I have been living at the Residences as the falls for a few months now. This place has withstood a hurricane and torrential rains. That is one thing I look for in a place to live in Miami. Every month they do pest control, which is great! It's a pretty quiet community other than on the weekends Friday - Sunday you hear kids playing and screaming in the pool. But it is clear there main focus is generating income from application fees. I alone make 5 times the rent a month no evictions and no criminal record. My wife makes around the same. To start, the complex is always kept clean and looks nice from the outside. In my experience the office staff was fairly quick to get me and my wife in once my information was received. The "nicer" apartments are nice, but made with extremely poor materials. The wood cabinets they advertise, for example, as a reason for justifying what they charge is just a cheap vinyl that covers the cabinets that shrunk after the steam of a rice cooker hit it one time...parking in some areas are outrageous and most of the time I had to park in another section of the complex and walk to my apartment. Once my lease renewal time came up they sent me a letter in the mail advising me that my rent was going to be increased by almost $300. My wife and I had planned to stay because we were having a baby and eventually had to upsize apartment size after they told us we can switch into a bigger unit within our lease contract so we payed the lease renewal notice no mind. Two weeks before I had to renew I checked the prices on the larger size apartments and they had skyrocketed by almost $400 which obviously makes a big difference in my decision to renew as I would be locked into a year contract. I then informed them I wouldn't renew and they decided to keep my security deposit because I didn't inform them within a month I planned not to renew...which is ridiculous any way you look at it. The leasing office is zero help, specifically Alex. He was so rude and his tone was extremely condescending after I informed them I wouldn't renew. I asked for a month lease so I can find time to move somewhere else and they said it was their right to charge me double for a month of rent. Basically, if you have to deal with the leasing office be prepared for Alex as he is the common complaint of all the bad reviews here. read more

If I could vote 0 stars I would. I had my fair share of problems and complaints here. Location is NOT everything. First of all, the management here is a JOKE. Alex is the rudest, most obnoxious, person you will ever have to deal with. That guy has NO people's skills whatsoever. He does not know how to talk to residents let alone potential renters, I actually think he enjoys being an ass. If you ever need help, you're basically screwed because he puts in 0 effort to do so. When we first moved in it was my husband and I plus our daughter, the office KNEW about her because she is mentioned in the lease. With a another baby coming in we decided to transfer to a 2 bedroom and that's when we had our first run in with that guy. He said their policy didn't allow for 3 people in a 1 bedroom.....even though they knew....months before....now they wanted to make it a problem?? Didn't make any sense but we transferred anyway. The next problem was him changing our transfer date to over 2 months after the original date we agreed on and then decided to NOT inform us about the change. I found out by calling about 2 weeks before scheduled and that's when some lady told me she didn't know what I was talking about bc they changed it and couldn't tell me why. Then told me they would have the apartment ready 3 days before my due date. I had to legit argue and fight and reason with that idiot because he couldn't understand how me giving birth was going to get in way of moving out?????? LOL anyway they demanded another deposit for the new transfer even though they had the one from the 1 BR already... and to make matters worse upon moving out after the second lease ended, they kept our deposit (shocker) bc "they didn't receive" our notice to not renew even tho we didn't submit it, so que se divierta botando toda la basura Mmg. Cosmetically speaking, I lived here for a little over 2 years, at first everything was fine but a weeks later we noticed a lot lol. The windows shake and rattle soooo much when cars, trucks, helicopters pass by and especially when it thunders so if you're parents, g o o d l u c k! The dishwasher barely worked. The pool was closed 90% of time. The laundry machines were always broken!! Parking is ridiculous and the entrance gate was also broken 90% of the time. The complex floods every time it rains and if you're on the first floor, it'll get easily ankle deep every time. Once. I was on my way out with my daughter and could not leave because I got locked IN my apartment, the lock and knob would not work or turn and the fix they did was temporary. They didn't even put or glue the knob back on fully. I would not recommend this place at all especially for what they are charging for rent now. Great community to live. They have 2 swimming pools, 4 tennis court and 24 hour security. Safe environment and great locations for schools.

After a year I'm running away. Overpriced community, management is extremely rude and don't care, security stalks you for just walking your dog around the complex instead of doing their job. Not to mention that they just let anyone into the community without notifying you. Your paying so much money for you not to be able to do anything in your apartment because any little noise will get you in trouble. Parking is terrible. Nothing gets fixed in this community. The laundry room always has broken machines that they never fix and dryers that don't even do what they were built to do. The gates are always down to come in and out. The pools are basically useless of how dirty and disgusting they are. Oh you need any help? Make sure you don't talk to Alex as he is the worst and rudest person running that office and he will just say it's not his problem. Stay away from this place! read more

I had a horrible experience with the rental office today. Last week, I called and spoke to a woman at the office and made an appointment to come in on Monday, the 24th, at 9am to view the property, talk about rental options and get on a waiting list if nothing was available. On Friday, the 21st, she even called me back to confirm the appointment and I said I would be there on Monday at 9am. I took a day off from work to come to the appointment. When I arrived at the appointment, the guard informed me that I was not listed. She gave me a number to call the office. I tried several times to reach someone and finally a man answered (would not give his name) and he told me I didn't have an appointment and he could not help me. I explained I took time off from work to be there. He would not let me in to speak to him in person, would not show the complex and would not discuss apartment availability. The rental office agent was extremely rude, unhelpful and unprofessional. He just kept saying I didn't have an appointment and he could not help me. I asked if I could at least come in a see the complex and he said no. I asked if I could come meet with him briefly since I was there and he said no. He offered no help. I took time off from work for this appointment and I was treated horribly by the rental agent. He had no customer service skills and was very rude. Now I know this is a place I do not want to live if this is how they treat their perspective residents. The way he handled the situation was uncalled for and I will warn everyone I know looking for an apartment here to stay away. read more

So today I am moving out of my apartment after 2 years. I absolutely loved living in this complex. Its a bitter sweet move because my commute with be minimal now but this place was an awesome home. I had a couple of emergency maintenance issues and they were solved/completed within an hour. -On July 4, last year our AC went out at 4am. We waited til 7 and called the emergency number, the maintenance on call was there in 15 minutes and fixed the Ac. -Next, one night we had a leak from upstairs in bathroom around 11p, I called the emergency number, the guy was there within 20 minutes and fixed it for the night and the next morning he completed the fix. As issues do arise in homes, Every issue we had was handled promptly, without an issue. I didn't have any issues with this place besides normal breakages and I would recommend this complex to anyone. My neighbors were never an issue and the walls are thick so you don't hear much of anyone, which is great. The rooms are spacious and the updates are tasteful. read more

If I could rate this place as 0 I would. And here's why. We've applied for one of the 1 BR condos, the owner approved us and we only needed a background check. Application costed us 140$ and we were sure we'd be moving in just in a couple days, ordered furniture for that apartment. In three days I get a call and I'm told that we were denied because of the baby, by the association rules the max for 1 bedroom would be 2 people. So since its three of us we can't move in that condo! So why wouldn't you tell us before taking our money and wasting our time?!??? It's essentially a scam, taking money knowing up front that we can't move in. Ofcourse the application fee in non refundable. There's no 2 BR available at the time. We have to move somewhere and thanks to people that don't know how to do their job/just want the money we don't have a place to move now. Be very careful dealing with them! Britney, one of the office workers that took our application, could never answer us why we weren't informed before and gave us excuses "we don't have to tell you that". This were literally her words. And we'll be taking this to court. No way they will get away with something like this and who knows how many people they'll fool after us! read more

I'm signing my 8th year lease at the Falls!. I'm comfortable living here because they have 24 hour security that patrols the grounds and at gate so only residence and their guest are welcome. The apartments have large bedrooms to accommodate a king bed. Kitchens have space to prepare and cook comfortably. I love having a patio. The grounds are well maintained by a knowledgable, friendly staff. Service is always prompt. The office staff is always available and helpful. On site laundry, 2 large pools, tennis courts and a gym are available. We are in a great neighborhood. You can walk anywhere! located a mile from the Falls shopping center a movie theater, 2 Publix supermarkets & Fresh Market, a gym and Restaurants are plentiful!. Public transportation on the corner. I've had many friendly neighbors through the years. I would recommend you check out the Residence at the Falls. I grow up in this area and have watched it grow. I hope to live at the Falls many more years!!! read more

Have been here for quite a while now and are more than satisfied with the location, the apartment, and property itself. Anytime we have had a problem, it has been corrected in a timely manner. The maintenance staff, Danny, Josh, Mario, Lazaro, Coni and have never been anything but wonderful with us. They have been steadily making improvements since we originally moved in and it shows. This place is truly the definition of a nightmare on earth. I don't even know where to start with these thieves. For starters, me and my girlfriend were living in this complex for about 2-3 years. We always paid rent on time, we were always to ourselves and would never bother anyone. Our neighbors on the other hand were a huge pain as they were extremely particular and knit picky. They put a complaint against us this one time because of a wind chime we had on our balcony... YEAH OUTRAGEAOUS . We spoke to the scum of the earth Leasing Manager (Alex) and he did not care about what we had to say, and asked us to remove the wind chime (Which releases a extremely peaceful sound). We were set to renew our lease on the 31st of August, and at exactly a month prior to renewing, we get a knock on the door from a security guard with a letter he was delivering from the Leasing team (association) which stated that we had to vacate the apartment before the 31st of August. This letter we received did not state any reason to why we had to vacate the apartment, so we went ahead and called the scum of the earth leasing manager Alex, to ask why we were being kicked out. He then stated, that since we do not have to give any reason to why we would not want to renew our lease, the same thing would apply for them as well. In other words he mentioned that they do not have to give any reason to why the association does not want to renew our contract DURING A PANDEMIC. They had no clue what our financial standing was during a Pandemic, and showed no empathy regarding this, as they were extremely rude when we spoke to them. They literally kicked us out to the street like animals. Before we vacated the unit, we made sure to leave everything squeaky clean, just so they don't penalize us through our security deposit. Yesterday they gave us a call stating that the security deposit was ready for pick up, so me and my girlfriend went today to pick it up. When we got to the leasing office, the lady at the front simply gave us the envelope and walked away. They ended up penalizing even though we left the apartment in PRIME CONDITION, and also came up with a lie advising that there was damage to the bath tub which had no issues prior to us moving out. After cleaning the place, they still charged us a cleaning fee of $175 and $500 for wall repair and paining. Therefore we only received $500 out of the $1400 deposit we placed. Alex was working at the time we picked up the Deposit and was too much of a coward to show face . If you are ever considering moving to this place I like to call a nightmare, make sure to think twice about it, as these people would never show remorse for kicking you out to the street and stealing your money during a PANDEMIC. read more

Please read all the reviews before you rent here. The office people are the rudest and the most unfriendly People I ever dealt with. You asked a question always just one word answer they only there because they have to be there but don't expect too much from them to help you with anything. The famous word I get all the time and every time I go there to find out informations was I DONT KNOWN, better yet don't go there when they're on there personal cellphone they just let you standing there, 2 pools have been out of service for the last 5 months. The entrance and exit gate always broken. When I moved out I asked them to do a walk through I was told I don't need to do that. So a month later they mailed me my deposit back but they have taken 230.00 off because they said they have to clean the floor the bathtub which was a liar I cleaned and left that place for the next tentant just move right in, which was the case because after I moved out 2 days later my next door neighbor called told me someone already moved in they didn't have to do anything to the unit. Even If they have to clean little to the place which they should do that anyway before the the new tentant. They expected someone to lived there a full year without wear and tear. Just a reason to steal your money I think that very sad and dishonest . I was already WARNED From 3 friends of my have rented there about the deposit. So don't expect the full deposit back from them .no matter how clean you left the unit. Updated: My friend just moved out a few wks ago from this place. She just got a deposit back from them once again this people had taking out 800 dollars from her deposit. It unbelievable about this place. People please when you move out make sure you insist with them to do a walk out with you please don't just turn the key in and leave. I trusted them when they told me I don't need to do that. First of all lets start with the security gate They have this one girl who has a fade and acts like shes so tough, i honestly feel like saying your not a cop so stop acting like one. Well if your a tenant but you dont feel like paying an additional $100 for a sticker on your car when half the time the gate doesnt work like me I prefer to just go through guest with a pink pass that is given to tenants and yellow is for guests, well this girl loves to give me the 3rd degree and wants to know why i havent gotten a sticker yet. Lived here for almost a year now and I really love it. The apartments and closets are hugeee, the association is always very responsive and quick with any issues but at the same time they are not crazy control freaks. The neighbors are nice and the place is always immaculate clean, which is a testament to the how good the association is. They have been making a lot of improvements and updating of the property. There is never an issue with parking either which is great since there is always spaces available. I did not give it 5 stars simply because there is no gym nor hot tubs in the property, which is something I would expect for 5 stars. :) That alone would make this the perfect place to live! The pools are nice though and are always sparkling clean! Plenty of lounge chairs and tennis courts for those who use them. I do think a gym on site would get a lot more usage and resident enjoyment though. For now, its still very good and for the price the nicest most comfortable apartments you will find in the area...believe me, I looked! Location is also great right in Pinecrest and on US1, directly behind the falls and easy access to Palmetto, Downtown Dadeland, South Miami and more. All in all very happy here. This is a beautiful place. It is well kept. The problem is the office staff. Extremely rude and uncaring people who lie, lie, lie. When they tell you it will be a couple of days, it means a couple of weeks. They will tell you they will call and never do, then say that they called and you didn't pick up, as if your to blame. They treat you like your garbage even though the rent is expensive. You would think such a place would care about how your treated. And if the person who is assigned to you is not there then no one can help you with anything. Also, if you leave a piece of paper on the patio, they will put a note threatening to charge you $100 dollars for violating their stupid policy. DO NOT MOVED HERE. These people are scammers, they gave me permission in Jan to put my dish on the balcony, now in June they change their minds. So they literally removed the entire dish from my Balcony which is private property. They wont give it back. Its been 4 days now. The girls that work there tell you to call the property manager, everytime i call he is off to lunch, doesnt matter what time. He is never there. Biggest scam of a place.
