled at least twice for an apartment at one of Reside New York properties management by it. Each time I was made to wait after submitting all documents needed before viewing the apartments. And each time Reside New York lied and skipped over my application after sorted in review for over 5 months. I called today to find out why I haven't been called to view an apartment at 1042 President St. and. I was emailed by this company through my NYC Housing Connect application and dealt with a woman by the name of Shirley Rosenberg. After an extremely long and detailed process which included a tour of the apartment and disclosing all my financial information, I received an initial approval and was awaiting a move in date. Shirley suddenly informed me that I was over the income limit, (which she would've caught from the beginning if it was true!) and was not given the apartment. She offered a smaller unit at a higher price point which I would not agree to. Shirley also pressured me to give the company a 5 star review during the process and when I did make the review she called me and told me to change certain words and made it seem like it would affect my application. I would say be very cautious with this company. read more

I have excellent experience with Rina in the overall process of getting qualified for my affordable housing. Very knowledgeable about the process, very responsive to email and answer the phone. I had three jobs, a regular job and two independent jobs, in which I had to do the projecting of my revenue - it is a cumbersome process, and you can quickly get denied if it is not done the right way, but Rina has helped in this highly complex process - she works with me, and my employers. if I had to give a rating; I will rate Rina 10 out of 10. Tl;dr 3 stars for a bit of steering (not by Gabi) / Had great, smooth experience as young, privileged, computer literate applicants. Gabi and Rina were excellent. Not necessarily right for everyone, read for details.... -- My partner and I just secured a lottery apartment with the help of Gabi Garcia as our realtor and Rina Schwartz as our project manager. Both were really lovely and organized! Gabi we met in person, Rina, over email. We had an incredibly easy process. We had a boost in log number working for the city and living nearby. We were able to view almost all the buildings we applied to. I have lots of conflicting feelings about the housing lottery in general, mostly about what the city deems "affordable." It should at the very least be based on take home pay and include some utilities if the goal is to improve housing stability for low and middle income families. So this is not necessarily an endorsement of the program. It's not for everyone, but it was right for us. Our new "affordable" apartment is $1k more in rent than what we pay now, and it doesn't include any utilities (something not well advertised when you apply and all the appliances are electric, no gas), but with many more amenities, which is what we were ready for. This is the top end of what we could pay without giving up all flexible spending. We also needed to leave a toxic, unsafe building and management team. We have flexible work schedules, permission to break our lease, and we have some assets. The Reside NY team made it easy. They were professional and on top of things. Everything was quick and online. Please hire BIPOC from the areas you work in, as you are contributing to gentrification even while facilitating "affordable" housing. Please also retrain your staff to not steer. On multiple occasions, realtors said things that were concerning about the demographics and safety of the areas (hence the 3 stars). To be clear, Gabi was not one of them. She was enthusiastic and kind. --- My main issue was how quickly they wanted us to respond. It was fine for us, but anyone with unreliable internet, a lack of computer skills, or a time consuming job, might find the time pressure difficult. Once approved we were expected to have all the documents ready in one day. Luckily I am organized and our files digitized or it would have been a bit daunting. I recommend gathering everything ahead of time. There could have been some acknowledgement/understanding that correspondence was happening in the middle of a work day. --- I have mixed feelings moving to Flatbush. My parents were denied access to good buildings there because of racism and it's part of why they left NYC for good. Now I am back here paying quite a bit for a safer apartment, living two blocks from the first apartment I lived in as a newborn. I am the living embodiment of stunted Black generational wealth due to housing discrimination. If you are like us you may have a great experience as well, I cannot speak to the process for low income applicants, but the process reminded me we have a long way to go to make affordable housing truly accessible and equitable and to rewrite the disenfranchisement of past generations. I am privileged to have secure housing, but it is bittersweet living in a building gentrifying the area, inaccessible to many people inside the community. I was connected with Reside New York after my log number was reached for an apartment through the housing connect. Rina from RNY reached out to me and clearly outlined what was needed for documentation. She always followed up a call with an email; I really appreciated this, since I work throughout the day. I had most of my documents prepared except for the ones needed from my mom. Rina was helpful in obtaining her additional paystubs from her employer. I had a good experience overall, but similarly to Bryn, I did find that being asked to provide documents with short notice was a bit daunting. I also suggest having your documents prepared in advance. I am excited to move into our new apartment just in time for the holidays. My mom is also a Seventh Day Adventist and there just so happens to be a church right across the street. Lastly, I went through a difficult time the past few months with a major loss, and the idea of moving had been pushed aside. This agency is so unresponsive and unprofessional. I've been waiting for a response since December. As of today I have received no response, simply "we're still going through applications ahead of you". I would much rather receive a rejection instead of being kept in limbo.
